September 10th means we are golfing at the Rocky Bayou County Club for the annual Nail Drivers’ Charity Golf Tournament. We are proud to again recognize our first responders as we pay respect to those that gave their lives on 9/11. The Nail Drivers’ Charity Golf Tournament provides many levels of participation; promote your business with goody bag items, set up on a watering hole, donate a door prize and again we will be looking for businesses to sponsor local first responder teams. Congratulations to Elijah Evans, a senior from Crestview High School who was presented with a 2021 Mike Josey Memorial Scholarship. Elijah strives to major in Mechanical Engineering and attended STEMM summer camp as a child. He is passionate about puzzles, sudoku, riddles, jigsaw puzzles, etc. He is also passionate about 3-D printing. Here is a quote from his cover letter, “As a mechanical engineer, I want to use my studies to improve the way we live today. THE 42ND ANNUAL BIA HOME SHOW WILL BE HELD AT THE DESTIN-FORT WALTON BEACH CONVENTION CENTER ON THE OKALOOSA ISLAND ON SATURDAY AUGUST 7TH FROM 9:00AM-5:00PM AND SUNDAY AUGUST 8TH FROM 11:00AM-4:00PM. Thankfully, we’re able to offer our vendors a mask free environment this year! The Home Show features indoor exhibit booths filled with information on products and services for those who plan to build new homes or wish to remodel or even just “spruce up” their current homes. Last year’s Home Show had over 2,000 attendees over the two-day event! Spend the whole day at our show with your family! Informational seminars and tons of booths to view are just some of the things you can do at the 2021 Home Show. Our popular informational seminars include seminars on lawn care, remodeling ideas, crime prevention, solar, and more. Our informational seminars are a great way to learn about products and
services offered by our local builders and associates. Tickets will be sold online this year. More information to come! The monies earned by the tickets sold for the event, are used for the BIA’s community affairs projects as well as our scholarship funds. Previous funds were used to build an addition on a home to keep foster siblings together, build a new deck for the Horizon Center, build a fence at the Science Center, and so much more! William R. “Bill” Allen, age 73, passed away suddenly on Sunday, May 2, 2021 in Fort Walton Beach, FL. He is survived by his wife of 36 years, Dianne, and his two daughters, Shannon Allen and Angela King; stepson, Lawrence Cinko; three grandchildren and countless friends and colleagues. Bill served in the USMC during Vietnam and enlisted shortly thereafter in the USAF. Bill worked out of Hurlburt Field with the 16th SOS “SPECTRE” Squadron until his discharge. After the military, Bill primarily focused on Real Estate and his family. He enjoyed golfing and was a member of Unity of Fort Walton Beach Church. Bill’s charisma and unique outlook on life will forever be missed by many who knew him. Bill was an active member of the BIA through his job as a real estate agent at ERA American Real Estate. Our Nail Drivers’ golf tournament will never be the same. You will be missed Bill...

Johnnie Shoda, Johnnie passed away peacefully June 6, 2021. He was born at home as were all of his siblings, except 1, on September 2, 1932. He was born in Piedmont, WV. Johnnie was well known in the building industry for his quality work and honesty - a trait his son is carrying on. Johnnie was a past president of HBA. He taught carpentry for a short time at the local college and vocational school. He was in the Army Air Corp and serviced in the Korean War. Family was very important to Johnnie. He spent a lot of time traveling to be with his family. His favorite thing to do with his siblings or anybody, was to play golf. In his final days, he was surrounded by people that loved and cared for him. There will be a memorial service at a later date at his son’s house. 8

This is a great opportunity for our Walton County BIA members to get together to learn and discuss Walton County issues or success stories! Our guest speakers have included the Walton County Planning Department, the Walton County Building Department, and Arlene Stewart, who discussed Blower Door & Duct Test Forms and Additional Best Practices. NEWS MAKERS Emerald Coast Association of REALTORS® Hosts Successful Wine Tasting Fundraiser
Advanced Fire Protection Services Community Project! Members and friends of the Emerald Coast Association of REALTORS® participated in the REALTOR® Party Blind Wine Tasting & Silent Auction recently at the Emerald Grande in Destin. IT WAS A GREAT SUCCESS! Together, over $26,000 was raised for this important cause.
On June 12th Advanced Fire Protection Services teamed up with Sleep In Heavenly Peace and built 20 bunk beds for local children in need. Often, these beds help families stay together by providing suitable living conditions for children. No child sleeps on the floor in our town!
BIA Member Sherry Harlow Retiring From EFCU Eglin Federal Credit Union employee and BIA member Sherry Harlow, APR, Marketing and Public Relations Manager, has worked with the BIA Marketing Committee and Home Show since 2006. She is celebrating 45 years of service at EFCU in July and will be retiring the end of August. We thank Sherry for all she has done for the community and the BIA over the years. Sherry has spent decades developing programs to financially assist our residents and initiatives to ensure Eglin Federal Credit Union is a place ‘Where Members Matter Most’. Sherry’s mark on the Emerald Coast, as a whole, will be lasting for many years.
Gulf Power Restored Service To More Than 24,000 Customers Due To Tropical Storm Claudette By Saturday evening, June 19, Gulf Power had restored service to more than 24,000 customers affected by severe weather due to Tropical Storm Claudette, which caused heavy rain, sustained winds with higher gusts, flooding and tornadic activity across Northwest Florida. As of 7 a.m. Sunday (June 20), less than 100 customers remained without power due to strong winds that came in overnight. “Tropical Storm Claudette is a reminder that storms can be unpredictable and you don’t need to be in their direct path to be affected by the severe weather they bring,” said Mike Spoor, vice president of Gulf Power. “That’s why we prepare and train throughout the year to be ready to respond safely and as quickly as possible to get the lights back on for our customers.” 10

Chelco Charity Golf Tournament Raises Thousands! The 2021 CHELCO Charity Golf Tournament, held May 20 at Blackstone Golf Course, raised more than $11,000 to benefit three worthy causes: The American Heart Association, American Cancer Society and Friends for Autism Awareness. Water may seem unobtrusive. But even a single inch of water can be devastating for homeowners. According to Federal Emergency Management Agency (FEMA), floods are the number one natural disaster in the United States, costing Americans millions of dollars collectively every year in flood damage. Floods have the power to damage not only your home and sense of security but also your financial future. To mitigate your risks from flooding, it’s important to protect your home with a comprehensive flood insurance policy. But what goes into that? What are your flood options? And why is it necessary if I live in a landlocked city? Let’s dive in.

The thought of a flood permanently damaging your home can be scary. Luckily, there’s a way to protect you and your family’s livelihood: flood insurance.
Why do I need flood insurance? Everyone is suspensible to devasting flood damage – no matter where you live. It’s estimated that twenty percent of flood claims are filed by people living in moderate- or low-risk areas. Just ask Susan Smith. When floodwater from the storm surge after Hurricane Katrina started pouring through the walls of Susan’s Florida home, she knew she had to get out fast. By the time she and her son ran upstairs to grab the family cat, rising water trapped them on the second floor of their home. With the help of a neighbor, they manage to escape. But when the water receded and Susan finally returned to her property, she discovered most of the contents and drywall were unsalvageable due to the severe flood damage. She thought her homeowner’s insurance policy would cover the losses, but found out most standard homeowners policies do not cover flood damage. “The water got so high, everything was just destroyed,” Susan told the National Flood Insurance Program. “I didn’t have flood insurance because I wasn’t in a flood plain, so we were told we didn’t need it.” As Susan found out the hard way, flood losses from disasters like these are specifically excluded from homeowners and personal umbrella insurance policies. While some regions like coastal areas are certainly more flood-prone than others, the unpredictability of climate change exposes all property to some risk. And storm surge isn’t the only culprit. Flood damage is also caused by torrential rainfall, mudflows and even rapid snowmelt in spring that cause rivers to run high and surge into lower-lying areas. Even small creeks, dry streambeds, dried-up canals or low-lying ground that appears harmless in dry weather can flood. Are you prepared for a flood? Knowing what to do during a flood is important – because you may only have minutes to react. If flooding is potentially expected in your area, start by moving your f urniture and valuables to higher floors – or elevated areas within your home. In case of evacuation, fill your car tank up with gas. If a flood warning is issued for your area, take the following precautions: • Gather emergency supplies and fill bathtubs with clean water. • Tune your radio to weather updates, disaster directions and signals. • If you must evacuate, take only essential items with you. • Move to higher ground, staying away from rivers, streams, creeks and storm drains. If your home is affected by flood damage, follow the following guidelines immediately: • Throw away food that is not safe to eat and use only bottled water
Finding the right protection Flood insurance provides the protection you need to cover losses after flooding ravages your property. The cost of premiums varies based on the amount of coverage you need, what your coverage entails and your property’s flood risk. Many people believe that federal assistance from the US government (FEMA) will suffice if they suffer flood damage. This is a dangerous gamble. Federal assistance is only available if the US president formally declares a disaster – and if that doesn’t happen, you’ll have to shoulder the massive costs alone. If you doobtain federal assistance, you’re also often required to repay it with interest – along with any mortgage loans that you still owe on the damaged property. Only a personal flood insurance policy can provide secure protection that safeguards your most valuable asset – while providing invaluable peace of mind. And unlike federal aid, flood insurance claims never have to be repaid. What does flood insurance cover? For your losses to be covered under a flood insurance policy, the following definition of a flood applies: a general and temporary condition of inundation of two or more acres of normally dry land area or two or more properties (at least one of which is your property) from an overflow of inland or tidal waters. You might be surprised to learn that not all water losses are considered flood damage. For instance, water damage from mold – that is not due to flood damage – is not covered by flood insurance, as this could have been avoided through homeowner proactivity. It’s important to note that new flood insurance policies usually have a 30-day waiting period. You will not be insured if you buy a policy a few days before a flood. However, if your lender requires flood insurance to make, increase, extend or renew your loan, there is no waiting period.
