The 2016 Showcase Home is underway. We have had several donations from our membership to the home. I would personally like to thank all the companies and individuals that have donated to the BIA for the fundraising project. The donations give the suppliers and vendors the opportunity to Showcase their work. The BIA and Southern Paradise Homes will have an open house December 8th from 5:30pm-7:30pm for BIA members, ECAR, and donors and on December 10th and 11th from 10:00am-5:00pm for the public to view the showcase home. You may also see videos of the showcase home on the BIA’s Facebook page @Building Industry Association of Okaloosa and Walton Counties, Inc. I would like to recognize three of our dedicated BIA members. First is Jeremy Stewart of Jeremy Stewart Construction for becoming the president of the Florida Home Builder’s Association. Jeremy Stewart will be installed to the presidency at the FHBA Fall Leadership Conference in Sandestin Beach Resort from November 3rd – 5th. Please come out and show your support for Jeremy! I would also like to recognize Felix Beukenkamp of Beukenkamp Building Group for becoming the governmental affairs chair for the Florida Home Builders Association. A final recognition is to Rick Goff of KG II Development for being on the Florida Building Commission. These three gentleman are a great resource for our local association. I want to congratulate and thank them for taking time out of their busy schedules to represent not only our Association, but the state as well. I’ll close by saying, come be a part of the BIA. The BIA not only holds events, but also is a way to gain knowledge on upcoming blower door tests, code changes, framing techniques, continuing education, workman’s compensation, etc. The BIA is holding a blower door test on a home in October to familiarize the membership and some local building officials of how the test is performed. Mike Josey Memor ial Scholarship

The Mike Josey Memorial Scholarship was established by the BIA to honor the legacy of the late Mike Josey who served the BIA on the Board of Directors until his untimely passing in March 2008. Mike was the 1st Vice President and 2008 Parade of Homes Chairman and was also the 2009 President-elect at the time of his death. Mike was a Crestview native and active builder member of the association that honored others through service and devotion to the industry, his community and his fellow man. This scholarship was created in his honor to benefit local students that exemplify those characteristics.

Jeremy Stewart to be Installed as the Florida Home Builders Association President In 2015, Jeremy Stewart, a long-time member and 2011 and 2012 President of the Building Industry Association of OkaloosaWalton (BIAOW), was elected as Secretary to the Florida Home Builders Association (FHBA); a gateway seat to the association’s presidency. Our local BIA was more than proud to have Stewart represent us at the state level. In fact, this milestone was more than significant to Stewart’s area – he was the first person from Northwest Florida to be elected at this leadership level within FHBA in over 15 years. Many who know Stewart would describe him as the strong-silent type who thinks of others first. And, while sounding cliché, those traits are his secret weapons. He acts in both business and leadership with determined and well-thought out execution – thinking long and hard about the effects before making a move. This is what makes him successful within his self-made company, Jeremy Stewart Construction, and what will take his leadership to the next level at FHBA. "Jeremy knows what it takes to make a builder-business successful in this precarious economic environment – relationships," says Rusty Payton, FHBA CEO and Chief Lobbyist. "He is committed to the industry; his fellow builders and trade partners, and the families for which this industry exists. He is a true leader." For over twenty years, Stewart has worked to build family homes and communities in Okaloosa and Walton counties. His company, starting in 2001, focuses on custom homes for single and multi-families. But, the real focus is on the families themselves. Stewart routinely meets with customers to ensure projects run as they should; assuring he meets their needs while handling the project at large. His ability to oversee multiple projects a year, which include the responsibility of eight employees, daily operations, sales, planning, and all the nuts and bolts of

running a business, never interferes with the relationships he establishes with his clients. Stewart’s interest in families extends beyond his business. In 2015, working with Homes for Our Troops, a non-profit organi-zation, Stewart provided a brand new home to a wounded veteran and his family at no cost. And, this past February, he was "locked up" to raise funds for the Muscular Dystrophy Association. Ultimately, Stewart not only wants the best built homes for families, but also the best established community. As a result, he serves as an active member of the BIAOW Board of Directors, the Crestview Area Chamber of Commerce and as a Board Member for the Okaloosa Planning Commission. "Jeremy represents everything good about our industry, he is a true leader. I witnessed firsthand his leadership back in 2012, when he led a team of 40 BIAOW members to build an addition to a foster family’s home so the foster family could adopt the two siblings of a foster child that they already had in the care. I look forward to Jeremy being the 2017 President of the Florida Home Builders Association," says Alan Baggett the Executive Officer of the BIAOW.

He also seeks the best interest for builders statewide. Stewart served BIAOW as President for two years, leading him to be elected at the FHBA leadership level. He continued his state representation as Treasurer and, finally, President. A true representation of his passion for the industry was evident on August 16 when he testified on behalf of FHBA at the Florida Office of Insurance Regulation’s public hearing. Stewart cited the direct impact a significant increase to workers’ compensation insurance rates would have on affordable housing and builders across the state. He provided "real world" examples of the financial impact, using his own company as a sample; from the rate of employee pay to the cost of contractors and subcontractors working on a project. "Jeremy has a true understanding of what it takes to create a better business environment for our industry," says FHBA President, Ray Puzzitiello. "We are confident in his capacity to lead our organization." Showcase Home Update The Building Industry Association of Okaloosa - Walton Counties, Inc. (BIA) is proud to announce that the 2016 Showcase Home broke ground on June 30th and the work to be completed by December 8th, 2016 is at full speed. Showcase Home Builder, Jerremy Whitehead, President of Southern Paradise Homes and our 2016 President, is pleased with the overall design and functionality of the floor plan. "The Showcase Home will be packed with amenities and energy features that any home buyer would want," said Jerremy. "I am especially pleased with the focus and creativity of our team, and I am looking forward to showcasing this home in December." Supported by BIA member firms, the home will be offered for sale with the majority of the donations earned from construction of the home donated to the BIA and will be used to fund operations, student scholarships and other local charitable projects.

Energy efficiency and affordability are two of the most important features that new home buyers look for. We would like to thank the fine professionals at Okaloosa Gas who put together a great plan that incorporated the popular "GreenNology" program into the home. The Showcase Home will be an Energy Efficient home and will feature natural gas appliances to include: gas furnace, range, dryer, outdoor grill and fire bowl, and the Rinnai hot water system that will provide the buyer of this home continuous hot water. Blower Door Testing Update What is a Blower Door? A blower door is a machine used to measure the airtightness of buildings. Every home has air leaks, but the cumulative amount of leaks can vary widely based on the air sealing efforts. To measure the amount of leakage in a home we use a tool called a blower door. It is comprised of a calibrated fan, a mounting system to attach the fan to an exterior door, and a manometer which measures pressure. It can also be used to measure airflow between building zones, to test ductwork airtightness and to help physically locate air leakage sites in the building envelope. Why is it important to the Builder? During this year’s Florida Legislative Session the requirement for all new construction to perform and pass a Blower Door Test was made mandatory, with an effective date starting July 1, 2017. The Builder must pass the Blower Door Test before you will be issued a Certificate of Occupancy. The state code says that you have to be at 7 air exchanges per hour as a minimum. If you are over that, you will need to do some air sealing like caulking and foaming up holes in the building envelope. If you are below the 7 air exchanges you will be required to have fresh air make up installed in the home. Either way, you Mr. Builder, have no choice but to have a Blower Test done on every house you build after July 1, 2017. What is the BIA Doing? Between now and next July 2017, we will be hosting Blower Door Testing meeting at homes throughout Okaloosa and Walton Counties. Our goal will be to perform the blower door test so that the members of the BIA and the Building Officials in both county are on the same page. Time is money and we want our members to be able to receive their Certificate of Occupancy as soon as the Blower Door Test is completed. We are currently planning a Blower Door Test meeting for this month. BIA Board member Rick Goff’s (KGII Development) new home in Niceville will be our first home tested. Look for an email for the time and location. There will be no charge to attend. We encourage all to attend so that you become familiar with the new changes to the code, potential areas of leakage and the paperwork need from your building official. We will be seeking additional homes to test, if you are interested in having your home tested contact, Alan Baggett at the BIA abaggett@biaow.org or 850-863-5107.

US New Home Sales Jump to Nearly 9-Year High Sales of new single-family houses in the United States surged 12.4 percent to a seasonally adjusted Sales of new single-family houses in the United States surged 12.4 percent to a seasonally adjusted than market expectations of 580,000. Figures for June were revised down by 10,000 to 582,000. Sales in the Northeast went up 40 percent to 35 thousand; those in the South grew 18.1 percent to 398 thousand and in the Midwest sales rose 1.2 percent to 84 thousand while those in the West were flat at 137 thousand. The median sales price of new houses sold declined to $294,600 from $310,500 in the previous month and $296,000 a year earlier. In contrast, the average sales price went up to $355,800 from $353,500 in the previous month and $341,900 a year earlier. The stock of new houses for sale fell 2.9 percent to 233,000, the lowest so far this year. This represents a supply of 4.3 months at the current sales rate. Year-on-year, new home sales increased 31.3 percent.

Jobsite Guidelines for Hurricane Preparedness 1. Approximately 60-48 hours prior to hurricane landfall, postpone delivery of building materials to all jobsites except any you may need to secure a site from storm damage. 2. As a hurricane’s direction and force intensifies within 48-24 hours before landfall: • Stop all construction activity • Activate your hurricane jobsite plan • Notify your subcontractors to help you secure the jobsite 3. Jobsite preparation and protection tips: • Give priority attention to those located in populated areas • Confirm batteries are reliable in all important equipment and tools, including cell phones • Fill up gas tanks in work and personal vehicles • Take photos of valuables that cannot leave the jobsite • Clean up all construction debris • Tie or band together all loose plywood and lumber • Secure other loose building materials • Remove your permit board and all jobsite signage • Turn off electricity, water, and gas • Push over portable toilets and secure them by placing concrete blocks or sand inside 4. Advise your subcontractors to leave and not return to the jobsite until the hurricane threat has passed. Let your subcontractors know who will be contacting them after the hurricane passes. 5. During the final 24 hours prior to hurricane landfall, go home to prepare your family and personal property.
