Simplicity of property investment still a big attraction The collapse of African Bank and African Bank Investments Limited has, in many people’s minds, reinforced the relative security and simplicity of property as an investment. This was said last week by Bill Rawson, chairman of the Rawson Property Group to a group of investors at Rawson Developers’ new Claremont sectional title development, The Beaumont. The construction team at The Beaumont is now working to achieve an ahead-of-schedule completion with initial handovers before the December shutdown this year. “What you see here, is what you will get. The great advantage of a property investment is that it is relatively straight forward – most people can understand it without difficulty. You are not putting your funds into the hands of a fund or asset manager or analyst who may or may not be reading the stock market and the economic scene correctly – and who will charge you a monthly management fee whether or not your assets increase in value,” he said. “I am not saying that there is no risk in property investment – obviously that can never be true. Howev-

er, the risks here are more easily understood and assessed: the investor himself can inspect, see, touch and handle the ‘product’ from which he hopes to benefit (along with all the fixtures and finishes that will go into it).” This fact always was and always will remain one of the chief reasons the ordinary man-in-the-street should invest in property and should endeavour to see that it comprises at least 30% of his asset portfolio, Rawson said. “The second main reason for the wisdom and popularity of a property investment is that such investments are often quite easily geared with bank finance. “The third reason is that in the major urban areas demand from tenants now exceeds supply, ensuring the owner of on-going leases” Asked whether he has any advice on whether to opt for a residential or commercial investment, Rawson reminded his audience of what he has said previously: commercial units, being bonded for a maximum of only 11 to 12 years, are burdened with more expensive repayments, but, can also usually also get higher rentals, giving 2 to 4% higher returns on investments than is possible with residential property. “While that can make commercial property attractive, it has to be remembered that finding a tenant for such properties is far harder than finding a tenant for a residential unit. In South Africa’s big cities and their suburbs right now, there is seldom any difficulty in finding tenants, but in the commercial and industrial fields tenants are still elusive,” Rawson said.

Somerset West sellers urged to act while the going is good As with most of the high demand urban areas across the country, Somerset West agents are also reporting severe stock shortages on the back of a strong demand for homes in the village. This is according to Seeff’s manager for the area, Loretta Diab. She says that, after a lengthy period of subdued demand, the market has finally picked up, “but now we just do not have the stock to meet the buyer demand”. The improved selling conditions are borne out by statistics from Lightstone. During the 2007 – 2012 period, around 1 000 transactions were recorded annually. “By last year, this improved by about 20% to 1 387 transactions. This is also only about 15% off what we would call normal activity of around 1 600 annual transactions. “Clearly, the market is out of recession and well on its way to a full recovery, but unless the stock levels improve, sales volumes are unlikely to improve any further,” she says. Properties priced below the R1,8 to R2 million mark are literally selling within a week of listing as there is almost nothing on the market in that bracket, according to Diab. The low levels of new development in the village have put pressure on the demand for existing homes and, for those looking to sell, now is an ideal time. Gated and security estates especially, are seeing significant demand for homes priced to around R4 million, she adds. Again, the Lightstone figures

In the last 12 months, sales above this mark represented about 11% (155 transfers). During the last three months, this has already shifted to over 13% (50 transfers). Seeff has for example recently sold five homes in the Bel’Aire Winelands Estate, priced upwards of R2,3 million for a vacant plot to R4,5 million and R5,5 million for

luxury homes, again demonstrating the demand for secure homes, says Diab. Other high demand estates include Olywenhof, Summerwood Estate, Nutwood Gardens Estate, Knightsbridge Gardens and Hoëveld Estate. The 700-unit Schonenberg Estate that offers a mix of residential and retirement homes, too is seeing strong demand according to Diab. On the back of this, the entry lev-

It is a great time for sellers to not only get offers, but better prices. “Those looking to downscale right now can for example turn a nice profit, but we would urge prospective sellers to act while the going is good. In the current economic climate the good selling conditions may well be short-lived,” she adds.

Cape Town Supercar Club launch FRANS LE ROUX It does not happen very often that I am at a loss for words. For that exact reason I decided to pursue a career in journalism. About two weeks ago I received an email which invited me to join a certain inaugural supercar club launch. I first had to check that the mail was not scam and after glancing at my calendar I could see that we have indeed passed the month of April. After some research I found that this ‘fantasy’ event will be taking place and that by some stroke of luck my name was added to the media list. On a beautiful Sunday morning, more than 50 supercar-owners descended on the stunning Table Bay Hotel in Cape Town’s picturesque Waterfront. Scared pedestrians and angry residents were awakened to the sounds of pure motoring bliss as some of the enthusiastic owners decided to make their presence know - as if arriving in a Ferrari is not enough. After a quick introduction by television’s Ignition GT presenter Marius Roberts, the inaugural IBV Cape Town Supercar Club was officially launched. About ten members of the media were then told to pick a supercar in which they would then be driven to the breakfast destination in the heart of the Boland. Being the petrolhead that I am, I was pretty sure which of the cars I would most likely want to be a passenger in. After letting the odd Audi or BMW pass, I eagerly ran towards a British icon. Before me stood a black Aston Martin Rapide S. For those in the know, it is in-

Our breakfast would be served at the Val de Vie Polo estate. Try and imagine what other motorists might have gone through when 50 supercars just casually drove past them on the N1. Safely cosseted in the back of our Aston Martin, I slowly began to re-

alise why these exotics aren’t more affordable. The leather, for example, gets sourced from the same herd of cattle. This provides the same quality of leather, which is then hand-stitched throughout the entire cabin. Wonderfully supportive seats are standard. You really need them once the loud-pedal gets stomped on. This Aston Martin Rapide S is powered by a behemoth of an en-

gine. A 6,0 litre V12 which pushes out 411 kW and 630 Nm. This enables the grand saloon to shoot past 100 km/h in just 4.4 seconds. For a car weighing just below two tons and measuring five metres, this is an impressive feat. The handling inspires confidence and the sheer size of the car feels less intimidating when the driver arrives at a corner. After a brilliant drive over the majestic Du Toistkloof Pass, we

arrived at our breakfast destination. My day does not end there though. Later that afternoon I was given the chance to drive a Ferrari California. This was one of the things I had on my so-called ‘bucket-list’. My heart was pounding and my palms sweaty, but I decided to not let the opportunity pass me by. The California was introduced back in 2009 as the first ever Ferrari to feature a front mounted engine. The 4,3 litre V8 produced 338 kW and 485 Nm. All this in a beautiful cabriolet grand tourer. From the moment you fire up the engine, your hearing is altered forever. That signature high-pitch V8 growl engulfs its audience. That is the unmistakable sound a petrolhead such as myself will never forget. With my whole body covered in goosebumps I slowly exited the cramped parking lot. My drive only lasted about 10 minutes but the emotions I felt, are something that I will take to the grave. As we were about to board a minibus back to Cape Town, I had another chance to drive the California. The next 60 minutes of my life was close to perfect. Driving the California whilst the sun is shining, on a beautiful motorway with the roof down, is stuff that dreams are made off. Later that afternoon I dropped the car off at the hotel and struggled to hand over the keys. As I walked back to my own car, I was amazed at the day I had. All supercar owners were friendly and accommodating, and the entire event was well organised by Vivid Luxury and IBV Supercar Club. Hopefully in the near future I will get another chance to shorten my bucket-list.

The new Polo Vivo model range is offered with two four-cylinder petrol engines, 1.4 and 1.6 liters. The power output of these engines range from 55 kW to 77 kW. Toyota 86 updated QUICKPIC Every now and then a car comes along that resets the bar… the Toyota 86 is exactly that kind of car. In the words of Kerry Roodt, general manager of marketing communications for Toyota SA Motors, “the 86 has become a halo model that demonstrates the company’s commitment to ‘waku doki’ – designing and engineering cars that really get your heart pumping. “Without a doubt the 86 has helped generate excitement in the brand with an influx of new, younger customers, including firsttime buyers, who may never previously have considered a Toyota.” This is clearly reflected in the 86’s sales performance: since its debut in 2012 more than 1 600 units have been retailed (from July 2012 to June 2014). And, as Roodt points out, “the passion inside the company that led to the 86 is also resulting in more emotional styling and greater driving enjoyment in other Toyota vehicles such as the latest generations of RAV4, Corolla and the soon-to-be-launched, face-lifted Yaris.” The 86 had one of the simplest briefs: design a car that delivers maximum fun at minimum cost. And that’s exactly what chief design engineer, Tetsuya Tada, did. In his opinion, unlike many contemporary sports cars that have diluted the essence of driving by bolting on big turbos, big tyres and four-wheel drive, the 86 has kept it simple. Throughout thousands of manhours spent overcoming hundreds of development challenges, Tada fought tooth and nail for three key elements in the 86: a rear-wheel drive format, no turbocharging and ordinary tyres.

The results are nothing short of astounding. Shunning a heavy, large displacement powertrain for its performance, the 86 returns to Toyota’s sporting roots with the world’s only combination of a compact, front-mounted, naturally aspirated, freerevving, horizontally opposed “boxer” petrol engine and, of course, rear-wheel drive.
