Siebert says that in some cases, agents tend to overprice property in times of stock shortages in order to get the properties on their books. “In these situations, mandates are often offered at inflated prices by unscrupulous agents. They do this by appealing to the seller’s expectations rather than pricing the property according to market forces.” Siebert says that buyers need to look at five key areas before purchasing a home. “Two of the most important areas for buyers to look into in order to avoid paying more than what a property is worth would be undertaking the necessary research to establish the general market value of properties in the area and working with reputable, trustworthy real estate agents. “Buyers should talk to a specialist estate agent for information on the area they are interested in. This includes establishing the prices that homes, which have recently sold in the area, actually achieved – not what they were marketed for as there could well be a difference of as much as 20%. They should also be sure that the agents they are working with have sound knowledge and professional qualifications and are from an agency that is well-established and reputable.”

Energy savings will be crucial this winter With another cold winter on its way, regular power outages and rising electricity charges – South African home owners have to cut down on their energy costs. This is according to Tony Clarke, managing director of the Rawson Property Group, who claims that saving on energy is not nearly as difficult as many people imagine. Clarkerecentlychallengedhisfamily to reduce electricity use. This resulted in a monthly R4 000 electricity bill being cut by a staggering 50% to about R2 000. “Anyone determined to accept the
energy saving challenge, should identify the main energy consuming items.” Top of the list, he said, will always be the hot water geyser, which in most families is responsible for some 39% of their energy costs. Next to this comes space heating (16%), stoves and ovens (11%) and the swimming pool pump (also 11%). In view of this list of costs, said Clarke, the sensible steps to take are, firstly, to insulate the home. If the home occupant can afford double glazing, this will bring about very significant savings. To cut down on those ultra-high geyser costs, said

Clarke, it is necessary to accept “at last” that heat pumps or solar heating should now be an essential part of any home’s equipment. If you can go the whole way and install a fuel or wind driven generator, you may even find yourself reducing your electricity to virtually nil – but the really significant savings made by installing solar heaters make it totally logical to go this route. Then, said Clarke, there is a host of other measures that everyone should take. These include: ) Reducing to the shortest possible time the periods in which you leave refrigerator and stove doors open. In addition, it is important to make sure

that these are not placed in hot areas, e.g. near heaters or in strong sunlight. ) Setting the refrigerator two degrees C higher, say at 3 °C. ) Defrosting the refrigerator at least twice per annum and as a corollary to this, defrosting food naturally, not by means of a microwave oven or stove. ) Refraining from overloading the refrigerator. Jeep Wrangler Sahara FRANS LE ROUX The Jeep Wrangler is as iconic as they come. These box-shaped offroad vehicles first revealed their utilitarian prowess in World War 2. Jeep is immensely proud of what the Wrangler stands for, as you will notice when you take a closer look inside the cabin. More on than later. This is my second go at the Wrangler range after I tested a diesel 5-door way back in 2013. This time however, I swopped the frugal diesel for a feisty V6 petrol and I opted for the more lifestyle-orientated 2-door version. I picked up my retina-scorching red Wrangler at Jeep Century City for a weekend of dirty fun in the Cape Winelands. With the tank filled to the brim, I proceeded at a snail’s pace through the dreadful Cape Town peak hour traffic. Ninety minutes of my life lost, I reached my house, already having some
idea of what I intended writing about my attention-grabbing gravel cruiser. The styling tweaks are very subtle, and none will be immediately realised. The inside of this Wrangler sure is a nice place to be. The perceived quality of the materials used is right up there with the best of them. If you consider what the Wrangler is designed and built for, it’s not bad to be surrounded by some decent creature comforts. Aspects that stood out were undoubtedly the wonderful leather-clad seats. Not only do they offer support in all the right areas, but they feel like they belong in a far more expensive SUV. The simple but effective infotainment system works a charm. Once you’ve connected your smartphone’s bluetooth, you can enjoy clear telephone conversations and play your favourite songs. Standard satellite navigation is another feature that was welcomed, especially when you find yourself lost. Still being in my late 20s, I value

manufacturers who pay attention to the smaller things. If you consider the price tag of today’s cars, a thumping sound system makes me smile. The previous Wrangler I sampled featured a good audio system, and Jeep has actually improved on this. The audio brand Jeep uses is Infinity and the Wrangler boasts a seven-speaker system paired to a beautiful subwoofer. The woofer is neatly placed in the boot floor, helping to save some much needed space. When you have fine-tuned your desired sound parameters, crank up the sound and revel in its excellence. Two very distinct stickers are placed on the inside of the windscreen, assuring you that the Wrangler has mountains of heritage behind it. Behind the rear view mirror they stuck their signature 7-tear grille with round headlights, whilst on the driver’s side, there is a Wrangler running over some edgy rocks. Once again, attention to detail is welcomed in this industry. Driving the Wrangler on tar is a
comfortable experience. Those high profile tyres smoothe road imperfections and keep them out of the cabin. One thing you do get is a fair bit of wind noise. It is however understandable, due to the clever ways in which you can modify your doors and retractable roof. With a few latches here and some screws there, in a matter of minutes your Wrangler can transform into something you could drive through a river or in deep mud without a worry in the world. The doors and roof can be taken off completely, leaving you with an open-air feeling. On gravel roads, the Wrangler felt skittish over badly rutted sections, but it performed well on the slower technical stuff. The V6 petrol powering the Wrangler has some decent shove to it. The 3.6 F pushes out 209 kW/347 Nm. These are healthy figures and they are guaranteed to put a smile on your face. Acceleration is brisk and the 0-100 km/h flies past in a fraction over 9 seconds. The amount of
torque is useful when overtaking and the Wrangler will happily cruise at our national speed limit with its engine quietly purring away. These V6 engines are truly bulletproof with their only downside being fuel usage. You can expect figures of between 6-8 km/F. Slogging it out in this very niche market, are rivals such as the equally iconic Land Rover Defender and Toyota’s FJ Cruiser. By default the Defender is taken out of this equation due to its diesel-only power. The FJ however has exactly the same setup as the Wrangler. Both use V6 petrol mills, paired to oldschool 5-speed automatic gearboxes. Both priced at roughly R500 000 and both only have two doors. In my opinion, the Wrangler has a better interior, more standard features and a more distinct look to it. If you are considering a lifestyleorientated, sports utility vehicle that could easily do some serious off-roading and even the daily school run, visit your nearest Jeep dealer for a test drive.

Honda Accord long-term test: the six reasons HANJO STIER It turns out that we were on our best behaviour throughout the year as we found a new Honda Accord under our Christmas tree last year. Although we weren’t allowed to keep the maroon metallic sedan indefinitely, the kind folks at Honda allowed us to use it all through the festive season. What follows hereafter is a collection of our combined impressions, arranged in a few reasons why you should consider the new Honda Accord as your next car: 1. It’s new Although the name has been around for over a decade, what you’re looking at is new to southern Africa. Replacing its more taught European counterpart, this is the bigger American-spec Accord which has only been on sale for a few months. Chances are good that you’ll have the first one in your street. 2. It’s handsome OK, so it isn’t Ferrari beautiful or Audi understated but our entire office agrees that this new Honda cuts a dashing figure. Interesting details like the rear light clusters or styled window line ensure that it stands out at the office car park and they also help to disguise this sedan’s relative bulk. Speaking of which… 3. It’s big The US heritage is an obvious giveaway to this car’s extremely generous cabin. There are not any sedans at this price (R398 600) which will accommodate my 1,95 m in the driver’s seat and leave sufficient room for another of my type behind it. The only contender we could think of is the Lexus ES250 – starting at R471 800. The discontinued Subaru Legacy and Chevy Lumina sedans came close and of course you could add another digit to your budget to buy an A8 or S-Class. But if you and yours are big people in need of big space (espe-

Another benefit of its generous proportions is the easy entry and exit granted by this car’s enormous doors. Our trusty measuring tape revealed 1,16 m length for the front doors and a very impressive 1,06 m for the ones at the back. Honda tells us that the boot can swallow 453 L – and we believe them. 4. It’s comfy Forget about tight cornering, snappy gear changes and razor-like steering reflexes. This Honda Accord excels at something which almost every car manufacturer has forgotten: relaxed comfort. Guaranteed to bore most people to tears, it will soothe the senses of those who just want to get home comfortably. This 2.0 Elegance model’s four-cylinder VTEC petrol engine drives 114 kW/190 Nm to the front wheels via such an archaic fivespeed automatic gearbox that it doesn’t even
have shift paddles or a tip-shift function. The gear lever offers the same options as a 1970s Merc – and the response of its host is pretty similar, too. Armed with our high-tech GPS data capturing gizmo, Accord meandered its way to a best 0-100km/h sprint time of 10,8 seconds. It was at this point that we nominated the most useless feature in this car – its traction control. With excellent grip and not-so excellent power, it’s completely superfluous. 5. It’s packed Sold with three engines in conveniently escalating spec, this baby Elegance 2.0 features power front seats with two-stage heating, active noise cancellation, leather trim, reversing camera, climate and cruise control, rear sun shades, four cupholders, four parking sensors and remote central locking with distance window control. That’s over and above the power windows, six airbags, ABS and multiple driver aids,
LED daytime lights, auto lights and wipers, tyre pressure monitors, full size spare wheel, clever seatbelts and head restraints, ISOFIX anchor points, auto door locks, alarm, immobilizer and the full raft of entertainment features. The twin-monitor system is half audio, half info and although it offers radio, CD, Bluetooth, USB, custom wallpapers and other such goodies, we found the sound lacking some oomph and its operation slightly cumbersome. With a bit of practice and the steeringmounted buttons, we soon got the hang of it though. 6. It’s economical Here’s where our long-term Honda probably gave us the biggest surprise. With a dry weight of 1 480 kg and its maximum pegged at 1 980 kg, we dismissed Honda’s average petrol use claim of 7,5 F/100 km as a complete fabrication. There’s no way this lazy boy with its two-litre engine was getting close to that . . . Well, it did and it didn’t. Driving around the undulating hills of our neighbourhood saw the consumption tilt 10 F/100 km but out on the open road it plummeted to seven; sometimes less. Cruising carefully at 110 km/h resulted in 6 F/100 km; knock a few more km/h off that and you’ll be dipping into the fives. Our average figure for just over 2 700 km was 9,2 F/100 km, which meant that we often achieved 600 km plus from the 65 F tank and even came perilously close to 700 a few times. The downside of this great economy is a lack of torque – steep hills and overtaking moves often require a full boot of revs. Summary If we’d only tested this entry-level Accord for a week, we may have dismissed it as pap and boring. After spending way more time with it though, we grew fond of its old-school comfort and don’t-rush-me attitude. And last but certainly not least – if you need a big saloon at a decent price, this is your new car. – Galimoto Media

Volkswagen introduces the brand new Polo GTi QUICKPIC Volkswagen is introducing the eagerly anticipated new Polo GTI with power output of 141 kW (9 kW more than its predecessor). From the second half of 2015, the new Polo GTI will be offered with a manual transmission. At launch, only the 7-speed DSG transmission will be available. With both transmission variants, the new Polo GTI accelerates from 0 to 100 km/h in 6,7 seconds. Yet the figures for the new Polo GTI’s fuel consumption show just how amazingly efficient it is: 5,6 l/100 km (equivalent to 129 g/km CO2) in conjunction with the 7-speed DSG, and 6,0 litres (139 g/km CO2) with the 6-speed manual transmission The sporty design of the interior is accentuated by the classic GTI red elements. The leather sports steering wheel, adapted from the Golf GTI, has contrasting red stitching, as do the gear lever and handbrake lever; the floor mats also feature borders with red beading. The seats are upholstered in Alcantara with leatherette inserts. The driver and front passenger have top-class heated sports seats. Features such as the instrument cluster with GTI design, black headliner and aluminium-look pedal caps complete the dynamic interior ambience. Also standard are features such as: Hill Hold assist, XDS+ Transverse Electronic Differential Lock, Driver Alert System, Cruise Control and Automatic Post-Collision Braking System The Polo GTI’s radio system has been re-conceptualised with the state-of-the-art technology. The Composition Media system with colour touchscreen offers functions such as Bluetooth connectivity for mobile phone and audio streaming, a proximity sensor (other menu details are shown when hand approaches the screen). The system also has CD-player, USB port, MP-3 functionality, auxiliary and SDcard input for external audio source and 6-loudspeakers

For the first time, Volkswagen is offering electronically adjustable dampers in the Polo GTI. These form the core technology basis of the new, optional “Sport Select” suspension, which for the GTI is always available in conjunction with the optional “Sport Performance Kit” (sportier tuning covering a wide range of parameters, all at the push of a button). This can be adapted for use on the racetrack The dynamic heart of the Polo GTI is a newly developed four-cylinder EA888 engine. The 2.0 litre version of this engine family is used to power the Golf GTI. The new Polo GTI is equipped with the third generation EA888 with a displacement of 1,798 cm3. The turbocharged direct injection petrol engine develops 141 kW of power. The 1.8 TSI engine achieves this power at between 4 300 and 6 200
rpm with 6-speed manual transmission and from 5 400 to 6 200 rpm with the 7-speed DSG transmission. These variations are due to technical differences in the design parameters of the transmissions The same applies to the torque values: the DSG delivers a maximum torque of 250 Nm between 1 250 and 5 300 rpm whereas the figures for the manual gearbox version are 320 Nm between 1 450 and 4 200 rpm. However, the differences in torque have no effect on the vehicle’s performance figures (top speed and acceleration from 0-100 km/h) The 1.8 TSI is a high-tech engine. It has a variety of new technologies such as the watercooled exhaust gas routing to the turbocharger, which has been fully integrated into the cylinder head. This water-cooled integrated
exhaust manifold makes a crucial contribution towards improving fuel consumption at full load. In addition, the TSI has variable valve timing with dual camshaft adjustment. In addition, valve lift on the exhaust side can be switched in two stages. This enables optimal control of the charge exchange process for better performance, fuel economy and lower emissions. The four-cylinder engine also features a dual high-pressure injection system (200 bar) with direct and manifold injection. The freely selectable injection type results in lower particle emissions and also reduces fuel consumption in broad performance ranges The weight of the engine has been reduced and now has a new single-scroll turbocharger. A large portion of the savings came from the new thin-wall crankcase (3 mm thick), a weight-optimised crankshaft, the integrated exhaust manifold, a plastic oil pan and the use of aluminium screws. Total reduction: 5,4 kg. The 1.8 TSI engine is one of the most efficient and agile engines in its class. As with all the latest generation Polo, the GTI complies with the EU4 emission standard. Sustainability is the keyword where consumption and emissions figures are concerned: 5,06 l/100 km (equivalent to 129 g/km CO2) in conjunction with the 7-speed DSG, and 6,0 litres (139 g/km CO2) with the 6-speed manual transmission. The new Polo GTI accelerates from 0 to 100 km/h in just 6,7 seconds and top speed of 236 km/h. These performance figures are similar for both 6-speed manual and 7-speed DSG transmissions These are the optional features that are offered with the new Polo GTI: LED headlights with LED daytime running lights, panoramic sunroof, Park Distance Control (front and rear), Climatronic air-conditioner and Rear Assist Camera Pricing for the Polo GTi DSG is R326 400. The new Polo GTI comes standard with a 3 year/45 000 km Service Plan, 3 year/120 000km warranty and a 12 year anti-corrosion warranty. Service interval is 15 000 km

Mercedes-Benz A45 AMG The Mercedes-Benz A45 AMG is a big deal. Not only is it the first proper AMG A-Class, it was also the first four-cylinder to come out of AMG's Affalterbach factory, at which point it grabbed the crown for the most powerful four cylinder production vehicle in the world. That's right, this car is all about big numbers under the column marked “power”. If you're into hybrids and economical diesels, you may want to stop reading now. Should you appreciate cars which almost burst with too many muscles, the A45 AMG is just the ticket and you probably know all about it. For those who don't, here's a quick refresher: 1,991cc twin-scroll turbo-petrol four cylinder with forged pistons, multi-point direct fuel injection, 265kW at 6,000rpm, 450Nm from 2,250 to 5,000rpm, 6,700rpm redline, 8.6:1 compression ratio and 1.8 bar maximum boost pressure. Power is delivered to all four wheels via a clever 4MATIC all-wheel-drive system and seven-speed dual-clutch automatic gearbox with ECO start/stop function, three drive modes and Race Start. Cooling for everything mentioned above was nicked from the SLS AMG and takes up most of the front bumper. Part of the A45's impressive safety package is a three-mode electronic stability program with Normal, Sport and OFF settings. Sport dilutes the traction control and sends more power to the rear axle (with own clutch) while OFF will turn a blind eye until you hit the massive grooved and crossdrilled brakes. AMG claims 7L/100km average fuel consumption and 165g CO2/km emissions, an electronically limited 250km/h top speed and 0-100km/h in 4.6 seconds. I tried my level best to achieve that consumption figure but the closest I got was an indicated 8.1L/100km with extremely careful driving. The opposite side of the coin is much easier when you slot the A45 AMG into Manual mode and paw your way through the cogs with loud shots on fullthrottle upshifts and a volley of cracks and pops when you shift down or lift off – this will eventually pin the consumption average to its maximum of 20. Better yet, engage Race Start and sprint past 100km/h in under five seconds. Our performance
testing resulted in an average time of 4.3 seconds– among the fastest we have ever recorded. 400m fell in just 12.4 seconds, which is firmly in modern V8 territory. If that isn't enough to convince anyone of the A45's blisteringly fast credentials, the road holding most certainly will. Rather hard and bumpy at low speeds, the fully independent, three-link front and four-link rear setup with something called elastokinematics can handle cornering speeds which beggar belief. I'll happily admit that I probably didn't get close to this car's grip limits; for the costs of failure were way too high. If you lose it in an A45 AMG, you are traveling at very, very high speeds. That typed, if common sense prevails and you drive within your own limits, the Mercedes-Benz A45 AMG will astound you. Even in damp conditions it stays planted while the active steering allows you to place it precisely. No torque steer, no drama, just grip. All the while you'll also notice how taut and smooth this car is, especially at speed. The sports seats aren't overly hard or intrusive and the half-suede leather steering wheel is a joy to operate.

The cabin's high waist makes you feel cocooned and most switch gear feels expensive and durable. Land Rover recently used the supercharged V8-powered luxury SUV to speed across the flying kilometre, at Upington Airport’s 4 900 metre runway. Split laser-based timing sensors confirmed an average speed of 250,62 km/h, for both runs completed by the 375 kW off-roader. With this speed, the Range Rover Sport now holds the class record for petrol-powered SUVs. The most agile and dynamic member of the Range Rover family proved its mettle on an open stretch of tar in Upington, and lived up to its claimed top speed of 250 km/h (electronically limited). However, its performance, versatility, and capabilities are by no means limited, and it remains a Land Rover product through and through. With Terrain Response® 2, Range Rover’s signature full-time all-wheel drive, and selecta-

Nissan X-Trail 2.0 XE: beproef en byderwets

Dié wat Nissan/Datsun uit vergange dae ken weet dat perde uit hierdie stal saam met die vinniges kon hardloop, lang asems het en ook saam met die trekperde voor ’n swaar gelaaide wa hulle ding kan doen. Betroubaarheid en bruikbaarheid was een van die dinge wat jy met die rooi-en-witlogo geassosieer het. Boonop is daar verskeie lande, onder meer Australië, waar die Nissan Patrol onder die “regte” 4X4’s die topverkoper is! Dit laat ’n mens dink. Met die bekendstelling van die Nissan X-Trail ’n dekade of wat gelede het hy onmiddellik goed verkoop, in albei sy 4X2 en 4X4 weergawes en ook in diesel- en petrolweergawes. Nadat ek een van die diesels toetsbestuur het, het ek kort daarna ’n ander, meer modieuse en heelwat duurder 4X4 getoets en die opmerking gemaak dat die meer sierlike wa nog beter sou wees as hy die X-Trail se turbodieselenjin onder die enjinkap gehad het. Die ou bekende, vierkantige en doelmatige X-Trail het nou plek gemaak vir die nuwe vaartbelynde, meer verfynde bakwerk wat van buffer tot buffer nuut is; ’n mens kan nou maar een maal nie teen verandering stry nie. In ’n goeie sin bedoel; Vaal Floors het nou ’n Blink Stefaans geword! Die platform waarop die nuwe X-Trail gebou is, is dieselfde as die van die Qashqai en dit het Nissan in staat gestel om hom langer en breër as sy voorganger te maak; die as-afstand is met 75mm verleng en verskaf nou groter stabiliteit teen hoë snelhede. Wat gaaf is, is dat die X-Trail die grondvryhoogte van sy voorganger, wat 209 mm is, behou het. Ondanks die groter bak weeg hy 90 kg minder danksy die gebruik van hoë-sterkte staal.
Gedrag op alle soorte paaie, van goeie teer tot rowwe sinkplaat, is uitstekend. Hiertoe dra die 17” bande by met genoeg rubber om as veringmiddel te help. FOTO: MOTORPRESS Ons toetsmodel was die 2.0 TX petrolmodel, een van die vyf basiese weergawes van hierdie reeks. Hy is ook beskikbaar met vyf of sewe sitplekke en is in hierdie opsig ’n ware gesinsvoertuig. Hoewel die “intreemodel” ’n handratkas het, is hy baie goed toegerus met talle eienskappe wat by meer luukse voertuie aangetref word. Die lys is lank en ons noem net die belangrikste: Spoedbeheer, uitstekende klankstelsel met handvrye bloutandbystand vir dié wat lang selfoongesprekke op pad voer, al die soorte koppelings vir musieklyste en dies meer. En wat betref die veiligheidseienskappe, is die lys volle-
dig, ses lugsakke, ABS, EBD en VDC. Van die werking van hierdie elektroniese hulpmiddels kan op die klein skermpie in die paneelbord gemonitor word; die oomblik wat daar teen hoë snelheid om draaie gery word, word die padgedrag aangedui. Fassinerend! (Nissan noem dit “Advanced Drive-Assist Display”). Boonop is die outomatiese daglig-ryligte natuurlik ook ’n veiligheidseienskap omdat die voertuig soveel meer sigbaar is, veral as dit ’n kleur het wat maklik teen die agtergrond van ’n teerpad versmelt. Praktiese en nuttige dinge is die wegtrek-
beheer teen opdraandes en die ten volle verstelbare stuurwiel waarin kort en lang bestuurders die ideale bestuursposisie gaan vind. Ouer bestuurders, en dié wat nog oefen om hul bestuurderslisensie te kry het, sal veral hou van die wegtrekhulp! Die spaarwiel is volgrootte en nie een van die Mariebeskuitjies wat by sommige superluukse mededingers gekry word nie. Hier het Nissan sinvol gedink. Die enjin is die deeglik beproefde 1 997 cc enjin wat 106 kW teen 6 000 rpm ontwikkel en 200 Nm teen 4 400 rpm aan die bestuurder beskikbaar stel om maklik nie teen ’n redelike bult spoed te laat verloor nie. Krag word na die voorwiele deur ’n gladde, sesgangratkas oorgedra. Volgens Nissan is hy in staat om die naald by 183 km/h te laat draai en van wegtrek af in net meer as 11 sekondes die naald op 100 km/h te sit. Vir alledaagse brandstofverbruik word 8,3 l/100 km as realisties bereken met ’n minimum van 6,6 l/100 km op die oop pad. Gedrag op alle paaie, van goeie teer tot rowwe sinkplaat, is uitstekend. Hiertoe dra die 17” bande by met genoeg rubber om as veringmiddel te help. (Wanneer gaan van die ander vervaardigers besef lae-profiel bande is NIE vir grondpaaie bedoel nie?. Is voorkoms werklik alles?). Die X-Trail is moontlik nie Nissan se topverkoper nie maar pas netjies in die modelreeks wat hulle aanbied, van ligte bakkies tot ernstige 4X4’s, van ’n intreemodel Datsun tot werklik vinnige renperde. Boonop het dit nou onlangs bekend geword dat MercedesBenz in samewerking met Nissan die bakkiemark wil betree. Hoef daar nog iets gesê te word? Die 2.0 TX petrolmodel verkoop teen R237 700 waarby ’n diensplan van 5 jaar of 90 000 km en ’n waarborg van 6 jaar of 150 000 km. Diensintervalle is 15 000 km. – Galimoto Media
