That’s the prognosis of Richard Gray, CEO of Harcourts Real Estate, on the back of tightening lending criteria, stock shortages in certain areas and growing competition among buyers. While expecting the market to be more vibrant this year than it was in 2012 as a result of the stable, record low interest rate and a tradition of home ownership that has unfailingly trumped every economic downturn, Gray says it still presents major challenges to buyers. Among the toughest of these is obtaining bond finance. “While mortgage originator ooba reports securing seven out of 10 loans for its applicants during the first three quarters of 2012, the national decline ratio came in at 48,8 percent, according to ooba’s November 2012 statistics. In essence, this translates to one in two applications being turned down by the banks,” says Gray, who believes bank aversion to risk is going to increase this year. “Banks have tightened up their lending criteria again so finance is likely to remain a major issue going forward. To get around this, make sure you have a deposit of at least 10 percent of the purchase price and that your credit record is clean. Use a mortgage originator like ooba, who give you options and expertise. Then you’ll have a reasonable chance of securing finance, and at a good rate.” Another challenge for buyers in 2013 is likely to be a shortage of stock in some areas, particularly in the lower to middle price range,
which Gray puts at between R550 000 and R800 000. This is the sector of the market most favoured by first time buyers, who accounted for a record 52 percent of ooba’s home purchasers in September 2012 and whom Gray be-
lieves will continue to drive demand this year. Third on his list is unqualified house hunting. Explains Gray: “Thousands of prospective buyers were bitterly disappointed last year
when, having failed to get themselves prequalified by their bank or mortgage originator before starting their search for a home, they ended up choosing a property that ultimately proved to be out of their price bracket.” To avoid this, Gray urges house hunters to get themselves pre-qualified for a bond so that they know exactly what they can afford up front. “This is a free service offered by all the lenders that will not only establish the size of the bond you qualify for, but also the costs involved in the transaction. Being pre-qualified also identifies you as a serious and able buyer, which could stand you in good stead during negotiations,” he says. Gray also cautions against tardy decisionmaking, saying that competition is growing among buyers. “Don’t hum and ha too long if you’ve found the right place, because another buyer will likely come along and sweep it out from under you. Correctly priced properties sold well last year and everything points toward this trend gaining momentum in 2013.” Something else for buyers to consider this year is the danger of making “low ball” offers. These, explains Gray, are offers that are significantly lower than the market value of the property. “A low ball offer in most sellers’ minds translates to the buyer trying to steal their property from them. It’s no secret that buyers want a bargain, but an unreasonable offer, which I’d pin at anything less than 80 percent of the market value of the property (as opposed to the asking price), will antagonise the seller, who will invariably then put the brakes on any further negotiations with that particular buyer,” Gray warns.

Demand for property is on the rise The latest FNB Property Barometer, issued on 19 March, has encouraging news for residential property investors, says Tony Clarke, Managing Director of the Rawson Property Group. This ties in with, the findings of those of the Rawson Property Group, which is now looking at a 36% year-on-year increase in sales turnover. The first quarter 2013 FNB Estate Agency Survey, says Clarke, reveals that the long awaited increase in demand for residential property is now taking place – albeit slowly
and hesitantly. “FNB measure demand for residential property on a scale of one to ten. In their report on the first quarter of 2013 they record that demand rose to 6,8 from 5,89 in the previous quarter. This is the highest level since the first quarter of 2007, when demand reached a peak that was then knocked by the financial crisis.” FNB, said Clarke, have drawn attention to the fact that the 6,8 rating is close to what they describe as the “positive” (7 to 8), which most estate agents would regard as highly favourable. FNB also pointed out that the quarterly rise
revives an improving trend which was evident for the first three quarters of 2012 but which dipped slightly in the fourth quarter as a result of the impaired SA economic performance, which, in turn, was caused largely by industrial unrest in the second half of 2012. “The strengthening demand for residential property, appears to be prematurely boosting seller confidence. This in turn has resulted in a fair number of sellers still expecting unrealistic prices and in a general shortage of stock in many areas.” The FNB survey reports that in the first quarter of this year, 13% more agents sited stock shortages as a factor limiting their sales (other factors possibly causing these shortages are the difficulty in getting bonds for upgrading and the general uncertainty about South Africa’s economic future). In the circumstances, says Clarke, one would expect to see the average time that houses are on the market being significantly reduced. However, the FNB survey has shown that this is not yet happening. On average, houses take 17 weeks and two days to sell. This is notably higher than the fourth quarter average of 15 weeks and four days. Furthermore, says Clarke, 89% of home sellers are now forced to accept an asking price that is less than the list price. This is a rise of 4% on the fourth quarter of 2012. Nevertheless, the average drop from the asked price to the accepted prices is now only 10%, a figure which has been consistent for four quarters now, after reaching 13% in mid-2002. Also encouraging, says Clarke, is that first time home buyers have recently formed 24%
of the total. FNB comment that this figure should be telling us something about bank lending conditions today because first time home buyers are heavily dependent on credit. Also encouraging in the FNB survey is the fact that the first quarter of 2013 shows a further decline in sales due to down-scaling in response to financial pressure. Altogether 15% of the total number of buyers, FNB report, are selling for this reason, but this is the lowest figure since the fourth quarter of 2007 and this figure has, says Clarke, to be assessed in relation to the fact that 16% of sellers in the first quarter this year did so in order to upgrade, a very noticeable improvement. For the first time since late 2007, this figure is higher than the figure of those selling to downgrade. “In the light of those encouraging figures, it may come as a surprise that only 30% of estate agents surveyed said that they expected to see an increase in activity – but it is good to see that only 5% predicted a decrease. “It would appear that the recovery is taking place, and although by no means spectacular, it will be less difficult to what we have experienced in recent years. It is significant that 65% of agents surveyed by FNB foresee conditions remaining much as they are today.” In the Rawson Property Group, added Clarke, over 70% of franchisee forecasts are generally optimistic and about half of the franchisees expect growth of at least 25% in the year ahead. Coupled with the group’s expansion programme, this should assure that the targeted 40% turnover growth is achieved.

S’bosch real estate market shines An increasing number of buyers have actively begun enquiring about vacant land in the Stellenbosch area, says Dorothy Foster, Broker/Owner of RE/MAX Oaktree, who has serviced the region for over 12 years. She notes that this recent interest is largely due to the fact that demand for property in Stellenbosch has seen a remarkable increase from the year-on year figures in 2012. However, despite the positive interest in the Stellenbosch area, current market stock has been unable to meet the growing demand. Foster says that as a result of the shortage in the area, along with favourable market conditions for buyers, some interesting transactions have occurred. RE/MAX Oaktree recently sold a property in just three hours from the time the estate agent’s board was placed outside the home. A rare feat , considering the harsh economic environment most in the real estate sector have experienced over the past few years. “It also proves that ‘For Sale’ boards really do still work. It’s the quickest, most effective way of letting the market know your property is for sale.” Foster points out that buyers in Stellenbosch are looking for affordable homes and most transactions concluded in the region fall under the R2 million mark. “A few highend properties have been sold, but the majority of transactions continue to be within the entry-level and mid-range price brackets.” Adrian Goslett, CEO of RE/MAX of Southern Africa, explains that across the country good value for money homes have performed vastly better than those perceived to be over priced. Foster says that it is for this reason that working with a reputable agent with knowledge of the area is so important; the agent can assist with pricing the property correctly and in negotiating with the buyer. Sellers as
well as buyers, need to check who they employ to sell or find them a house. “It may look like it is easy to sell a property, but there is a lot of work that the agent has to do behind the scenes. There have been a lot of changes within the real estate profession in terms of the market conditions and legislation, that affect that way real estate professionals conclude their business. Agents must now be qualified, knowledgeable and registered.” She notes that while conditions have recently been tough to negotiate, one agent at the RE/MAX Oaktree office, Liebe Smit, has had a particular successful year so far, having sold five properties in the Stellenbosch area in under a ten week period. “Liebe has been with RE/MAX Oaktree for about seven years and has managed to show incredible sales results despite the market conditions. This is due to her dogged determination to serve her clients well, together with her many years experience within the real estate industry,” says Foster. When asked how she has managed to sell so many properties in such a short space of time, Smit attributes it to her philosophy of getting back to the basics. “It is important to know your market, know your stock and most of all, know your client’s needs. Never turn away a client or a property listing, because if someone has made contact with you and you give them good service, they are going to stay with you. It is clear that even though the basic real estate skills work, methods of keeping in contact with clients and providing a faster, more effective service have changed. More often than not, 80% of clients make contact with real estate agents via websites. Ten years ago, having a website was not the norm. In today’s market, if you don’t get back to a client within a few hours, you’re going to lose them. The principles are generally the same, although the tools of the trade have changed.”

VITARA: WRONGFULLY OVERLOOKED?
Suzuki Grand Vitara fills the gap for capable, affordable 4x4 SUVs HANJO STIER
R
ecently we’ve had a few discussions at work as to the nature and purpose of a few vehicles. Especially snazzy SUVs have been in the crosshairs, the mommy 4x4s which won’t (and don’t) make it very far off-road. Just as our debate was about to boil over, Suzuki’s revitalised Grand Vitara entered stage left. A hushed silence fell. Flaunting its simple and square’ish proportions, the Grand Vitara appeared to be the answer to our burning question. Even more so in this basic Dune edition trim level which shuns leather and harddrive navigation, 20-inch rims, glass roofs and heated power seats. The Grand Vitara looks like a medium-sized SUV because it IS a medium-sized SUV, not something pretending to be one. After a few of us had taken turns behind its basic controls, we unanimously agreed that it also drives like an SUV/4x4 and feels nothing like a 2-ton pumped-up sports car. Powering all current Grand Vitaras is a 2.4 in-line four-cylinder petrol engine developing maximum outputs of 122 kW at 6 000 rpm or 225 Nm at 4 000 rpm through either a 5-speed manual or a 4-speed automatic gearbox. Notice anything? No turbos, no high pressure injectors, no twin clutches. That means the GV is relatively easy to maintain and there’s less chance of expensive boo-boos. The 3.2 L V6 engine has been discontinued and the only other spec level is the more luxurious Summit version. And no, we also have no idea what happened to the regular Vitara or if there ever was a Petite Vitara. A Summit spec car differentiates itself with fog lights, automatic HID headlights, bigger alloy wheels and spare wheel cover, keyless entry/ignition, sunroof, shinier door handles, cruise control, in-dash six-disc changer,
leather trim, ESP stability control and hill ascent or descent assist on the automatic model. All Vitaras offer air-conditioning, remote central locking, power steering, power windows and exterior mirrors, three 12 V sockets, 60/40 split and reclining rear seats, trip computer, seven speakers and a premium radio/ CD/mp3 audio system with buttons on the leather-covered adjustable steering wheel. Safety items include ABS anti-lock brakes with electronic force distribution and brake assist, third brake light, six airbags, ISOFIX anchors and side impact protection bars. More importantly, every Grand Vitara has a permanent 4-wheel-drive system with 4 High, 4 High Lock and 4 Low Lock modes. Switching between these modes requires twisting a knob to take the car off-road, but 200 mm of ground clearance, independent suspension, 29° approach and 27° departure angles and an integrated ladder frame easily traversed our little 4x4 test and quicker than any more expensive SUV. Typing of which, we had a brief look at or near the Suzuki Grand Vitara Dune’s price segment and found many 2-wheel-drive and 2-litre rivals, a cheaper but weaker (1.5 L) four-wheel-drive opponent, two turbo-Diesel 4x4s of sketchy origins and a few more 2WD 2 L automatic SUVs. In the real world, your decision won’t come down to a few rands or cents and you’ll have to factor in discounts, demonstration models, dealer location and service, as well as personal preference. If you’re looking for a no-nonsense 4x4 SUV though, it looks like Suzuki has its competitors by the short and curlies. Which brings me to the driving experience. If you’re expecting a smooth and suave urban cruiser, the Grand Vitara will probably scare you away within the first minute of piloting it. The pedals and steering are light and reasonably obedient but the drive train and suspension hark back to its proper 4x4 roots.
The Grand Vitara looks like a mediumsized SUV because it IS a mediumsized SUV, not something pretending to be one. This wouldn’t be your first choice to park outside Caprice in a sunset-drenched Camps Bay but it most definitely is the type of car which allows you to jump up before dawn, put the sleeping kids in the back seat, pack some essentials and head for Sossusvlei, Swakopmund and the Skeleton Coast. While you’re busy playing that epic holiday movie in your head, I’ll quickly slip in a few figures. The 2.4 Grand Vitara reaches 100 km/ h in 11,7 seconds and a top speed of 180 km/h.
It claims averages of 212 g CO/km and 8.9 litre/100 km petrol consumption while its turning radius is 5,5 m and the fuel tank takes 66 litre. In closing, Suzuki’s Grand Vitara fills a much-needed gap (not niche!) for affordable, capable, 4x4 SUVs. Its road manners are a little old-school but so are the ones off the tarmac – and we loved that. This car does exactly what it says on the tin and doesn’t pretend to be anything it’s not. We need more like it.

Auris HSD – die nuwe maatstaf vir groen motorry QUICKPIC Toyota verander stadig maar seker die manier waarop mense ry, met sy ontluikende reeks hibriedmotors – alles van die ikoniese Prius tot die supersuinige Yaris HSD. ’n Hardnekkige mite wat egter om omgewingsvriendelike motors bly voortbestaan, is oor hul kraglewering. Toyota het hom hierop “ingestel” en aan die hand van gevorderde elektroniese stelsels vir die volmaakte balans tussen verrigting en doeltreffendheid in antwoord op die bestuurder se behoeftes, hierop gereageer. ’n Goeie voorbeeld is die splinternuwe Auris HSD (hibried-sinergie-aandrywing) wat pas in Suid-Afrika bekend gestel is. Hierdie jongste ekovegter, wat by Toyota se vervaardigingsaanleg in die VK gebou word, se verwagte verkopemengsel sal nagenoeg een derde volhibriedmotors wees. Die nuwe Auris-hibried, wat die beste in sy klas vaar wat uitlaatgas (net 87 g/km) betref en byna geen stikstofoksied of stofdeeltjie-uitlaatgas vrylaat nie, pronk met groot eienaarskoste-voordele danksy die laer belasting in talle Europese lande, sowel as laer uitgawes vir versiening en instandhoudingskoste. Hibriedspesifieke buite-ontwerp: Die Auris-hibried pronk met dieselfde dinamiese buitekantstilering en omvattende herontwerpte binneruim as wat in die nuwe Auris bekend gestel is. Die hibriedmodelle gaan egter (in die geval van die middelslag-XS-beslag en in hoëgraadse XR-gewaad) ’n entjie verder deur unieke detailstilering om hulle as die vlagskipmodelle in die reeks te identifiseer. Die Auris-hibried het ook spesiale sierwiele wat vir dié vlagskipmodelle ontwerp is – 15”silwer vir die XS en 17”-grafiet vir die XR. Die XR-modelle word verder met ’n panoramiese glasdak (met elektries beheerde sonskerm), privaatheidsglas vir die agterste kantvensters en grafietkleurige 17”-allooisierwiele opgekikker. Hibriedspesifieke binneruimafwerking sluit in outomatiese lugversorging, raakskerm-klankstelsel met Bluetooth, vertoonskerm met unieke hibriedinstrumente waaronder blou agtergrondbeligting, truratkamera, stuurwielskakelaars, leerbedekking vir die stuurwiel, Toyota se Smart Entry-stelsel, elektrochromatiese truspieël, reënsensors vir die ruitveërs, en ’n spesiale metaalvlokkie-afwerking vir ’n voorpaneelinsetsel in die XS-modelle. Die XR-weergawes brei die begrip vir standaardtoerusting nog verder uit danksy lekkernye soos afsonderlike temperatuurkontroles vir die bestuurder en voorste passasier, verhitte voorsitplekke met elektries verstelbare laerugsteun vir die bestuurder, ’n drukaansitter-stelsel, spoedbeheer en doelgemaakte ysgrys leerbekleedsel. ’n Ware waardebelegging met die prys wat begin by R297 900.

Honda Brio, the unassuming asset HANJO STIER There’s an old saying which alleges that when you’re young you have time and energy but no money, when you’re middleaged you have energy and money but no time and when you’re old you have time and money but no more energy. If I may be so bold, I shall use this adage to evaluate the Honda Brio. Built in and for India and Thailand, South Africa welcomed the smallest Honda last year to give the Japanese manufacturer a little pulling power at the bottom of our age and price brackets. Starting at just R119 800, Brio is packed with features while still delivering that Honda reliability. So you’re young and positively bursting with time and energy yet there’s not much dosh in your pockets. Whether you are a student or a new employee, affordability is a big concern; which is why Honda priced its newcomer so keenly. Financed on popular terms,
the Brio could be yours for about R2 500 per month. Better yet, save up a bit or bug a senior family member for a deposit and you might get closer to two grand a month. Should you be in the fortunate position of receiving the car as a gift, the Honda Brio is unassuming enough not to raise too much envy with your peers. It’s just a cute little car. Available in six colours, you also get a radio/Aux/USB/mp3 sound system with four speakers and steering wheel controls but no CD player. For those who don’t know what a CD is, it looked like a DVD or Blu-ray disc but only stored twenty songs or a measly 700 MB of data. In other words, like whatever. Shod with 175/65R14 rubber, the Brio’s steel wheels with hubcaps provide decent handling thanks to McPherson struts at the front and a torsion beam setup at the back. The absence of traction or stability control means that you can even shred some rubber; fit a set of lekker mags for better handling. Right, moving on. If you are middle-aged –
and I’ll leave that description entirely up to your interpretation – you have sufficient energy and finances at your disposal but have long realised that time is a very valuable asset. Will the Honda Brio fit into your hectic life and save you some of that precious time? Well, it certainly isn’t a fast car but its Jazzderived 1.2 L engine stems 88 hp or 109 nm against 1 345 kg, providing 0 – 100 km/h in about 12 seconds and an electronically limited top speed of 145 km/h. Brio also takes care of you and your loved ones thanks to extensive engineering in its chassis and body, anti-lock brakes (ABS) with electronic brake force distribution (EBD), driver and passenger airbags, front seatbelt pre-tensioners and rear three-point seatbelts with reminders, as well as an immobiliser. There are a few nifty features like headlight or ignition buzzers and the interior only comes in a warm and inviting beige/black combination. On top of Honda’s excellent reputation, you get a 3-year/100 000 km warranty upon purchase, as well as a 2-year/30 000 km
service plan with 15 000 km intervals. I believe the Brio is funky enough for youngsters, has enough versatility and value for a growing family while being a comfortable and easy friend for seniors. The launch of the allnew Kuga sees the introduction of a new range of engines including a turbocharged 1.6litre EcoBoost petrol engine and a 2.0litre turbodiesel engine. equipped with 18” alloy wheels, BiXenon headlamps, including auto headlamps with auto high beam, auto headlamp levelling, static cornering lights and daytime running lights, rear LED tail lamps, rain-sensing wipers, roll stability control with curve control and smart keyless entry with hands-free “open sesame” tailgate. The hands-free-powered tailgate is a helpful feature for customers who have their hands full when loading or unloading their vehicle. In order to open or close the tailgate, the customer simply needs to wave a foot under the rear bumper of the car with the key in their possession. Packed with an even wider range of features is the Titanium option pack available as an option on all Titanium models. A vast array of safety technologies are available with this pack including active city stop. The system uses a light detection and ranging (LIDAR) sensor to help drivers avoid a collision when driving in queues. It does this by
continually measuring the distance to the vehicle in front when it is within its 12-metre range. If a vehicle in the traffic ahead slows down or stops without the driver noticing, this could lead to an incident. Active city stop, which is active at speeds up to 30 km/h, assists the driver by safely braking the car automatically. Also available is adaptive cruise control with collision warning and a brake support integrated system that allows the driver to set the vehicle’s speed and maintain it without using the accelerator pedal. It uses radar sensors to detect moving vehicles ahead and warns the driver of collision risks. Active park assist is an intuitive parking assist system which will help drivers to parallel park. When activated (by pressing the button on the centre console), the system uses the front and rear parking-aid ultrasonic sensors to identify if a gap is large enough to park in. The steering is operated completely by the active park assist system, while the driver con-
trols the brake and throttle. Other smart safety features offered as part of the Titanium option pack are the lane departure warning and lane-keeping aid systems. The lane departure warning alerts the driver if they are about to exit their lane if they have not used the indicator to signal they will be doing this. The driver is warned by a vibration which is felt through the rim of the steering wheel. In addition to the warning provided the lane-keeping aid provides steering torque assistance to steer the vehicle back into its lane. If the driver did intend to change lanes the steering assistance can easily be overridden by steering firmly in the direction they want to travel. Further ensuring the driver’s safety on the road is the all-new Kuga’s blind spot information system. It uses radar sensors in the rear bumper edges to identify vehicles that are hidden from view in the driver’s blind spot. The system alerts the driver to any approaching or already hidden vehicle via an indication light in the corner of the side mirror. Completing the Titanium option pack are a power-opening panoramic roof and 19” alloy wheels. The features that make up the Titanium option pack can only be purchased as part of this pack and cannot be obtained separately. “The all-new Kuga features an array of fantastic driving features that are designed to make customers’ lives safer and easier. The all-new Kuga comes with a 4year/120 000 km comprehensive warranty, a 4-year/80 000 km service plan on petrol derivatives and a 4-year/90 000 km service plan on diesel derivatives. Added piece of mind comes in the way of a 3-year/unlimited km roadside assistance plan while service intervals are staggered at 20 000 km on petrol derivatives and 15 000 km on diesel derivatives.
