he first 18 owners have taken occupation of their homes at “The Village” – the new secure estate which is taking shape within the acclaimed Diemersfontein Wine and Country Estate, situated in the Boland’s scenic Wellington Valley. PGP’s project manager for the development, Louise Varga, says buyers to date have included a mix of young couples and first-time buyers, many with young children, as well as mature buyers wishing to downscale, and investors of all ages. “A number of key factors have ensured demand, including the scenic, central location within the Wellington Valley, surrounded by vineyards and with views of the Baviaanskloof and Du Toitskloof mountains. Buyers appreciate the fact that they can live in an atmosphere of beauty and rural tranquillity, but still be within 45 minutes’ drive of Cape Town and its international airport, or just 30 minutes from the city’s northern suburbs. The excellent security and ease of lock-up-and-go living are also key selling points, as is the presence of an on-site private school, Wellington Preparatory, to which home-owners’ children have guaranteed admission. To have a high quality co-ed primary school literally on your doorstep, and know that your children will have a place there, is a big advantage, given the fierce competition for places in top schools.” PGP’s area manager for Wellington, Surina du Toit adds that buyers have appreciated the convenience of the plot and plan offering, while still enjoying a sense of personal choice. “There are eight different design options in

phase two, including options for both two- and three-bedroom homes,” she says. “Owners also also have a number of options to customise the finishes and fittings to their own personal taste. When retirement looms, is your home a retirement asset ? MARK WILLIAMS Many people are beginning to look at their home as a retirement asset. There are two reasons for this: firstly the average person nearing retirement is under-funded, in some cases their homes are their only assets. The second reason has to do with the boom in property and current value of homes. . Retired people are looking at ways to “unlock” the value in their homes to provide for income. The most common approach is to sell the home in a sought-after area in favour of “down-scaling” to another less expensive area. This allows the retiree to realize the differ-

ence between the sale price and the purchase price on the new place to provide for income. A variation to this plan would be to rent instead of buying, thus having the full capital available from the sale to provide for an income. No fancy math skills required for calculating the financial benefit of this option. In fact, if you can view your home as a financial asset in your portfolio and ignore all the emotional issues around owning your own property, it would make sense to sell your home and rent it back from the buyer. You can rent a R2 000 000 property for R80 000 per year. Assuming you invested the R2 000 000 at 6% (money market rate), you would earn

R120 000 per year with the benefit of no rates and taxes and no maintenance costs. This is a very simplistic calculation in order to make a point. Usually someone would consider this plan if they intended drawing down on their capital over the remainder of their life. I am told that in the UK it is quite common to sell your home and retain the right of enjoyment or usage until your death. The value of the property is split between the “bare dominium” and the “usufruct”. On the death of the usufructory, the full rights of property ownership revert to the bare dominium holder and he/she can deal freely with the property. The mechanics would be to calculate the value at-

tached to the right of use and subtract this from the market value to determine the selling price. A variation of the above is the reverse mortgage plan, which allows the homeowner to borrow a monthly amount against the value of the property without having to pay the money back until the property is sold or the homeowner dies. The advantage of this plan is the homeowner gets to stay in their home whilst accessing the equity in the property to live from. The risk is that the property value does not keep up with that of the debt and the bank ends up owning the property before you intended it to.

Good news for lower income homebuyers SA Home Loans, South Africa’s largest non-bank mortgage finance provider, announced its entry into the fast growing market for affordable housing last Tuesday, a move that spells good news for house hunters earning less than R18 000 per month. SA Home Loans CEO Kevin Penwarden said affordable housing is a major segment of the South African housing market, with properties valued between R250 000 and R500 000 making up more than a quarter of all registered residential properties. “Despite this, there remains a massive

shortage of decent affordable housing. “This demand has not been matched by a similar appetite in the provision of enduser finance by home loan providers, so we’re confident that our entry improves not only the scope, but also the quality of choice available to lower income buyers.” Taking into account the fact that many lower income buyers find it extremely difficult to save up for the large deposits required for many mortgages, SA Home Loans is offering 100% loans to qualifying customers, with a 20-year term variable interest rate loan.

It has also reduced its minimum property size to take smaller properties into account. Penwarden acknowledged that affordable housing carries a stigma of higher risk, making fund-raising a challenging exercise. “Nevertheless, we have leveraged our fund-raising expertise and managed to secure sufficient funding to make us a sizeable player in the affordable housing space. “More importantly, our funding structure ensures that we will be in this market for the long term.” - Fin24

ome cars are so important that even their makers cannot hide obvious excitement. The Volkswagen Golf is just such a car, having sold 29,4 million copies in 39 years, the gang at Volkswagen South Africa were beaming from ear to ear at its local launch last week. Rightly described as one of their most important models, the Golf is a brand pillar and an icon which lead to a rather bewildering marketing drive. “It’s the one” they claim, along with “It’s a Golf” and “It’s the only one” plus “If you could only drive one car, what would it be?” Part of the merry launch crowd was Herr Andreas Mindt, the new Golf’s chief exterior designer. His presentation covered all aspects of the taut new design, while gradually uncovering timeless elements of previous generations, sculpted surfaces to capture light and unbelievable attention to detail. We were buried in an avalanche of technical specifications, but all you need to know is this: Golf Seven is lighter, wider, longer, lower, safer, more spacious and more efficient than the vehicle it replaces, thanks in part to the VWAG Group’s new MQB platform (Modularer Querbaukasten = modular building block). This versatile platform also hosts the new Beetle and Audi A3, receiving slight tweaks for each model and allowing the Golf to improve its shape, space and packaging. A new generation of direct-injection turbo-charged engines take care of power and efficiency increases. Our local range includes a 1.2 TSi (77 kW/175 Nm), two 1.4 TSi (90 kW/200 Nm or 103 kW/250 Nm) and a 2.0 TDi (110 kW/320 Nm). Most are available with a six-speed manual gearbox while the 1.4 TSi and 2.0 TDi can be ordered with DSG doubleclutch automatic shifters. Amazingly, almost every engine dips under the 120 g CO2/km emissions mark, while the beefier 1.4 tips that scale by just one gram. Claimed average fuel consumption is just as unbelievable with most figures hanging around 5 L/100 km, thanks to BlueMotion with brake energy recuperation and a stand-

ard stop/start system. Fitted with 50 L tanks, we tested this claim and all other attributes of the important newcomer on lengthy drives around Port Elizabeth. Even with leadfooted journalists driving, most Golfs returned consumption figures in the low sevens and high sixes – a remarkable achievement. Even more impressive was my return journey to Cape Town where I shunned a crop duster plane at the last minute and jumped aboard a new Golf 7 1.4 TSi (90kW) Manual bound for our friends at CAR Magazine in Pinelands. The 750 km journey turned out to be highly enjoyable. My 1.94 m frame spent the entire trip on a rear seat and I can attest to the Golf 7’s impeccable road manners. It’s as quiet, comfortable, refined, spacious and well-made as you would expect from Volkswagen. On top of that, we rolled into the mother city just as the fuel light illuminated… Although shy of 1 000 km range, our Golf carried three adults plus luggage and travelled at the posted speed limits for most of the trip. liteit onder normale ry-omstandighede. Die stuur gebruik elektriese kraghulp en is “net reg” omdat die gevoel van die pad nog altyd waarneembaar is. Wie gaan hierdie Citroën koop? Miskien is dit die ideale voertuig is vir ouer mense met baie tyd tot hul beskikking en wat nog lank wil rondry op al die agterpaadjies van die land.
