Compare agents before you choose Sometimes choosing the right estate agent to sell your home can be a little like a child in a candy store – but perhaps not as much fun. There are hundreds of agents to choose from, but not all are as nice on the inside as they look on the outside. It can be tempting to select the first agent you meet, or the only one you know. But don’t be hasty. Different estate agents could offer a vastly different service to you, often at the same or a very similar price. A wise customer always buys by comparison. And this is exactly how you should shop for your agent. Pick three agents or companies that you think may be able to offer you a professional real estate experience. Call them in separately, and interview them. Sellers may feel “guilty” about calling more than one agent to see them. But there is no need to. Most professional agents expect you to speak to more than one agent, and we don’t mind you selecting the best agent for the job. After all, it’s your property and your money! Once you’ve called an agent in, it’s time to compare them. Look out for the following important points: ) Who is on time for their appointment? If they are poor now, imagine what service you will receive. ) Professional dress and speech. Do they look the part? Do you want someone scruffy to represent you, or someone who looks and sounds like they know what they’re doing? ) Ask them about recent market activity. Test their local knowledge. If you don’t ask them the buyers will. ) Ask them to tell you about their

results and experience. What track record do they or their company have? What are their average days on the market? What percentage of their sole mandates to they sell? If they have zero results then what results can you expect? ) How do they address pricing? Do they “thumb suck”? Or do they do proper research – and that doesn’t mean just printing off a list of sales… Have they applied their mind to genuine comparable sales? ) What marketing plan are they offering you? Is it in writing and detailed? Without marketing you will not achieve market value. ) What service do they offer you? Beware of empty promises. Poor service will result in a lower price being achieved, and a bad experience. ) What does their presentation look like? Is their material of good quality? If they can’t invest in a professional presentation how will they professionally present your property? ) Does their sole mandate have a performance clause? If their agent doesn’t deliver on their marketing and service promise can you cancel the mandate? If not, beware. You may be tied in to a mandate with no way out if they don’t deliver on their promises. ) Finally, whom do you trust? Don’t pick someone because of their company name; that’s only one part. You need to trust the agent you work with, as they need to represent you. Once you’ve interviewed three different agents then select the one

that best meets the criteria above. Use a comparison sheet, and if you need one, then Harcourts can email you one. Don’t be fooled. Not all agents are created equal. Choosing the right agent will result in you selling for market value and enjoying the experience. Choose carefully – you deserve the best.

Banks hike deposit requirements The average home price rose at an annualised rate of 6,15% in September to R886 000, and the average percentage of purchase price required as a deposit to obtain a home loan continued to accelerate. It rose to 19,3%, compared to 17,4% in August and 16,5% in July, according to the latest statistics released by BetterBond, SA’s biggest mortgage originator.. “So in spite of lower interest rates and rising levels of affordability, the average homebuyer must once again have almost one fifth of the home purchase price available in cash before applying for a home loan, in addition to the funds required to cover transfer duty, bond registration and legal costs,” says Rudi Botha, CEO of BetterBond, SA’s biggest mortgage originator. “This is similar to the situation during the recession of 2008–2009 and, given the mounting pressures on the lending institutions to lower their risk, we do not anticipate that this trend of increasing deposit requirements will change for some time, meaning that those who are currently on the fence about buying property should do so without further delay.” First-time buyers, he says, are still likely to find it somewhat easier to take this step, with the average first-time buyer home price now at R648 000 and the average percentage of purchase price required as a deposit at just 12% – even though this has also increased, from 11,6% in August and just 9% in July. However, the BetterBond statis-

tics – which represent a quarter of all residential mortgage bonds being registered in the Deeds Office and include applications to, and bond grants from, all the major lending banks in SA – also reveal a sharp drop in the percentage of loans being granted for 100% of the purchase price. This dropped to 29% in September (from 35% in August, 39% in July, and 41% in June) and could signal a slowdown in first-time buying over the next few months. Indeed, the percentage of bonds granted in the R500 000-toR1 million bracket that is traditionally the preserve of first-time buyers has already dropped to 35%, from 38% a year ago. For now though, says Botha, housing demand continues to rise – “perhaps because more consumers in the upper price brackets are realising that if they don’t buy soon, while prices are still at relatively low levels, the increasing deposit requirements and other costs of home acquisition could drive them out of the market”. The BetterBond statistics show an increase of 11% month-onmonth in the total number of home loan applications made during September – with a surge in demand for bonds of more than R1,5 million, even though the average deposit required in such cases is well above 20%. “Some 29% of the bonds granted in September were for homes priced at more than R1,5 million, compared to 25% a year ago, which resonates with a number of reports recently about an increase in sales activity at the upper end of the market.”

Racial equality becoming increasingly evident in residential ownership SA economy in white hands? Not in terms of property Never one to shy away from the limelight, President Jacob Zuma had many South Africans up in arms recently when he stated that “the ownership of the economy remains primarily in white hands, as it has always been” during his opening speech at the start of the ANC’s policy conference. Debating whether this statement is accurate when applied to the economy in general is an arduous task best left to economists and politicians. There is, however, one section of the economy where the claim can be easily debunked – that of the residential property market. South Africa has a high ownership rate of 62% – higher than Germany or the UK. According to economist Mike Schussler, as quoted in the Mail & Guardian, black South Africans own 41% of all residential property, white people 43%, coloured people 9% and Indians 7%. (It must be noted that these statistics define a house as a formal structure, a shack or a traditional dwelling.) According to the 2001 Census conducted by Stats SA, black South Africans occupy the highest percentage of houses and brick structures on a separate stand or yard in all provinces except the Western Cape (though these statistics don’t indicate whether these structures are rented or owned). This group also leads in terms of flat occupation in most provinces. While the fact remains that the number of black people living in informal settlements far outstrips that of any other group in the country, the numbers do indicate that the trend is shifting. Research by mortgage originator Betterbond indicates at almost 50% of all home loan applications are now being made by black people – as opposed to 12% in 2002. Jan le Roux, CEO of the Leapfrog Property

Group, laments the fact that so many black South Africans have been saddled with bad credit records, often through inexperience. “This, coupled with the fact that certain affordable areas are by the stroke of a pen deemed too high a risk for lending purposes, still has a huge negative impact “ According to the South African Institute of Race Relations (SAIRR), one of the possible explanations for this shift in home ownership is the fact that the percentage of adults with the lowest living standards has dropped by 77% over the last decade. In fact, the report states that “over the same period, the proportion of adults in the top three LSM [living standards measure] categories, LSMs 8 to 10, has increased by 25%. In 2001, 16% of adults were in LSMs 8 to 10, while by 2010 this had increased to 20%, or one in five adults.” Itisnosecretthatpreviouslydisadvantaged racial groups in South Africa have increased both their wealth and spending power. While these figures are by no means intended to imply that the majority of people living below the breadline in this country are not from previously disadvantaged groups, they do point to a growing black middle class. Lucy Holborn, research manager at the SAIRR, is quoted as saying that while there were still notable racial discrepancies in 2001, black South Africans made up 99,7% of those in LSM 1, but only 3% of those in LSM 10 In 2010 black South Africans made up 98% of those in LSM 1, and 19% in LSM 10.

This black middle class, while still relatively small, is growing and, importantly, investing in real estate. Betterbond statistics show that black buyers – who are often also first-time buyers – now account for between 37 and 39% of home loan approvals per month. Says Jan le Roux, “ This is incredible growth, but there is still a long way to go. One does wonder if government cannot do more to make affordable land available near business areas for lower-income housing, as that is where the demand is.” The Leapfrog Property Group, the only majority black–owned national real estate group in the country, finds these figures illustrated in its areas. Johan van Schalkwyk, principal of Leapfrog Roodepoort, notes that his office has seen an increase in black and Indian buyers

in the R400 000-to-R800 000 market – specifically in Florida, Witpoortjie and Discovery. Further north, Michael Chantler, principal of Leapfrog Midrand, relates that the majority of his clients are black and Indian. “I would say that about 90% of the affordable market in this area is owned by previously disadvantaged races, as well as almost 70% of the properties in the R1,5-toR2 million price bracket,” says Chantler. He believes that the Gautrain is making the area increasingly popular with people working in Johannesburg and Pretoria. This trend in property ownership seems to be growing in the south of Johannesburg as well. “We’re definitely seeing an increase in black buyers in the R1,2to-1,5 million market, specifically in areas like Mondeor, Mulbarton, Suideroord and Winchester Hills. We’re finding a lot of middle management employees buying at the moment,” says Martin Chemaly, principal of Leapfrog Mondeor. Another area that’s seeing a change in terms of property ownership is Bloemfontein. Wynand Liebenberg, principal of Leapfrog Bloemfontein, relates: “We’re definitely experiencing an increase of black buyers in the R800 000 to R1,3 million market, mainly due to the number of state employees purchasing property in this segment of the market.” While no one can deny that there is still a lot of economic inequality in the country, there is no denying that the residential property market is one of few economic sectors that resembles the equality South Africans have aspired to since 1994.

Given the strict provisions of the National Credit Act, it is virtually impossible these days for prospective homeowners to buy at the outside margin of their affordability. However, with prices still well off their boom-day highs and interest rates at the lowest level in almost 40 years, there are many new buyers who believe that now would be a good time to stretch themselves as far as they can to buy a bigger or more expensive home than they might otherwise have considered. Says Berry Everitt, MD of the Chas Everitt International property group: “The argument that prospective buyers most commonly use in favour of this strategy is that they would like to avoid the hassle and cost of moving to a bigger home later in life. “And it is true that, besides the actual removal charges, the costs of selling one home and taking transfer of another, including bond and legal fees as well as transfer duty, can total many thousands of rands. Add this to the time and stress involved in settling in at a new location, and taking on a bigger mortgage now might seem like a fair exchange for being able to ‘stay put’ later.” But there are also several powerful arguments against such a decision, he notes. “Firstly, the property market is in a constant state of flux, and values can go down just as easily they go up, while interest rates could and probably will start to rise again. Consequently it is prudent to always leave yourself a margin, not only so that you will be able to afford a higher monthly bond repayment if nec-

essary, but also so that you will not end up in a negative equity situation if home values should fall.” Writing in the Property Signposts newsletter, Everitt says home-buyers also need to be very realistic about their employment prospects. “Gone are the days when the average person could count on working for a company for 20 years or more and retiring on a comfortable pension, and yet the decision to take on a larger home loan now means you will probably have to produce income at the current level or higher for many years to come. “So you need to be very confident that your job is secure, and also accept that your freedom to give it up and pursue a different career is likely to be very limited. “And finally, if your reasons for buying a bigger home include the fact that you want to start a family, you need to be sure that you would still be able afford your home loan repayments if either you or your spouse were to stop working after you’ve had children.” Thus a better strategy, he says, might be to buy conservatively now, and take advantage of the current low interest rates and bond repayments by channelling any money you can save into reducing the capital on your home loan and creating equity. “That way you will have more secure tenure, no matter what happens with regard to interest rates, property prices or job and family changes – and you will be able to keep more of the proceeds if you decide to sell.”

Make sure your building contractor is compliant Research has shown links between service delivery in the building industry and compliance with the laws of our country. On researching poor work standards and dishonesty in the industry, the Building Industry Bargaining Council (BIBC) of the Cape of Good Hope region has identified a direct link between poor service delivery and non-compliance. “Our research showed that up to 80% of complaints, citing poor workmanship and dishonesty, were found to be linked to noncompliant contractors,” explained Arnold Williams, secretary of the BIBC in the region. With a focus on regulating employment conditions in the industry and ensuring labour peace, the BIBC wants to draw attention to the link between service delivery and compliance. This applies across the industry, and doesn’t only affect large contractors, but the domestic market too. “Next time you plan to build, please ensure that your builder is compliant with the BIBC. This way, at least you’ll have peace of mind that their labour force is being treated fairly and that the builder is not a swindler that may go as far as disappearing with your deposit,” added Williams. Renault’s facelifted capable Koleos FRANS LE ROUX RENAULT has recently facelifted their Koleos and just in time for summer. The small SUV market has literally boomed in the past few years with the Koreans making the biggest impact with their iX35 and Sportage. Massive mar-

ket share went to Kia and Hyundai respectively as they now dominate this category. Gone is the diesel engine (due to low sales figures) and Renault kept their proven 2.5 4-cylinder petrol unit. According to an on-line dictionary the word Koleos means “a type of plant with variegated leaves”.

So in essence the Koleos is a kind off jack-of-all-trades vehicle. Mostly this is true, because after my few days with the Koleos, I could not find any major problems with the little French SUV. The main reason for this is that the Koleos is now also built in Korea, along with the suspiciously similar looking SsangYong Korando. The upgrades to the new Koleos are cosmetic, with a revised interior and fresh front grill. The old twin-port grill makes way for a more rounded chrome one. The headlight designs follow suit and Renault has even added LED indicator lights to the mirrors. On the inside the new up-market trend continues with standard leather upholstery and a beautifully laid out gloss black dashboard. But I must admit that all the audio and SatNav buttons will take some getting used too. There are just so many buttons and options to choose from. I found myself regularly turning the volume up with the SatNav buttons or turning it down with the steering wheel controls. Both are wrong because you can either control the volume with two levers at the back of the steering wheel or at the face of the radio itself. The Koleos comes standard with a integrated TomTom GPS system. It is controlled from a system which sits nicely in the centre panel behind the gear-lever and is easily reached. The system tended to react slow when turn-

ing into roads while driving in town. I would also recommend turning the ‘night mode’ off. Following directions are somewhat difficult when the background colour is dark blue. Power from the naturally aspirated 2,.5 engine is unchanged and rated at 126 kw/226 nm. The maximum torque is only reached high in the rev range at 4 400 rpm. Acceleration is claimed at 9,3 seconds 0-100 kph and a top-speed of a 190 kph. Combined fuel usage was around 11 litres/100 km which included highway and some town driving. The lowest consumption I achieved was around 7,5 litres/100 km. I was generally impressed with the car-like handling and the extra ground clearance (206 mm) just made travelling on gravel roads a breeze. The Koleos I had was the 4x4 manual with 4wd select on the fly, hill decent control and hill start assist as standard. I tried the hill decent control on a steep downward slope on Paarl Mountain and was apprehensive at first. But the little Renault passed with flying colours, doing all the braking by itself at a constant 7 kph. On the rough and rugged 4 x

4 routes, the missing low-range gearbox is immediately realised. It just prompts the driver to put foot to floor more often. The Koleos’s ability to get up and over difficult obstacles is quite admirable for a MPV type SUV. The Koleos’s main rivals are the Nissan Qashqai, VW Tiguan and Hyundai’s iX35. The Koleos’s trump card is its 5 year/100 000 km service plan and Renault’s renowned 5 year/150 000 km comprehensive warranty. Other impressive standard features include ABS, EBD, ESP, 6 airbags, front and rear park distance controls and a host of additional storage compartments (97 litres worth). Some optional extras include 18” wheels (which my test car had) and a panoramic sunroof. Prices start at R289 900 for the 4x2 and climb towards R339 900 for the 4x4 6-speed CVT. My test vehicle was right in the middle of the range at R314 900. The Koleos is certainly not cheap, but compared to the car it replaces, it’s cheaper and offers more standard equipment in a more refined package. In this version, the 0-100 km/h dash is over in just 6,4 seconds, with a top speed of 240 km/h. Featuring VVEL (Variable Valve Event and Lift), the petrol motor’s fuel efficiency is not at all disappointing. Average fuel economy on the combined cycle is 11,3-litres per 100 km, and CO2 emissions are 288 g/km. Both engine variants are mated to a seven-speed automatic transmission with a Drive Sport (DS) mode. DS locks out the top two gears and allows manual shift control for a truly spirited driving experience. Infiniti vehicles are covered by a comprehensive warranty that covers the first three years or 100 000 km of ownership. In addition, a five-year or 100 000 km maintenance plan is standard on all models. All Infiniti vehicles are covered by a comprehensive roadside assistance programme – 24 hours a day, seven days a week.
