Home ownership a ‘logical’ move in 2015 Many factors have led to a noticeable revival in the average South African’s confidence in – and willingness to invest in – property, says Mike van Alphen, national manager of the Rawson Property Group’s bond origination division, Rawson Finance. But perhaps the greatest of these has been the phenomenal increase in rentals, which in urban areas have often been above 10% year-on-year and in some cases
have even begun to approach 20%. “Tenants on R8 000 to R9 000 monthly rentals, to give one example, are now saying to themselves that the same outlay could provide them with a R800 000 to R900 000 bond provided they can find a deposit of R80 000. In the circumstances it becomes illogical, indeed almost irresponsible, not to opt for home ownership.” Although the impact has in many cases been more psychological than real, the average consumer also, says van Alphen, is

moving towards property ownership because he now anticipates the inflation rate settling fairly comfortably below 6% and he expects it to remain there. This, he says, has come about largely because of the unexpectedly low oil price, which again appears to have settled for some time below US $50 per barrel. “The knock-on effect of this,” says van Alphen, “is that the consumer anticipates interest rates also remaining at low levels.” Van Alphen predicts that inter-
est rates will not rise by more than 0,75% this year – an increase the average home buyer can contemplate without too much anxiety. The greater willingness to invest in property, says van Alphen, has also been stimulated by a decline in household debt, which, although in his opinion is still far too high, has come down from close on 75% of household income in 2008 to 64% today. “Evidence of this comes again in an Absa report indicating that consumer credit risk profiles
have resulted in a 52 to 55% increase in debtors in good standing. Then, too, potential investors have been lured into property by reasonably satisfactory capital growth. A further encouragement to home ownership has been the growing perception, which is probably justified, that the banks are slightly more lenient in assessing bond applications. For this, South Africa’s bond originators, most of whom increased their turnover by 20 to 30% in 2014, can take some credit.

Secure agricultural estates in Sir Lowry’s Pass are proving to be a winning proposition for homebuyers who want their children to have a rural childhood, but who need quick access to their offices in town. Paul Matthews of the local RealNet franchise reports brisk sales this year in two such developments, High Riding and Tre Donne, which both offer genteel living on stands of up to 1 ha. “Located just 6 km from Somerset West and offering excellent security, these estates are attracting increasing buyer interest,” he says. “Both are zoned for agricultural use and owners are free to keep a certain number of horses and some small livestock, while many opt to establish small vineyards or fruit and olive orchards. The overall effect is one of a secure gentleman’s estate that offers owners an unfettered, yet safe, lifestyle.” The High Riding estate was developed on a total of 110 ha and offers 87 comfortable family homes on stands of 1 ha each. The dam in this estate is also a popular fishing spot and a favourite destination for outriders who want to give their steeds
some exercise. Prices of homes sold this year ranged from R2,9 million to around R4,4 million, although a couple of properties are currently on the market at the R6 million level. Stand sizes in the nearby Tre Donne estate are somewhat smaller at between 3 500 m² and 5 000 m² each, and prices are consequently slightly lower, starting at around R2 million, says Matthews. “But it offers the same lifestyle and scope for running micro-agricultural enterprises or stabling the ponies.” Meanwhile, Matthews says, another trend emerging among families who want to escape city congestion is for siblings to club together to buy larger smallholdings or small farms where they can build several homes to accommodate all their family members. “Indeed, we have sold quite a few smallholdings in the Sir Lowry’s Pass area this year to families who have pooled their resources to buy the property and then built extra cottages to accommodate siblings and parents. Holdings of 4 to 5 ha each at prices between R4 million and R6 million are popular because they are within the joint budgets but also large enough to give everyone their own space.”

New bill to boost buyer confidence The imminent publication of the draft Property Practitioner’s Bill (PPB) is a game changer for the small but fastgrowing South African home inspection industry. The PPB is expected to give a massive boost to the local home inspection industry and, in doing so, create up to 10 000 new jobs in the private and public sectors. Bryan Chaplog, CEO of the Estate Agency Affairs Board (EAAB), has announced that home inspectors and estate agents will be regulated under the new Property Practitioner’s Regulatory Authority (PPRA), which is to replace the EAAB. Consumer rights of the home buying public will also be protected by thePPRA.SectionsoftheConsumerProtection Act dealing with property sales will be repealed, and protection for property consumers will be provided by the PPRA. This will be achieved by requiring estate agents to recommend a home inspection to all prospective home buyers. By advising buyers to get a home inspection, most of the uncertainty of buying a used home voetstoots (as is) will be removed. With the advent of the PPB, SAHITAexpectsthepropertyinspection industry to grow rapidly and become a major job creator in South Africa.

The South African Property Owners Association (SAPOA) is calling on South Africa’s commercial property owners to partner and work with Eskom in light of the current electricity supply constraints in the country. This is according to Neil Gopal, Chief Executive Officer of SAPOA, who says while load shedding negatively impacted overall business production for several months in 2014, further load shedding is expected to continue in 2015, with the property sector, particularly retail, set to be affected. At the end of last year, SAPOA urged Eskom to reassess its load shedding schedules in light of the harmful impact the power outages had on retailers during the valuable peak festive
season trading times. SAPOA is the official voice of the South African commercial property sector, which makes a significant contribution to the country’s economy. Its members control about 90% of all commercial property, with assets estimated at more than R400 billion in value. This includes the owners and managers of almost all South Africa’s malls and shopping centres. Gopal says retail and its related property sector, play powerful roles in South Africa’s consumer-driven economy. Load shedding has substantially inhibited the ability of retailers to trade optimally during the 2014 festive season – the most crucial few weeks of the year for their businesses. He says this stands to have far-reaching negative impacts. Furthermore, he says 2014 was a tough year
for retail in South Africa, with consumers being hard-hit by the country’s weakened economy. At a recent high-level meeting, Eskom Chief Executive Officer Tshediso Matona informedstakeholdersthatoneunexpectedevent at any of its power stations could propel the country to the total failure of the national electricity system, resulting in a national blackout that may take weeks to resolve. Gopal says this alarming announcement could have dire consequences for the commercial property sector, thus SAPOA has engaged with Eskom and property players on the matter. Gopal says while they urge Government and Eskom to deliver swift and effective solutions to the energy crisis, SAPOA hopes that property owners will participate in a collaborative effort to keep the lights on in 2015.

Land Rover has gone back to the place where it all began to start a year-long celebration of the iconic Defender. A unique 1 km sand drawing at Red Wharf Bay in Anglesey, UK, marks the launch of two exclusive limited edition models and the beginning of an exciting new chapter in the Defender story. As UK production of the current Defender enters its final phase, Land Rover will use 2015 to celebrate its global automotive icon. Land Rover vehicle line director, Nick Rogers explains the significance of recreating one of the world’s most iconic vehicles: “Passion and enthusiasm surround everything we do with Defender, and that will never change. With a history stretching back 68 years, this is a Land Rover that has thrived for decades on its unquestionable capability and iconic shape. I am now lucky enough to be one of the many enthusiasts at Land Rover committed to creating a fitting successor to the legendary Defender.” To mark the announcement Land Rover has created the largest sand drawing ever produced in the UK. A Defender outline measuring a staggering 1 km across was drawn on the beach at Red Wharf Bay in Anglesey using a fleet of six Land Rovers. The unique image is a tribute to the moment in 1947 when the engineering director of Rover, Maurice Wilks, first sketched the shape for the original Land Rover in the sand of Red Wharf Bay and proposed the idea to his brother

His forward-thinking design was christened the ‘Land Rover’, the outline of which we now rec-

The immaculate Series II once belonged to the Wilks family and in memory of the moment originally enacted by their fathers, cousins Stephen and Nick Wilks, the sons of Maurice and Spencer Wilks respectively, were on hand to take part. They helped to draw the continuous 4,52 km line – the length of 1 118 Defender 90 Station Wagons – into the sand with just minutes to spare before it was erased by the incoming tide. Vreugde vir De Villiers/Von Zitzewitz in Dakar QUICKPIC Die eindpunt van die 2015-Dakar in Buenos Aires was die ene vreugde en trots ná die einde van sneltrajek 13, die laaste van die byeenkoms, toe Giniel de Villiers van Suid-Afrika en sy Duitse navigator, Dirk von Zitzewitz, op die rostrum parkeer om hul trofee as naaswenners te ontvang. Hulle was 35 minute 34 sekondes agter Nasser Al-Attiyah van Katar (MINI), wat sy tweede algehele oorwinning in die byeenkoms behaal het. “Dit was ’n puik Dakar,” het ’n glimlaggende De Villiers by die eindpunt in die Argentynse hoofstad gesê. “Ons was die hele tyd reg in die middel van die stryd. Ons Toyota-Imperial-Hilux het soos klokslag geloop, en ons het aan ’n ieder en ’n elk gewys ons is gewis daartoe in staat om die grootste name die stryd aan te sê.” Altwee die Toyota-Imperial-Hilux-bakkies het die meer as 9 000 km van die wêreld se langste en moeilikste ren deur Argentinië, Chile en Bolivië voltooi. Hulle was blitsvinnig, maar ’n veringkomponent wat vroeg in die ren gebreek het, het hulle aansienlik tyd gekos. Hulle het in een sneltrajek ook ’n kontrolepunt gemis, en is met 40 minute gestraf. Die gevolg was dat hulle uiteindelik 16de algeheel was, maar was goed op pad om die laaste sneltrajek van die byeenkoms te wen. Die organiseerders het sneltrajek 13 tussen Rosario en Buenos Aires egter ná die eerste beheerpunt weens oorstromings op die roete gekanselleer. Dit beteken die Amerikaanse jaer Robby Gordon, wat

Poulter/Howie was net 25 sekondes agter hom. “Ons het ’n goeie ren gehad, en vanjaar weer baie geleer,” het Poulter gesê nadat hulle ná die ooppadgedeelte in die Argentynse hoofstad aangekom het. “Hierdie is nie die soort ren wat ’n mens met jou eerste probeerslag wen nie, en blykbaar ook nie die tweede keer nie. Dit neem tyd om te verstaan hoe dinge in die Dakar-ren werk,
maar ek voel werklik ons het vanjaar baie gevorder.” Dit was die derde podiumposisie vir die Toyota-Imperial-Suid-Afrika-Dakar-span in vier jaar – derde in 2012, tweede in 2013 en nou weer tweede in 2015. De Villiers en Von Zitzewitz het die podium in 2014 gemis, maar hul Toyota-Imperial-Hilux steeds in die vierde plek algeheel oor die wenstreep gestuur. “Die 2015-Dakar was ’n fantastiese ervaring,” het Hall gesê. “Nog ’n podiumposisie beklemtoon net hoe
mededingend ons geword het vandat ons die eerste keer aan hierdie fantastiese ren deelgeneem het. Al die eer gaan aan die span wat moeiteloos gewerk het om die fantastiese renmotors te ontwikkel, te bou en te toets – die Toyota-ImperialSA-Dakar-span sou net nie sonder hulle bestaan het nie.” Noudat die ren verby is, sal die span al hul gereedskap, onderdele en ander toerusting verpak om terug na Suid-Afrika verskeep te word.

experience, leveraging new technology to deliver incredibly vivid performance in a vehicle that responds intuitively and immediately to the will of the driver,” said Ted Klaus, chief engineer and global development leader of the new NSX. “The NSX delivers pinnacle supercar performance, with zero-delay acceleration and exhilarating, confidence-inspiring driving dynamics.” The NSX features an “Advanced Sports Package” with placement of key powertrain components – the mid-mounted engine, twin front motors and Sport Hybrid battery pack and power control unit – optimised to concentrate vehicle mass low and toward the center of the vehicle, to further enhance dynamic response. The combination of this packaging concept and the lightweight body give the NSX the lowest centre of gravity in its class. The NSX utilises a fully independent, all-aluminum front and rear suspension and puts its considerable power down through ContiSportContact™ high-performance tires – 245/35Z R19 front and 295/30Z R20 rear – mounted on 19x8.5 inch front and 20x11 inch rear aluminum alloy wheels. Powerful, natural and confident braking performance is provided by 6-piston front and 4-piston rear monoblock calipers squeezing ultrahigh performance carbon-ceramic brake discs. Handling is greatly enhanced by Sport Hybrid Super-Handling All Wheel Drive (Sport Hybrid SHAWD), enabling lightning-quick response to all driver inputs – steering, braking and throttle – along with the stability, control and launch per-
formance of all-wheel drive. Agile Handling Assist (AHA) uses the subtle application of brake torque to further enhance yaw response and dynamic stability. The NSX’s dial-operated Integrated Dynamic System features Quiet, Sport, Sport+ and Track modes. The system adjusts engine, motor, transmission and chassis response, as well as the engine sound level, based on the needs of the driver and driving environment. Quiet mode enables electric-only driving at lower speeds for short durations. Dynamic vehicle responses become increasingly sharp as the driver moves from Sport to Sport+ mode and, finally, to Track mode, where the NSX reveals the full spectrum of its performance capabilities. The NSX also features a “launch” function to achieve the ultimate in “zero delay” launch performance, aided by both the engine and three electric motors. The NSX will be manufactured exclusively at the Performance Manufacturing Centre (PMC) in Marysville, Ohio, where approximately 100 highly-skilledassociateswillconduct full body construction, paint, and final assembly using domestic and globally-sourced parts. By in-housing the body construction, Acura maintains complete control over total body quality, including critical strength, suspension accuracy, and fit and finish. Associates will utilise innovative techniques to deliver next-generation craftsmanship and world-class quality. * The NSX will be sold as a Honda in Europe and South Africa.
