aarl has been announced as the winner of the “Town of the Year” for the Western Cape 2013 by the popular Afrikaans TV magazine programme Kwêla. Taking the pain out of moving home Whether it’s down the road or across the country, moving homes can be a rather daunting experience, says Adrian Goslett, CEO of RE/MAX of Southern Africa. “Moving to a new home is something that most people have experienced at least once in their lifetime. For some, the move could have been rather easy with little or no problems, while for others it could have been enough to make them want to stay in their current home forever,” he says. Goslett notes that the difference between the two kinds of experiences is preparation. He shares some tips on how to make moving a more organised and hassle-free experience: ) Keep an inventory According to Goslett, most moving companies will require a list of items that need to be moved before they can provide a quote on their services, so homeowners will need to compile an inventory of their possessions. “This is so that a moving company can determine the amount of space required for the move. It is also helpful to make lists when packing boxes so that the homeowner knows exactly what is in each box. Having a list with the number of boxes and contents of each box will make it far easier to determine whether items or boxes are missing,” says Goslett. He notes that the more specific a homeowner is with their inventory and box labels, the easier it will be to find certain items when un-
packing. Using labels on boxes such as winter jackets, for example, is far better than just labelling the box as clothes. ) Allocate an area as a packing base “To avoid frustration throughout the packing process, keep all necessary items such as a marker pen or box tape in an allocated central area,” says Goslett. “This way everyone who is packing will know exactly where to find anything related to the pack, such as any lists that have been made, scissors, labels and bubble-wrap.” ) Make sure there are enough supplies Rather have too many supplies and boxes on hand than not enough, as this can delay the packing process. “More often than not, homeowners will need more boxes than they initially think,” says Goslett. “Moving companies that sell boxes will normally take back any unused boxes and provide the homeowner with a refund, provided they are still in a good condition. If a homeowner gets the boxes for free from a supermarket, it is simply a matter of taking the leftover boxes to a recycling bin.” He notes that as a rule of thumb, homeowners should have approximately 10 boxes set aside for last minute items that can only be packed on moving day, such as bedding, clothes and cleaning supplies. Other supplies that will be needed will be the box tape and packing paper or bubble-wrap. Goslett says that homeowners should take care when wrapping
items in printed newspaper as it could stain the item with ink. ) Pack unnecessary items first There is no use in keeping out items that are not used on a regular basis, so these can be packed ahead of time and put out of the way. “Anything that is not essential up until the day of the move should be packed and ready to go. This will give the homeowner a good indication as to how much more needs to be packed and it will save them a great deal of time. There is no need to keep winter clothes out if the move is happening during the summer months, and duplicate items can be pared down to only the bare essentials,” says Goslett. ) Keep similar or matching items together Pack items that are used together in one box, such as an appliance and its detachable parts or book
with bookends. If a piece of furniture needs to be dismantled, place all the screws, bolts or small parts into re-sealable plastic bags or envelope and tape it to the item the corresponding item. “Another option is label each bag or envelope and place them all into one box along with accessories such as remote controls, extension cords and Allen key. Be sure to mark this box clearly so that it can be easily found,” says Goslett. ) Co-ordinate boxes by colour While the homeowner may know which box needs to go into which room, it is likely that the movers won’t. Goslett explains that an easy way to resolve this problem is by designating each room in the new home a certain colour and marking each box or item with a sticker of the corresponding colour. For example, all bedroom items will be marked in blue and
kitchen items in red. By putting a matching sticker on the door post of each room, movers will know the destination of each item or box. ) Personal and important items Goslett advises homeowners to pack a bag for each family member with all of the personal items that they will want immediate access to when arriving at the new home, such as cellphone, toothbrush or pyjamas. “It also advisable to have a box or bag that contains all valuable items that can be kept with the homeowner at all times. This box should also include important documents such as birth certificates, banking records and identity documents,” says Goslett. ) Check your insurance According to Goslett it is a good idea to phone the insurance company and check before the move what is covered by your homeowners’ insurance during the move and if you require any additional insurance from the mover. Also find out what is required in case of loss, as some insurance companies may need receipts, appraisals or photos of valuable items. “Although moving can be a stressful exercise, with the right planning and organisation it can be a far more bearable event. Knowing that you are as organised as possible to make the move as smooth as possible can make it an exciting experience that everyone can look forward to,” Goslett concludes. Real estate is a really exciting career. While we sell property, what we really deal with, is people. One of the benefits of a career in real estate is meeting people – different people – with different needs. In doing this we get into some really funny situations that bring out the lighter side of life. I remember as a green young agent of 19 my first sale was to a Dutch lady. She was rather elderly, and had a younger daughter, perhaps in her late thirties. I had an appointment to meet them to take an offer on a property and when I arrived at their home, the daughter was sun-tanning in nothing more than a G-string – completely unconcerned by my presence. I was so focused on showing them the features on the property and we entered the main bedroom and en suite – at which time I found out the wife was at home… in the shower! Needless to say we beat a hasty retreat. But we all had a good laugh afterwards. Agents endure many embarrassing moments. I recall the time one of my colleagues had to climb over a fence to gain access to a property (with the sellers consent) and split his pants. Funny if you’re watching! Or when a dog took a bite out of one of my agents’ backsides! Dogs can really be awkward to deal with. I remember a Great Dane that was being friendly and slobbered all
over the front of my trousers…. shades of Mr. Bean. Or worse still, when he did the same to my female purchaser. Selling property is a serious business – but what’s great about our line of work is that it’s filled with moments where we really connect with people. It’s hard to beat the feeling of satisfaction when you find someone their dream home, or when you succeed in selling a property and delighting your seller. Why landlords really do need professional letting agents About 10% of home sales these days are “buy-to-let” purchases by investors who intend to rent their properties to tenants. In addition, there are already thousands of existing “landlords” who own one or more rental properties. “It has been estimated that there are somewhere between 750 000 and 1 million rented homes in the formal property sector, and we would venture to say that most of those are in private hands and not owned by big organisations,” says Jan Davel, MD of the RealNet estate agency group. “However, managing such properties – and tenants – is becoming ever more complex, and there are not many private investors with the specialist knowledge or time to do so. They need help from properly trained and qualified letting agents who also comply with rele-
vant legislation and regulations.” Depending on optional services and matters related to maintenance, such an agent is usually paid around 10% of the monthly rental but, says Davel, most landlords find that this is not a high price to pay for the peace of mind that comes from having a professional manage their leases, tenants and, if necessary, properties in their absence. “The two major advantages in working with a letting agent are better tenant selection and better rent collection. Professional letting agents have access to systems and information that enable them to ‘pre-qualify’ tenants properly, so that there is a much lower risk of you ending up with a tenant that is a bad payer or likely to damage your property. “In addition, by hiring a letting agent, you put a buffer between yourself and the tenant. You don’t
have to listen to excuses, chase down rent, or be the ‘bad guy’ if it becomes necessary to evict the person living in your property. Agents also have an advantage because tenants usually realise that they, unlike the owner, are just doing their job and are obligated to enforce the lease terms. In fact many agents say that it is considerably easier to manage other people’s properties rather than their own, for this very reason.” How does one select a good letting agent? A personal recommendation always helps, but if you have to decide for yourself, you should preferably choose an agent who already manages a portfolio of rented accommodation and can provide references from other landlords. “Next you should make sure your agent is registered with the Estate Agency Affairs Board, has a trust account for clients’ money and only takes commis-
sions from landlords (not from tenants). It is also preferable that the agent or agency is a member of an established national real estate group, as it improves the chances of the agent using tried and tested management systems and complying with a number of Acts and Regulations that are specific to property letting. And of course, the fact that there is a ‘big brother’ with a corporate reputation to protect is also to your benefit.” Having chosen an agent, it is likely that you will then be asked to sign an agency agreement or “letting mandate” that covers the agent’s right to let the property on your behalf and manage it during the tenancy. “You must make sure that you read this, and do not sign it if there’s any part that is unclear or that you don’t agree with. “Similarly, you should check out the lease agreement your agent will be using. And if there are any
special instructions you want your agent or tenant to follow, put them in writing, date them and keep copies in a clearly marked file. Remember that the agent always represents the property owner (landlord) and cannot and should not do anything without the express mandate of the owner.” Once you’ve reached agreement and the agent knows what you expect, it’s time to back off and let the agent do his or her job, Davel says. “An experienced letting agent will know how to find a suitable tenant and how to check their records. He or she will also ensure that an adequate deposit is paid and react quickly and correctly if the rent is not paid promptly or if repairs are needed. An agent can only take corrective actions in terms of your mandate and a good agent will keep you informed of all relevant matters. And that is, after all, the service you are paying for.”

Brighten up your winter garden with violas and pansies One of nature’s most glorious gifts to us in winter is the sweet, fragrant faces of pansies and vilolas. These gorgeous little plants really take the bite out of winter. The main difference between the two is flower size. Pansies generally have fewer blooms per plant, but make up for it with much larger flowers. Violas have small, dainty flowers, but they are very florific. Both perform well in a sunny or partially shaded position, so planting under deciduous trees in autumn is ideal. Violas are even happy in quite shady positions, so are perfect for brightening up dull areas. Set out your seedlings 20 cm apart as soon as the weather cools and you’ll enjoy them for many months to come. Pansies and violas are suitable for the front of borders and beds, in small groups among other flowers, as well as in containers. They can survive light freezes and in mild climates bloom throughout winter and spring, often blooming right up to Christmas.

eneral Motors South Africa has announced a styling and enhanced features package to refresh the popular Chevrolet Captiva SUV for the 2013 model year. The changes include an update to exterior styling, added convenience items and an extended list of factory fitted options. Chevrolet’s Captiva ushered in a new era in design for the Chevrolet brand when it was first launched onto the international market. This was a design from a fresh and youthful design team that drew on global inputs and design cues to define this mid-sized SUV for world markets. The result was a vehicle with wellproportioned features that imparted a bold but sophisticated look. With seating for seven and comprehensive safety features including six airbags – driver and front passenger frontal and side protection plus curtain side protection. Add to this a comprehensive list of electronic driver aids including ABS, and Vehicle Stability Control and the Captiva presents itself as an ideal family transport solution. Building on this proven formula Chevrolet has continued to update the Captiva with contemporary styling enhancements with the latest iteration available at Chevrolet dealers from the second week in June. Styling tweaks across the Captiva range of 2.4 LT FWD (Front Wheel Drive) manual and automatic and the top of the range 2.2 LTZ AWD (All Wheel Drive) models include a fresh treatment for the front bumper, fog lamp surrounds and grille. At the rear the update includes a revised rear bumper, and exhaust out-
lets. Tail-lamps are now more attractive, reliable and longer life LED units. All three Captiva variants now feature a “Touch-Pad” lift gate mechanism and passenger seat belt warning. Dual-zone climate control air-conditioning is standard on the 2.2 LTZ AWD model and available as a factory fitted option on the 2.4 LT manual and automatic models. The 2.2 LTZ now has keyless entry and push button starting as part of the Passive Entry Passive Start (PEPS) feature. Also included in the specification of this top line model are illuminated door-sill covers that highlight the Captiva name. GWM Steed 5: A worthy contender? FRANS LE ROUX Great Wall Motors, better known as GWM, is a Chinese manufacturer that's been ruffling the South African market since 2007. The company started off, like most, not being trusted or supported by brand loyal consumers. Well, that was then, this is now. And boy how things have changed for GWM. According to reports, GWM is one the fastest growing automotive brands in the world. GWM now offers buyers a vehicle in most segments. From a small city car, the C10 to a full-house 7-seater Hover H5. I recently drove their top-spec 4x4 diesel bakkie, called the Steed 5 2.0 VGT. Let’s start with the most im-
portant part first - the price. At R 264 900 this bakkie is really good value for money. The Steed uses their latest, independently developed 2.0 4-cylinder turbo diesel engine which produces a respectable 110 kW and 310 Nm. Coupled with a adequate 6-speed manual transmission, the Steed is starting to make more sense. There is however a old saying, “You get what you paid for”. This is to a certain extent true. You do not get the decades of reliability or the millions of followers manufactures like Toyota or Ford have. But you do get “bang for your buck”. Step up to the Steed, and you are rather surprised by the exterior looks. The Steed is by no means ugly and GWM have gone about their design to try and deliver two distinct looks. For one, they are gunning for
a share in the luxury bakkie segment. Then secondly, they tried to build something that will last and look rugged on a dirt road. GWM have succeeded in not building a plastic, noisy or revolting bakkie. In the front the Steed has traces of the legendary Isuzu KB. At the rear, break-lights also look much like KB features. Chrome mirrors, and after-market rollbar, crashbar and running boards do look the part. Open the door, and this is where another few surprises await. Full leather seats, leather bound steering wheel, airbags, front loader with mp3 and even electric mirrors. These are all things that one would normally not find inside a Chinese vehicle. The front seats offer little side bolstering while the rear seats are just a bit too upright. Especially on those long road trips, I think the
rear seats could become a problem. A multi-function steering wheel is a nice touch. The 4-wheel drive system is also operated from the central dash with three switches. A clever system which you can operate while driving (at low speeds). I drove the GWM on various road surfaces and was surprised with the ride quality. The ride was not too firm for my liking and after covering some serious rutted roads, the GWM survived with ease. Even while doing hi-way speeds the suspension setup worked well. No harsh jolts or rattles were felt on my journey. Fuel economy was satisfactory thanks to the availability of the sixth gear. Ten kilometres per litre was my average consumption with 12 being in reach if driven carefully. GWM will also be launching their
new Steed 5 single cab, which will boast the new diesel engine which my doublecab uses. It should be a very well priced alternative if you are in the market for a singlecab workhorse. Let’s be honest I have a few problems with the Steed. The gear-lever is to low down in the centre console, the steering feel is very light when turning in. Rear headroom and seats will take some getting use to. But with a three year/100 000km warranty, GWM does back their product proudly. And at this price, all these little imperfections are easy to live with. Rivals in this category include the Mahindra Scorpio, Nissan NP300 and the Foton Thunda. Amongst these the GWM is a very good alternative.

Best-seller Etios gets a make-over QUICKPIC Racking up a total of 24 523 sales since its launch in May 2012, the Toyota Etios is now firmly entrenched as a best-seller on the South African market. To celebrate this one-year milestone, Toyota has introduced a raft of upgrades for 2013. There are detailed alterations in the “fine print”, most of which focus on giving the 2013 Etios a more quality feel. Up front there is a new grille design; as before it remains black for the Xi models while the Xs models get a chrome finish. Other visual tweaks include body colour door mirrors and handles across the range (currently Xi models have black colour coding) as well as a new exterior mirror. Not only is this feature aesthetically more flattering but the new design also enhances aerodynamic performance. The rear end has also been refreshed, courtesy of a new tail lamp design for both the hatch as well as the sedan. Open the doors of the top-end Xs model in either hatch or sedan and you’ll notice that substantial improvements have been made in the seating department. The front seats have height adjustment for the driver’s side, additional cushioning, lots of under-thigh support and feature adjustable headrests. (The all-inone front seats with integrated fixed headrests remain on the Xi models.) Another nice-to-have feature that has now been incorporated onto the

standard menu for Xs variants is the auto up electric window function on the driver’s door. Move to the rear and again, you are greeted by a new-found plushness thanks to a re-profiled seat design. In addition, the rear seats get bigger fixed headrests. Other items that lift the ambience on both Xi and Xs grades include the icy blue back lighting for the central instrument cluster. There’s also an all-new 2DIN Toyota audio system fitted as standard to Xs models. It’s worth noting that Xi variants now get pre-wiring for door speakers as well as instrument panel speakers. An antenna pole is a standard fitment across the range. The ventilation controls on the Xs grade have been replaced by solid knobs that have chrome finishing and a pleasantly tactile feel. Ford Everest: More comfort and safety QUICKPIC The Everest is designed to be the ultimate recreational vehicle with the comfort and safety features required of a family car and the off-road competencies of a Sport Utility Vehicle (SUV). A number of upgrades have recently been made to the Everest resulting in an even more appealing package. The seven-seater SUV boasts bold styling that has been further enhanced.
