Paarl market performs well When a property marketing franchise which is part of a group with just over 200 such franchises is rated third in the Western Cape and fifth in the group’s national rankings for March 2013, obviously something is going on there. This was said recently by Tony Clarke, managing director of the Rawson Property Group. The franchise to which he was referring was the group’s Paarl operation. “The Paarl group’s performance is especially remarkable because Paarl is a country town in which one would not normally expect sales to be on a par with those of the highly

traded, more densely populated, urban suburbs,” said Clarke. Lizette Joubert, the Rawson Property Group’s franchisee for Paarl, said that her ranking in national placing bears out what she has long claimed would be the case, namely that Paarl is a residential district “whose time has now come”. “In the eight years that I have owned the franchise in Paarl, we have never seen prices drop, despite now having 200 homes on our stock list, nor have we ever quite had enough stock to meet the demand. Right now that is very much the situation, with the result that in the lower and middle brackets prices are now rising at between 5% and

7% per annum and sales are on average being achieved within 27 days and within 9% of the asking price, whereas previously the average was closer to 15%.” Although there is a growing interest in top priced homes, said Joubert, most of the “action” is still in the middle and lower priced brackets. Altogether 42% of her franchise’s sales this year has been in the R1 million to R1,5 million bracket and 45% in the R600,000 to R1 million bracket. The remaining 13% was, however, above R2 million and Joubert believes this proportion is likely to increase from now on. First-time homebuyers, she add-

Why buying property is a good investment Why buy property? It’s an important question that needs to be answered before you take the plunge. The first reality to consider is that you have to live somewhere. That gives you two options: rent or buy. There is no doubt that if you rent, it will almost always cost you less to enjoy the benefits of a property than it will to purchase the same property. Initially. If you take the cost of rental versus the cost of ownership over 20 years though, there is a very different picture. Rentals usually escalate on an annual basis at anything from 5%–10%. So as times goes on, it will cost you more to rent, while your bond instalment will remain more constant and could even drop if interest rates drop. At the end of 20 years you will own a property that will be paid off (or 25 years, depending on the term of your bond). If you rent, after 20 years you will have nothing to show for the 240 monthly rental payments you made. Nothing. If you have purchased property, you will have a valuable asset that is 100% paid for. You acquire an asset that increases in value with a liability that decreases – and the gap between the asset value and your debt is your wealth. Sounds like a no-brainer to me. Are there other investments that could

give you a better short-term return on your capital? Most definitely. Property is not, and has never been, a short-term investment. But there is a significant difference between property investment, and other investments. If you were, for example, to purchase shares or equities, you would have to invest cash – banks won’t lend you money to make the investment. When you purchase property you can gear it – which means you can borrow from the bank to purchase, even up to 100% of your purchase price. And therein lies the big difference: the ability of an investor to use the banks’ money to acquire an asset that grows. While the investor does have to service the debt, the total gain on the investment is for the benefit of the investor. There are some other benefits to owning your Talking Property own property. Not to be doc­Davies underestimated is the psychological benefit. It is very satisfying to own your own home. You can improve it as time goes on, and you will benefit both

in terms of the use of the property, and the future return on investment. When you own property you are obligated to make the monthly payments – so it’s almost like forced saving. Sellers are mostly very realistic now, having adjusted their expectations and taken the market into consideration. So now is a great time to buy. In addition to this, banks are looking at finance applications more favourably, especially if you have a deposit. So before you enter into another lease agreement, why not have a look at properties that may work for you. South Africans like large cars. We have a undying love for all things SUV. Just think of the massive sales in the bakkie segment, the gigantic figures of MLs, X5s and Range Rovers sold. This is Hyundai’s third offering of their spacious, well equipped and most importantly, well priced Sante Fe. Resting on the success of its predecessors, the Sante Fe has a loyal following amongst fans. One gets the sense that the new car wants to steal buyers away from other German SUVs. After testing it for a few days, I can honestly say it is a brilliant vehicle. Having driven the previous model extensively and on long trips, the new car is in a league of its own. Starting with the overall shape and design, in this size I think it is the best looking Hyundai on the market. From every angle, one feels that the metal was purposefully moulded to entice your visual senses. The front, with its angular lights, large grille and low bumper, just

oozes masculinity. At the back things are a bit more subdued, but it retains a bold stance. The Sante Fe has gone on a diet, with all its dimensions being smaller than the outgoing model. The roof-line is lower and the boot smaller. This is by no means a bad thing as it adds to its youthful appeal. The interior is another step up. I have tested a few new Hyundai’s, and like the rest of the brand, this has vastly improved. From the leather-clad dashboard to the silver and black facia, everything has its rightful place. The blue light info screen does look somewhat dated in such a modern SUV. The black leather gear lever feels like a quality shifter. The seats are wonderfully comfortable and the rear legroom is ample. The access height at the boot when loading cargo, won’t be a problem for the average person. While driving the Sante Fe, I was astounded by the way it effortlessly went about doing its business. From the super smooth 6-speed auto gearbox to the quiet 2.2 litre 4-cylinder diesel mill, everything just works, and works well. I drove close to 500 kilometres on various road conditions and I can proudly say that the Sante Fe passed with flying colours. I was, however, sceptic about how the car would fare on rough rutted gravel roads. It does not have high ground clearance and the front bumper sits low over the road. On a bad stretch of 30 kilometres gravel road, I didn’t once experience the suspension bottom out. It just soaked up all the bumps, glided over rocks and cushioned its way

This beauty is powered by a third generation diesel engine and is rated at 145 kW/436 Nm. For such a relatively small engine, it packs a mighty punch. Acceleration is brisk with 0100 km/h taking only 9,8 seconds. Fuel consumption is admirable with my average being 8 L/100 km. Overtaking is effortless with the huge amount of torque on offer. While cruising at 120 km/h, the rev counter hovers just above

2 000 rpm. As I previously stated, the SUV market is an extremely competitive segment. The Sante Fe does not quite fight it out with the likes of the bigger Germans, but rather the medium-sized competitors. Audi’s Q5 and BMW’s X3 are priced to compare with the Sante Fe. Although in sheer size, the Korean thumps its opposition. Prices start at R 444 900 for the Premium (2WD) and continue to rise towards R 524 900 for the Elite

(AWD). A comprehensive service plan includes 5 year/90 000 km and a 5 year/150 000 km manufacturers warranty. Service intervals are set at 15 000 km and roadside assistance is included for 5 years/150 000 km. This was honestly the first Korean car I truly found hard to fault. Everything in this package works, and it does so very well. If you take the good fuel consumption, smooth ride, gearbox and the overall look of the car, you are left with a brilliant vehicle.

Scientists and students from the University of Johannesburg, the South African National Biodiversity Institute, University of Pretoria and University of Cape Town spent a fortnight in April visiting several floristically interesting sites in the extremely arid Gariep and Upper Nama-Karoo regions of the Northern Cape. Highlight of the 2013 Toyota Enviro Outreach, the fifth in the annual scientific study programme that seeks to safeguard South Africa’s natural wealth and reduce biodiversity loss, was the discovery of a rare species of plant last seen seven years ago. Their common purpose was to document and DNA barcode the flora of the region. During their visit they collected more than 500 individual plants representing 400 species. They found a few plants they did not expect, like the new species of Trachyandra discovered in the Gamsberg Mountains near Aggenys and Eragrostis sarmentosa, collected at Raap en Skraap, which is the first distribution record for this species in the area. When the tiny Trachyandra bulb was first discovered in 2006 there were no photographs taken or samples gathered to support the finding. Consequently it could not be recognised as a new species. The sample gathered during Toyota’s Enviro Outreach will now be used to confirm the authenticity of the new species and

this will be added to the 100 or more new species found annually in South Africa. “It will be exciting to follow the classification process and to know that Toyota Enviro Outreach played a significant role in this achievement,” said Prof Michelle van der Bank of the African Centre for DNA Barcoding (ACDB) in the Department of Botany and Biotechnology at the University of Johannesburg, who was the lead scientist on the project. The team of scientists will now spend the next few months sorting, identifying and DNA barcoding their plant collections. The project forms part of the International Barcode of Life Project (iBOL). All the data generated will be uploaded on to the Barcode of Life Data Systems (BOLD), an online informatics platform, where it will become part of a growing reference library of DNA barcodes for South African plants and animals that will be freely available for use by the broader scientific and amateur naturalist communities. “On behalf of the scientific team and our partners from the International Barcode of Life project I wish to express my deep gratitude to Toyota South Africa Motors for providing a fleet of vehicles and the unique opportunity through the Toyota Enviro Outreach to collect samples for DNA barcoding and to document the flora of the Northern Cape, where access is usually difficult if not impossible,” said Prof Van der Bank.

The debut of the F12 Berlinetta in South Africa adds the finishing flourish to an all-new range of 12-cylinder models that, in the space of just four years, has achieved the objective of offering different Ferrari’s for different Ferraristi. The F12 Berlinetta matches ever increasing power outputs with greater efficiency resulting in reduced fuel consumption and emissions by an impressive 30%; achieved through in-depth, 360-degree research into all vehicle systems – engine, aerodynamics, tyres, brakes and ancillaries. The F12 Berlinetta boasts ideal weight distribution (54% over the rear axle) as well as a lower centre of gravity that is further back in the chassis. The spaceframe chassis and bodyshell are completely new, and now incorporate no less than 12 different aluminium alloys, some of which have been used for the first time in the automotive sector. New assembly and joining technologies were also adopted in its construction. This has allowed the car’s overall weight to be kept to just 1 525 kg and has maximised its performance efficien-

cy with torsional rigidity boosted by 20 per cent. The new, 200-bar direct-injection 6262cc 65° V12 engine delivers unprecedented performance for a naturally-aspirated 12-cylinder. It punches out a maximum of 544 kW at 8250 rpm, with a specific power output of 87 kW/l and maximum revs of 8700 rpm – record figures for this type of engine. Responsiveness and strong pick-up is guaranteed by maximum torque of 690 Nm, 80 per cent of which is readily available at 2500 rpm. Aerodynamics play a major role, and a host of innovative solutions

have been discreetly integrated in the F12’s styling. These include the Aero Bridge which, in a first, uses the bonnet to generate down force. The result of these interventions is that the F12 Berlinetta has the highest overall aerodynamic efficiency of any Ferrari ever built (a value of 1.2 which is double that of the 599 GTB Fiorano) with downforce of 123 kg at 200 km/h and a Cd of just 0,299. The result of collaboration between the Ferrari Styling Centre and Pininfarina, the F12 Berlinetta features harmonious and balanced proportions. It is a truly original, innovative coupé with all of the signature features of an authentic Ferrari 12-cylinder. Clothed in sleek, aggressive lines, it offers superb occupant space and comfort despite its relatively compact dimensions. The rear is characterised by a modern, functional reinterpretation of the Kamm tail which seamlessly integrates the two vertical fences of the rear diffuser. The resulting, original T-shape also incorporates two full-LED circular tail-lights and the clearly F1-inspired rear fog light. The F12 Berlinetta’s technical specifications are completed by the very latest version of the carbon-ceramic braking system (CCM3), a further evolution of the magnetorheological suspension (SCM-E) and the latest development in electronic vehicle control systems (E-diff, ESC, F1-Trac, and high-performance

ABS). All controls are integrated in a single, fast-responding CPU featuring new model-specific software. With a Fiorano lap time of just 1’23’’, 0-100 km/h acceleration in 3,1 seconds and 0-200 km/h in 8,5 seconds, the F12 Berlinetta is the most high-performance road car in Ferrari history. Over and above sheer performance, however, it stands out for its nimble and responsive handling and unparalleled driving involvement even at lower speeds, a feature normally reserved for mid-rear-engined cars, whether on the track or on the road. The car’s Frau leather interior is completely new. It highlights the balance of advanced technology – in the form of the human-machine interface which places all controls within easy reach of the driver – and sophisticated, handcrafted detailing, both of which are intrinsic to Ferrari’s DNA. Demand for Peugeot cars buoyant in South Africa Despite softening demand for new vehicles, sales of Peugeot passenger and light commercial vehicles continue to show positive strides. The French auto maker recorded a total tally of 411 units in March 2013, representing an increase of 17 % on February levels. The trend is mirrored when comparing year-on-year sales, with Peugeot SA’s yearto-date sales for 2013 showing an increase of 17,7% on the same period last year. The achievement is all the more significant against a backdrop of slowing industry sales. Overall demand for new vehicles in South Africa rose by a modest 3,3 % in March, compared to February this year, and was actually down 2,8% on March 2012 levels. Year to date, industry sales were up 4,1 % compared to 2012. Driving Peugeot’s sparkling sales performance was the growing demand for the compact 208 – among the first of a new-generation of B-segment hatchbacks to reach local shores. The newcomer’s arrival in the latter part of 2012 coincided with increasing interest in more compact and more economical cars that still provide high levels of sophistication and a satisfying array of standard features. As a result, market acceptance of the 208 has been positive, both in SA and globally. Internationally, February sales (with 20 700 registrations) confirmed the Peugeot 208 as leader in the hotly contested European (29 countries) B segment hatchback category, which it had conquered in December 2012. The range is due for further expansion

with the release of the high-tech 208 GTI variant, launching in South Africa during July, which is expected to add further momentum to demand for the hatchback. The improvement in the French brand’s sales locally has also been positively influenced by Peugeot’s unwavering commitment to the SA market, with a particular emphasis being placed on upping sales and after-sales service levels. Debut win for Toyota’s improved Yaris S2000 rally car QUICKPIC Leeroy Poulter and co-driver Elvene Coetzee won four of the seven special stages at the recent Ocean Basket Rally in Port Elizabeth. Team mates Gemmell and Carolyn Swan won one stage. Third were Henk Lategan and Barry White in a factory Volkswagen Polo. “This was not about winning a regional rally, this was an important opportunity for us to test the changes and improvements we’ve made to the rally Yaris in preparation for the next round of the South African rally championship, the Toyota Gauteng Dealer Rally on May 31 and June 1,” said Castrol Toyota team principal, Glyn Hall. “Winning this rally and finishing 1-2 ahead of the three factory VW Polos in their own back yard was a bonus. We needed to test the cars under proper racing conditions and the regional rally provided these.”

Both Poulter, currently second in the SA championship, and Gemmell, who is sixth, were happy with their cars and reported that the new developments worked well. “There is a definite improvement in performance,” said Gemmell. Poulter was full of praise for the team. “This is a great result for the team who have worked really hard to get the brand new Yaris rally car to the level it’s at in just its third event. We’ve made great progress and this give us a lot of confidence for the next round of the national championship.” Toyota motorsport acknowledges its sponsors and specialist, official supplier and technical partners. This principle has subsequently made Land Rover famous around the world since production began in 1948. “HUE 166” was the very first Series I Land Rover, affectionately known by many as “Huey”. To celebrate 65 years, the debut of a Special Edition Defender – the LXV (65 in roman numerals), will be launched. The Defender evolved from the original Land Rover in 1990 and this iconic family of utility vehicles – Land Rover Series I, II, III and Defender – has now sold in excess of two million units. Available in five different body styles, the LXV is based on the standard Land Rover Defender which is equipped with the 2.2-litre diesel engine and 6speed manual transmission, producing 122PS@3,500rpm of power and 360Nm@2,000rpm of torque. This striking Special Edition sports 16-inch Sawtooth alloy wheels and comes in Santorini Black or Fuji White with contrast Corris Grey roof, grille and headlight surrounds and facia. The interior boasts exclusive full leather seats with LXV embossed front headrests and unique orange contrast

stitching on the seats, steering wheel and centre cubby compartment to complement exterior LXV decals. An optional union flag decal can be located on the rear of the vehicle.
