Harcourts Platinum reaps top awards At the recent Harcourts South Africa conference held at the Wild Coast Sun, Harcourts Platinum was recognized for outstanding performance at their national awards ceremony.

“The 2012 / 2013 year saw phenomenal growth for our office,” says principal Steve Caradoc-Davies. “We grew from 14 to 20 sales agents and experienced a significant increase in our sales volumes.” Harcourts Platinum has been extremely active with their development sales, with Somerset Country Estate virtually selling out, and Kelderhof Country Village making record sales. I offer two things: efficiency and cost effective technical service. I then back my company with a one year warranty, as long as the problem is code related.” Electra-Bug’s phone numbers will remain the same and they will still be operating from the premises in Bright Street, Somerset West. “I am excited about the years ahead and look forward to being of service to you. Stable interest rate welcomed The decision by the Reserve Bank’s Monetary Policy Committee to retain the repo rate at 5%, is welcome news for the stability of the property market, says Seeff Chairman, Samuel Seeff. Despite the renewed economic uncertainty and downward economic growth adjustment since the second half of last year, one continues to see stable trade with about 18 000 to 20 000 monthly deeds office transactions. There is an overall positive mood

within the market and, especially during the first half of this year, Seeff branches have reported increased buyer sentiment and activity. While the wider macro-economic landscape is still not conducive to a real recovery, the market has settled into a new normal. Overall consumer indebtedness has reduced since 2007/2008 and the banks are more willing to grant loans, although the high levels of consumer debt still constrains overall sales volumes.

This notwithstanding, there is life in the market and well-priced properties are selling, with stock shortages becoming a reality in most of the major metropolitan areas, he says. Buyers should not sit on the sidelines for too much longer; for those who can, now is the time to buy. While a rate hike towards the latter part of the year is probably inevitable, Seeff says, that even at a 1% increase, mortgage finance is the cheapest in more than 30 years. For ordinary home buyers, this means

that there are significant savings to be had right now. According to FNB’s most recent house price index, average prices are on the whole down by about 20% since 2007/2008 and this, combined with the low interest rate, makes it an ideal time to buy. Even in the primary residential sector, conditions continue to favour buyers and there are good deals to be had. Those looking to acquire a second holiday or investment home will find unmatched value in the second-

ary coastal markets on the South and West Coast and on the Garden Route. If you are in the market for a countryside getaway, you may find even better value in some of the most beautiful towns and villages scattered across the country. While one would need to wait for overall economic sentiment and macro-economic fundamentals to improve, the market seems to be gaining momentum and for now, it remains business as usual with sellers and buyers doing good business on a daily basis.

The difference between turnkey and plot-and-plan Buyers these days have a number of options open to them when purchasing certain developments. It used to be the case that, in most cases, a buyer could purchase a plot, or a plotand-plan. A few years ago, with the reduced funding appetite from the banks, developers introduced a turnkey sale which the banks were very receptive to. However, there are some fundamental differences between a turnkey and a plotand-plan sale, which need to be understood. The conventional plot-and-plan sale meant that a buyer would purchase a plot, have plans drawn up and a building quote, and submit to the bank for finance. Once finance is approved, the buyer takes transfer of the plot and enters into a building contract with a builder. As the building progresses the builder is paid out in stages, or draws, either by the buyer or the bank, until the property is completed. The benefits of such a purchase are that the buyer can build the house he wants according to his budget, with the finishes he desires. The negative is that the buyer has to carry to cost of servicing his bond while the property is under construction, which could be anything between 4 and 12 months. In addition to this, the buyer has to deal directly with the builder, handle the payments, deal with issues, and carry the risk of delivery – in other words, it’s up to the buyer to manage the whole process. A few years ago the banks took a conservative approach to plot-and-plan fi-

nance applications, mainly because of the delivery risk, and in many cases only offered finance up to 80% of the total building and land cost. In order to appeal to buyers who required a higher loan-to-value bond, and who wanted to avoid the stress of building, some developers, on the advice of Harcourts Platinum, introduced a turnkey product. The turnkey product consists of a range of pre-designed homes with plans already approved by the municipality. The buyer selects the property he wants and signs a contract to purchase a completed home where he has a choice of finishes from the range provided, but where no changes to the plans can be entertained. The benefits of a turnkey product are that the developer funds the entire building process, deals with all building issues, and delivers a completed product to the purchaser. The buyer only pays for the property once it is completed, thus removing any delivery risk for the purchaser. This has proved an extremely popular option to many buyers in developments marketed by Harcourts Platinum. The main difference is that buyers cannot change the pre-approved plans, and need to restrict their finishes to the range the developer offers. However, the benefits of not having to fund the construction or deal with building issues means that a buyer gets a brand new home, with the finishes he wants, without any of the stress associated with building.

The real value of real estate is stable family life and neighbourhoods There has been so much said since the financial crisis overtook the world in 2008, about property as a good or bad investment – so much analysis, discussion and dissection – that there is a danger of forgetting that what the real estate market is really about is the individual, human benefits of home ownership. So says Berry Everitt, MD of the Chas Everitt International property group, who believes that it’s time to re-focus on these benefits, “the first of them being, as shown

in many studies over the years, that homeowners are happier in their homes and in their neighbourhoods than tenants. “According to Habitat for Humanity, for example, homeowners only move every eight years, on average, while the average length of stay for tenants is only two years.” Writing in the Property Signposts newsletter, he says the second benefit, and probably the most important for those with families, is that the children of homeowners have been shown to do bet-

ter in school, have more chance of obtaining a tertiary qualification, have less problems with alcohol or drugs, and earn more in their own adult lives than the children of those who remain tenants. “This is probably not that surprising, since home ownership also provides social stability and makes for better neighbourhoods. Those with a longer-term stake in their area are of course more likely to participate in local organisations and work for the good of their community through schools, chur-

ches, blockwatch and ratepayer associations. They are also more likely to garden!” And generally, Everitt says, neighbourhoods with high rates of home ownership will “give back” to those owners in terms of lower crime rates, better schools, more demand in future from homebuyers and higher property values. “Which brings us back to finances – but not just to the cold ‘investment value’ of property ownership. “There is a warm truth to the fact

that homeownership, unlike tenancy, enables individuals and families to create wealth with which to better their own lives and those of the people they care about. “Just by paying off their home loan (instead of paying rent) they can build up equity that can then be used to educate children, start a new business or provide for their own retirement – all prospects that are much more ‘real’ and enduring for most prospective homebuyers than the possibility of making a killing in the next property boom.”

It was about time. BMW’s crisp new 1-Series did what it could until Merc’s hotly anticipated A-Class pitched up and recent A3 sales reflect this. Developed on VW’s accomplished MQB platform of Golf 7 fame, the cool Bavarian and fashionable Benz may now have a fight on their hands. Visually, an A3 is the sensible, sober, sophisticated choice. Its clean lines and slanted lights have an air of elegant simplicity about them; which also typifies the interior. The updated MMI interface is based on Audi’s MIB (Modularer Infotainment Baukasten) platform, which transcends models more easily. The Sportback has a 35 mm longer wheelbase to take those rear doors and create extra space at the back. Boot space grows by 30 F and the rear overhang is a bit longer. By using aluminium and other weight-saving materials, the new Sportback sheds about 80 kg over preceding models. What else can one say about the new A3 Sportback? Let’s see: just like the 3-door A3, it is available in S, SE or Quattro trim with escalating specifications. Engines are also identical with 1,2, 1,4 and 1,8 turbo-petrols as well as a 1,6 turbo-diesel. The 1.6 TDi produces 77 kW and 250 Nm, achieving 0-100 km/h in 10.9 seconds and a top speed of 195 km/h. Average CO2 output is just 99g/km and fuel consumption 3,8F/100 km.

QUICKPIC The all-new Range Rover Sport has been confirmed as the official Pace Car for this Sunday’s 91st running of the Pikes Peak International Hill Climb. Known as the Race To The Clouds, the annual event on America’s Mountain in Colorado,USA, is famous for its spectacular location and unforgiving nature, with much of the 12,4 mile course lined by sheer drops down the mountainside. As the course-opening car, the Range Rover Sport will revisit the scene of its own record-setting run earlier this month, when it powered to a new best time up the hill for a production-standard Sport Utility Vehicle and broke the long standing record for any type of production-standard vehicle. The Range Rover Sport negotiated the 12,42 mile course, which has 156 corners and ascends from 9,390 feet (2,860 m) above sea level to 14,110 feet (4,300m), in just 12 minutes 35,61 seconds – an average speed, from a standing start, of 59,17 mph (95,23 km/h). The record was set in a Range Rover Sport powered by a 510PS 5,0 F supercharged petrol V8 engine, the vehicle altered from production specification only in the fitment of a roll cage and harness seat-belts to meet racing safety requirements. On the record run, the Range Rover Sport was driven by Pikes Peak specialist Paul Dallenbach. This Sunday, the Pace Car will be driven by veteran motorsports competitor and official Gay Smith, of Colorado Springs. Smith was the 1974 Rookie of the Year on Pikes Peak and has served on the event’s Board of Directors for 20 years. This year’s Pikes Peak International Hill Climb has attracted 157 competitors (70 cars and 87 motorcycles), with drivers and riders from 16 nations. The entry is headlined by World Rally Champion Sebastien Loeb.
