CAPE DUTCH HOMESTEAD ON THE SLOPES OF THE HELDERBERG

Farm for sale in the Winelands

Pam Golding Properties (PGP) believes it presents an exciting opportunity for winemakers to reinvigorate an acclaimed brand, and to acquire a superlative country lifestyle. Cordoba lies on the slopes of the Helderberg Mountain, and the 86 ha farm has uninterrupted views of both False Bay and Table Mountain. The property is on the market exclusively through PGP, priced at R55 million. PGP agent Chris Baker says Cordoba enjoyed a short but successful season of production in the late 1990s and early 2000s. “Their signature wine, Cordoba Crescendo, achieved instant five-star status in the Platters guide for its maiden vintage in 1995 and is still highly rated by wine connoisseurs as a Bordeaux-style blend dominated by Cabernet Franc. Its last vintage was produced in 2004, and since then, the

wine operations on the farm have been dormant. But the large winery, including the entire wine-making infrastructure and high-quality vineyards, remains in place, ready to be reawakened to production.” Currently the farm has 14,15 ha under vines, including Cabernet Sauvignon, Merlot and Cabernet Franc vineyards. The elevated location on the slopes of the Helderberg means that the vines enjoy high quality clean air and rich soil, and are cooled by sea breezes, creating an ideal growing environment with a prolonged ripening period. The farm’s sizeable and reliable water supply includes 14 ha of allocation from the Theewaterskloof scheme, as well as the farm’s own 8 million gallon dam, a cement reservoir and a borehole, producing 19 000 litres per hour. Additional facilities include a 727 m state-of-theart wine cellar with a capacity of 200 ton, a tasting centre, reception area and office space. Baker says the farm also offers a variety of accommodation, including the main manor house which

The thatched Cape Dutch home is shaded by huge oak trees, and was fully restored and modernised several years ago. It has four bedrooms and four bathrooms plus an additional attic bedroom, spacious living areas and a kitchen with separate scullery and laundry. Garaging is provided for four vehicles, as well as staff quarters and a swimming pool. Also on the property is a winemaker’s house with three bedrooms, two bathrooms, a lounge/dining area and kitchen, as well as its own garage and carport. A further two guest chalets offer a single bedroom, bathroom and lounge, one of them also equipped with a kitchenette. In addition to these homes there are 15 fully serviced labourers’ cottages, a large shed for vehicles and implements, a workshop, wine storage shed and community hall measuring

rea,” says PGP’s area manager for Stellenbosch, Louise Varga. “For example, a 10 ha vacant erf next to Cordoba recently fetched R17 million, or R1,7 million per hectare. Prices of R1,5 million to R1,7 million per hectare are regularly being achieved for small lifestyle properties nearby, and those with significant homesteads or other improvements can fetch even more. For example, a 3 ha property with a large house, located just below Cordoba, recently sold for R22 million. Given the high quality of the plantings, facilities and accommodation on Cordoba, not to mention the value associated with the existing brand, the property is extremely well priced for the current market.” To view Cordoba, or for more information, contact PGP agent Chris Baker on 021 887 1017, 083 407 5024 or chris.baker@pamgolding.co.za.

over 200 m². The old stables of around 200 m² are now used as additional storage, but could be converted back to equestrian facilities. Baker says the property consists of five title deeds, which makes it attractive to a wider-than-usual range of potential buyers. “First and foremost, this farm will appeal to winemakers who want to produce exceptional wine and live in pristine surroundings,” he says. “They will certainly see the value in the farm’s high quality grapes and facilities, and in the opportunity to build upon the existing Cordoba legacy and bring the brand back to the market. Alternatively, the property could be purchased by a syndicate of buyers, or by an owner who might then choose to sell off some of the separate title deeds.” “Small parcels of land tend to fetch high prices in this sought-after a-

Five reasons for buyers to move swiftly So you’ve started hunting for a suitable property. As a purchaser, you first scour the newspapers for suitable properties, making a short list of the ones that may work for you. You then view more detail of these properties by accessing them through their web reference numbers on the agents’ websites. In addition to this, you search through agency websites and national property portals to see what other listings may be of interest. Having researched the details of these listings such as location, accommodation, condition and pricing, you then make a short list of properties you actually want to view. You go about setting up appointments with the various listing agents and also plan to visit show houses over the weekend. What do you do, though, when you walk into a property and it looks like a viable option? Do you wait, and shop around, just in case there is something better around the corner? Perhaps you’ve just started your house-hunting – do you buy just yet? Here are some points to consider that may influence what you do: 1. Having made a list of requirements, does this listing tick most of the boxes? If it ticks 70% or more of the boxes, then this is a listing to seriously consider. It’s highly unlikely that you will find the perfect house – so if it’s close,

SCOOP TEST: 206 KW ON THE FRONT WHEELS

Pure power with Opel’s new Astra OPC FRANS LE ROUX I am, much to the dismay of my mother, at a stage in my life where all my friends drive fast cars. Fast hot hatches are still their preferred vehicle and to be honest nothing excites me more than the prospect of testing a new hot-hatch. And they don't come any hotter than Opel’s mind bending, sensory overloading OPC. Every single detail on this car makes me grin from ear to ear. That feeling of excitement when I first saw it is indescribable. Long before I eventually turned the key, I knew that this was going to be an epic journey. I have driven a few hot hatches in my short life, but none have blown me away as much as the OPC. The interior is a great place to be. From the superior body-hugging sport seats, to the thick leather-clad steering wheel – everything has its place. The OPC is suppose to be a two door coupé which can seat four adults, but I found the rear cramped. Not only with limited legroom but due to the sloping roof, headroom was limited for some taller passengers. The central console however is a bit busy. The switch gear was easy to operate, but there are just too many buttons and switches. Everything from climate control to audio settings and even heated seats, are controlled from the centre console. There are so many curves and lines on the OPC that I would imagine that this could be an engineers exotic dream. The LED-lights in the front combine nicely with the xenon’s. At the back things look even more aggressive. Massive twin tail pipes are the main focus point. These same exhausts deliver a hair

When you get to grips with launching the beast, you should reach the 100 km/h mark in 6 seconds. raising aural symphony when your right foot is planted. In fact when the OPC button is pushed, it lets out a roar that is out of this world. Once you hear the sound for the first time, there is no going back. The accelerator begs you to just stomp on in. The ride is firm because of the massive wheels fitted to the OPC. A full 20 inches are wrapped in 245 mm rubber. The suspension is perfect and the way the OPC goes around corners

is just fantastic. The levels of grip is endless. Opel fitted a tricked out limited slip diff which keeps you on the road and gets the mountains of torque to the front wheels. Power from the 2.0 F 4-cyclinder turbo engine is rated at 206kW/400 Nm. When you get to grips with launching the beast, you should reach the 100 km/h mark in 6 seconds. In gear acceleration and overtaking is a breeze thanks to the mountains of torque on offer. The hatch market is one of the

most competitive segments in our country and manufacturers do their utmost too attract potential buyers. With solid performers such as the VW Golf GTi, Ford’s fiery Focus ST and Renault’s manic Megane RS, the OPC is up against stiff competition. What Opel have done with it’s OPC, is use it as a show piece of just what the company is capable of. If you take a look at the complete Astra range, you will see that loads of OPC-inspired bits have trickled down to other models. This makes

one think why other manufacturers would charge a hefty premium for their products, if you compare them to the Astra range’s pricing. The OPC has a 5 year/120 000km warranty and roadside assistance, as well as a comprehensive 5 years/90 000km service plan. At R 435 000, the OPC is certainly not cheap. For the price however you do get a no-holes-barred, individualistic fire breathing animal that will certainly make you stand out from the crowd.

“My vrye tyd bring ek met my vennoot Polla Erasmus by Access Auctions deur. “Enige kliënt is altyd welkom om by my in te stap met klagtes of pluimpies. Ons wil u dien soos ons sê: ‘Cars looking for good homes’,” sê Bekker.
