NATURE’S VALLEY, SOMERSET WEST
Ideal suburb for family living The suburb of Nature’s Valley is one of the most exclusive in Somerset West, located close to historic wine estates such as Vergelegen, Fleur du Cap and Lourensford. Established in the late 1970s, it is situated on the north-eastern edge of the town, backing onto the Helderberg Nature Reserve and enjoying a magnificent mountain backdrop. Pam Golding Properties (PGP) reports that it is extremely popular with young professionals with families. PGP agents Willis Coetzee and Lorraine Joubert say the average age of home-owners in the area is between 35 and 60 – confirming its status as a prime suburb for family buyers. “One of the key draw-cards for the area is the proximity of a number of leading schools, including Beaumont Primary, the private Somerset House and the dual medium Parel Valley High School, which was ranked 10th in the list of top performing schools in the Western Cape last year,” they say. “Buyers are also attracted by the spacious family homes on sizable plots, as well as the convenient location. While the suburb is far enough out of town to offer privacy and tranquillity, it still offers easy access to shops, medical care and sporting facilities. “Golfers enjoy the proximity to Erinvale Golf Course, while the Strand beach front is only 10 minutes’ drive away, and Cape Town International Airport can be reached in half an hour.” Nature’s Valley consists mainly of free-standing homes, with prices typically ranging from around R2,5 million to R8 million, going up to R10 million and beyond for some of the suburb’s larger lux-
ury properties. Among the properties currently for sale in Nature’s Valley exclusively through PGP is an extensive home set on over 4 260 m², offering over 850 m² of living space. The warm and inviting home is set within a magnificent mature garden, including large trees that are home to three grey owls. The pool and entertainment area are located at the back of the home, providing an extremely private and sheltered area for relaxation. Coetzee says the property is designed with two distinct sections – the first providing a family home with three bedrooms, a spacious oak kitchen, study and private living areas, and the second providing guest accommodation in four bedroom suites, each with its own kitchenette and balcony. “This portion of the home has been run as a popular guesthouse for the past nine years and currently has forward bookings from a number of regular visitors,” he says. “It could continue to generate a substantial steady income for the buyers, should they choose to continue this business (subject to all necessary approvals). Alternatively the property would make an ideal home for the extended family or for dual living purposes.” The property includes a double automated garage and a borehole which provides ample water for the pool and garden. It has air-conditioning and an alarm system, and is on the market at R7,5 million. To view this home, or for more information on property for sale in Nature’s Valley, call PGP agents Willis Coetzee (083 269 1014) and Lorraine Joubert (082 892 4386) or contact their office on 021 851 2633 or willis.coetzee@pamgolding.co.za.

Here’s Y buy-to-let should be booming Generation Y is rapidly also becoming known as “Generation rent” in property circles – and bolstering the prospects for buy-to-let investors in the process. “Many members of Gen Y – most of whom are still in their 20s – would like to take advantage of the current low interest rates and buy their own homes, but they are often too weighed down by student loans, other debt and a lack of savings to do so right now,” notes Berry Everitt, MD of the Chas Everitt International property group. “Others are simply not ready to settle down, preferring to rent and have the freedom to travel and try out different jobs or work on a series of contracts. And either way, the trend is positive for buy-to-let property investors.” Indeed, he says, the average age of first-time buyers in SA has shifted in the past 20 years (the years in which Gen Y was growing up) from about 27 years of age to 35, “which means that a significant number of young people are staying in the rental pool for at least eight years longer than they used to, and explains in large part why the demand for rental homes in this country keeps rising”. Writing in the Property Signposts newsletter, Everitt says
Generation Y
Tenants this demand has also been boosted since the 2008/ 09 recession by homeowners who have had to sell their properties to relieve financial pressure and have been unable or unwilling to buy again. “And the pressure on supply continues to grow, because there has been so little new housing de-
velopment in the past five years. Last year, according to StatsSA, only about 43 000 new houses, flats and townhouses were built in the whole of SA, with its population of some 52 million people. “In short, everything is in favour of buy-to-let property investors now, so it is somewhat sur-
prising that they currently only account for about 8% of the total number of property transactions.” Back in the “boom days”, he says, almost a quarter of all purchases were being made by buyto-let investors, even though interest rates were way higher than

they are now, and even though there was an oversupply of rental stock and it was a struggle to find and keep tenants.” Everitt concedes that real capital growth has been slow since 2007 (14,9% according to FNB), and that the economic difficulties that have affected homeowners have also affected tenants and kept a lid on the rental increases they could absorb. “However, with interest rates at their lowest in almost 40 years and the demand for rental accommodation set to keep growing (especially when interest rates start to move up again),the current market is offering some outstanding opportunities and we think there really ought to be more excitement now about buy-to-let investing. Annual rental yields are rising and are already significantly higher in most areas than the interest one can earn on money in the bank, and property value increases are starting to get ahead of inflation once more. “Consequently, anyone who can muster a 20% or 30% deposit and buy rental property in a good location right now stands to make an excellent return on their investment in the medium to longterm – and certainly a much better return than those who wait until buy-to-let investing is “in fashion” again.”

Are agents responsible for market value? Sometimes we hear sellers say that agents price properties low and drive prices down. That raises an interesting question: Are agents responsible for affecting the market values of property? The reality of pricing is that it’s the market that determines market value. The market is made up of the buyers. What the agent thinks a property is worth is irrelevant, unless the agent is also a buyer and is considering making an offer. It always amuses me when we speak to sellers and they tell us that a certain agent said their property was worth this or that. What really matters is what a buyer thinks it’s worth.
When an agent advises a seller on setting the listing price they will need to look at market facts. Sadly, what a seller needs for his property, or what it cost him, has no bearing on what it’s worth. The only way to determine an accurate market value is to compare a property to other properties that have recently sold. These are prices that buyers are currently paying. In addition to this, an agent will show a seller other comparable properties that are listed for sale – this represents the competition. Buyers will, in most cases, also look at these competing properties and then make a comparison. Once the agent and the seller have identified a market value range, then the seller will determine what the list price should be. Simply put, if a seller wants to sell then he needs to price as close to market value as he can. The higher he is over market value the less likely a buyer will be to make an offer. The bottom line is that buyers will determine the market value, not estate agents. If

A life less ordinary in Napier If you dream of getting away from it all but don’t want to be cut off from what you enjoy; if you want a life less ordinary but without pressure or worry; if you want the freedom to be among like-minded people, you’d be hard pressed to beat what’s on offer in Napier. Lying at the foot of the Soetmuisberg, Napier has masses of appeal. Twelve restaurants, numerous galleries, local wineries and churches, its own butcher, baker, a dairy, brewery (the most southern in Africa) and a burgeoning community of artistic and creative residents make Napier far more dynamic than it first appears. People who pass through Napier en route to the coast usually think “that’s a pretty village”, but if you stop and take a closer look, you’ll see Napier has a tangible vibrancy, a current of creativity running through it and an abundance of friendliness. Yes, it’s a quiet Overberg small town, but it’s also bustling with loads of things to. It’s up to you, of course, but Napier’s residents like it because you can explore and be the person you want to be. If you’re considering your retirement options, Napier Retirement Village offers the freedom, the choice and, in case you need it, the appropriate medical support you want for your peace of mind. Situated on the top of a hill in Napier, the “Ou skool” (Old School) is an impressive building with wooden floors, high ceilings and a rich history. It’s been lovingly restored and is now the nucleus of the Napier Retirement Village, where residents have a choice
of independent living in cottages and terraced apartments, or assisted living in the main building with a convenient library, dining and frail-care facilities on hand. For more information visit www.napiervillage.co.za

Daar is baie verskillende inkomste-opsies beskikbaar by aftrede. 1.Gewaarborgde lyfrente: Dié lyfrente bied ’n gewaarborgde lewenslange inkomste.
Dit is moontlik om by uitname ’n tweede versekerde by te voeg of ’n seker termyn te kies, soos by ’n gewaarborgde lyfrente.
Die keuses by jou aftrede is kompleks.
JEEP WRANGLER DIESEL: OFFERS VALUE AND VERSATILITY
A wolf in sheep’s clothing FRANS LE ROUX
T
he Jeep Wrangler has retained its basic shape, size and fittings over the past couple of decades, but, they improved what matters – things like the interior, engine and gearbox and a whole host of safety features. Fans of this iconic off-roader have duly appreciated the vast improvements, and they showed their support at the dealerships. The model which I tested fits in perfectly with the area we live in, which is mainly focused on diesel double-cab bakkies. The 2.8 CRD diesel engine packs a hefty punch when compared to other bakkies in this segment. Power is claimed at 147 kW/460 Nm. All this power is mated to a 5-speed automatic gearbox and the Wrangler will set you back R440 990. I drove the Wrangler for four days and was astounded by its refined engine and effortless commuting abilities. With mountains of torque available on offer, cruising at 120 km /h was perfect. Every time I stepped on the accelerator to pass other vehicles, the 4-cylinder turbo-diesel went about its business without any hesitation from the gearbox. The ride is comfortable, the heated leather seats work well and the elevated seating position one gets, just adds to the safety-feel of the product. Fuel consumption in real word measurements was not all that bad. I achieved between
12-14 F/100 km. My road surfaces and conditions varied between highways, dirt roads, rutted gravel obstacle courses and even a mountain pass or two. With the cruise control activated, the things left for me to do were minimal. Let’s step inside this modern off-roader. As I mentioned earlier, the all round leather seats work like a charm. A large touch display screen is neatly situated in the middle of the upright dashboard. It is extremely easy to operate and the system reacts quickly with driver’s input. Some of the switchgear and controls have trickled down from the Grand Cherokee and work just as well in the Wrangler. Audio controls, cruise controls and Bluetooth are all operated from the steering wheel. I have to mention the stereo system which is standard in the car. Jeep have given you a system which is light years ahead of most bakkies. A seven speaker system, which includes two dashboard mounted tweeters, four big speakers, and then they went even a step further to include a huge subwoofer for added bass. The subwoofer is neatly placed in the boot, and you will fall in love with the quality of sound from these seven speakers. Probably the coolest trick the Wrangler has up its sleeve is the retractable roof. A few levers are pulled and within seconds the front or back (or both) sections can be removed. This truly adds to the retro outdoor fun which the Wrangler provides. Safety features were thankfully also updated since the 1940s and the Wrangler now
Jeep’s iconic Wrangler now offers a brilliant diesel engine. The Wrangler is a capable and well equipped offroader ready to take on all that life can throw at it. PHOTO: QUICKPIC boasts airbags, ABS, EBD and stability control comes as standard. Rivals in this segment include the likes of the Land Rover Defender and the Mercedes Benz G-Class. If you have a look at value for money, the Wrangler thumps the Merc and Defender comprehensively. The Merc retails for around R800 000 while the Defender (standard) is about 30k more. But once you add the necessary extras to the Defenders list, you will again find yourself going back to the Wrangler. If desirability or coolness could be measured, the picture might have a different face. Jeep offer a three-year/100 000 km maintenance plan as standard. The conclusion then is a pretty clear one. If you take emotion and brand power out of the equation, the Wrangler is in a league of its own. You can easily compare it to most topend 4X4 bakkies, but when refinement, standard features and engine power is taken into account – no other bakkie even comes close to what the Wrangler offers. The Ferrari 458 Speciale to debut at Frankfurt motor show QUICKPIC
Maranello, 20 August 2013 – The 458 Speciale is the latest product of Ferrari’s core philosophy of extreme technological innovation and research which, in this instance, has yielded powertrain, aerodynamics and vehicle dynamics advances that transform the already exceptional
458 Italia into a car genuinely worthy of the “Speciale” moniker. The result is a completely new, uncompromising, streamlined sports car concept. Many of the sophisticated solutions being applied for the very first time to an in-range car in the 458 Speciale, including its advanced active aerodynamics, will become a
standard feature of all new Ferraris in the future. Flanked in the Maranello marque’s range by the multi-awardwinning 458 Italia and 458 Spider, the new mid-rear-engined V8 berlinetta was designed to boost both performance and driving emotion to unprecedented levels, yet simultaneously guarantee smooth, effort-

less control in all kinds of situations. Having lavished meticulous attention on the power unit that was named “Best Performance Engine” at the International Engine of the Year Awards for two consecutive years, Ferrari has now built its most powerful naturally aspirated V8 ever (445 kW) with an extraordinary specific power output of 99 kW/F , the highest ever achieved by a roadgoing naturally aspirated engine. Thanks to an equally exceptional weight/power ratio of just 2.13 kg/ cv, the 458 Speciale can sprint from 0 to 100 km/h in a mere 3,0 seconds (0-200 km/h in 9.1 seconds) and also clocked a lap time of just 1’23”5 at the Fiorano Circuit. Aerodynamic requirements guided the work of the Ferrari Styling Centre, which led the project in cooperation with Pininfarina, to sculpt the car’s forms to ensure they were more performance-oriented than ever. The most notable features in this sense are the front and rear movable aerodynamics which balance downforce and cut drag, thus helping make the 458 Speciale the most aerodynamically efficient range production car in Ferrari history (E Index of 1.5) The technology used in the vehicle dynamics subsystems which gives the driver instant confidence and control at high speeds, natural power oversteer management and precise response to commands are further advances in an area in which Ferrari is already a well-established leader. One of the most innovative content of the 458 Speciale is the Side
Slip angle Control system (SSC) which makes it easier to achieve car control on the limit, thereby greatly improving driving emotions. Thanks to the development of an accurate new algorithm SSC performs instant-to-instant analysis of the car’s side slip, comparing it with the target value and then optimising both torque management (via integration with F1-Trac traction control) and torque distribution between the two wheels (via integration with the E-Diff electronic differential). Part and parcel of the car’s development included Michelin Pilot Sport Cup2 tyres which were specifically honed for it in an intensive collaboration programme involving, amongst other factors, numerous track test and simulator sessions. Conceived for the 458 Speciale, they boost performance over a single lap in the dry as well as improving performance consistency in subsequent laps. They also allow the car to avail of maximum available grip in the wet. The above mentioned technical content has improved the 458 Speciale’s single lap time and also delivers repeatability of that performance on subsequent laps that is absolutely unprecedented for a car not designed exclusively for track use. The result is that the 458 Speciale has the fastest response time (0.060 s) and highest lateral acceleration (1,33 g) ever achieved by a car in the Prancing Horse range. The 458 Speciale will receive its public world debut at the Frankfurt International Motor Show in September.

FJ Cruiser now even more competent off road QUICKPIC Inspired by the original FJ40 originally produced in the 60’s, Land Cruiser’s modern take on this classic, the FJ Cruiser, has been a surprise hit on the local SUV sales chart – the ‘retro bruiser’ averaging more than 70 units a month. Toyota’s General Manager of Marketing Communications, Kerry Roodt, concedes that the classic lines of the FJ Cruiser were crucial to its initial success, but one cannot forget that it is still a Land Cruiser. “The FJ has the crucial Land Cruiser DNA which means that it can travel to, and return from, the most extreme environments. “It features impressive ground clearance (245mm) – a 34° approach angle, 31° departure angle and 29° break-over angle. The latter two dimensions are the best for any vehicle in its class. “Now with the addition of several hard core off-road enhancements the latest version of the FJ Cruiser is invincible.” The most recent updates for the 2013 FJ Cruiser include: . The addition of a second tank that more than doubles its fuel-load capacity to 159 F. The addition of this 87F sub-tank to the 72F main tank improves its theoretical driving range to over 1 000 km. . The adoption of a Crawl Control function – a “feet-off” control system that helps take the vehicle over severe or slippery terrain. It assists in climbing or descending steep hills,

freeing the vehicle if it is stuck, and is also helpful in mud, sand and gravel, and when fording water. Crawl Control engages in L4 (low-range) and temporarily disengages at speeds above 25km/h, or above 10km/h when the rear differential is locked. A speed-selector dial on the new overhead console provides the choice of five speeds. The system automatically maintains a low uniform vehicle speed uphill and downhill by controlling both engine output and
brake hydraulic pressure, allowing the driver to concentrate fully on steering the vehicle. It increases vehicle stability in extreme four-wheel driving conditions by minimising wheel spin and tyre lock-up. The system has the added benefit of reducing potential damage to the vehicle, by smoothly controlling vehicle speed over rugged terrain. It reduces load on the drivetrain by smoothly controlling engine output and brake application.
The FJ Cruiser ticks all the right boxes when it comes to standard kit: electric windows all round, a leather covered steering wheel with remote audio and Bluetooth controls, integrated audio/CD sound system with 6 speakers and iPod connector, external audio and USB connectors, a powerful air conditioning system, extra power socket, and cruise control. Worthy of special mention is the unique roof lining which acts as a speaker membrane, thereby offering
a truly immersive audio experience. The FJ also boasts Toyota’s rear monitor system, which integrates a rear facing video camera, electro chromatic interior rear view mirror and video screen integrated into the rear mirror to offer ease of reversing on all models. As before, the revised FJ Cruiser is available in two versions – Standard and Sports Cruiser, the latter is distinguished by its Raven Black paint scheme, extra chrome detailing, which includes chrome trim on the high mounted air intake, FJstyled door scuff plates, full wheel cover on the back door and leather seat trim. Further chrome highlights are visible on the door handles, side mirrors, bumpers and radiator trim. A set of Sport-badges rounds off the package. Both models are powered by a 200kW, 380Nm 4.0F V6 petrol engine with five-speed automatic transmission, part-time 4x4, an electrically activated rear differential lock and switchable Active Traction Control technology to maximise off-road climbing ability. Pricing: . FJ Cruiser 4.0 V6 4x4 AT – R462 200 . FJ Cruiser 4.0 V6 4x4 Sports Cruiser AT – R485 200 All versions of the FJ Cruiser come with a 5-year/90 000 km service plan and a 3-year/100 000 km warranty. These models are also supported by the ToyotaCare Roadside Assistance Programme and entitles customers to 24-hour roadside assistance, ensuring ultimate peace-ofmind motoring.

Women on wheels vote Kuga best SUV buy QUICKPIC Women on Wheels (WOW), published by Associated Magazines, recently named the Ford Kuga the best compact SUV in South Africa as part of its 2013 WOW Women’s Car of the Year Awards (WCOTY). Over 30 000 votes were cast by readers and combined with the judges’ votes to decide the winning cars in 12 categories. Launched in South Africa earlier this year, the Kuga is available with a 1.6 F EcoBoost petrol engine, in both manual and SelectShift automatic guise, and a 2.0 F TDCi turbo diesel engine with PowerShift automatic transmission. Apart from its fuel efficient engines, the stylish compact SUV combines striking design and functionality with a rewarding driving experience. Smart technology like Ford’s voice activated in-car SYNC connectivity system is available as standard while features such as Active Park Assist are available as options on certain models. A number of advanced safety technologies are available as options Adaptive Cruise Control senses when traffic is slowing, and regulates the vehicle’s speed accordingly. When the traffic clears, it goes back to the vehicle’s pre-set speed. The Kuga’s Blind Spot Information System lets you know when there’s a car in your blind spot, while Lane Keeping Aid alerts the driver via a steering wheel vibration if they inadvertently drift into another lane and simultaneously di-
rects the driver back their lane. Active City Stop also ensures a safer driving experience in slow moving traffic. If the traffic ahead should suddenly stop, while moving at speeds less than 30 km/h, the brakes will automatically be applied limiting the potential of a collision. Another favourite is “open sesame” – a hands-free automatic tailgate, allowing customers to open or close the rear tailgate by simply sweeping a foot under the rear bumper. These features clearly resonated with the public with the Kuga standing out as the leader in the evergrowing compact SUV segment. “We’re extremely proud to receive this award,” said Ford Marketing Manager, Gavin Golightly. “The Kuga has clearly struck a chord with the female market thanks to its smart technologies, fuel efficient engines and versatile packaging.” The Kuga was selected as the winner of its categories after readers votes were assessed and verified by a select panel of judges. On the panel were Liana Reiners, owner and publisher of Car and Leisure, the Mail & Guardian motor editor, Sukasha Singh, former editor of Avusa’s MotorMania, Mabuyane Kekana, Wheels24 content producer, JanineLee Gordon, award-winning motoring journalist Peta Lee, DStv Ignition’s Lindsay Vine and Driving in Heels blogger and managing director, Vuyi Jabavu. Charleen Clarke, editor of WOW, comments that the compact sports utility vehicle (SUV) sector is one of

PHOTO: QUICKPIC the most competitive within the motor industry. “We have seen a plethora of SUV model launches over the past couple of years. As such, this was one of the most hotly-contested sectors within the awards this year. But the Ford Kuga, with its winning combination of practicality, versatility and style, stands out head and shoulders above the rest. Our readers are especially impressed with its beautiful styling and spacious inte-
rior. Safety features are also exceptionally important to WOW readers and the Kuga certainly ticks all the boxes in this department too. It is a well-deserved winner.” “We are absolutely thrilled with the participation of our readers in this competition. Because of the volume of votes, these awards are a real-life indicator of South African women’s favourite cars,” said Charleen Clarke, editor of WOW and con-
vener of the WCOTY judging panel. “Each year more readers get involved in voting for their favourite cars, which just goes to show that women are researching and selecting the cars they want to drive.” WOW was distributed with the July issues of Cosmopolitan, Marie Claire, House and Leisure, and O, The Oprah Magazine while the www.womenonwheels.co.za portal features regular motoring updates.
