Now’s the right time to sell E

very year thousands of students stream to Stellenbosch. Some 5 200 students can be accommodated in residences - of a total of 27 823 students enrolled at the university in 2012, 20 000 had to find private accommodation. So says Jacques Becker, Seeff’s Stellenbosch agent. “There are many factors to consider when buying property in Stellenbosch. Although there are more than 170 apartment blocks to invest in, finding the right place in your price range requires homework.” “The position, security and price of a property are major considerations. Look at current and potential income and the risk of an empty apartment. Pay attention to finishes, parking, costs of ownership property and how long you are planning to hold on to it. “Start by finding out which areas or apartment blocks are considered better than others. Remember that in some areas prices may differ depending on the side of the road. This is especially true around the edges of campus.” Discerning buyers agree that the the area bordered by Banghoek Road, Die Laan, Andringa Street and Cluver/Marais Streets is prime . “This area is more expensive and sought- after because it is closest to the campus, so owners can usually expect to get a better growth here. “Growth in this area derives mainiy from the scarcity of wellpriced property. Buyers able to buy here are often unwilling to compromise on a specific position or don’t have the time to wait for the right property, and often end up paying a premium. This premium price then sets the market value and accounts for growth.” Property prices drop significant-

Property here may cost less, but rental income against price should be better than on campus. This could restrict growth and finding permanent tenants is more difficult. Selling off-campus at a higher price could be more difficult, although there are always buyers for well-priced properties.

“In short, it boils down to higher growth but less income on campus and better income but less growth off-campus,” says Becker. Buyers must be careful when buying properties for renovating. “Buying, renovating and selling immediately rarely works - the conversion, transfer costs plus agents’ commission do not allow immediate profit. “Many buyers over-capitalise and when it comes to selling, their

price is out of line with the rest of the scheme or the area. If you buy an apartment for your own children, they will reap the benefits of an upgrade or renovation, but it won’t necessarily translate into an increase the property’s value by the amount you have spent. “Renovating can be beneficial when one converts a bigger, older property from one bedroom to two, or from two bedrooms to three and

will yield extra monthly income. An extra bedroom could also increase the value immediately, if done properly.Make sure this is legal and determine costs. Also consider parking; a lack of allocated parking bays could be a drawback when selling,” he cautions. The expense of owning a property such as bond costs, levies, rates and taxes, maintenance and management fees, should also be considered when looking at monthly return. Becker recommends having a rental agent, especially if one lives away from a property. “An agent will draw up a rental agreement, do credit checks, meet FICA, hold the tenant’s deposit in a trust, ensure payment to the owner and deal with issues like maintenance. The management fee of an agent is usually around 10%. “You have to consider how much rental will cost for the duration of your child’s stay, if you are not convinced that buying is the best option. It could cost around R216 000 over a period of four years, if rent is R4 500 per month, not taking yearly increases into account. “In our experience parents who purchase usually hold onto a property for a couple of years after their children have completed their studies. Of course factors like buying cash or bonding should also be taken into consideration. “Now is the time to market your property in Stellenbosch if you wish to sell to parents looking to buy for 2014. There is interest now, which will increase towards the end of the year and the demand for property at market value outstrips supply. Citroën’s DS3 Cabrio is here C

itroën South Africa has added a striking new addition to its popular and stylish DS Line, the DS3 Cabrio, a multiaward winning vehicle, which uses intelligent design to make topdown driving considerably easier and thoroughly enjoyable. True to the legendary heritage of the DS Line, this is not a run-of-themill droptop, but a model that brings with it real innovation, bold styling and sophisticated refinement. It is also the only true five-seater Cabrio in its market segment. It is a model without compromise in terms of interior and luggage space. It even has the versatile 60/40 split rear seat. The good news is that this new model is available from only R219 900. The DS3 Cabrio while retaining the hatchback’s compact proportions and bold styling choices such as the ‘floating roof, characteristic “shark fin” and front LED daytime running lights, now adds a soft-top roof to its distinctive personality. The major technical innovation of the Citroën DS3 Cabrio is the electrically-adjustable folding canvas roof,

which can be operated at driving speeds of up to 120 km/h. The roof takes just 16 seconds to close from full open and there are three settings, operated by a button in the ceiling console. The positions are: intermediate (partially open), horizontal, (which leaves the rear window in position), and fully open, when the roof folds down on top of the rear window, which itself folds flat. An important feature is that the folded roof does not move down into the luggage compartment, thereby providing the largest boot in the category at 245 litres. The Citroën engineers and designers have also come up with a unique tailgate, which opens with a circular motion that allows access to the luggage compartment even when there is very little space behind the car, such as when it is parked in a garage. There is only a 25 kg weight penalty for the Cabrio compared to the usual add-on for a cabriolet of at least 100 kg. The engineers have also ensured that the torsional stiffness of the body is equal to that of the DS3 hatchback. Continuing in the DS3’s personalisation options, three soft-top roof colours are available: Brilliant Black as standard; Infini Blue and

Ford Ranger Odyssey kicks off QUICKPIC Four days of intense training and assessment have revealed the Top 10 finalists for the Ford Ranger Odyssey Africa 2013. The individuals come from a wide range of backgrounds and have been selected based on their performance at the Ranger Odyssey Boot Camp, which was held this past weekend in Johannesburg. From hundreds of applications, seventeen semi-finalists were selected for the Boot Camp, where they underwent a rigorous training programme that focused on the essential aspects of 4x4 and convoy driving, camp set-up, team work and communication skills. “Boot Camp put the diverse group of competitors through their paces on a wide range of challenges,” says Gavin Golightly, Ford marketing manager. “The level of enthusiasm and commitment throughout the four days of competition were truly exceptional and we have to congratulate each of the brave semi-finalists for giving it everything throughout the selection process.” Ultimately there was only room for 10 finalists and the choice was based on a wide range of aspects, including team dynamics, proficiency in the 4x4 tasks, technical knowledge and approach to the social media, which is the primary communication channel throughout the 21day Ranger Odyssey. “Aside from showing off the remarkable capabilities of the Ford Ranger, we have emerged with a fan-

Paula Smith (37) from Durbanville is an accountant and mother of three. “I’ve been dreaming about travelling through Africa since I was 12, and can’t wait to fulfil that dream.” Dania Petrik (29) from Hout Bay has just completed a master’s degree on sustainable development, and had her first taste of Africa last year while doing research. “I absolutely loved the experience, and when I saw the Ranger Odyssey there wasn’t a chance that I would miss this amazing opportunity.” The two remaining finalists are from KwaZulu-Natal. Donatella D’Aloisio (33) is a business owner from Durban. “I love adventure and I love Africa,” she says. “The Ford Ranger is amazing and I want to get down and dirty with it on an incredible adventure.” Chloe Boshoff (28) is a photographer from Pietermaritzburg. “I’m very enthusiastic about Africa, photography and the Ford Ranger, and this event combines all of that into one exceptional adventure.” The Top 10 will be jetting off to Kenya for the start of the Ranger Odyssey on 24 June, from where they will travel through Tanzania and Zanzibar, as well as Mozambique and Zimbabwe. The final leg will be completed back in South Africa on 14 July.
