The Vineyard Country Estate, located in Escallonia Street in Heldervue, will be launched today (8 November). Kelly Harris, property consultant for the development, says of the 34 homes offered by the estate, 20 homes has already been sold. According to Harris the generated sales can be attributed to the demand for such an exclusive estate in its present location. “Not a development in the area has taken off as fast as this particular development did,

This in turn shows the importance of where a development is positioned,” says Harris, who has also been involved in the success of the Schonenberg Estate. Affordable commercial property in Paarl Paarl is not only the largest town in the Boland, but the second largest commercial centre in the Western Cape. Its central location, just off the N1, about a half an hour’s drive from the city and close to other Boland towns make it an attractive option for commercial and industrial businesses says Seeff Winelands managing director, Pierre Germishuys. Rates in the town are significantly lower than in the city and other towns, he says. In Franschhoek for example, commercial rental rates range between R150 and R250/ m² compared to between R30/m² for industrial property and R110/m² for office space in Paarl. This represents better value for businesses looking
to cut and contain costs. This affordability, he says is translating into increased demand, both for rental and investment in commercial and industrial space. Investors are finding good value and are currently looking to yield between 9% and 10% annually on rental returns. The town’s 11-km long Main Road is lined with working vineyards and beautifully restored Cape Dutch, Georgian and Victorian buildings, most of which now operate as businesses. The KWV building is popular and Seeff has placed several new tenants in the building at rental rates of between R80/m² and R110/²m. Sales to investors include two adjacent buildings at 42 Main Road that was bought for R6,5 million. Both buildings have
been restored and further building is planned. Tenants have been secured by Seeff at rental rates of between R100 m² and R110 m². Commercial properties in the centre of the town currently sell from R1,595 million for a historic semi-detached building on a 393 m² plot to R3,784 million for a corner-building in Main Road, which offers an ideal shop front setting says agent, Piet Uys. A 628 m² building on a plot of 780 m² with a secured yard that would suit a business such as a hardware store with display areas is on offer for R4,75 million. A plot on Main Road comprising two industrial corner stands, about 626 m², is priced at around R1,4 million. There is also a good selection of industrial land on 12 000 m² tract of land, priced at

around R3,244 million and a new industrial park development with 24-hour controlled access that offers stands of between 738 m² up to 9 469 m², priced from R880 m² to R1 320 m². There is also growing interest in hospitality establishments, says Germishuys. Seeff recently sold the historic Pontac Manor Hotel and Restaurant that is set on about 2 ha with gardens and two swimming pools for R12,5 million. The hotel is located just off Main Street in the building that was the original manor house of the Pontac Estate that dates to 1723. ROAD TEST: BRILLIANT PACKAGE
BMW’s poised and surprising 328i A
S a child there were smells and noises which I was familiar with and loved. Smells like freshly cut grass on the farm and home baked bread in our kitchen. Sounds I fell in love with were things like a tractor ploughing in the distance and the ever popular Radio Sonder Grense on the radio. Another intoxicating sound came from a certain German car company’s six-cylinder engine. The engine in question was used in BMW’s E30 325i. A sound that, at its peak, stayed with me until today. A free-revving, deep throaty sound with a coarse burple when idling along. That sound gave me goosebumps. So much so, that the very first car I drove when I got my learner’s licence was a red 1992 BMW 325i Coupe. From a practical point of view that coupé was terrible. No one could sit in the back and the engine gulped fuel like there was a hole in the tank. In 1993 BMW introduced the new so-called “Dolphin shape” (locally named) E36 3-series to South Africa. In that line-up the 328i badge was first used. The 328i then was a poor man’s M3. It used a 2.8 litre straight-six engine producing 142 kW / 280 Nm. BMW invented this very segment in which the 3-series competes, almost four decades ago. But the rivalry to be the best mediumsized saloon is far from being decided. The reason for my lengthy introduction is that after a decade of absence the once loved 328i badge is back and ready to pick-up where its predecessor left off. BMW introduced the brand new 3-series in 2012 and named it the F30. The F30 is currently for sale with a choice of four models. Starting at the 320i, 320d, 328i and the blistering 335i, the latter being the only current six-cylinder in the range. For a company which used no less than four six-cylinder engines in the previous E90
shape, this is quite unique. But as they say, ‘times are a changin’ and the car companies are adapting rather quickly. Back to the test car in question. The new 328i uses the same 2.0 litre 4-cylinder turbo one finds in the diluted 320i. Only here the clever German engineers at BMW have tweaked the turbo and fiddled with the electronics to produce amazing figures for a fourcylinder engine. Power is now rated at 180kw’s while the torque figure is even more impressive at 350nm. The power is widely spread and the torque is available from as low as 1 250rpm. Acceleration should keep most hot-hatches off your back with a 0-100 kph time of 6,3 seconds (auto) and a top speed electronically limited to 250 kpH. The 328i replaces the 330i which still used a proper six-cylinder motor. With two less cylinders, but an added turbo the 328i loses 10kw to the cars it replaces, but gains a healthy bit of torque. The biggest advantage to not having a sixcylinder under the bonnet will be felt at the petrol pumps. A saving of close to 30% can be expected over the previous 330i. Combined fuel usage for my trip was just below 8 litres/100km. Paarlberg BMW’s 328i demo was a beautiful “mineral grey” in colour and had the sportline package. Grey five-spoke 17” rims completed the package. At the front, the more angular xenon lights are accompanied by a smaller trademark BMW grille. It also now looks more aggressive and attacking. The rear is also unmistakable Beemer and a more conservative look was opted for. On the inside things look familiar if you are a current BMW owner. The sport-line package adds a red aluminium strip that runs the length of the dashboard. That same strip continues on the car’s key and on the beautifully supportive seats. Red stitching runs along the seat edge and on the door panel. The newly redesigned i-Drive system is still operated

A thick steering wheel adorned with audio and cruise control buttons feel secure in your hands. The 8-speed automatic is one of the smoothest I’ve tested and the changes happened lightning fast when the Sport or Sport+ modes are selected. The shift paddles are also good to play with. My test car also had a full navigation system. The coolest ‘toy’ that the 328i has is BMW’s heads-up display system. It projects your current speed and other data on the inside of the windscreen, right in the driver’s line of sight. It helps you keep your eyes on the road and makes you feel like a jet fighter pilot. The new car is close to 50kg lighter and 10 cm longer than the one it replaces. Improving leg room, head room and boot size. The handling department is where BMW trumps all the other manufacturers. Rearwheel drive and perfect weight distribution add to the sporty feel. When pushing hard, especially in corners, the chassis performs well.
No twitching or under-steer, just safe, secure and precise handling. Nothing less would be expected from the Bavarian giant. Rivalry in this category is fierce, with the main competition coming from the Mercedes C-class, Audi’s A4 and even the Lexus IS. Both the Merc and Audi has recently undergone facelifts while Lexus added an exciting V6 motor to their IS line-up. (IS350) Prices for the new 3-series start at R361 000 for the 320i manual and continue towards R566 100 for the 335i M-Sport Automatic. The 328i which I tested, retails for R481 000. I would, however, save the 50k and opt for the standard 328i 6-speed manual. If you are lucky enough to be in the market for a executive saloon, you should not look any further than the new 3-series. Geely to the rescue of the sick and aged O
NE of Geely’s top selling subcompacts is running around the West Rand on a daily basis, delivering life essential medication to patients at home. And no-one appreciates the agile little run-about more than residents of retirement villages and old age homes between Krugersdorp and Roodepoort and every suburb in-between. Clocking up a monthly average of around 3 500 km, Ouklip Pharmacy’s unmarked Geely 1.3 LC GT shoots around its West Rand target areas from 8:30 in the mornings until late afternoon, sometimes even after dark, although only in the event of an emergency. Pharmacist and owner Charles Kruger took proud ownership of the Geely from Herman Nel Motors in May this year. “We used to have a half ton bakkie that was more European than Far East, and although it had a perky 1.6-litre engine, it became a thirsty burden,” says Kruger, who also used to have another entry-level Japanese runabout that lasted a good five or six years. “I decided to get rid of the first car because of its high maintenance cost and the fact that we sometimes had to wait for a few days or up to a week for service parts. The bakkie was brand new at the time and the focal point of a massive media campaign, so I bought it. It immediately turned out to be the wrong choice – heavy on fuel, and it didn’t have aircon.” The bakkie, which was a far cry from the old predecessor Kruger had in mind, was also totally under utilised. “Our parcels are small packets of a few containers of medicine that we deliver to our customers who either don’t have transport or are not fit to drive. It was always urgent, so per-
formance counted a lot.” Kruger used the same way many buyers of new brands do – he Googled it and liked what he saw. “I went to kick the tyres and go over the car, and after going on a short test drive with my driver and the salesman, decided to buy it on the spot.” Driving all three vehicles for the last 11 years in the employ of Ouklip Pharmacy, 49year old Sydney Montsheng, who also took it for a test run, is suitably impressed with his latest “company car”. “It is not as powerful as the 1600, but it goes well enough. Maybe I’ll get less speeding tickets,” the ever smiling Sydney said. He should now – he has been doing deliveries for more than 20 years. Both Charles, who uses the car “every now and then”, and Sydney, who drives it six days a week, is impressed with the vehicle. “It has every comfort feature for everyday driving, such as air-conditioning, electric windows, and even park distance control – and all that for a very affordable R86 000 or so,” says Kruger. “However, I made the effort of paying the extra cost for a maintenance plan which covers the services – the same item that cost me dearly when I had the other car.” The Geely also hauls stock between the pharmacy and the Ouklip Medicine Depot a few hundred metres down the road. “That was the reason I decided on the bakkie, but the Geely has more than enough space for what we carry when the back seats are folded down,” says Kruger, adding that on weekends it also runs from his house in Noordheuwel to the municipal dump with a few loads of garden rubble in plastic bags. “It’s not as big as the bakkie, but it has more

two years ago, I was convinced. And after six months I am still not disappointed. “The Geely, which did not only have a lower purchase price, is cheaper to run and also attracted a much lower insurance premium. It was the right choice this time.”

Top two in the Garden Route Rally T
HE BP Volkswagen rally team finished their 2012 season in style, claiming the top two positions at the Garden Route Rally. Hans Weijs Jnr and Björn Degandt rallied home in first place with their team-mates Enzo Kuun and Guy Hodgson hot on their heels. “Hans and Björn did an amazing job this weekend,” says Mike Rowe, head of Volkswagen Motorsport. “The last two rallies we’ve finished in second place, so we’ve been knocking on the door of victory. This is a great finish for the team.” Weijs and Degandt claimed three stage wins on Friday – of the five stages that took place. They then went on to win four of the six stages on Saturday as well. “I wanted the best result I could get after the puncture on Friday,” says Weijs. “We claimed more than three minutes back, the stage times were perfect. We pushed really hard, we took it to the limit at this event.” Weijs and Degandt have claimed two podium finishes this season, the first being the Sasol Rally and they have now rounded off their rally year in Africa with a national rally victory. Enzo Kuun and Guy Hodgson delivered a performance for their team that was both consistent and commanding. The pair appeared to float through the stages, hardly breaking a sweat over the two days. “It has been a difficult year for all of us,” says Kuun. “It is nice to bring this result home. The team have been putting in a lot of hard work and this shows the depth of talent and skill, that we can pull it all together. This championship is tougher than it has ever been, there are a lot of international cars where previously it was just local competi-
tion.” The final event results mark not only the BP Volkswagen team’s strengths in bringing the new BP Volkswagen Polo S2000 up to pace to compete successfully on the national championship level, but also holds the promise for what the coming season holds. “From the Volkswagen Rally this year we have made steady progress,” says Rowe. “We’ll be doing some positive testing in the coming months to see where we can improve even more.” For Hergen Fekken and Pierre Arries the final rally of the season shaped up to be a good one. The pair were in the top five on four of the first six stages, but were eliminated in stage seven and could not complete their rally. The Volkswagen Polo S2000 of Japie van Niekerk and Gerhard Snyman produced a good sixth place finish at the final event, beating some tough rally conditions. Van Niekerk and Snyman finished just ahead of the BP Volkswagen Polo Vivo S2000 of Gugu Zulu and Carl Peskin. Zulu and Peskin had already claimed the S2000 Challenge title for 2012 at the previous rally, but this did little to change their enthusiasm for competition. The pair won the S2000 Challenge category at the final event as well – in seventh overall and more than three minutes ahead of their nearest class rivals. In class S1600 the BP Volkswagen Polo Vivo of Megan Verlaque and Hilton Auffray were keen to finish their year in the class on a high note. After two tough days of rallying the duo brought their car home for fifth place in the class. The 11 stage event that saw competitors finish the 2012 season in the picturesque Wilderness and Knysna area witnessed some stellar rally performances and, while drawing the curtain on the 2012 season, also hints at an exciting and demanding 2013.
