What to consider when purchasing a sectional title property Two of the most common forms of property ownership are freehold and sectional title. It’s important for a purchaser to understand the difference between the two, and what to consider when purchasing a sectional title property. Freehold is where you purchase a piece of land and the improvements thereon. You have title to the property, and you are 100% responsible for it. In some instances a freehold property may be part of a homeowners association, where there are

Insulating your home
Prepare your home for the heat of summer. Once you get to the matter of heating and insulation in building your house, keep in mind a fundamental law of physics: hot air will always attempt to move towards cold air to reach an equilibrium. If you do not have insulation material on your ceiling, there is nothing stopping hot air from moving into the house via the ceiling boards. This will cause the temperature inside to rise. In winter the exact opposite happens – the warmer air generated by a heat source will rise and escape through the ceiling into the roof. To stop this flow, insulation is needed to keep the hot air where it belongs. Every home or office needs to save energy; it’s not just a buzz word any more – it’s now a necessity. We have to take part in the drive to use less power for cooling and heating. Insulation is the starting point for any
cost-saving exercise. Things like solar power and heating are also very important, but most energy is used to make a space more comfortable. The perfect solution to insulate your space is by installing cellulose insulation. It is 100% environmentally friendly in both its composition and the manufacturing process. Cellulose insulation is manufactured using a mechanical milling process that uses very little energy. Harmless chemicals are used to make it resistant to fire, rodents, insects and mould. Cellulose insulation is cheaper per square metre than other insulation materials and offers more benefits. What’s important is that insulation has now become a matter of legislation. Since 1 July, all new houses approved for construction require insulation. Cellulose insulation is approved by the government, provided it receives the SABS stamp.

RealNet opens in Paarl Top property attorney Louis Visser, who went “walkabout” in the Zambian bush three years ago, has returned to his home town of Paarl to open a brand new RealNet franchise. Visser worked as a conveyancer in Cape Town for more than two decades before he decided to take a sabbatical and satisfy his wanderlust and love of nature by investing in the Croc Valley Camp game lodge on the banks of the Luangwa River in the east of Zambia. However, the opportunity to open a RealNet franchise in Paarl and to once again experience the excitement inherent in property transactions has lured him back to the corporate world. “Paarl is a charming Louis Visser town with many lifestyle choices and offers wine farms in the countryside while still being central to Cape Town, Stellenbosch, Franschhoek and Wellington. It is exciting to be back in the area and to be a part of this wonderful community again. I relish the chance to get back into the real estate industry, this time as a professional estate agent,” says Visser, who was born in Paarl and attended Paarl Boys High. He returned to South Africa at the beginning of March to lay the groundwork for the new franchise with partner Eugénie Kempff, who is also the owner of the RealNet Bloemfontein franchise but is moving to the Cape to join the new enterprise.
Paarl, with about 190 000 residents, is expanding rapidly and growing towards Franschhoek, says Visser. “Although it is not part of the Cape Town metropolitan area, it falls within its economic catchment area, with many buyers in the area willing to commute to Cape Town jobs in return for the privilege of living in the Paarl valley and enrolling their children in one of the four best schools in the country.” He says Paarl is also home to the headquarters of a number of large agricultural, manufacturing and financial concerns, which has an immensely positive influence on the town’s economy. Paarl and its surrounds offer a diverse range of properties including townhouses, smallholdings, country estates and apartments. Prices start at around R250 000 and escalate to around R14 million in the luxury sector. Full title family homes currently sell at an average of R1,632 million, while sectional titles are generally priced at R650 000 to R780 000. Visser says the new franchise will also be marketing homes in the nearby Pearl Valley Estate, Val de Vie Polo Estate and Boschenmeer Golf Estate, which are some of the best located estates in the country. “And with the town in close proximity to other popular centres, golf in Paarl, lunch in Franschhoek and watching a movie at the V&A Waterfront is possible in a single day.”

Build or buy your dream home? For many prospective homeowners the idea of having a home built exactly the way they want it is an exciting notion. However, while it does have its benefits, the truth is that there are several considerations that should be taken into account before ground is broken. Owners who have decided to build their own home should ensure that they use a builder that is certified with the National Home Builders Registration Council (NHBRC). This is according to Adrian Goslett, CEO of RE/MAX of Southern Africa, who advises that building a home could come at a higher cost than people expect. The first aspect that should be thoroughly researched is the competence of the building contractor that the potential homeowner intends to use. “Selecting and working with a professional and competent contractor is critical to ensuring that the building project is successful and completed on time. This applies whether the homeowner is building a home from scratch or embarking on a renovation project – the right builder is the key. “It is vital to scrutinise the contractor’s track record, because when it comes to building a property, the construction risk is possibly the largest risk. If the quality of the work-
manship is subpar, rectifying the problems at a later stage could prove to be costly, not to mention the fact that the home could be unsafe to live in,” says Goslett. He says owners who have decided to build their own home from scratch should ensure that they use a builder that is certified with the NHBRC. “The NHBRC aims to mitigate the risk of bad workmanship as much as possible, which is why homeowners should choose to work with a contractor that is affiliated to the organisation. This will help to ensure that the standard of the workmanship is up to scratch and will provide the homeowner with some protection against defects occurring from substandard building. “If a financial institution has financed the build of the property, they will also insist that the builder is a registered member of the NHBRC before releasing the necessary money.” Goslett says another element that could have severe financial implications is the risk of the property not being completed within the expected time frame. “While the property is in the process of being built, the owner will require accommodation until the property is habitable. This means that the owner will either have to stay with friends or relatives, incur the additional cost of renting a property or continue paying the bond of their current property – all the while paying for the land and building costs of their new property. If the owner is not prepared, a delay in the project could cause a massive financial setback with the owner held liable for the additional expenses over a longer time period than originally anticipated.” Due to the higher potential risks to the lender, a higher interest rate is charged on building projects until the work is complete. “In the instance where a bank is financing a building project, the owner is required to
provide several documents such as the building plans that include a schedule of finishes to determine the property’s market-related value once it has been built. These documents will be used to determine the size of the loan granted within the parameters of the bank’s credit policy,” says Goslett. He says while a deposit is generally required whether the owner decides to buy an existing property or if they decide to build, the deposit amount the banks will require in order to finance the build of a home is also often higher due to the risk involved. “Apart from the risk involved in building a home, there is also the probability that the cost of the build will be higher than what it would cost the buyer to purchase an existing property with similar features. “Even though the gap between the cost of building and buying an existing home has narrowed in recent months, the fact remains that there is still a gap. Several factors influence the cost of the project and these factors need to be considered before deciding whether it is deemed as a feasible option,” says Goslett, who notes that, despite the risks and complexities of building a home, many owners place a higher value on creative freedom and design than the financial cost. There is no right or wrong answer as to whether it is better to build or buy. However, each option should be carefully worked out from a financial point of view and well considered according to individual requirements. “The answer is largely subjective as both options have their pros and cons and buyers need to decide what works best for their situation. Either way, property should be viewed as a long-term investment, so whether buying an existing home or building their own dream home, it is always important for homeowners to do the necessary research and make a decision that best suits their needs, both now and in the future,” he says.

MOTORPRESS Toyota’s ever hardy Land Cruiser 70 Series was given a new lease on life recently and is said to now be the new torque king of 4WD vehicles, thanks to the fitment of a potent new 4,5 litre 32-valve V8 turbodiesel engine with common-rail direct injection and intercooler. The three Land Cruiser 70 Series models – the 76 Station Wagon, the 79 Single Cab and the 79 Double Cab – all now run this powerplant that delivers an impressive 151 kW of power at 3 400 rpm and 430 Nm of torque from as low as 1 200 rpm that is held all the way to 3 200 rpm. Steves Auto Clinic have been at the forefront of power enhancing on Toyota products for years now and it made perfect sense to tackle the new 4.5 litre V8 turbodiesel Land Cruiser 70 Series to see what could be gained for these go-anywhere vehicles. The plan was relatively simple, no major modifications required, a quick turnaround time of between 1 and 3 days depending on which SAC branch you book your vehicle in at and reliably improved power and torque was to be added. First up they had to acquire a vehicle, so they roped in the pre-owned specialists at Elite Auto in Vereeniging, who happened to have a delivery mileage Toyota Land Cruiser 76 Station Wagon on their floor that could benefit from an SAC power upgrade. To start the process the team at the dedicated R&D Centre at SAC sent the Land Cruiser for road testing and the data returned showed exactly what was initially felt out on the road. Although the V8 turbodiesel makes the power and torque claimed, the over two tonne of the vehicle takes its toll on the real world per-

formance data achieved. The 0-100 km/h sprint comes up in a leisurely 15 seconds, while the big station wagon took a full 23 seconds to just get to the national speed limit of 120 km/h and of course the in gear acceleration was not much better. This suggested while there might be impressive grunt on tap, trying to overtake or get up to speed in the Land Cruiser was still going to take some work. Once back at the R&D Centre, the SAC team opted to fit their tried and tested UniChip U-Connect Plug and Play unit. This system comes as a stand-alone product, complete with a wiring harness that plugs directly into your Toyota Land Cruiser’s OEM ECU and can be plugged in and out whenever you want or need. The gains here alone were impressive and well worth investing R6 950 incl VAT and fitment for. SAC also decided to fit a 76 mm stainless steel bolt-on De Graaf performance exhaust system to their Land Cruiser and this not only freed up some of that sweet V8 sound, but added another decent helping of power to the equation for a further R6 950 incl VAT, but you can talk to a sales consultant at your nearest SAC branch and he will advise you on the full range of exhaust options available to you. Armed now with around 25 percent extra power on tap, the Toyota Land Cruiser had been transformed, the amount of urge in any gear was unbelievable when compared to standard and the station wagon was eagerly sent back to the Gerotek testing facility for its re-test. The data that came back was simply mind blowing, the 0-100 km/h sprint was now done in a massively improved 12 seconds, an improvement of 3 full seconds, the 120 km/h mark was hit almost 6 seconds sooner at just under 18 seconds. Earlier this year, Chevrolet sold its 3millionth Cruze. The Spark first went on sale as the Beat in India in late 2009. In South Africa, where the Spark has been on sale since 2010, sales increased by 36% from Janu ary to September when compared to the same period in 2013 (6 794 vs 4 983 units). GWM boosts value with new entry level H5 QUICKPIC GWM South Africa’s value-formoney drive gathers further momentum with the addition of a new entry level variant of the brand’s popular H5 SUV. Dubbed the H5 City and priced at an extremely aggressive R244 900, this new H5 offers a full-size SUV experience at compact-crossover pricing. “Customers looking for a spacious, family-sized SUV have increasingly been forced to compromise due to the rise of new vehicle prices during 2014,” says Warren Olsen, COO of GWM South Africa. “Compact crossovers may answer the needs of some of these buyers, but we believe there is good potential for a more spacious, wellequipped offering in the same price range. The H5 City is based on proven underpinnings, boasts a more extensive standard features list than you may expect and, due to its size and interior packaging, offers unbeatable practicality at its price,” Olsen explains. “The H5 City is South Africa’s most affordable full-size SUV.” Boasting the same handsome and rugged looks as its pricier siblings, the H5 City features 17-inch alloy wheels, comprehensive colour coding, integrated indicators in the side mirrors and a tailgate spoiler, among other items. New Peugeot 308 GT is unique QUICKPIC The Peugeot 308 and 308 SW have seen commercial success with 146 000 units ordered by the end of August. due to: * a 3rd generation common rail fuel system operating at up to 2 000 bars; * a new combustion chamber optimising the mixture of air and fuel, delivered by 7-hole injectors; * a compression ratio raised to 16.7:1 to improve the overall efficiency of the engine; * engine oil of very low viscosity, type 0W15. Furthermore, extensive work on detail has allowed a weight saving of 7 kg. This was achieved by reducing the thickness of wall casings and the use of engine ancillaries only when required.

This diesel engine is coupled to an EAT6 automatic gearbox, designed and developed in collaboration with Aisin AW. It uses quickshift technology for fast gear changes, as well as the ability to down-shift automatically to the speed required rather than in sequential order. Its efficiency is almost the same as for a manual gearbox due to reduced internal friction and the use of torque converters applied whenever needed to avoid transmission slip. This results in CO2 emissions and fuel economy comparable to those achieved with the best manual gearboxes.
