ROSE MCFALL PROPERTIES AND CHAS EVERITT INTERNATIONAL

Two great brands under one roof Rose McFall Properties, a name synonymous with quality and market leadership, and Chas Everitt International, a company on the cutting edge of technology and system management, have joined forces to create a formidable presence in Somerset West, the Strand and Gordon’s Bay. Rose McFall says that her clients, sellers and buyers will not be losing any of the special and professional service that they are used to receiving. “An agency is only as good as its agents. Our team has, and always will, stand head and shoulders above the average and now we can offer even more: national referral programmes to assist our sellers who are relocating, our investors will get access to ‘pre-auction’ properties and our agents will have access to an array of fantastic web-based systems,” said Rose. The past five years have seen a noticeable move towards web-based marketing and Chas Everitt, who have invested millions in IT, are leading the way. Thus it seemed logical to merge the two industry leaders to create a “Super Brand” – Chas Everitt powered by Rose McFall. As of 1 September, spring day, the launch will be official. “I’m very excited,” said Rose. “We are now participating on an international platform and are able to offer our sellers the opportunity to present their properties to a global audience in a focused and professional manner. The qualities we uphold in our company are the same qualities I see in Chas Everitt – honesty, perseverance and a core of family values that respect all individuals. “The town will see the new banners and lights at our beautiful Cape Dutch home at 167 Main Road from next week.”

The team of Rose McFall Properties are excited about merging with Chas Everitt in Helderberg.

Shortage of property listings challenges agents’ ethics We’ve previously reported that this year has seen a significant drop in the numbers of properties listed for sale in the mid-to-lower price ranges – not just in the Helderberg area, but across most markets in South Africa. Thisisgenerallygood newsfor property owners in this price range as it means that buyers don’t have the luxury of choice and need to be competitive with their offers, lest they lose out on the property they want to another buyer. The low levels of stock and the stronger buyer demand means that prices generally increase in these price ranges, which is great for property owners. The problem is that buyer demand hasn’t decreased. In fact, in the certain pricerangesbuyerdemandisincreasing steadily. Estate agents need listings to sell, and so, sadly, in some cases their ethics aren’t what they’re supposed to be. If you’re a seller, here are some tips on how to avoid being pressed into listing your property before you have all the facts to make an informed decision: 1. Call in three agents, not just one. You can only select the best agent for yourself if you can make an informed comparison. 2. Ask the agent what they are going to do for you that’s different or better than what other agents offer. 3. Ask the agent what strategies they are going to employ to get your property sold for the most money. If they’re not sure what you’re talking about, then speak to someone who is. 4. Ask the agency what their track record is. You should only list with a company that can prove they know what they’re doing. Talk is cheap. 5. The lowest commission is usually not the best option for you. Why not? It’s

not how much you pay that’s important, it’s what you get nett – in your pocket. Usually a low commission means there is poor marketing. Talking Property, Poor marketing is by Steve Caradoca sure way to Davies, principal guarantee you sell of Harcourts for less than you Platinum should. 6. Find out what is guaranteed. In other words, how can you be sure you will receive the marketing and service that is promised? Only a specific, written marketing plan and service promise can give you the assurance that you will get what you are promised. 7. In the sole mandate form, is there a clause that will allow you to cancel the mandate if the agent doesn’t deliver on their marketing promise? If not, you could be tied to a mandate with no recourse if they fail to deliver. 8. Beware of agents who run down the opposition. Usually it’s their only tactic to impress you, and that’s not what’s going to get you the highest price. 9. Don’t be bullied. It’s your property. There is a lot of money at stake here and you have every right to be comfortable with your choice. 10. This is not an emotional choice. Yes, you do need to listen to your “gutfeel”. But you need to choose an agent who can convince you with fact and not wow you with fiction. The current property market presents anexcitingopportunitytosellyourproperty for more than you might think – but only if you choose your agent wisely. We’ll discuss innovative marketing strategies in future articles.

6-LITRE BITURBO = 463KW

Mercedes Benz S 65 AMG is here QUICKPIC Twelve cylinders, twin-turbocharging, 463kW of output and 1 000 Nm of torque – the new S 65 AMG sets the standard as the most powerful vehicle in its segment of the market. Exceptional performance and outstanding dynamism – these are the hallmarks of the AMG 6,0-litre V12 biturbo engine. With its reduced fuel consumption, the new V12 sedan is fit for the future as well. The AMG sports suspension based on Magic Body Control comes as standard with Road Surface Scan, the world’s first suspension with eyes. It goes without saying that the S 65 AMG offers supreme exclusivity in design and equipment specification. Two innovations, the head-up display and the touchpad, represent further enhancements in terms of comfort and safety. The S 65 AMG is the only high-performance 12-cylinder automobile from a German premium manufacturer – and it is a car with a pedigree: the first generation of the S 65 AMG was launched in 2003, with the second generation being produced from 2006 until 2013. “Following the successful introduction of the S 63 AMG in late 2013, we are now proud to bring the new S 65 AMGL.Supremeluxuryandincomparable dynamism provide the guarantee of a truly incredible driving experience. With the third generation of the S 65 AMG, we offer our V12 customers

a unique and exclusive high-performance automobile,” says Selvin Govender, Divisional Manager, Product & Marketing, Mercedes-Benz Cars. The AMG 6,0-litre V12 biturbo engine delivers 463 kW with a maximum torque of 1 000 Nm – figures that enable the S 65 AMG to outperform all other vehicles in its segment. This superiority is highlighted by the car’s performance: the S 65 AMG accelerates from 0 to 100 km/h in 4,3 seconds, with a top speed of 250 km/h (electronically limited). The strengths of the 12-cylinder biturbo engine from Mercedes-AMG include its effortless acceleration in all speed ranges as well as its refined operation, with the distinctive V12 sound typical of AMG. In short: the S 65 AMG impresseswithitssuperiorandstylish performance. Compared with the previous model, fuel consumption has been reduced by 2,4 litres per 100 kilometres (NEDC, combined). With a fuel consumption of 11,9 litres per 100 km (NEDC, combined), the new S 65 AMG is the world’s most fuel-efficient V12 high-performance sedan in terms of power and torque. The S 65 AMG features as standard the AMG sports suspension based on Magic body control. The new S-Class is the first car in the world able to recognise road surface undulations in advance. If Road Surface Scan detects such undulations with the help of the stereo camera, Magic Body Control adjusts the suspension in advance to suit the situation. The “Comfort” and “Sport” modes are available for a driver-defined suspension setup.

The S 65 AMG is equipped as standard with ESP® Dynamic Cornering Assist. Targeted braking intervention at the inside rear wheel results in defined cornering of the vehicle and ensures greater agility when taking corners at high speed. There is no irritating understeer when turning into corners. Intelligent Drive: new standards in safety The S 65 AMG also sets new standards in terms of active and passive safety: what began with PRE-SAFE® ten years ago and continued with Distronic plus is now leading to a new dimension in driving. Comfort and safety have merged into one. MercedesBenz calls this “Intelligent Drive” New systems make the new S-Class even more comfortable and safer: • Rear PRE-SAFE® package (optional) • Night View Assist Plus (standard) As with the previous model, the new S 65 AMG is available exclusively with a long wheelbase. Road test: Renault’s dynamic Megane GT FRANS LE ROUX Renault has in the past couple of years had great success with newcomers such as the reliable Sandero and family-friendly Duster. If you take a look at their sales figures, they paint a pretty impressive picture. Renault South Africa sells the new Clio 4, Duster and Sandero by the hundreds each month. Why is this, why the sudden change of heart by South African consumers? I could think of a couple of reasons. Firstly, the French manufacturer offers almost unbeatable value for money. They also offer better service plans and warranties that were previously only seen on more expensive German cars. If you are a motor enthusiast, it should be no surprise then that Renault produces some of the world’s finest driver-orientated cars. Names that jump to mind include the terrific little Clio RS and the insane Megane RS. Having sampled both of these offerings, the prospect of testing a facelifted Megane was keenly anticipated. Although this new facelifted Megane was not adorned with the marvellous RS badges, it was still no slow-poke hatchback. The engineers at Renault saw the opportunity to create a truly sporty family hatchback. Enter the Megane GT.

The latest GT is by no means docile. With proper grippy tyres and a good looking front end, you are bound to have loads of fun with it. PHOTO: FRANS LE ROUX Let’s start off with the biggest differences that set this GT apart from its RS sibling. The GT makes loads more sense to use as a proper family hatchback. The addition of two extra doors and a generous boot makes this a practical car. Take a seat behind the steering wheel and you are greeted by a familiar Renault interior. Not much has changed on the inside. The large dashboard-mounted

LCD-screen is still a nice touch to an otherwise understated interior. The multimedia system, satellite navigation and loads more is controlled by a central turn switch located beneath the gearlever. The GT has wonderfully supportive, heated seats. They offer good all-round support and taking a long distance trip wouldn’t wear the driver down. At the back, the rear legroom is just about adequate if you have

taller passengers utilising them. The boot is a generous 405F. Being a GT, it has a whole host of features as standard. The front and rear park-assist works a charm, while the chunky 18” wheels look the sporty part. This GT is powered by a two-litre four-cylinder petrol turbocharged mill producing a useful 162 kW and 340 Nm. These figures suggest that the GT should be compared to hot hatches such as

the BMW 125i, or Golf’s brilliant GTi. But you would be wrong if you thought those are its adversaries. Although it has roughly the same power as a Golf GTi, it costs close to R70 000 less. (The GT retails for R329 990). Thanks to the punchy engine, it leaps from 0100 km/h in a decent 7,6 seconds, while the engine runs out of puff at 240 km/h. Paired with a 6-speed manual transmission, Renault claims 7,5 F/100 km. My average figures after three days behind the wheel were closer to 9 F/100 km, which in all fairness is still not that bad if you consider how the GT performs. Driving the Megane GT was always going to be fun. With its fiery RS sibling’s images still fresh in my memory, I went about my usual antics to test the GT’s ability to handle sharp turns. You do miss the limited slip differential if you start to poke it with a stick. Other than that, I was pleased with how direct the steering felt. Even without the previously mentioned aids, the Megane still grabs each corner by the horns and shows it a clean pair of heels when exiting. The GT’s aimed at the youthful family man or woman who wants that something extra from their hatchback. A big boot, decent rear legroom and striking looks, the Megane GT should surely be on your shopping list. Standard with this Megane is a 5 year/90 000 km service plan and a 5 year/150 000 km warranty.

An unusually large fuel tank will mean longer intervals before the need to stop; perfect for when the journey is long or so addictive that the rider just doesn’t need or want to get off the saddle. Mercedes-Benz ML400 4Matic: the gentle giant HANJO STIER It just happened again. Motoring journalists are not infallible and for the third time in my career I made a slightly huge mistake. The first one involved a hidden Honda CD player, my second blunder was mistaking a Jeep’s engine and this newest one follows that tradition with the Mercedes-Benz ML400 4Matic. Most of us can recite power outputs and airbag counts of almost every car in the market and even have a good idea what they cost. We also have to keep up with constant specification and technology updates; which is why I thought my ML400 press car had the same engine as an S400 Hybrid. For the better part of a week I was happily motoring around and telling people about the 3.5 F petrol V6 with a small electric helper motor. I even took delight in its low-end power and demonstrated it to quite a few friends until one of them smiled at me and asked, “Are you sure?” “Surely it should have a Hybrid badge on the back” he alleged, encouraging me to open the bonnet. Lo and behold, instead of finding added electricity beside the V6, we discovered two turbochargers smiling back at us. Whoops. Any new ML400 is, in fact, powered by Mercedes’ new 2 996cc twin-turbo petrol V6. It uses the latest tech for added efficiency (EU6 emissions stand-

These toys aren’t essential and you had best visit your nearest Mercedes-Benz dealer to see what else is available.
