Keller Williams empowers agents “We stand behind our agents, not in front of them.” This is the slogan of Keller Williams Realty, says Vivian Di Scala, team leader of the fastgrowing Keller William offices in Somerset West. “This seems to be a concept most agents like.” The Keller William offices only opened recently, on 1 March this year, and has already shown incredible growth. The office was started with only one agent but now boasts with more than 46 “high calibre” agents. Di Scala says this phenomenal growth points to a coming shake-up in the industry. “By present indications Keller Williams will be the largest real estate company in the Boland area by early 2015.” Keller Williams has a radically different approach to the property industry that, according to Di Scala, attracts more agents to the Keller Williams group. He says Keller Williams charges a lower desk fee for the use of the office and support staff in comparison to other agencies. This, coupled with the emphasis on in-house training for interns and agents, is a big drawing card for good quality agents. Di Scala says Keller Williams regards itself as a training company that “happens” to be in the real estate industry and offers a

wide range of training opportunities to its agents. An international bestseller, Become a Millionaire Real Estate Agent, written by Gary Keller, is the preferred handbook for the company’s rising stars and helps explain the company’s international success. Growth share was unheard of in the industry until Gary Keller came along and equated it with wealth building. Di Scala explains that the growth share is an added incentive for agents, not just to perform, but to bring more agents into the fold. He says when an existing agent brings in a new agent to Keller Williams, the existing agent is entitled to a share of the new agent’s commission. He says this creates a passive income for agents and incentivises agents to recruit more people to Keller Williams. “We believe the power of the Keller Williams brand is an enormous asset to our business but we also recognise the need to customise and localise our marketing approach. We stand out on many fronts but the one that empowers our customers the most is that we build clients for life,” says Di Scala. Keller Williams has big expansion plans for 2015. Di Scala says Cape Town’s Northern and Southern suburbs are next on the cards.

Evicting a tenant can be difficult Anyone familiar with the South African property scene will from time-totime have come across those heartwrenching situations where whole families are forced by the sheriff of the court to move out of a home with all of their belongings, which in some cases are literally dumped on a nearby street pavement. While such evicted tenants have to be pitied, they have in most cases ended up in this predicament after ignoring repeated requests for rent payments, first from the landlord and later from the court. They have also probably in many cases failed to respond to a court summons. They may have had six months or longer free occupation of the home during which time the landlord might have had to pay the monthly bond repayments on the property without any help from the rental income on which he had relied. Pointing this out recently, Bill Rawson, Chairman of the Rawson Property Group, said that the Prevention of Illegal Occupation Act (also called the Pie Act) “leans over backwards” to alleviate suffering for the tenant. The landlord himself in some cases actually has to identify alternative similarly priced premises to which the tenant could apply. With commercial property, however, the situation is very different. Here, as was shown in a recent Gauteng High Court case, Denneboom Service Station CC and another versus Phanyame, the

tenant, Chiloane was renting a commercial service station, which was then bought by Phanyame, but he refused to leave the premises — and on losing his case at the Gauteng High Court appealed to the Constitutional Court. This court confirmed the eviction of the business premises but ruled that Chiloane’s occupation of a home nearby, also bought by the complainant, could not be upheld until the provisions of the Pie Act had been fully complied with. “However you assess this case,” said Rawson, “it would appear that the tenant by an illegal game was able to obtain occupancy of both premises long after the landlord wanted to take them back. The fact that this is possible confirms the need for exceptionally careful tenant selection on all occasions and, in our experience this calls for the input for an experienced estate agent or voter.”

Audi S1: Pocket-rocket redefined QUICKPIC Back in the 1980s, the Audi S1 garnered a legendary reputation – it was the car that would see the brand dominate the World Rally Championship in its day. Now, the abbreviation is back but this time as a road-going version. The Audi S1 offers all the virtues of a sports car – great performance, direct handling and quattro ® all-wheel drive. The high-performance four-cylinder unit develops 170 kW and produces up to 370 Nm of torque and will only be available in manual transmission. The two-litre engine accelerates the Audi S1 and the S1 Sportback from 0 to 100 km/h in 5,8 and 5,9 seconds respectively, on its way to a top speed of 250 km/h. On average, the Audi S1 consumes just 7 F of fuel per 100 km, corresponding to an emissions figure of 162 g/km and 166 g/km respectively. Like all Audi S models, the Audi S1 also comes with quattro® permanent all-wheeldrive onboard. At its heart is a hydraulic multi-plate clutch located on the rear axle. Its specifically tuned control software boasts a decidedly dynamic setup. The electronic differential lock with the fine-tuned wheel-selective torque control is a function of the electronic stabilisation control (ESC). It features two-stage deactivation and supplements the work of the multi-plate clutch with additional finely metered braking intervention on the inside wheels – the interaction of both systems makes for extremely agile, precise and stable

The electromechanical power steering has been newly developed. Modified pivot bearings on the front axle enhance spontaneity when turning. If you’re travelling from Garsfontein to Gansbaai, remember there are no awards for getting it done in a day. Rather enjoy the scenery and plan to stop overnight, preferably in a place you haven’t been and would like to explore. ) Pack car chargers for electronic items, because possibly the only thing worse than being stuck roadside with a dead cellphone, is when the kids’ electronic games run out of juice. ) Enjoy the ride! Volvo S60 D4: the party trick HANJO STIER Up to now, I’ve only ever tested the Volvo S60 with a petrol engine. Just like the rest of their range, Volvo’s medium-sized executive sedan is available with a choice between six engines, two gearboxes, frontor all-wheel-drive and four spec levels. This right here is the middle-child D4 turbo-diesel. Middle in terms of price, performance and specifications. This D4 engine is currently the only one which doesn’t fall victim to emissions taxes, thanks to it being among the first group of modular, cleaner DRIVE-E motors. Based on just two base engines, they promise an incredible power/economy ratio. The petrol units, like the one we experienced in an S60 T5, are highly responsive and very powerful but we couldn’t get close to Volvo’s fuel consumption claims. I hasten to add that the car’s tempting power reserves were too much for my right foot to resist and we never tried hard enough to curb petrol usage. After just a few kilometres in this S60 D4 though, it became abundantly clear that the turbo-diesel’s lower power band and eightspeed automatic gearbox excel at saving juice. Of course you can tread on the right pedal and make the oil burner jack-hammer towards its red line but you simply don’t have to. The 1 969cc four-cylinders stem their entire 400 Nm of twisting power onto the crank shaft from just 1 750 rpm onwards. In plain English this means that a Volvo S60 D4 starts pulling like a dozen fresh oxen at relatively low engine speeds. See? No need to floor it, just squeeeeeze your right toe. This won’t go unnoticed with the smooth auto-shifting gearbox, which quickly slots in gear after gear, hitting the engine’s sweet spots time after time. And although this delightful combination is supposed to drink just 4,9 F per 100 km, we achieved 6,5 without even

trying. Read: getting close to five should be doable. Now that I’ve dealt with the S60 D4’s party trick – its absurdly low consumption – it may be time to introduce the rest of it. I don’t know about you but I like to start with the sour bits and then move on to the sweet stuff. Two traits of this car make my nose crinkle– its small boot and big turning radius. If you can live with those two, the remainder of your ownership should be very agreeable. The S60’s design (and indeed, that of most contemporary Volvos) is an understated evolution with soft curves and modern lines. It looks elegant and discreet. Think of it as a Swedish Audi. The inside will greet you with similar style and restraint, its only wow-factors being the floating central dashboard section and highresolution monitors. Depending on spec, the instruments are also half-digital with customisable themes and an assortment of gauges and read-outs. Seating comfort, driving position and the operation of all main controls are excellent. The S60 may not be as generously sized as some of its direct competitors, yet I sense that there are potential buyers who will appreciate the more cocooned cabin layout. Five adults would be cosy, four will be just fine. The S60 provides a smooth, comfortable ride for all its occupants with only the (optional) big rapper wheels making low-speed travel somewhat jerky. Steering feedback and road holding are commendable with negligible torque steer and predictable grip levels from the front wheels. Being a Volvo, the factory sent its child into the world with a mind-boggling array of active and passive safety systems. Just as enthralling is your choice of trim and luxury items to create the S60 of your dreams. Range Rover Evoque: the beautiful shadow HANJO STIER I love the Range Rover Evoque and I’m sure you do too. If you weren’t a fan, you wouldn’t be reading this anyway. The favourite slander this poor vehicle endures is for its outlandish looks and usually culminates in utterances to the tune of “looks like a baby elephant sat on it!” Have you ever heard such horse manure in your life? For starters, an infant pachyderm isn’t even half the size of a fully-grown Evoque and secondly, I’ve never seen one take a seat on a Landy. Ever. What they probably mean is that this car’s window line rises so sharply that it gives the impression of being squashed out back. Available with four or two doors, the latter coupé models heighten this sensation even further because the roof is actually 3cm lower. Combined with its pointy face, gigantic wheels, futuristic light clusters and brash air vents, it’s easy to see why the Evoque has gushing fans or recoiling critics. That interior. I honestly couldn’t care a frosty Friday if Spicy Beckman or the Queen helped to design it; whoever was part of the team can be proud of their work. Snazzy shapes and trendy textures are moulded into one of the automotive world’s most modern and interesting interiors. Other Land Rover products follow this template but it’s the author’s humble opinion that an Evoque has the most distinctive cabin of them all. The four-door car (as tested here)

To give it its full name, our test car was an Indus Silver Range Rover Evoque (4-door) SD4 Pure with Cirrus / Lunar grey leather interior. Based on the more humble but very capable Land-Rover Freelander platform, Evoque is available with a choice of turbo-petrol (Si4) or – as in this case - turbo-diesel (SD4) engine. Drive is to all four wheels via Land-Rover’s clever Terrain Response full-time 4x4 system and an 8-speed automatic gearbox. The

(which are very good) and their big LED daytime reflectors might be a huge giveaway but for an extra R11 900 to R15 500 you’ll have the same Xenons as other Evoques. Electricity to adjust your chair? About R10 000. Rear camera? Yours for R4 800. Add a few more grand to have the car park itself. Navigation is a bit pricey at R24 200 and so is rear entertainment for R44 100 but the only thing you’ll really need is that reverse camera in the car’s elevated bum; unless you enjoy parking by ear. The entry-level Evoque is a great car because it retains those looks

Evoque range is available in three distinctive trim levels of which this “Pure” line is the cheapest, uhh, most affordable starting at R628 100. Is that such a bad thing though? I don’t think so. The main reasons you’re saving between R101 800 and R144 600 are the absence of satellite navigation, electric front seat adjustments, Xenon lights, luxury mats, extra colours and more decadent trim. A hundred grand! For more buttons and some fluffy carpets? Seriously though, while the more posh versions are desirable it will take a real expert to tell this Pure model apart. Land Rover claims a combined average of 6,3 F/100 km from the 58 F tank and our real-world average came close at just over seven. Ride comfort is firm but comfortable, handling and steering feel are superb for an SUV although one driver noted that throttle response and first gear upshifts were a tad harsh. Our test car made light work of farm tracks and a few slippery hills which confirms that the Evoque is not just a pretty face. Should you go off-road in this car, I strongly recommend avoiding lowprofile tyres or at least treating them as the weakest link. 500 mm wading depth, 215 mm ground clearance, 25° approach and 33° departure angles will do the rest. Evoques can also tow between 750 and 1 800 kg or load 575 to 1 445 F of cargo. What this means is that any critics – if they’re somehow still reading this – will be bitterly disappointed. Even the entry-level Evoque is an impressive machine. And if you’re thinking of buying one – be it only to show off – you’ll be piloting a fantastic car that can do much more than cast a beautiful shadow. Galimoto Media
