With Gordon’s Bay’s growth in popularity, it became necessary for the office to expand in order to meet the demands of a developing town. Site works and sales are growing at Sitari Estate There is much activity on site at the 192hectare Sitari Country Estate just outside Somerset West, with civil engineering installation on the go, road boxes being cut and an old, unsafe dam being removed so that a 400-year-old wetland – the Klein Zeekoevlei – can be recreated. Sixty per cent of the luxury apartments in The Grand Olive – Sitari’s first luxury apartment complex – were sold within 80 days. With construction of the Main Gatehouse at Sitari Country Estate due to start in March 2015 and expected transfer of first phase erven in June 2015, and of the first batch of completed Village Homes and apartments in The Grand Olive in late 2015, civil and structural engineering work on the site is progressing. Element Consulting Engineers are providing the civil and structural engineering services for Sitari Country Estate. Assistant Resident Engineer AnneBet Krige fills us in on a few facts and figures on progress so far. “Up to date we have cleared an area of 88 500 m². So far we have installed 5 500 m of sewer pipes and 2 500 m of sewer pipe house connections, 3 200 m of water pipes, 2 500 m of stormwater pipes, 1 160 m of Amobia telecom ducts, 950 m of electrical ducts and 2 200 m of irrigation ducts. We have also excavated approximately 32 000 m² of material to

The rental season in the Western Cape has begun, and the demand for short-term property rentals, is expected to increase significantly as many holiday goers flock into the province. Owners and tenants should ensure that the occupant has a copy of the body corporate conduct rules, which ensure orderly and pleasant living conditions and surroundings for all residents. As such, tenants and property owners seeking to get the most from their property assets are using distribution channels such as Airbnb. Airbnb is an online portal which invites tenants and property owners to make extra income by renting out unused units or spare bedrooms to visitors in search of alternatives to traditional hotel stays for short breaks and business trips. According to David Rebe, CEO of Sandak-Lewin Property Trust, rental distribution channels such as Airbnb, has fast gained popularity around the globe and is picking up in South Africa, offering accommodation in over 34 000 towns and cities. He says the portal is opening up the playing field, not only to businesses in the hospitality industry, but to tenants and property owners as well, giving them the freedom to produce and make a living the way a hospitality business would. Rebe says Airbnb can be a lucrative option for dwellers or homeowners during the December holidays who are looking to make extra
cash, however, many aren’t aware that most sectional title schemes actually don’t allow short-term letting, and by doing so they could be contravening the body corporate rules. Property owners and tenants who stay in developments which do allow for short-term renting and who are considering listing accommoda-
tion on rental distribution channels such as Airbnb, must be warned of implications which may place them in costly and unfavourable situations, he says. Rebe says in most cases, property owners and tenants aren’t property professionals, and therefore aren’t aware of the risks which occupants can impose on accommodation and how to handle various situations. Tenants and owners of sectional title schemes need to understand that they’d be renting out their property in a scheme which has certain body corporate rules. “If occupiers don’t comply with the rules, then the owner will be liable, not the tenant,” he says. Rebe suggests the following tips for tenants and property owners
wanting to rent out accommodation over the holiday period: ) Owners and tenants should ensure that the occupant has a copy of the body corporate conduct rules, which ensures orderly and pleasant living conditions and surroundings for all residents; ) It is pertinent to draw up an agreement for the tenant. This should include the deposit and payment terms, cancellations, breakages and complaints policies. In doing so, the rights and responsibilities of both parties are clearly set out from the word go; ) Request the occupant to put down a security deposit which will permit the owner or tenant to use it, should any malicious damage such as vandalism be caused to the property. This will ensure that property owners are covered for repairs, or to replace damaged items, and will not require the owner to start the lengthy process of requesting additional money from the tenants; ) Take legal precautions such as taking out public liability insurance to protect against any claims made by tenants should they hurt themselves whilst occupying the property. Owners may be held responsible for an injury that occurs on the premises as a result of negligence in maintaining the property, and be the cause of the injury; and ) In order to ensure that all the relevant insurance and legal measurements are in place, property owners should seek advice from their property managers, as they are familiar with all of the ins and outs of short-term property renting.

STATION WAGON: ONE OF A FEW STILL ON THE MARKET
Volvo V60 T5: the bigger treat HANJO STIER No more than two decades ago, if you wanted to buy a family car you would choose between an estate (station wagon) or a Kombi (microbus). Thanks to the advent of SUVs, cross-overs and niche cars, those days have long gone. I find this a real pity as I’ve just spent some time with Volvo’s excellent V60. Quite a few manufacturers bravely soldiered on with their estate cars but dreadful sales figures meant that the likes of Audi, BMW, Honda, Mercedes and Opel eventually dropped most or all of their station wagons from the price lists. Volvo however, stood their ground. And rightfully so. Not only can the Swedish company look back on a sea of successful estate cars, their safety and family-orientated philosophies make them the ideal candidate to take most of what’s left in South Africa’s station wagon pie dish. Only Audi, Mercedes and Subaru still have bibs strapped on. Volvo currently offers two options for aficionados of fine station wagons; the V40 estate-hatchback crossover and this full-size V60 estate. Recent platform sharing and technical advances mean that you can choose between no less than thirty V40 and seventeen V60 models. All engines are turbo-charged and Volvo’s new Drive-E technology will eventually see the manufacturer producing the same amount of models (and possibly hybrids)
with just two base engines – a turbo-diesel and a turbo-petrol in varying states of tune. Our V60 T5 test car is an offspring of the latter motor. Four cylinders share 1 969cc to produce 180 kW (245 hp) at 5 500 rpm or 350 Nm at 1 500 rpm, driven to the front wheels through an eight-speed automatic gearbox to reach 100 km/h in 6.4 seconds and a top speed of 230 km/h. Claimed average fuel consumption is 6.2F/100 km from a 67F tank, CO2 emissions about 142 g/km. We can confirm the engine’s excellent power outputs and low-down grunt with enough gear ratios to always keep you moving at your intended pace. A few heavy loads and some rush hour traffic pushed our consumption beyond 10F/100 km but the figure plummeted with open road cruising. A start/stop system helps to curb the T5’s thirst but it’s my humble opinion that the claimed figure is only achievable with insanely careful and/or slow driving. As soon as you go near the throttle, it shoots up. It will do this in conjunction with your speed and enjoyment though, so it’s your call. While I’ve got you thinking about enjoyment, I’d quite like to mention how much of it you’ll find in a modern Volvo. Perhaps it’s just my personal taste but the V60 possesses a lovely combination of understated style, clever tech and comfortable luxury. Take one for a drive and let me know if I’m on to something? The cabin may not be the biggest but I’ve come to appreciate the cocooned layout with its interesting shapes and textures. Volvo

now uses its half-digital instrumentation in most model ranges and while I still can’t fathom the eco or power gauges, the various themes are always a highlight for me. Passenger comfort is very good but you’d do well to avoid big wheels and low-profile tyres if it’s supreme comfort you’re after. The fat stuff fitted to our test car endowed it with a bit of street cred and extra grip though; this estate feels planted and flat through most corners. Push beyond its limits and a sweet silicon nanny curbs the front end wash as part of a very impressive safety arsenal. Every V60 also features City Safety, a low-speed collision warning and avoidance system. Optional extras include blind spot, high beam, road sign, lane departure and driver alert assistants. Load space is not class-leading but I am yet to meet a person who stands in a car park
with a megaphone, proclaiming that his is bigger than yours. I used this V60 as a support car for moving house and the 60/40 split rear seats extended its cargo capacity to highly impressive levels. I also spent a considerable amount of time just looking at the silver Volvo with its pinched and pedestrian-friendly front end, tapered window line and sexy, squat rear quarters with styled exhaust outlets. If all station wagons looked this good and had so many variants, would more people buy them? Well, to own a Volvo V60 T5 you’ll need at least R450 000 and happily it won’t cost much more to spec it up a bit. Your choices of colours, trim and reasonably-priced options are just as diverse and as a final treat, a 5-year/100 000 km warranty and service plan are included in the price. Galimoto Media

Ford delivers new engines for Kuga

Improvements to the Kuga’s diesel and petrol engine range also deliver lower CO2 emissions. Kuga will have more advanced technologies as standard to help reduce fuel consumption and lower emissions, including Auto-Start-Stop and Active Grille Shutter. “We’ve updated the Kuga range with new engines that deliver more power but also lower emissions – two things you don’t see very often,” said Tracey Delate, marketing manager, Ford Motor Company of Southern Africa. “It’s part of our strategy to offer eco-friendly vehicles that don’t compromise on driving enjoyment or excellent consumer technologies.” Ford has increased peak power of the TDCi engine by 12 kW to 132 kW and peak torque to 400 Nm, up from 340 Nm. Volkswagen launches its latest Touareg QUICKPIC Volkswagen Touareg combines comfort and convenience features of a superior SUV with the all-terrain attributes of a sophisticated off-road vehicle. This configuration of the fourwheel drive Volkswagen sports utility vehicle, which doubles as a robust and capable off-roader for any adventure into the bush, gives it a fascination all of its own. The new Touareg has been given a significantly sharper look and technical enhancement. Features of the new Touareg generation include a redesigned front and rear, new driver-assistance systems such as Automatic Post-Collision Braking System as standard, an optional new generation of the Adaptive Cruise Control (ACC) and an improved layout of the suspension. The new Touareg can be visually differentiated by its redesigned front and rear. Striking features at the front-end are the redesigned bixenon headlights, which are now standard across the range. At the back, new rear lights have been introduced. The range of colours has been updated to include Light Silver Metallic, Tungsten Silver Metallic, Reef Blue Metallic, Black Oak Brown Metallic and Moonlight Blue Pearl Effect. The designers have also given a new look to the alloy wheels available: Senora (17-inch), Arica (18-inch), Everest (19-inch), Masafi (20-inch) and Talladega (20-inch for optional R-Line package).
Redesigned interior features include the aluminium switches synonymous with the Touareg class. All buttons and switches are now illuminated in white which gives the interior ambience an additionally refined and sophisticated feel. The range of interior colours and styles of leather has been updated. The engine line-up remains unchanged with one petrol – 3.6 V6 FSI (206kW) and two diesel engines – 3.0 V6 TDI (180kW) and 4.2 V8 TDI (250kW). All engines come with the standard 8-speed automatic transmission. The standard steel-spring suspension has been optimised, with improvements including an even more agile steering and extra comfort. Available again as an option to the Touareg range is an air suspension system, with which ground clearance can be increased to as much as 300 mm on off-road terrain. Meanwhile, at higher speeds (140 km/h and above) the air suspension automatically lowers the vehicle’s body. The new Touareg is available with an optional sporty R-Line package which includes 20-inch Talladega alloy wheels, R-Line design bumpers, side sill extensions, a black gloss diffuser at the back (also with additional chrome trim), chrome-plated tailpipes and an aerodynamically optimised roof edge spoiler. The 3.6 V6 FSI is the only petrol engine in the range. This engine has power output of 206 kW available 6 200 rpm. The smooth six-cylinder unit develops a maximum torque of 360 Newton-metres, which is constantly available at a low 3 200 rpm and guarantees superior hightorque performance It has a claimed combined fuel consumption of 10,9 litres per 100 kilometres and CO2 emissions value of 259 g/ km. The Touareg V6 FSI has a top speed of 228 km/h and accelerates to 100 km/h in just 7.8 seconds. The most powerful TDI in the Touareg range is a V8 with an engine displacement of 4,134 cc and power output of 250 kW (at 4,000 rpm). Like the V6 TDI, the V8 TDI works with a common rail direct injection system. Its maximum torque of 800 Newton metres is available at between 1,750 and 2,750 rpm. It has a modest claimed fuel consumption of just 9.1 l/100 km (equating to 239 g/km CO2). Like the V6 TDI, the V8 TDI also has a thermal management system with a switched water pump in order to shorten the warm-up phase. The Touareg V8 TDI achieves a top speed of 242 km/h and accelerates to 100 km/h in just 5.8 seconds. With its double wishbone suspensions, the suspension of the new Touareg continues with a tried and tested layout, which permits great spring travel and good axle articu-

The version with the standard steel-spring suspension has an approach angle of 22 º at the front and a departure angle of 23 º at the back. With ‘Terrain Tech’ derivative, the vehicle body is 10 millimetres higher at the front and 15 higher at the rear. South African consumers will have a choice of three models: Adam, Adam Jam and the range-topping Adam Glam. Each of these model lines offers a comprehensive choice of factory-fitted customisation options, dealer-fitted accessories and a wide selection of exciting exterior paint colours. “Adam is designed for trendsetting image makers, people who want self-expression through their
clothes, lifestyle and cars,” continues Cradock. “For this reason, the choice of colours, wheels and interior-design elements have been developed to enable a high level of vehicle personalisation, allowing the customer to be fully involved in the finishing details of their car.” Two petrol engines power the Opel Adam – the entry-level Adam features a naturally-aspirated 1.4-litre Ecotec four-cylinder unit with 74 kW and 130 Nm of torque, mated to a 5-speed manual gearbox. This engine, which has a combined fuel consumption figure of 5,3 litres per 100 km and carbon emissions
of 125 g/km, allows for a top speed of 185 km/h and a 0-100 km/h acceleration time of 11,5 seconds. The Adam Jam and Adam Glam are both fitted with Opel’s latestgeneration 1.0-litre turbocharged ecoFlex three-cylinder engine which boasts the latest in state-ofthe-art technology to offer unrivalled performance and fuel efficiency. Boasting a readily-available 85 kW and 170 Nm of torque, the 1.0-litre ecoFLEX turbo engine is mated to Opel’s latest 6-speed manual gearbox. The engine features a combined fuel consumption figure of just 5.1 litres per 100 km and CO2
emissions of just 119 g/km (as per government ECE R101 or SANS 20101 Standards). Top speed is 196 km/h with acceleration from 0-100 km/h reached in 9.9 seconds. Safety comes standard with the Opel Adam, all derivatives featuring a comprehensive level of safety equipment which includes six airbags, ABS with EBD and BAS, ESP Plus, Hill Start Assist, dual pretensioned front seat belts, the Opel Pedal Release System, integrated pedestrian protection, ISOFIX child-seat anchor points and a rigid passenger cell with high tensile steel construction and crumple zones. Linked to the more conventional safety items, Side Blind Zone Alert brings ultrasonic blind-spot warning to the supermini segment, with integrated warning lights in each side mirror indicating the presence of another vehicle in Adam’s blind spot at speeds up to 140 km/h. antees uniformity of response in the event of frontal impact regardless of the type of obstacle or vehicle encountered in an accident. What’s more, despite the clear off-road vocation of the model, which is also expressed in the robust, square front end, the new Renegade ensures good pedestrian protection. The quality of the virtual design was then tested physically on the cars produced at the SATA factory in Melfi with 300 tests on components and subsystems, more than 100 impact simulations and more than 100 crash tests taking into consideration the various types of impact – front, side, rollover, rearending and pedestrian impact – as well as the various speeds at which they can occur and the physical characteristics of the passengers. For comprehensive protection, the new Jeep Renegade comes as standard with six airbags (driver, front passenger, side window bags for all rows and side bags for front seats) and ESC (electronic stability control) with ERM (electronic roll mitigation). The safety equipment, depending on market and trim level, features as standard or on request, further important systems such as Blind-Spot Monitoring, Rear Cross Path Detection, Adaptive Cruise Control (available from 2015) and ParkView reversing camera with dynamic grid lines – all of which have filtered down from the Renegade’s bigger siblings, the Cherokee and Grand Cherokee. One of the most innovative systems available on the new Jeep Renegade is the Forward Collision Warning-Plus (assisted braking system) – the first in the category in terms of reliability and precision – which uses radar and video sensors to detect whether the car is approaching another vehicle or obstacle in its path too rapidly. In these cases the system warns or assists the driver in order to avoid impact or mitigate its consequences. Finally, the Jeep Renegade can be equipped with the “Lane Sense Departure Warning-Plus” and “Blind-spot Monitoring” systems. The first uses the camera’s optical sensor to establish the road position of the vehicle with respect to the horizontal markings present on the road surface. In the case of an unintentional lane change, which the system recognises if the vehicle changes trajectory without activating the direction indicators, a visual alert is issued along with a tactile signal sent by the electric power steering (EPS). If the driver does not react promptly, the system issues a second visual alert. The “Blind-spot Monitoring” system, on the other hand, uses ultra broadband radar sensors to assist the driver during lane changes, indicating the presence of other vehicles in blind spots by lighting up icons on the door mirrors and activating an acoustic signal chosen by the driver. The Jeep Renegade is due to launch in South Africa in April 2015 with the introduction of the front wheel drive versions, these will be followed later in the year by the allwheel drive and four-wheel drive versions. Pricing and specifications will be announced closer to the launch. All Jeep brand vehicles are sold through 45 dealerships nationwide. The Jeep Wrangler, Wrangler Unlimited, and the Compass and Patriot range of vehicles are all sold with a 3 year / 100,000 km warranty and maintenance plan. The flagship Jeep Grand Cherokee and its mid-sized sibling the Cherokee are sold with a class-leading 6 year/100,000 km warranty and maintenance plan.
