Investing in commercial property for a return or capital growth People invest because they want a return on investment or in capital growth or both. They have a choice to invest in property, stocks and shares, unit trust, life assurance policies or investments or cash savings accounts. The following factors are interrelated in the final decision-making with regard to commercial property: ) Amount of cash, own equity or borrowed funds. ) Period of investment. ) Timing and expected returns. ) Volatility and liquidity. Property investment has always been one of the best options to take over the long and medium term. It can be defined as the purchase of a property that generates capital gains and/or future expected income inflows for the owner. The following are some of the reasons which investors will consider: ) Earning regular income or returns. ) Capital growth. These two factors will determine the total ROI (return on invest-

ment). ) Diversification of investment. ) Hedging against inflation. ) Accumulation of wealth. ) Tax shelter ) Becoming business owner or wealth builder ) Tool for financial leverage or security and collateral on other investments. The value of such a particular investment is equivalent to the present value of the discounted future income of the specific property. Factors that can influence future income are neighbourhood degeneration, economic cycles, social and political factors and a change in legislation. All these factors and information need to be analysed and structured into a sound model for future investment strategies. – Francois O’Kennedy, principal of O’Kennedy Property Group. A three in one, historic property for sale A Occupying over 2 700 m² in the historic heart of the town, the property offers a total of 11 bedrooms, spread across three different residences, each with its own separate entrance. The homes have all been restored to pristine condition, and are set within a lush garden. The property is on the market at R5,999 million. PGP agent Adri Holm says the main house, known as Eikenhof, was constructed in 1900 for a wealthy wagon-maker and his family of ten children. The cottage on the property, known as Kleinehof, is even older, dating back to around 1890. Both buildings were declared national monuments in the 1970s. Eikenhof is a single-storey villa with extensive Victorian detail. The home consists of four bedrooms, two bathrooms, a lounge, dining room and family room, as well as a study, double garage and staff accommodation. A spacious country kitchen has a separate pantry and eat-in area, while an enclosed verandah provides a shady space to relax in all weather conditions. Semi-detached to this homestead is a separate double-storey residence with bay windows, known as Op’thof. This section offers a further four bedrooms and three bathrooms, plus another dining room, study and living room, and a kitchen with separate scullery. This residence also has a separate double garage.

The final home, the cottage Kleinehof, has three bedrooms, a single bathroom, living room and pyjama lounge, as well as its own kitchen and store room. Holm says the property would be ideal for a large and multi-generational family, allowing teenagers and grandparents to enjoy their own private space while still living within the family home. “This area with its beautiful oak-lined streets and gracious homes is close to some of the best schools in the country, making it The main homestead, a singlestorey villa with extensive Victorian detail, is named Eikenhof. ideal for families,” she says. PGP area manager for Paarl, Surina du Toit, adds that the property also has potential for development as a guesthouse, subject to planning approvals. “Heritage homes are particularly well-suited to the hospitality industry, and this property’s layout would lend itself to ample guest accommodation while still reserving a private space for the owner or manager,” she says. ’n Swembad vir jou huis

D

aar is ’n verskeidenheid swembaddens om vanuit te kies op die mark. Hulle sluit die volgende in:

)Vooraf-gegote veselglas-swembaddens is in ’n beperkte verskeidenheid vorms beskikbaar.

Win ‘eco home’ at Green Expo In order to enhance and facilitate awareness of green living, The Green Venture Group has partnered with The Green Expo to this year give away an Eco Home valued at R1,2 million. The beautiful and highly functional family home will be built “off the grid” in a one-of-akind security village in the picturesque Wellington valley and all visitors to The Green Expo will be in the running to win this lifechanging prize. More than just a property development, the eco-village in Wellington is being designed and constructed according to the most innovative sustainability principles, using environmentally friendly materials, products and even service providers. This is to be the pilot project of a series of similar security villages planned for various locations in South Africa. The Green Expo, in association with National Geographic Channel, takes place from 23 to 25 November at the Cape Town Convention Centre and invites members of the public to discover practical solutions that will allow them to harness their green consciousness in a fun and sustainable way. Presented by the multi award-winning organisers of the SABC Education Baba Indaba, this comprehensive trade and consumer exhibition promises to be an informative and interactive event not to be missed. With the Expo byline “Sustainability is your responsibility” underpinning the event, complex issues such as climate change, biodiversity, biotechnology and social investment will be addressed by leaders in the field, while exhibitors will showcase cutting-edge products, services and sustainable eco-design, including the latest hybrid vehicles. Nampak Bevcan, in partnership with Collect-a-Can, will once again bring topical issues to the fore with a comprehensive programme, which includes expert speakers, interactive discussions and even cutting-edge Upcycled fashion. Chris Naudé, CEO of The Green Expo comments: “The primary objective of The Green Expo is to promote environmental sustainability as a way of life; to make sustainability cool, sexy and fashionable, not just responsible. This cause, and as such the expo, is close to our green hearts and we see it as a unique opportunity for eco-warriors to showcase what’s out there for people who want to do more to appease the tree-hugger within. “We are also extremely excited to have the opportunity to give away an exquisite eco home, built according to the principles we strive to promote. The winner of the home will be drawn from all visitors to The Green Expos which was held in Sandton in September and now Cape Town. The winners will be announced in Cape Town on Sunday 25 November 2012.” Don’t miss this unique expo in Cape Town, open from 10:00 – 18:00 on Friday and Saturday and till 17:00 on Sunday. Tickets are R50 each, but visitors who cycle to the event get in free. For more information visit www.thegreenexpo.co.za/ or follow @GreenexpoSA for regular updates.

ROAD TEST

Jeep’s bold new Grand Cherokee FRANS LE ROUX

JEEP hit the prestigious SUV market with a bang when they introduced their new Grand Cherokee last year. Ever since I first saw the vehicle, my hands itched with anticipation to slide behind the wheel and take it for a spin. Granted I only tested the entry-level 3.6 V6 Limited, but the design from most angles is still very intimidating. Three other engine variants are available namely a 3.0 CRD diesel, a 5.7 Hemi V8 and the fire breathing SRT8. This is the first Grand Cherokee petrol V6 available to/on/in the local market. Powered by an all-new Pentastar V6, the engine produces a healthy 210kW/347N.m. On the acceleration side of things the Jeep reaches 0-100 km/h in 9,1 seconds and runs out of steam at 210 km/h. I found the 5-speed auto gearbox lazy and indecisive between shifts, especially when pulling away from a traffic light. Fuel consumption will always be a talking point and is dependant on how freely you use your right hoof. The best average consumption I managed on my 400km trip was 10.1 litres/100km. Hands-down the best aspect of the Grand Cherokee is its looks. The low roof-line, wide body stance and Jeep’s signature grille makes this car stand out from the crowd. Of all the cars I’ve tested this year, the Jeep received the most attention from the public. People stopped me at a shopping centre to have a closer look. Granted the one-off black rims added a certain gangster appeal and some decent street cred. I think Jeep got the design, shape and overall look spot-on. The Jeep’s main rivals are the BMW X5, Mercedes Benz ML, Discovery 4, VW Toaureg and Toyota’s Prado. Not only does it trump

them all on price, but it looks better than most. The interior of the Jeep is another step in the right direction when compared to the model it replaces. A large display screen sits nicely in the centre console from where your satellite navigation and audio system is controlled with touch. Two cup holders between the front seats make sure you never spill any drinks. The standard features list on the Jeep is very impressive. Dual zone climate control, electronic memory seats, park assist (front and rear) and a useful rear view reverse camera. All models get a electronic limited slip-differential if things really get tough. Air suspension is standard on the 3.6 Overland, both diesel models and the Hemi V8. A terrain-select switch is nestled neatly below the gear lever and can be set to sport, snow, sand/mud or rock. As pricing is still the decider for most consumers, the most important thing to any consumer, Jeep’s succeeds and truly kicks dust in the eyes of all it’s competitors. R539 990 for the 3.6 V6 Limited, which I tested, is undoubtedly an absolute bargain. A direct rival in every way would be the new VW Touareg 3.6 V6. Same power, better interior, but with a price tag of R600 000 its just too expensive. So let’s get the facts straight, if you are shopping for a SUV: Jeep is by no means the most refined, its gearbox is a let down and the interior is no Porsche Cayenne. Nothing compares to Jeep’s modest pricing and you certainly have to look far and wide to find a SUV with greater presence on the road or the same unmistakable Jeep design. For any information regarding Jeep, Chrysler, Fiat, Alfa and Dodge contact Dale Hendrickse at Sandown Motors Century City on 021 528 0610.

Subaru XV – the sneaky getaway CLAIRE MAASCH

I

am somewhat cynical about driving supposed ‘crossover’ SUV-type cars. Too often, I have been left feeling somewhat deflated as far as their performance is concerned, especially once you leave the tar. So it was with little enthusiasm that I received the keys to Subaru’s XV to try it out. Happily, a few surprises lay in store for me. Despite the relatively old-school 2-litre Boxer engine, a week of varied driving gave an average fuel consumption of only 8,4 l/100 km (Subaru claim 7,9). I put this down largely to the transmission which, when driving in fully automatic, kept the revs at a consistent 1 500 – 2 000. When using the manual shift or optional paddle-shift, the computer automatically assigns gear ratios to mimic a 6-speed gearbox, giving the driver a small semblance of control. The Subaru’s performance is average – there is a slightly delayed response when you put down your foot as the engine spools up and this resulted in a slower time of 10,8 seconds to reach 100 km/h from a standstill. The Subaru astounded my passenger and I with one of the most comfortable journeys along a particularly rutted, potholed road in the Winelands without missing a beat. Muddy puddles, poor road surfaces and other hazards presented no problem to the XV with its double wishbone rear suspension and 220 mm ground clearance all adding to the comfort factor. In addition, the XV sports a much sought after NCAP 5-star safety rating. A rear camera for parking assistance and the most innovative fuel consumption readouts make great features on the XV. The car’s

The exterior of the Subaru is chic and the sporty 17inch twotone wheels add to the XV’s appeal. Roof racks are standard, as is the sunroof. PIC: QUICKPIC versatile boot capacity expands from 310 l to a hefty 771 l when the rear fold-flat seats are down, providing enough space to fit a couple of mountain bikes inside the car for a sneaky weekend getaway. The exterior is chic and the sporty 17-inch two-tone wheels add to the XV’s appeal. Roof racks are standard, as is the sunroof. The HID Xenon headlights gave a superb high beam for night driving. Steering was comfortable and responsive, although parking in tight spots was somewhat challenging as the XV’s turning circle was larger than expected. By the end of my test I was considering one for myself as the car does everything the manufacturers claim and some of it with more equanimity than promised. However, I was stopped by the price. The R329 000 price tag is on the steep side for a vehicle of the XV’s calibre, but as possibly the only major detracting point in an otherwise very comfortable week of driving, I have to hand it to the guys at Subaru, they certainly do deliver on their promises.

Audi A3 launch: the new popularity HANJO STIER Recently we were invited to the launch of the latest, third-generation model which is blatantly aimed at continuing the popularity of its lineage. Launched in 1996, the A3 provided a red carpet for Ingolstadt newbies until its little A1 brother arrived on local shores recently.

Splash out on a Quattro model and you’ll also receive alcantara and leather trim, Audi Music interface, more aluminium trim and a storage/luggage compartment package. PHOTO: QUICKPIC

Typical of which, most observers will remark that Ah Three looks remarkably like its wee sibling but that’s due to its clean lines, taut proportions, corporate face and smouldering rear end. The interior also shows similarities, but extra equipment and more generous dimensions set the A3 apart. Audi execs were also quick to dispel the myth of their car simply being a luxury Golf; yes, the A3 is built on the same versatile platform, but the myth should actually be reversed as VW trails behind Audi with their top selling hatchback. You are now looking at the new A3 – do you see a Golf 7 anywhere yet? Other new and distinctive features for the range are shorter overhangs, a lengthened wheelbase, new door mirrors, higher standard specifications, Xenon and LED lights, start/stop systems and a substantial weight saving. Audi South Africa has done away with the previous “Ambition” and “Attraction” specification lines, replacing them with “S”, “SE” and “Quattro” derivatives. S offers standard equipment like 16-inch wheels, multi-function steering wheel, Bluetooth, auto lights and wipers. SE spoils you with 17-inch wheels and sports suspension, sports seats, aluminium trim inside and out, climate control, better speakers, a snazzier steering wheel (with shift paddles for S-tronic models) and Audi’s Drive

Select adaptive drive mode with efficiency programme. Splash out on a Quattro model and you’ll also receive alcantara and leather trim, Audi Music interface, more aluminium trim and a storage/luggage compartment package. Optional extras include, among others, Bang&Olufsen tunes, full LED headlights, media/online connectivity, satnav with touchpad and Magnaride adaptive suspension. The 1.4 motor kicks out a healthy 90kW / 200Nm, 1.8 delivers 132kW / 250Nm, and the turbo-Diesels produce 77kW / 250Nm and 135kW / 380Nm respectively. Consumption and CO2 figures are exceptionally good, most of these cars are exempt from CO2 tax and extremely frugal with the contents of their 50L tanks. The pedals are light and responsive, steering feedback and visibility are good, plus the cabin has that typical Audi invincibility and no-nonsense ergonomics to it. We enjoyed a distinct difference between ride comfort and steering response when going from regular to Quattro and/or Drive Select models, but agreed that, considering its cubic capacity and price, each vehicle had more than sufficient power, impressive torque, exceptional road holding and pleasing comfort levels. Prices start with the 1.2T FSi (manual) S at R267 000 and go all the way to R351 500 for the big 1.8T FSi Quattro S-tronic at R351 500. The five-door Sportback models will arrive in SA around May 2013, S3 joins the line-up in March next year while S3 Sportback should get here by about August 2013. All Audi A3’s are sold with a 1-year warranty and 5-year/100 000km service plan. There are many, many cheaper options available but almost all will fail to reach the A3’s level of sophistication, packaging and inevitable popularity.
