Lewensstylontwikkeling van R70 m D
ie hoogliggende oostelike dele van Somerset-Wes is oorgehaal vir sterk eiendomsgroei met ’n reuse-ontwikkeling van R750 miljoen wat eersdaags daar gaan verrys. Die eerste fases is reeds van paaie en omheining voorsien met oordragte wat na verwagting al teen einde Januarie sal plaasvind. Die lewensstyl-ontwikkeling van sowat 200 wonings, wat as The Somerset Lifestyle & Retirement Village bekend sal staan, is op sowel die aftree- as residensiële mark gerig en is die eerste in Suid-Afrika om ten volle aan die South African National Standards (Sans) se nuwe bouregulasies vir doeltreffende energieverbruik te voldoen. Die regulasies vereis dat daar onder meer van dikker en beter gehalte glas gebruik gemaak moet word, asook sonverhitting van water en isolering van vloerverhitting op so ’n wyse dat minder energie verlore gaan. Die projek van 16 hektaar, wat tans as van die grootste in die Helderberg-omgewing beskou word, word in agt fases beplan met die eerste drie wat reeds van paaie voorsien is en gereed is vir verkoop. Vyf van die fases is al van gesofistikeerde geëlektrifiseerde omheining voorsien, terwyl fase vier en vyf tans van paaie besorg word. Nog drie sekuriteitsontwikkelings aangrensend tot The Somerset word beplan, wat die totale getal nuwe wonings vir die omgewing uiteindelik op sowat 600, met ’n waarde van R1 miljard, te staan sal bring. What home sellers need to know now
M
ost estate agents are starting to worry now about making the festive season more productive in terms of home sales, because listings tend to dry up between the end of November and the middle of January, mainly due to the belief often held by sellers that no-one wants to shop for a home during the holidays. But, the experts say, that’s a myth, and neither agents nor home sellers should buy into it. In fact, says Rudi Botha, CEO of SA’s biggest mortgage originator BetterBond, the holidays are one of the best times of the year to put a home on sale and on show. “Couples are off work and families are together, so it is a great time for buyers to look, and because of the smaller number of new listings, the chances are that the property will get a much higher rate of exposure during its first month on the market – when the likelihood of a sale is highest – than at other times of the year.” Writing in the latest issue of BetterNews, he says other things for sellers who are cautious about listing now to consider are the following: ) Buyers are keen to take advantage of low interest rates and higher affordability of housing right now. Mortgage interest rates are currently at their lowest level in almost 40 years, which makes it easier for potential buyers to qualify now for home loans. And according to Absa statistics, the affordability of housing has improving drastically since 2008 in terms of both the house price to household disposable income ratio and the mortgage repayment to household disposable income ratio.
) At the current standard home loan interest rate of 8,5%, the monthly repayment on a 20-year, R1 million home loan is R8 364, and buyers can take a fixed rate option for very little more. In 2008, before the recession, that same loan would have required a monthly repayment of R13 168. ) Your buyer might be motivated to buy now. People buy homes throughout the year for a variety of reasons, but not many can shop for a home when they please. Those who have been transferred to a new job in a new town, for example, will need to find a home and move now, before the work and school year starts, so they will be highly motivated to make a decision. ) Your buyer might not be the typical “family.” Many sellers still think of home-buyers in terms of the nuclear family – mom, dad, two kids and a dog – but actually, non-traditional families, working couples, emptynesters and singles now make up a very large percentage of home-buyers now, and for many of these this is the very best time of year to shop for a home. ) It won’t sell off the market. Some sellers whose homes are on the market want to take them off again at this time, but actually they won’t be saving time or money, they will just be delaying their own moving plans. They need to know that if they receive an offer during the holidays, they can always negotiate terms for moving at a more convenient time. ) The holiday spirit might help you sell. Many home-owners make sure their properties are looking their best for family and visitors at this time of year, and that may well help potential buyers picture their own friends and family enjoying life in a lovely new home.

WITh the rental market continually gaining momentum and a consistent influx of tenants into the market, there is no shortage of people wanting to rent property. “However, while buy-to-let investors may have a number of people interested in renting their properties, it is important that they choose the right tenant. This can avoid complications such as defaults on rentals or costly damage to their property,” says Adrian Goslett, CEO of RE/MAX of Southern Africa. He notes that basing your decision purely on first impressions may not be that easy. “Without doing the necessary background checks, it is difficult to make the right choice, and because finding the right tenant is a decision that can largely affect the return on investment for a rental property owner, it is a very important part of the process. Tenants that default on their rental instalments are a particular concern, and where possible, landlords who have signed contracts with them, want to avoid engaging in a costly legal battle. This is where the services of a specialised rental agent can really benefit the landlord. The rental agent will be able to vet the tenants and assist with the making sure that the owner secures a good monthly income as their investment property grows in value.” During the vetting process, a professional rental agent will look at tenant history as well as conclude a full check on the potential tenant’s credit history to confirm that they can afford the monthly rental payments. “Even after the vetting process there could still be a situation where a tenant defaults for whatever reason, however, a rental agent should have an action plan to deal with this effectively and efficiently,” says Goslett. He advises that just as choosing the right tenant is important, ensuring that the right
agent is in charge of your most valuable financial asset is also vital. “All real estate agents will have the required qualifications to sell property as well as handle lease agreements. However, much like it is important to deal with an agent that specialising in that particular area when selling your property, it highly advisable for landlords to utilise the services of an agent who has chosen to specialise in rentals,” says Goslett. “This is due tothefactthatthelawssurroundingtherental process and how they affect the relationship between landlords and tenants have become far more intricate in recent times.” According to Goslett, a landlord must be able to trust their rental agent and have an open communication channel with them. He says that often disputes can arise when a landlord does not clearly communicate their objectives and what is expected of the rental agent. “There should be a clear and concise mandate that sets out the agent’s overall responsibilities and deals with issues such as the maintenance of the property as well as thefeethatwillbecharged.Boththelandlord and tenant should be in agreement and sign the document,” he says. Goslett notes that another benefit of using a rental agent is that they can play the role of mediator if disputes arise between the landlord and tenant. A rental agent that understands what both parties are trying to achieve can help resolve the issue with the best possible outcome. “When it comes to property rental, it takes a great deal of hard work and dedication to ensure that all the parties get the most out of the transaction. An experienced rental agent can assist greatly in making the sometimes difficult process of owning and renting out a property much smoother,” concludes Goslett.

Some sellers wonder if they should hold out for an overseas purchaser who may pay more for their property than a local buyer. There is no doubt that the weaker Rand has made our property more affordable for a purchaser bringing their funds into the country. In fact, the Rand has depreciated over 20% in the past few months, so in reality, it means a foreign purchaser is saving over 20% on their purchase. But the fact is that, like all buyers, overseas purchasers buy by comparison. They don’t just look at one property and pay the list price. They will shop around, and they will research the market. Like all other purchasers, when they walk into a property they will know within a few minutes what it is worth. It really doesn’t matter whether you’re from Cape Town or Cairo, Nelspruit or New York,

Last call for tax-free property transfers before end of December Property owners now only have one month left to set in motion the tax-free transfer of any residential properties they currently hold in legal entities such as companies, close corporations and trusts into their own names. “After 31 December 2012, they will be liable for the usual transfer duty and Capital Gains Tax (CGT) on any such transfer,” notes Berry Everitt, MD of the Chas Everitt International property group. The tax-free window, created by the SA Revenue Service (SARS) in 2010, applies to all residential properties that have been mainly used for residential purposes since February 2009.
It thus includes holiday homes and homes owned by foreigners who only live in SA part of the time but not, for example, residential properties that have been converted to office use. The legislation enabling the tax-free transfers also provides that the individual to whom the property will be transferred must already be “connected” to it in some way. In other words, they must be a member of the close corporation that owns the property, a shareholder of the company that owns it, a beneficiary of the trust that holds it, or an immediate relative of any of these people.
“And in by far the majority of cases, it will really benefit those individuals financially to take advantage of this tax-free concession period,” says Everitt. Since December 2002, he explains, SARS has held that the sale of a legal entity which owns immovable property is actually deemed to be the sale of that immovable property, and that the purchaser has to pay transfer duty. “So there is now no advantage at all for a buyer in acquiring a legal entity instead of buying the property directly. And as far as the property seller is concerned, it should be noted that a company, close corporation or trust does not

have the advantage that an individual has of being exempted from paying Capital Gains Tax on the first R2 million worth of capital gains on a primary residence. What is more, companies and close corporations pay Capital Gains Tax at a higher rate than individuals, and have to pay dividend tax at 15% when monies are distributed to shareholders or members.” He adds that SARS has provided a golden opportunity for taxpayers to reduce their tax liability relating to the ownership of property, and that they should put the necessary transfers in motion before the end of December.

Jaguar’s XF on Durban to Joburg run J
aguar’s XF 2.2 used just 4,9 l/100km to get from Pretoria to the Durban Beachfront and back. Jaguar South Africa set out from the Union Buildings in Pretoria on Sunday to attempt to do the round trip on a single tank of diesel. Two Jaguar XF 2.2–litre four-cylinder diesel models completed the journey with seasoned economy run expert Roger Rouessart and Ignition GT presenter Marius Roberts doing driving duty under the watchful eye of Richard Carstens from Motorsport South Africa. The pair of XF’s arrived back in the capital city on Monday afternoon, having each completed 1 265.8km on a single tank of diesel. The frugal luxury sedans used 64,461 litres (Marius Roberts) and 62,351 litres (Roger Roussaert) over the two-day journey.
“Traditionally, a Johannesburg to Cape Town run is attempted but we wanted to do something different to demonstrate the efficiency of our cars,” explains David Barns, Jaguar Brand Manager and organiser of the attempt. “Pretoria to Durban and back is far more challenging - one has to contend with the numerous toll gate stops and high traffic volumes; however, the cars were up to the challenge and completed the task with little fuss.” Toll gates, with increased fuel consumption due to accelerating back to speed - as well as the city driving elements in and out of Pretoria and Durban, made it a realistic, real-world attempt the ‘ordinary’ driver would be able to replicate. This was proven by Roberts’ 5,1 l/100km accomplishment compared to Roussaert’s 4,9 l/100km. Jaguar’s acclaimed 2,2-litre diesel engine
delivers 140kW and 450Nm of torque to allow 8,5-second acceleration to 100km/h and a top speed of 225km/h, yet the luxury sedan remains frugal at the fuel pumps. The vehicles used received no special preparations ahead of the event and both cars managed to match Jaguar’s extra-urban cycle claimed fuel consumption figure. “Our aim was to demonstrate what Jaguar drivers would be able to achieve for themselves; it was therefore important that we didn’t try to optimise the vehicles or the conditions in any way,” adds Barns. Ignitions’s Marius Roberts represented the ‘ordinary’ driver and demonstrated that even without specialist knowledge, one is able to achieve exceptional fuel consumption figures. Ignition will broadcast the efforts of Marius and the rest of the Jaguar team later this month.
Here, the frugal Jaguar is on its way to com plete a trip of almost 1300 kilometeres on a single tank.

Honda CRV launch: renewed charge HANJO STIER
T
he Honda CR-V enjoys quite a strong following in our neck of the woods, primarily due to its versatility, comfort, quality and incredible reliability. As the fourth generation ties its laces in the starting block, you may even find first or second generation cars still motoring around the Boland. Launched in 1995, the CR-V was updated in 2001 and again in 2006, raking in an impressive 130 awards worldwide. Honda South Africa immediately admits that their compact SUV is a very important model and one of the company’s lifelines in the local market. This year proved to be rather challenging and the results of natural disasters wreaked havoc with supply. Production is up and running again so Honda’s renewed charge has a solid cornerstone in the CR-V, one of the pioneering compact SUVs which has been sold over 5 million times. South Africa is just one of 160 countries which offer the CR-V and to date, about 17 000 units have been sold locally. This new model was built to continue its predecessors’ popularity, while carefully improving on key elements of the vehicle. Efficiency, functionality and confidence topped the list. The previous car’s looks have been tightened and in Honda’s unique way, the car has even shrunk in some areas. These include length, height, boot floor height, loading lip height and front visibility. Mixed with their innovative engineering, all these decreases actually translate into more versatility and space. Wheelbase remains the same and the CR-V now has a more car-like driving position, a more adjustable seat ensuring that it doesn’t lose any of the previous car’s driver height.
The cargo area is best in class (up from 524 to 589L) and now features a lever near the tailgate which drops the 60/40 split rear seats. Completely flat, obviously. Another best note goes to the car’s drag coefficient which uses updated aerodynamics and a flat floor to lower drag by 6,5%. LED daytime running lights and LED rear light clusters give the exterior a boost, while the new interior boasts a clever centre console and pleasing materials. The CR-V now features Honda’s multi-info central display and revised infotainment controls, more structural rigidity, a comfier suspension with lower mounting points, better turning radius, anti-whiplash front seats, improved noise damping (2db improvement) and ECON mode. This mode aims to lower fuel consumption and emissions with driver prompts, engine mapping and air-con optimization. Critically, the new CR-V offers a host of safety systems like ABS brakes with emergency force distribution and assistance, six airbags, vehicle stability assist, trailer assist, deflation warning system and hill start assist. Honda’s ADAS advanced safety system with adaptive cruise control, collision mitigation and braking as well as lane keep assist is standard on the top model and optional for all others. The same goes for active Bi-Xenon cornering lights; all other models have halogen projector lamps. Engine tweaks are minor but most certainly welcome – the thriftier 2-litre petrol four-cylinder pushes out 4 kW and 2 Nm more while expelling less CO2, 2.2 litre turbo-Diesel also drops its CO2 output while the trusty old 2.4 litre petrol four-cylinder has been upgraded from 132 to 140 kW (190 hp). The five-speed automatic gearbox (sixspeed manual also available on some models) offers Sport mode and manual override via

Further improvements to the CR-V are a better rolling resistance and revisions to its automated four-wheel-drive system. Where the previous car was front-wheel-drive and only activated the rear wheels when slip was detected, the new car will always start off in 4x4 mode unless it detects dry, level tarmac. Amazing, hey? This means that the CR-V should be slightly more capable in the mild off-roading world of soft SUVs. When it comes to commuting around town and zipping along the highway, the CR-V is definitely a top contender. Honda
South Africa have even addressed its biggest downfall – the price. Based on extensive research, they haven’t dropped their prices (and with it, quality or reliability) but are introducing an entry-level, 2-litre petrol, manual, front-wheel-drive CR-V for just R299 900. The rest of the range climbs through the 300s and 400s to end with the 2.2 turbo-Diesel Exclusive for R499 900. The updates to this car are small but plentiful and the wider range with varying specifications and options certainly complete a pleasing improvement. All CR-Vs are sold with a 3-year/100 000 km warranty and 5year/90 000 km service plan but that is pretty irrelevant as it’s a Honda and likely to go on forever. – Galimoto

FFord’s fashionable Figo has a facelift F
ord’s fun and fashionable Figo is now even more desirable thanks to the introduction of exterior design enhancements and added interior features, including the addition of Bluetooth connectivity on some models. “The Figo’s contemporary design, solid performance credentials and desirable safety features are refreshing for a vehicle in its class,” says Gavin Golightly, Ford Marketing Manager. “It is well-positioned as a value-formoney prospect and with the addition of some new enhancements its overall appeal is further cemented.” The Figo, based on Ford’s proven global small car architecture, is available with a choice of two fuel-efficient engines, the 1.4litre Petrol Duratec and the 1.4 litre Turbo Diesel Duratorq. Customers can choose between two trim levels, the Ambiente being the entry level option available in both petrol and diesel guise and the Trend, the high spec model, available in petrol configuration. Both the Ambiente and the Trend further incorporate Ford’s global Kinetic design DNA with new design elements incorporate into the bonnet and bumper. The lower grille has been revised with the upper grille benefiting from the addition of a chrome line. The head and tail lamp designs have also been revised while the fog lamp housing features a more aggressive and defined look. The Ambiente model has been further enhanced with the addition of a new eightspoke wheel design while the Trend model receives a new alloy wheel design. Inside the cabin the Ambiente now features a Dynamic Blue centre stack bezel and revised seat fabric pattern. The Trend also received some enhancements to the interior including a change from red to blue seat fabric and the addition of Bluetooth functionality.
The Figo’s In Car Entertainment system allows one to switch between radio, CD/MP3 or one’s iPod easily and with added versatility thanks to the addition of Bluetooth functionality. The Bluetooth system allows you to connect a mobile phone to the audio system and therefore connect and disconnect calls through the system. It also allows for the connection or rejection of a second incoming call. Caller ID is displayed on the vehicle’s display and phonebook contacts and call history can be synchronised with the audio system. The space and practicality that define the Figo are more commonly associated with larger, more expensive vehicles rather than those typically found in the sub B-Value segment. The precise and responsive steering of the Figo instils confidence, while a fine balance between ride comfort and control is ensured through the optimized suspension design. There’s no shortage of safety features with dual front airbags, ABS with EBD and PATS (Passive Anti-Theft System) providing a piece of mind driving experience. The 1.4litre petrol Duratec has a maximum power output of 62 kW at 6 000 rpm and enjoys 127Nm of torque at 4 000 rpm. This equates to a frugal fuel consumption figure of 6.6litre/100 km* on the combined cycle according to the New European Driving Cycle. CO2 emissions are measured at 156 g/km. The 1.4litre Turbo Diesel Duratorq is just as impressive sporting 51kW at 4 000 rpm and reaching its maximum torque peak of 160Nm at just 2 000 rpm. It uses just 5.3litre/100 km* on the combined cycle as measured by the New European Driving Cycle and emits 139g/km of CO2,. The Figo comes with a 4-year/120 000 km warranty and 5-year corrosion warranty. Service intervals are 20 000 km for petrol derivatives and 15 000 km for diesel.

The Chevrolet Lumina UTE SSV thrills! HANJO STIER
O
f all the months in a year, October surely has the worst reputation. The seasons are in an awkward change, car sales slump, scholars and students are panicking, the Christmas holidays are too far away yet big supermarkets already annoy us with merry decorations. Should you find yourself in a slump, panicky, annoyed or generally bored, may I suggest you get yourself the ultimate attention grabber on wheels, Chevrolet’s Lumina UTE SSV? Rand for Rand, not much can touch the V8 bakkie for sheer thrills, plus its thirst will completely destroy your Christmas shopping list. That’s right, Auntie Maureen won’t get a present this year because you’ve spent it all at the local pumps and tyre retailer. The vehicle will also wake you up, quite brutally, from the October blues and give the left side of your body a severe work-out with its heavy clutch and even heavier, clunky, six-speed manual gearbox. Available as a sedan or UTE (bakkie) in manual or automatic, the Lumina has Australian heritage and American roots which means that it’s rather unsophisticated and big. It’s a big bakkie with big wheels, big load bed, big cabin, big steering wheel, big bucket seats and a big engine. Its old 6-litre V8 Corvette engine develops 260 kW / 354 hp (auto) or 270 kW / 367 hp (manual) and while this lazy slacker with two valves per cylinder and rough idle produces a prehistoric 61hp per litre, it also cranks out
a rubber-shredding 530 Nm. The incredibly crude six-speed manual gearbox has a rather tall first gear so pull-away response can be somewhat disappointing, unless you dial in some revs and release the left pedal swiftly. Its traction control system will step in reasonably gently but switch that off and the SSV morphs into a heavy smoker. Second and third gear are closely stacked, so the Lumina has great acceleration once you’ve launched it properly. Our best attempt was 5,4 seconds to 100 km/h and 400 m in 13,5 but we believe there’s room for improvement as the SSV chirped its rear tyres into second, third and eventually fourth gear (at an indicated 160 km/h). This makes it abundantly clear what you’re dealing with here – a simple, powerful, manual V8 bakkie with a frightfully light rear end.
