Elegant show house causes quite a stir T

he show house of The Somerset Lifestyle and Retirement Village, Somerset West’s new R750 million retirement and lifestyle development, has caused quite a stir, said Westacre Property Group developer Okkie Potgieter. The reaction follows the special care taken by Okkie Potgieter’s daughter, Renet, with the interior decorating and furnishing of the show house. “We received very positive feedback from especially the ladies with regard to the quality and the peaceful elegance of the interior decorating of the show house. The furnishings were specially selected and, in some cases, even crafted specifically for the show house,” Potgieter said. Special buying trips were arranged to obtain pieces of high quality furniture from longstanding suppliers like Hartmann & Kepler. Elements of the show house that elicited fa-

vourable comments were the high ceilings and the way soft colours used in the décor complemented it. The combinations of the detailed finishes that Westacre Devco are known for, as well as the choices of finishes including paint colour, tiles, granite and fittings provide an overall feeling of class. What is immediately noticeable, especially in the kitchen, is the choice of cupboard finishes with Blum Soft Close drawers as standard, the choice of kitchen cupboard doors, kitchen door handles and the layout in general. Potgieter said buyers will have the option of making certain adjustments to the current layout and plans. A unique corner kitchen cupboard with a drawer will be an option in the kitchen design and there will also be other options including under floor heating, air conditioners as well as a wood burning fireplace. Buyers can choose to enclose the patio and convert it into a sunroom. The show house can be viewed daily be-

tween 10:00 to 13:00 and from 14:00 to 17:00. Freehold residences are being marketed for between R2,3 million and R4,85 million, cottages for between R1,8 million and R2,8 million and apartments from R1,2 million to R2,2 million. The development is on the high-lying eastern parts of Somerset West. The first phases have already been provided with roads and fencing, and transfers are expected to take place towards the end of January next year. The retirement development of some 200 residences will be available to the retirement as well as the residential market and is the first development that fully complies with the new building regulations of the South African National Standards (SANS) concerning efficient energy usage. The project spans 16 hectares and encompasses a planned eight phases. Five of the phases have state of the art security, while phase four and five are currently being pro-

vided with roads. Three more security developments will be built adjacent to The Somerset, increasing the number of new residences in this area by 600, to the value of R1 billion. The Somerset will be managed by the Cape Peninsula Organisation for the Aged (CPOA),. which owns 22 retirement villages in the Western Cape and manages an additional 16 facilities. Additions to The Somerset include a new shopping centre adjacent to the development commencing in January 2013, a Curro School as well as a few sectional title medical suites. Westacre Devco has been in operation in the Somerset West area for 25 years and is responsible for more than 700 residential opportunities in this area. The Somerset will be this property group’s twentieth development. s the year winds down and many South Africans prepare for the their long awaited holiday to our country’s stunning coastal regions, the lure of the sun, sea and carefree lifestyle will compel many property investors to consider purchasing a holiday home

This is according to Adrian Goslett, CEO of RE/MAX of Southern Africa, who says that because of the relaxed lifestyle and natural beauty that the coastal regions offer, properties there will always remain in high demand among a broad spectrum of buyers that are looking for a holiday getaway, the ideal retirement residence, or a lifestyle that is far removed from the hustle and bustle of city living. “While the leisure property market has remained fairly flat in the aftermath of the recession, there are certain areas along South Africa’s coastline that continue to show strong demand. “Due to the topography of the coastal areas there is limited space to build, and, in turn this means that there are a limited number of properties available to buyers. Based on the fundamental principle of supply and demand, the limited number of properties available along the coastline ensures that these areas are generally sought-after the world over, and South Africa’s coastal properties are no exception. “A well-chosen and well-maintained holiday home at the coast that is in a good location will often prove to be both a relaxing family getaway spot and sound investment over time

dence,” comments Goslett. Another benefit of purchasing a holiday home is that it can generate an income. A wellpositioned holiday home can be rented out during the year or over the holiday seasons when the owner is unable to make use of the property. Income generated by rentals will greatly contribute to covering the costs of owning and managing the property. Buyers should, however, bear in mind that there may

be some implications of managing a property in a different province and the services of a professional rental management company might be required. A good rental agent will conduct regular inspections and screen, select and place tenants as well as collect rental money. Goslett says that, as with any property purchase, the same fundamental principles apply when considering buying a holiday home. For example, the location of the property remains vital from an investment perspective as the location in which a holiday home is situated will have an impact on the capital appreciation of the property and it will be an important element to attracting tenants. “Properties with views of the ocean or mountains are highly sought after, as are those within walking distance to the beach and amenities such as shopping malls, entertainment and medical facilities,” notes Goslett. He points out that holiday home buyers should also consider their financial position, paying particular attention to the acquisition costs such as a deposit, transfer fees and conveyancing fees, as well as the impact of possible interest rate increases, ongoing monthly maintenance, security and insurance costs and the rates, taxes and utility tariffs in the area. “Prospective holiday home investors will be able to ensure that they make a solid investment decision by researching the area and seeking out a property expert that will be able to provide them with reliable information and sound advice,” Goslett concludes.

Maar aan die agterkant is daar ook die luikrug wat aan die sportiewe 1600 TL modelle uit die jare sestig herinner. Aan die buitekant maak hierdie nuwe lyne ’n sterk indruk. Binne is daar ook nuwe lyne en instrumentasie, en ’n Suid-Afrikaner in Wolfsburg, Ona Scheepers, het die kleurkombinasies en materiaal vir die binneruim ontwerp. (Onthou u nog NP van Wyk Louw se epiese werk Die Pluimsaad waai Ver?). Maar die Kewer gaan baie verder as ’n bloot stilistiese ontwerp wat nuut en vars en vrolik is. Hy is ’n praktiese tweedeur koepee waarin vyf mense vinnig, veilig en met goeie verrig-

ting, gepaard met suinigheid en omgewingsvriendelikheid, die lang pad kan kort maak. Onder die enjinkap is daar ’n paar interessante verrassings. Soos die eerste Kewers in die land het die intreemodel ook ’n 1.2 liter enjin. Maar as dit by verrigting kom, is daar geen ooreenkoms tussen die twee nie, want die nuwe kleintjie skop 77 kW teen 5 000 toere per minuut uit en het wringkrag vir Afrika. Daar is oor ‘n wye band 175 Nm beskikbaar vanaf 1 550 tot 4 100 rpm, wat die wringkurwe van ’n goeie dieselenjin amper na Zimbabwiese dollars laat lyk. Die geheim vir hierdie uitstekende wringkraglewering is natuurlik die gebruik van ’n turbo-aanjaer. Iemand wat nie weet wat die grootte van hierdie Kewer se enjin is nie, sal kan glo dat dit ’n 1.6 of 1.8 liter Volkswagen enjin is. Die alternatiewe enjin waarmee die Kewer toegerus kan word, is die uitsonderlike 1.4 TSI-enjin, wat gebruik maak van beide turbo-aanjaging asook ’n kompressor. I

t’s always a great indication of a good product if you can boast enthusiastic brand ambassadors amongst your customers. Volvo must be doing excellent work with its cars as I had the pleasure of being accosted by a very enthusiastic Volvo owner while driving the V40 T3 Excel the other day. The episode went something like this: I had just taken delivery of an eye-wateringly bright red Volvo V40 T3 and was on my way into town for some or other reason. Having always fobbed Volvo’s off as a little bit on the staid and boring side, I was revising my opinion as I drove and subsequently, was hyper aware of any similar cars to mine on the road. So it was with some curiosity that I watched the antics of a Volvo V60 driver as he cruised past me, slowed down and hung about in the right lane. I indicated a left turn whereupon he slipped behind me and followed me to my destination. Slightly alarmed, I prepared to bolt when he stopped me, apologised for scaring me and asked whether he could please take a look at the V40. What transpired was a conversation with a die-hard Volvo fan who extolled the virtues of his car and Volvo as a brand; which made me realise just what a winning recipe Volvo could be sitting on. Here are some of the highlights from our conversation: Volvo’s safety standards. With an NCAP 5* rating, the V40 is one of the safest cars on the road. The clever chaps at Volvo manufacture each car with City Safety – which automatically applies the brakes at speeds of up to 50km/h (alleged on the V40) which we tested with much success up to 35km/h. It also

includes a pedestrian airbag under the bonnet which inflates to minimise damage to car, passengers and pedestrians in the event of City Safety not kicking in. The car offers 6 airbags throughout, side impact control, impact tensioning seatbelts and ABS brakes. Then there’s the new styling. The V40 hatchback is a decidedly fun and sporty looking Volvo. Its impressive styling and sleek lines with eye-catching features are a refreshing move away from my misperceptions of Volvo’s vehicles as staid and somewhat boring. I loved the fabulous red paintwork of the T3 which we tested and it drew an impressive crowd of admirers each day at the office. And there were more surprises inside the vehicle. As the enthusiastic Volvo owner so correctly pointed out to me, Volvos are excellent value for money because you get so much more for your rands than with many other motor manufacturers. For instance, in the T3 we drove, the trendy avant-garde interior boasted mood lighting, moulded leather seats in front with electric seat adjustment. The central hangdown from the dash was a funky white with red stripes which complemented the car’s exterior colour – you also have the option to select your own design. You could see further Swedish influence in the frameless rear-view mirror, illuminated gear-lever and trendy chromed swoops above the door handles. In fact, every time I climbed in to start driving the V40, a sense of smugness at my good fortune overcame me. I’m not surprised Volvo encourages a new crop of brand ambassadors with each new car sold. That isn’t all. The back seats fold flat in a convenient 60/40 split, the car also has rear park assist, an auto dim function on the rearview mirror, climate control and a multi-

The interior is roomy and seats 3 passengers behind in luxurious leather comfort. The turbo-charged 1.6 engine packs enough punch to ensure there can be no performance related gripes from my side and despite a week of mixed driving and commuting the 90km round trip to work each day, I still returned the car with a quarter left in the 62l tank – two thumbs up for fuel economy.

Seeing as I’ve just about convinced you to go and buy one, you may want to consider the various options. Volvo offers the T3 in 3 price/accessory brackets: The Essential (R281 200), Excel (R299 300) and Elite (R313 200). All of them come with a maintenance plan of 100 000km or 5 years. Whichever one you choose though, be assured that you too will become a smug Volvo brand ambassador

Mazda CX-5 Wins Car of the Year in Japan Mazda Motor Corporation’s compact crossover SUV, the CX-5 has been named the 2012-2013 Car of the Year Japan. The award was announced by the Japan Car of the Year committee. The CX-5 was the first model to adopt the full range of Mazda’s Skyactiv* technologies including new engines, transmissions, body and chassis. It offers a predictable and refined driving experience together with outstanding environmental and safety performance. It is also the first model to fully embody Mazda’s new design theme, Kodo – Soul of Motion. The Mazda CX-5 is enjoying strong sales with 37 000 orders in Japan, more than 33 000 in Europe and over 128 000 globally. All passenger vehicles with an expected annual sales volume of over 500 units, announced or launched in Japan between November 1, 2011 and October 31, 2012 are eligible for this year’s Japan Car of the Year award. MB SL500: A PROUD HERITAGE

Supreme comfort and sophistication HANJO STIER

F

ew cars can trace their direct ancestry over six generations and sixty years, encompassing some of the most beautiful and desirable motor cars along the way. One of these vehicles is the big topless Mercedes SL and we were fortunate enough to spend a week with the latest SL500. The SL nomenclature stands for “Sport Leicht” (sporty, light) and first graced the now-priceless metal of the 1950’s 300SL Gullwing. A convertible version and the daintier 190SL were followed by the 1960’s “Pagoda”, then Bobby Ewing’s R107, Lady Di’s R129 and the more recent R230 models. This R231 shape follows Merc’s current design with a square face and simple rear end, connected by flowing profiles and huge wheels. Our “Edition 1” specimen (R135 000 option) had a stunning red ‘n silver designo interior, most optional extras and the foldingmetal Vario Roof with “Magic Sky” light-adjustable glass ceiling. Other items which make this a full four-season car are the fantastic climate seats with Air Scarf, two-way dynamic support, threeway memory and four-way massage settings. Unfortunately, the roof only operates at standstill or walking speed and ours went on strike two days before we returned the car. Another disobedient novelty was the new boot opener which just requires a wave of your foot under the rear bumper (should your hands be carrying groceries) to open the boot lid. It worked perfectly in my driveway but never in public. You should’ve seen the faces of fellow shoppers… It’s only natural that the new SL will get

Other items you could point out to onlookers are the IWC centre clock, Logic 7 surround sound system, keyless entry and ignition, Distronic adaptive cruise control, ambient lighting and active park assist. They might also be interested in the intelligent bi-Xenon lights, COMAND Online, media interface, dual climate control and sporty steering wheel, never mind the regular stuff like ABS/EBD brakes, dynamic stability control, airbags plus a shedload of automatic and electric goodies. All SL’s also feature Active Body Control (ABC) with Comfort or Sport mode to suit your mood, as well as an ECO

start/stop system to maximise range from the 75 l fuel tank. Options include AMG and cosmetic items, Bang&Olufsen sound system, reversing camera and designo paints. Powering the SL500 is a new 4663 cc bi-turbo petrol V8 with 320 kW (435 hp) or 700 Nm through a 7-speed automatic gearbox with shift paddles. Average CO2 emissions are just 213 g/km while average consumption is pinned at 9.2 l/100km. We averaged 12.5 l but long distances yielded mid nines. Unsurprisingly, the motor is incredibly powerful and dishes up mountains of torque from low down. The gearbox offers three modes, Economy, Sport and Manual while the V8 has quite a subdued and had a hoarse rum-

ble to it which changes to a decent roar and much hissing when you floor it. Top speed is limited to the obligatory 250km/h and 100km/h should come up in a blistering 4.6 seconds – something we can absolutely vouch for. With strong gusts of wind, our SL500 logged GPS runs between 4.7 and 4.2 seconds in either wind direction, averaging 4.53 seconds. Amazing! The turbo-fed engine has a slight post-throttle power surge and the gearbox messed up one or two kick-down requests in Economy mode while the suspension’s Comfort mode proved a bit spongy. Put everything in Sport and the SL livens up, but only to a point. This is not an M3 killer. No, the SL500 is a powerful grand tourer, something its over-assisted and variable electro-mechanical steering underlines. It wants you to drop the roof, raise the beautiful wind deflector, turn up the excellent sound system (with huge bass reflex cavities) and rumble along your favourite road. With substantial weight savings and new technology over its predecessor, the new SL’s road holding is extremely impressive. The car feels light and responsive, easily reaching the handling category for expert or suicidal drivers where grip levels and cornering speeds call for lightning reflexes. It also has a very comprehensive on-board computer and COMAND infotainment unit with TV tuner and 6-disc CD/DVD changer. An SL500 costs R1 635 000 including a one-year warranty and a 6-year/120 000km maintenance plan. Factoring in exclusivity, technology, quality and power, my overriding sensation of the SL500 was one of supreme comfort and sophistication. It may not be the sportiest or lightest but it will make all its ancestors and any new owner proud. Galimoto Media

DIFFERENT: QUIRKY DESIGN

Road test: Chevrolet Cruze hatch

A

s great as it is to screech around a race track in AMG’s or chase identical Audis up a mountain pass, I find it wonderfully refreshing to test an ordinary car from time to time. By “ordinary” I mean normal, sensible and something most people could afford – like the Chevrolet Cruze. Besides appealing to a broader audience, everyday cars do not require me to explain the nuances of five-stage satellite-guided drive-train management systems, nor do I have to paint a rosy picture of the lifestyle as-

sociated with dropping six figures on a Polosized roadster. No, the Cruze has and is none of those things. Starting at R201 800 and going through three engine variants up to R285 700, the Cruze sedan has now been joined by this hatchback version. Available as either a 1.6L or 1.8L petrol four cylinder, Cruze hatch costs R212 400 or R224 800. Both hatchbacks use a five-speed manual gearbox while the top-spec diesel sedan can also be shipped as an automatic shifter. A quick peak under this hatchback’s bonnet revealed an engine which looked remarkably like an Opel unit with a Chevy badge stuck onto it.

Gathering the majority of recent critique, the petrol engines were declared as slightly weak. This becomes especially evident when one drives them at higher altitudes or puts them next to any of their high-pressure, direct-injection, turbo-charged contemporaries. Maximum power outputs are 91kW (124hp) or 155Nm for the 1.6 and 104kW (141hp) or 176Nm for its bigger brother. Average claimed consumption hovers below 7L/100km and CO2 emissions are 157g/km, which is either a series of printing errors or testament to the ECOTEC engines’ efficiency. Over a week of average motoring and a lengthy exploratory journey during the weekend, I found this motor to be willing, quite smooth and linear in its delivery, reasonably torquey and throaty. It can burn rubber, if just a little bit, and never really reaches the limits of the Cruze chassis. Blessed with a front McPherson setup and something Chevy calls a “Compound Crank Axle” at the rear, I think the Cruze hatchback has one of thee most forgiving and comfortable rides. Your Mom will approve. Most notably, we found rear passenger comfort to be exceptional; something other hatchbacks often ignore. The flipside of this coin is that the Cruze hatch has quite a wonky ride when you throw it around city blocks or a seaside serpentine road. Added to the above mentioned lack of grunt, the car puts up with quite a bit until its stability control sets in or the idiot driver realises that this is a family hatch, not a Caterham. Should you overcook things in your Cruze hatch, a comprehensive list of safety items will rush to your side. Other standard kit includes ISOFIX anchors, remote central lock-

ing, trip computer, power windows and mirrors, radio/CD with USB/mp3/Aux, Bluetooth, cruise control, steering wheel buttons, leather trim, alarm and immobiliser. There’s actually a lot more and I encourage you to visit your nearest dealer to have a good poke around its interior. Opinions differed slightly but I’ve always liked the Cruze interiors. There are parts from other GM brands, strange trip computer behaviour and hard plastics aplenty but I just like it. It’s different and cool. A family of four will find sufficient room, also for their luggage (413L boot), while the rear seats fold almost flat for those big moves. Throw out the family, put foot and the 1.8L Cruze hatch will reach 100km/h in 11 seconds or v-max of 195km/h, its weaker 1.6L counterpart needs 12.8 seconds and reaches 188km/h. We had to double-check if this wasn’t perhaps a 2.0L because our test unit kept logging mid-10 seconds runs to 100km/h on our GPS, eventually clocking an astonishing best of 9.9! For a naturally-aspirated and reasonably clean 1,800, the car’s full-throttle pace is quite impressive. With a good mix of city traffic and highway commuting, our Cruze hatchback soon proved to be an unassuming, comfortable, docile mode of transport with just enough poke to safely overtake and a well-stacked five-speed gearbox for some manual fun or sparing long distances from the 60L tank. Chevrolet could probably throw in a sixth gear and some new engines but as the Cruze stands before you now, sporting minor tweaks and the new hatch models, its technology is far from redundant or inefficient. Added to the great value of these cars, you also get a 5-year/120 000km warranty and 3-year/60 000km service plan.
