OLIVE AND GUEST FARM: PERFECT FOR HORSERIDING, MOUNTAIN BIKING
The guest wing includes four stylish suites, all with their own bathroom, kitchenette and ve randa overlooking the pool. Pam Golding Properties has the exclusive mandate to market the 23 ha olive and guest farm, which is priced at R8,95 million.
Accommodation on the farm includes a large twobedroomed manager’s house with modern finishes, openplan living and dining spaces, and a private entertainment area.

Perfect hideaway in Wellington for sale A
character-filled olive and guest farm, known for its relaxed outdoor entertainment areas and peaceful environment, has come onto the market on the outskirts of Wellington in the heart of the Cape Winelands. “The Little Farm...on a stream” is located some 6 km outside town in the foothills of the Hawequa mountain range. Pam Golding Properties (PGP) has the exclusive mandate to market the 23 ha property, which is priced at R8,95 million. PGP agent James Visser says the farm includes 7 ha of Mission olives, 2 ha of buchu, and a further 1 000 m² herb farm including rosemary and oreganum crops. “This agricultural portion is irrigated by natural water supply from the farm’s two springs and reservoir,” he says. “The main spring also forms a delightful backdrop to the main homestead and guest quarters, where the gurgle of water through a forested area creates a tranquil cooling atmosphere, even
during the hottest summer. It’s not surprising that the farm has been described by at least one accommodation website as ‘The Perfect Hideaway’.” The farm’s accommodation includes a main homestead and guest wing, each located in separate buildings around a central pool and entertainment area with a boma. The main home has been renovated in original farmhouse style, with vintage fittings and furnishings. It offers two bedrooms and an open plan living area flowing to a dining section, breakfast area and kitchen. These in turn lead to the pool, creating excellent indoor/outdoor flow, ideal for all-year-round entertaining. A wide, deep veranda keeps the home cool in summer, assisted by air-conditioning. The neighbouring guest wing includes four stylish suites, all with their own bathroom, kitchenette and veranda overlooking the pool. Two of the suites have their own doublevolume living areas, while the remaining two share a common lounge. Other accommodation on the farm includes
a large two-bedroom manager’s house and single-bedroom bachelor’s cottage, both with modern finishes, open-plan living and dining spaces, and their own private entertainment areas. There are also two staff cottages located in a separate section of the farm, plus a large office space (currently used as a gym), a utility/laundry building and large work-shed. Visser says the property offers numerous secluded spots for enjoying its beautiful views and tranquil country atmosphere. These include picnic sites alongside the stream and the olive groves, a duck pond and rolling lawns leading down to the water’s edge. “There is also infrastructure for horse-lovers, including three riverside stables with a feed-room and three enclosed paddocks, as well as provision for additional stabling on the mountain-side. There is a horse-riding trail on the property, so it would make an ideal home for equestrians or indeed any other form of outdoor sports enthusiast, especially mountain bikers. The property also has excellent potential as a
mini-conference or team-building venue.” PGP’s MD for the Boland and Overberg regions, Annien Borg, adds that the position is one of the most sought after in the Wellington area. “The farm lies in the Blouvlei Valley, which is one of the most picturesque locations in the Wellington area, and renowned for its views as well as the quality of its soil. This valley leads off the famous Horseshoe, which is the road circling the town and passing through some of its most attractive suburbs and farmland. “It is a popular and easy route for joggers and cyclists, and makes the farm extremely accessible to the town centre and its shopping precinct, just 6 km away. It is also an easy drive from farm to Paarl (20 km away), Franschhoek (30 km away) and the Cape Town city centre, which is only 75 km from the farm and can be reached within an easy hour’s drive.” To view the property, or for more information, contact PGP agent James Visser on 082 578 2161, 021 871 1480 or james.visser@pamgolding.co.za.

RE/MAX celebrates 40 years by giving back to community This year marks the 40th anniversary of one of the world’s largest real estate franchises – RE/MAX, the leading global real estate brand. RE/MAX of Southern Africa will commemorate this remarkable achievement on 30 January 2013, known by those in the RE/ MAX family as Founder’s Day, the day on which the brand was created. Adrian Goslett, CEO of RE/MAX of Southern Africa, says that RE/MAX offices around the world will mark Founder’s Day with a number of events and celebrations.
Over the past 40 years RE/MAX has taken the opportunity to celebrate Founder’s Day by giving back to their local communities in various ways. Goslett says that globally RE/MAX is proud to have raised more than $100 million for Children’s Miracle Network Hospitals, Komen for the Cure, Reach for a Dream and other charities. “Locally RE/MAX of Southern Africa has donated in excess of R7 million in the past seven years to charitable causes, and will continue this tradition by launching the first initiative of The RE/MAX Foundation,
a non-profit charitable organisation that aims to uplift the lives of families and individuals in need.” Through The RE/MAX Foundation, offices across the RE/MAX of Southern Africa area of operation will be invited to engage with their local communities by collecting both toys and books for a local orphanage, creche or charity that they nominate. Members of the communities are encouraged to participate by donating the items and dropping them off at their nearest RE/ MAX office or with their RE/MAX agent.
The toys and books collected will be distributed to the various institutions on Founder’s Day, 30 January 2013. “This is the first campaign of many that will be administered by The RE/MAX Foundation to continue to build up the communities in which RE/MAX of Southern Africa operates. One of the brand’s mottos is that we don’t just work in a community, we live there to. RE/MAX of Southern Africa is therefore committed to uplifting these communities and the people that live there,” concludes Goslett.

Avoiding issues in property sales When a home is sold, there are all too often issues, arguments and sometimes even court cases about the fixtures and fittings – which form part of the sale and which the owner is allowed to take away with him. A good estate agent, says Tony Clarke, managing director of the Rawson Property Group, will ensure that this does not happen – but, regrettably, he says, a small minority of estate agents are still unaware of their duties in this respect. Most arguments relating to these issues, says Clarke, arise from those involved in the sale not knowing the law and/or not specifying which items the seller plans to exclude from the deal. “In South African law anything which is a permanent and integral part of a property is assumed to be a ‘fixture’ and to be included in the sale. Doors (along with the keys), windows, blinds and awnings, builtin cupboards, wall-to-wall carpets, kitchen and bar counters (and their seats), as well as plants in the garden are all automatically part of the sale. However, the seller does
have the right to specify in the sale document that certain items will be excluded, just as he has the right, if the furniture is part of the sale, to exclude certain specified and pre-named items.” Light fittings, too, says Clarke, are generally considered to be included in the sale, but special lights, such as glass or brass chandeliers, are regularly excluded. This is also legal provided that their removal from the property is written into the sale document. Difficulties can arise where equipment is concerned. For example, a freezer or washing machine might or might not be included in the sale. Similarly, pool filters or certain garden tools, as well as burglar alarms might be excluded from the sale. It is, therefore, he says, wise to assume nothing and to specify item-by-item and every piece of equipment and all major fixtures that the buyer will be taking over. If these matters can be sorted out at the outset and written into the document, says Clarke, there should be no reason why the sale should not go through smoothly.

Sales are up at Val de Vie estate V al de Vie Wine & Polo Estate (situated between Paarl and Franschhoek) experienced a 43 % increase in yearon-year sales transactions in 2012 relative to 2011. A relative shortage of the well-located and bigger sized erven is experienced – pointing to an eminent price shift in the estate’s property market. For the period 1 December 2011 to 30 November 2012, total property sales in Val de Vie consisted of 84 own title (74 erven and ten houses) and 11 sectional title (horse stables) transactions to the value of R92,904 million and
R1,26 million respectively. For the same periods in 2010 and 2011, respectively 61 and 65 sales transactions to the value of R62,769 and R72,865 million were concluded – up from 19 transactions in 2009 to the value of R22,99 million. Average sales prices obtain have remained fairly stable since 2010 – increasing from R1,029 million to R1,106 million. This is, however, not a true reflection of property prices on the estate – as Val de Vie “is only 5 years old” and by far the majority of property transactions during this period have been erven. According to Lightstone, the present average valuation for Val de Vie properties is R3,79 million – ranking

The average value of Val de Vie property is, however, set to dramatically increase during the next few years, as more and more luxury homes are being developed on the vacant erven. The number of available erven in the market has dropped quite markedly – especially the bigger and better located erven – in the last few months. SOUTH AFRICA: RECORD YEAR
Audi: strongest sales growth ever T
he Audi brand globally surpassed 2011’s record of 1 302 659 deliveries already in the 11th month of 2012, having already delivered 42 091 units more with another month to report. The brand’s strong growth spanned all regions of the world: China remains Audi’s biggest single market, having already delivered 370 559 vehicles from January to November. Amid difficult market conditions, Audi ended the past month in Europe marginally down on the strong prior-year level (-1,9 %). Audi’s sales total for Europe is up 3,5 % for the period January through November, having delivered 693 850 units. The brand also achieved a growth rate of 24,4 % (124 469 units) in the United States, surpassing the UK to become the third largest market for Audi. Worldwide sales growth for Audi in November was fuelled by the brand’s SUV models. Alongside the Q3, Q5 and Q7, the new A3 three-door version attracted extra customers to dealerships: The compact model, which went on sale in its first markets at the end of August, improved on its predecessor’s delivery total for November 2011 by almost half. In South Africa, the Audi brand has enjoyed a record-breaking 2012 to date. November was the 8th consecutive record month in 2012 and the third best-ever retail month for the brand in South Africa. Audi South Africa has therefore surpassed its record an-

range, followed by the face-lifted Audi A4 range in February. April saw the introduction of the highly-anticipated Audi Q3 and the four-door Audi A1 Sportback. The third quarter of 2012 represented the “sporty” value of the brand with the introduction of the
potent Audi S6, S7 Sportback and flagship S8. The last quarter of the year saw the introduction of the new Audi A3 3-door, which has seen phenomenal interest. “We are very pleased with our 2012 sales performance this far and plan to end the year with a new record volume in South Africa,” said Ryan Searle, Head of Audi South Africa. “We posted an increase in sales across all our model lines with the Audi A4 leading the charge, which remains the number one selling vehicle year-to-date with 5 095 units sold. We have just introduced the all-new Audi A3 which promises to impress in the A-segment of the premium market. The outstanding retail results in 2012 were achieved in partnership with the Audi Dealer Network as well as maintaining the number one position in consumer satisfaction as declared by IPSOS.” concluded Searle In the forthcoming year, Audi will introduce new product innovations, including the exciting re-introduction of the allroad concept to South Africa in the form of the Audi A4 allroad; the RS5 Cabriolet and Audi R8 product improvement to name a few. The Audi A3 Sportback will be a new product introduction later in the year. The year 2013 will also represent a hallmark year for the Audi brand as it enjoys the launch of new RS models. The RS model range will now include the Audi RS4 Avant, RS 5 Coupé and Cabriolet, TT RS Coupé and Cabriolet, as well as the introduction of the RS7 Sportback and RS Q3 at the end of 2013.
