Phase 2 to start at Stone River Valley The construction of Phase 2 of the Stone River Valley development in Paarl East is due to start on 4 March and is scheduled for completion in December 2013. According to Imvusa Homes, developers of the Stone River Valley development, Phase 1 of the development has already been sold out. Sales in phase 2 are also progressing well. A new feature of the development will be the creation of visitor parking facilities to alleviate traffic congestion within the development. Access to the development is controlled by booms which are operated by residents’ cellphones as well as security guards stationed at the guard house for non-residents. The front entrance will be completed by the end of April 2013 and the perimeter wall and electrical fence have been installed. A wireless intercom system has been installed and is operated using the residents existing Telkom landlines or cellular phones. Although the developer is still in the process of finalising all the security features, the crime rate within in the development is virtually zero. A committee representing the home owners has been elected by current residents and they are responsible for the day-to-day affairs within the development. At present Phase 1 of the development has 94% occupation, with the final few residents due to move in by the beginning of April 2013. A number of existing residents have already made home improvements and most of the homeowners are improving and maintaining their gardens well. There are three types of houses to choose from at present, each catering for different needs. Selling prices range from R549 000 (three bedrooms and a garage) to R659 900, which include all transfer and bond registration costs. The units are brick-built, have laminated flooring, ceramic tiles as well as aluminium windows and gutters. The developer envisages a further price increase later in the year and units at the current prices are becoming very limited. The developer has thus far built up a good track record with all the major banks, the local municipality as well as the National Homebuilders Registration Council (NH-

Welgevonden bucks trend, shows upward sales and price growth Sales volumes and the average price of homes in Welgevonden Estate, situated on the northern fringes of Stellenbosch, continues to improve year-on-year as the estate matures, says agent Droeks Malan. Last year about 81 homes sold here to the total value of almost R130 million – 42% more than the 57 units sold in 2011. The average price is also up by about 4,8% to R1,6 million from R1,53 million in 2011. This is also higher than the national average nominal house price growth of 3,9% as reported by bond originator, ooba, says the agent. The average gap between the asking and selling price has also narrowed to 3,7%. Younger buyers, especially first timers con-
tinue to flock to the estate that offers a mix of homes in a modern Cape vernacular design with trendy interiors, says the agent. Regarded as one of the most secure neighbourhoods in the country, residents enjoy stunning views of the surrounding mountains and vineyards. Communal facilities include parks and play areas, walking trails and dams and new shopping facilities within walking distance. An affordable and secure lifestyle has been the key driver of demand, says the agent. Within Stellenbosch itself there is little on offer at the R1 million to R3 million mark. Within the estate, however, buyers have found excellent value over the past year. The strongest demand remains at the entry level below R1,5

million with the buyer profile comprising a mix of first time home buyers and parents investing in accommodation for their student children. There have also been a few buy-to-let investors says Malan. A mild improvement in mortgage finance approval rates has also helped sales in the estate according to the agent, but securing finance remains a challenge for many would-be buyers. While a few full bonds have been granted, the agent says that a deposit of at least 10% is a prerequisite. Working with a bond originator such as ooba, has also greatly benefited their buyers this year as their multibank application approach has improved access to finance and has often secured a better

interest rate, especially for first time buyers. The diverse range of property options on offer means that there is something to suit every buyer need and budget, says Malan. Mid-market buyers can expect to pay around R1,45 million for a three bedroomed lock-up-and go, sold by the agent recently. At the top end, a three bedroomed home with modern finishes and extras such as a wine cellar and storeroom, an outdoor entertainment terrace with braai facilities and a garage, is on offer for R1,87 million. Met die registrasie van die Toyota motormaatskappy in 1937 was dit die einste Akio se oupa, Kiichiro, wat die leiding geneem het met die vervaardiging van die eerste passasiermotors uit die Toyota-stal. Die afdeling vir motorvervaardiging het in 1936 as ’n aparte maatskappy van die Toyota Automatic Loom Works wat deur Kiichiro se pa in 1924 gestig is, begin. Die familienaam het dan ook daartoe gelei dat die eerste modelle die naam Toyoda gedra het, maar met die stigting van die maatskappy na Toyota verander is. In 1936 is die eerste model, die Toyota AA, bekendgestel en in 2008 beklee die maatskappy
die eerste plek as die wêreld se grootste voertuigvervaardiger.
