The importance of correctly valuing cannot be under estimated, especially in disputes such as divorce settlements, the determining of rentals, municipal valuations, expropriations and deceased estates.

Andrew Hodge, director of N Hodge & Company, recently obtained his diploma as a qualified property valuer. In order to qualify as a professional valuer, one needs to complete a full-time, three-year National Diploma in Real Estate (Valuations). As Andrew is currently running his own property business, he had no choice but to do it part-time (evening classes). Once you have obtained your national diploma, you need to do your “articles” under the supervision of a professional valuer, and complete a minimum of 250 valuations before you are able to write the board exam. Of the original 35 who started with Andrew, only seven wrote the exam. Hodge & Company, established in 1947, is the oldest established estate agency in the Helderberg basin. Apart from sales and rentals of residential and commercial properties, they have over the past ten years specialized in property valuations. Peter Hodge (Andrew’s father) has been an appraiser for more than forty years and served on the Helderberg Municipal Council as a property valuer. When it comes to valuing one’s property, there has been a misconception amongst the general public that estate agents automatically qualify as valuers. This, of course, is not the case and an estate agent can only offer his or her opinion on the market value of a property and not a formal valuation without the necessary qualification/degree. It is common practice to opt for a free valuation offered by estate agents where potential clients are lured into signing sole agencies by over pricing. Double digit growth in first half of 2013 The Engel & Völkers group is continuing on its course of record growth already embarked upon in the first months of the year. Following the strongest first quarter in the company’s history, revenue growth in the second quarter of 2013 is at a double-digit percentage rate. In total, turnover from commission generated by the group with its licence partners operating in 37 countries on five continents rose by 18,8% to 123,9 million euros (period in the previous year: 104,3 million euros). Turnover is increasing particularly strongly in foreign markets where the group commission revenues have risen by a total of 30% to 46,5 million euros (previous year 35,8 million euros). Group commission revenues from the brokerage of commercial real estate also rose

significantly by 27,4% to 28,3 million euros (previous year 22,3 million euros). With growth of 6,1% to 49,0 million euros (previous year 46,2 million euros), brokerage operations in residential property in Germany also achieved a new record result once again. Internationally, Engel & Völkers experienced especially strong growth on the American continent and in Southern Europe. A clear recovery of the property market and the ongoing expansion of the company’s network with the opening of new residential property shops in the USA led by the licence partners in Florida to a growth in commission revenues of 50%, and of almost 90% in California. The rate of growth in South America was almost 70%. “The intensive efforts to expand our network outside of Europe are having a positive impact,” said Christian Völkers, CEO of En-

gel & Völkers AG. “We are seeing substantial opportunities for growth abroad, on the basis of the strengthening economic situation on the real estate market. The broadly-based formation of our network puts us in a good position to make extensive use of these opportunities.” Residential property shops in southern European countries also profited from a further recovery of the property markets. In addition, the new Metropolitan Market Centre in Barcelona recorded a very successful start, resulting in overall revenue growth of 65% in the first half-year of 2013 in Spain mainland. Revenues on Majorca also saw a considerable growth rate of 29%. The strong demand for capital investments continues to have a positive effect on the business division for commercial estate, although this potential can-

not be fully utilised due to a lack of sufficient offerings on the market. “In South Africa we have had similar success with an increase of 31% when compared to the same period in the previous financial year” says Craig Hutchison, CEO of Engel & Völkers Southern Africa. He further added that the activities are still at a high, even through the winter months, and expects it to increase even further in the latter half of the year when the country will experience a further increase in activities for the coming summer months. This will be assisted by the launch of the new Engel & Völkers website and social media campaigns which will raise search engine optimisations and in turn increase the number of searching buyers through the Engel & Völkers network. Danny Pringle, CEO Engel &

Völkers Winelands also confirmed that the local office in Paarl is busy with an aggressive expansion programme. “As part of our strategy to offer comprehensive property services to the local market, we opened our new rental division on 1 July. We also employed several new staff members recently and will expand our network of professional agents over the next few months, ” says Pringle. He added that Engel & Völkers has now been active in the Paarl region for more than 2½ years and that the company managed to secure a better than expected market share during this time and expects to increase that position by the end of this year. Engel & Völkers global is forecasting further strong growth over the remainder of the year, meaning that the company expects to close 2013 once again with record financial results.

Experts will debate the property versus shares investment and pull statistics to prove their point. The reality is that all investment comes with risk. There is no doubt that many shares have performed exceptionally well over the past few decades – Allan Gray for example. None of us have a crystal ball that will guide us – and, while experts will have a good indication which shares are “low-risk”, there is no such thing as “no-risk”. The rule has always been the higher the return, the greater the risk. Financial advisors will go to great lengths to explain this to you and in many cases obtain your signature on documents relieving them from any responsibility should your “high risk” investment fail. That’s why I like property. There is no doubt that, over time, it does give the investor a return. They key to any investment is “timing”. I have seen many an investor purchase wisely and obtain a significant return within a few years. Kelderhof Country Village is a prime example where, even in a subdued

market, in the past two years we have seen a 20+% escalation in property values. Add your 4% rental return (it’s actually over 5% at Kelderhof), and that equates to a return of over 30% in 2 years. Not bad, I’d say. But property investment is no way to make a quick buck. I have seen property investors lose as well – depending on the timing. Think of those who purchased in 2006 and who tried to recover their investment in 2009. However, in most cases their properties have now recovered in value, and they only realized a loss if they were forced to sell. But there are a few very significant differences to property investments vs. investing on the stock market: ) You can borrow capital from a bank for property investment. You cannot do this if you want to purchase shares. It’s called “gearing” – and it makes a big difference to your return. ) Shares give you very little monthly return. You may be fortunate enough to receive an annual dividend, but it’s a small return. A rental property, even in the Western Cape, now yields at least 5% net in most cases, and in some cases even 7% or more. ) Shares can suffer significant losses overnight, often based on sentiment. Property, if it is on downward trend, has a much slower rate of decline, even as we saw between 2008 and 2010. The slower rates mean you have more time to dispose of your property should you need to, before suffering huge losses. Contrast that to share investors who lost 40 – 50% in a few weeks when the stock markets crashed. The bottom line is that it’s a wise investment to own your own property. It’s forced saving (something that most South Africans unfortunately don’t do that well), and you will obtain a return on your investment over time. QUICKPIC The Ford EcoSport goes on sale in South Africa this August, bringing a stylish and dynamic small SUV to a new generation of customers. The urban sport utility vehicle combines the agility, affordability and fuel efficiency of a compact car with the versatility and spaciousness of an SUV. The smallest engine in its class, Ford’s 1.0l EcoBoost engine is big on power, torque and refinement. Producing 92 kW of power with a peak torque of 170 Nm, the quiet and smooth-running engine delivers power and performance that rivals traditional 1.6 F petrol engines. The 1.0l EcoBoost engine has won the coveted title of International Engine of the Year for the last two years running, With 25 percent fewer moving parts, the three-cylinder EcoBoost is able to deliver superior fuel economy and lower emissions. On a combined cycle run the innovative powerplant ensures minimal consumption of just 5.7F/100 km. Ford’s EcoBoost technology, which holds more than 125 patents, combines direct fuel injection, turbo-charging and variable valve timing to enable a downsized engine to gain fuel economy by up to 20 % over larger engines with no loss of performance. “It requires a shift in mind-sets,” explains Golightly. “Traditionally we have equated performance with larger capacity engines, but advancements in technology now mean smaller displacement engines

are able to outperform their larger counterparts.” The EcoSport will also be available with the global 1.5F four-cylinder petrol engine, which delivers peak power of 82 kW at 6 300 rpm and peak torque of 138 Nm at 4 400 rpm. It uses an average of 6.5 F/100 km on a combined cycle. For customers who prefer diesel, the 1.5 F TDCi intercooled and turbocharged diesel engine fits the bill perfectly. With power rated at 66 kW at 3 750 rpm, the engine also delivers an outstanding 205 Nm of torque from 2 000 rpm to 2 750 rpm. The result is strong acceleration from standstill together with the flexibility that can reduce the need for gearshifts. Fuel efficiency is a stand out feature with a combined cycle figure of just 4.6 F/100 km ensuring the EcoSport is kind on the pocket. To further improve fuel efficiency, the five-speed manual transmission is standard on all models bar the 1.5 F Petrol Titanium, which utilises the six-speed Ford PowerShift transmission. The advanced six-speed PowerShift transmission combines the efficiency, optimised gear ratios and responsive performance of a traditional manual transmission with the smoothness, convenience and ease-of-use of a conventional automatic. Low-friction dry clutches are employed, combined with six wellspaced gears to provide responsive acceleration from rest, smooth transitions between gears and optimised fuel economy when cruising. About half of the urban SUV’s body structure is made up of high-strength steel and ultra-high-strength steel, such as boron steel, making the EcoSport’s frame especially strong yet lightweight too. The SUV’s array of airbags, including airbags for the driver and front passenger, as well as side airbags and curtain airbags, provides additional peace of mind. To take the stress out of driving, the EcoSport comes with an array of driver-assist systems. Anti-lock brake system (ABS) is available on all models and helps

prevent the wheels from locking up and helps the vehicle to stop quickly on slippery road surfaces. Other advanced safety technologies such as electronic stability control, which is available on some high-series models, also helps customers remain in control at all times, especially on slippery roads. When it detects that the car is potentially losing control, it automatically reduces engine power and selectively brakes individual wheels to stabilise the vehicle and keep it travelling on track. “The EcoSport offers a wellrounded and comprehensive line-

up as well as a host of fantastic features, which place it well ahead of its competitive set. Coupled with a very competitive price point, Ford has a winner in this segment,” concludes Golightly. The EcoSport is available with a fully comprehensive 4 year/120 000 km warranty and a 4 year/60 000 km service plan. Service intervals are staggered at 20 000 km intervals for the petrol derivatives and 15 000 km for the diesel derivatives. Sasolracing circuit team bounces back QUICKPIC Hennie Groenewald repaid his team’s hard work with a superb front row qualifying slot and a dominant race 2 win in the day’s second heat of the Bridgestone Production Car Championship at Phakisa Raceway in the Free State. The Sasolracing Subaru driver was competitive all weekend and was well set for an overall win when a fractured oil pipe knuckle brought his racing to an end while challenging for the lead of the feature race late in the day. Practice and Qualifying: The SP Racing outfit spent Friday’s free practice sessions finetuning the Subaru WRX STI for the fast and flowing track where Hennie set the second fastest time on old tyres. “We never ran new tyres and never topped the time sheets,” Hennie explained. “The build quality of the engine gave us great reliability and the new chassis set-up made the car far more compliant with superb balance. The Sasolracing car was second quickest and lined up on the front row of the grid, 0.234 second off pole position. Race I: Race one was a 2nd gear rolling start and Hennie lost a little traction off the grid, allowing the Johan Fourie BMW to pass into the first turn. As the 8-lapper progressed, Hennie glued the Subaru’s nose to the BMW’s back

The inverted grid for race 2 saw Hennie line up fourth. Race 2: “The start was messy,” Hennie exclaimed. “We started in first gear, trundling along at 20 km/h.” Hennie slipped to 5th place in the drag away from the line, but carved his way to 3rd by the second corner of the opening lap, passing Gennaro Bonafede’s Audi and Fou-

rie’s BMW in one fell swoop. With a committed driver and superb grip from the Subaru out of the corners while the field was bunched up, Hennie struck again, taking Tschops Sipuka’s position down the back straight. Two laps later, reigning champion Michael Stephen fell victim to the Sasolracing driver after some side by side racing from the top drawer. After passing the leader, the rest of the class A field tripped over each other as they fought for position, allowing Hennie to build a

dominant lead at a rate of a second per lap. Hennie was delighted with the team’s second win of the year. “Michael helped me tremendously, holding up the other guys which let me get away. The changes we’ve made to the Subaru are all positive and it shows we are on the right track.” The team did a precautionary gearbox change between races two and three as Hennie felt grating while swopping cogs. Race 3:

From second place on the grid, the field poured into the first corner with the Subaru again glued to the rear bumper of the BMW. Immediately, Etienne van der Linde went defensive, changing his line as the pair fought toothand-nail around the 4,2 km circuit. On lap five, the Subaru trailed a plume of ominous blue smoke and Hennie was forced to pit. A quick inspection revealed a cracked oil pipe knuckle, dripping oil onto the exhaust so the team called it a day, disappointed at what could have been, but elated by their best performance since the Kyalami outing at the start of the season. Hennie said: “The Subaru’s handling is perfectly neutral. It felt great all day. This is great preparation for the Sasol Raceday at the end of the month.” Team principal Carel Pienaar added: “We had a very encouraging day after all the work we have put in over the past eight weeks. We had a convincing and dominant win on merit and was fastest over a race distance. Hennie was setting up another win in race 3; even second in the race would have given us 1st overall for the day. We are looking forward to the last 1/3 of the season.” The next outing for the Sasolracing Subaru is the Sasol Raceday at Zwartkops Raceway on 31 August. The new torque king QUICKPIC The re-powered Land Cruiser 70 Series is the new torque king of 4WD vehicles, thanks to the adoption of Toyota’s legendary 4.5-litre 32-valve V8 turbo-diesel engine with common-rail direct injection and intercooler. Three Land Cruiser 70 Series models – the 76 Station Wagon, the 79 Single Cab and the 79 Double Cab – are the latest recipients of this Euro IV-compliant V8 engine delivering 151 kW of power at 3 400 rpm. Peak torque of 430 Nm is reached at just 1 200 rpm and held all the way to 3 200 rpm - the flattest torque curve of all Toyota’s engines. It boasts 55 kW more power and 145 Nm more torque than the naturally aspirated, indirectinjection, 4.2 F, straight-six diesel engine that still sees service in selected Land Cruiser workhorses. It is matched to a five-speed manual transmission with two-speed transfer case and a part-time 4WD system with manual free-wheeling

front hubs. It’s worth noting that the V8 engine’s improved performance does not come at the expense of fuel economy: consumption is pegged at 11.55 F/100 km* for all versions. Glenn Crompton, vice president of marketing, says: “Anyone buying a 70-Series Land Cruiser does so with a specific need in mind, and that is to go off road. The V8 turbo-diesel range mirrors that of the other petrol and diesel models in the 70 Series. All turbo-diesel models get power

steering, tilt and telescopic steering adjustment, air conditioning, electric windows, electric mirrors, a 12V accessory connector as well as remote central locking to mention just a few of the standard spec items. In keeping with its role as a people carrier (for up to five people), the 76 Station Wagon is the most sumptuously equipped boasting such interior extras as carpeted flooring, on-board SatNav, stereo system incorporating a CD player and an auxiliary USB port. Aesthetically the most refined of the 70 V8 trio, the 76 is adorned with combination colour-coded and chromed accoutrements (bumpers, grille, over fenders), aluminium side steps and fetching 16-inch alloys. Volkswagen Group South Africa recorded its best monthly result in 2013 with sales of 10 613 units (Volkswagen Passenger – 8 092; Audi – 1 750 and Volkswagen Commercial Vehicles – 771) in the total vehicle market in South Africa. In July 2013, 40 274 new passenger cars were sold in South Africa, an increase of 8,5% when compared to June 2013 and up by 6,4% against the July 2012 sales. Volkswagen Group South Africa delivered 9 842 units to its customers and achieved a market share of 24,4% in the passenger car market in July 2013. The achievement strengthened Volkswagen Group South Africa’s market leadership in the South African passenger car market in 2013. Polo Vivo was the top selling vehicle in the total vehicle market with 3 574 units. Meanwhile, Polo was the second best-selling passenger model with 2 618 units. The new Golf GTI, which was launched last month, boosted the sales of the new Golf to 908 units. New Golf GTI sold 477 units in its first month of retail. Audi strengthened its position in the premium segment with the delivery of 1 750 units to its customers. This was Audi’s best-ever sales result for the month of July. The Audi A4 recorded its best monthly sales in 2013 with 653 units. In the light commercial vehicles segment, Volkswagen Commercial Vehicles sold 695 units. Amarok single and double cabs reported sales of 412 units. Meanwhile, Crafter sold 76 units in the medium commercial segment. “The market results reflected the on-going positive demand for new vehicles. They were further boosted by a relatively higher number of selling days in July as well as the rental car demand which accounted for 15,4% of the passenger car market,” said Mike Glendinning, Director: Sales and Marketing at Volkswagen Group South Africa. “Other positive contributing factors include the historically low interest rates, replacement demand, new model introductions and retail incentives. However, given subdued economic growth and the likelihood of above inflation price increases, the rate of market growth in the second half of 2013 will slow down and lag during the first six months of 2013,” added Glendinning.

Volkswagen’s sales growth of 10,4% outperformed the local total vehicle market growth of 6,8% by 3,6% in the first half of the year. In the passenger car market, Volkswagen Group South Africa is still the market leader with 24,3% market share. Audi delivered 780 500 (733 200) vehicles worldwide in the first half year, an increase of 6,4 %. Audi South Africa reported total sales of 9 737 units (8 095: +20 3%) from January to June 2013. At the same time, Audi’s market share in the premium segment grew to 22,4% (19,9% in 2012). The top selling models were A4 (3 207), A3 (1 684) and Q5 (1 045). Volkswagen Commercial Vehicles enjoyed stable development in the first half year with deliveries running at 270 700 (270 100; +0,2 %) units. Locally, sales of the Volkswa-

gen Commercial Vehicles’ models slowed down by 6,5% to 4 255 units (4 549 in 2012). The sales of the Amarok Double Cab, however, increased by 21,9% to 1 988 units (1 550 in 2012) between January and June 2013. “All our three brands performed consistently in the first half of the year and helped the company to strengthen its market leadership position in the South African passenger car market. “The second half of the year will be tougher due to weak economic conditions, but we believe the South African market will show slight growth by the end of the year,” said Mike Glendinning, director sales and marketing at Volkswagen Group South Africa.

Opel fan wins trip to German Autobahn QUICPIC Jacques Oosthuizen, a Johannesburg based Opel fan has won the ultimate prize in Opel’s Wir Leben Autobahn game, a racing competition held over a period of three months on the Opel Facebook Page. Oosthuizen and a friend will visit the home of Opel and experience a drive on the German Autobahn, one of the only roads in the world with no specific speed limit. The Wir Leben Autobahn competition opened with 3704 Opel fans racing for a top leaderboard spot in the virtual Opel Astra OPC game on Opel’s Facebook Page. The top twenty fastest competitors in the game made it through to the final round which was held at the Gerotek vehicle test facility in Pretoria on Saturday 13 July. All the participants were given first-hand experience of the Opel Astra OPC’s dynamic handling, power and agility as they faced the final, and real world, test of their driving ability. “We had an early start at Gerotek on Saturday morning but I was pleased to see twenty very passionate Opel fans arrive with smiles on their faces. The atmosphere was cheerful with a few nervous participants who couldn’t contain their excitement at getting the opportunity to drive the Astra OPC,” said Opel Advertising Analyst, Mokete Seakamela. The day was packed with activities where the participants were first welcomed by Opel brand manager at GM South Africa, Christo-

They were then taken through a presentation of theory about driving awareness, basic road skills and mechanical knowledge of the OPC by the Opel Academy instructor, Grant McCleery. The first challenge of the day was on the dynamic handling track where participants were tested on cornering techniques, correct use of the clutch, gears and acceleration. This was followed by a module on

the skidpan, with participants being tested on vehicle control and their ability to pull-off the collision avoidance techniques they had been taught by instructors McCleery and Marius van Vuuren. Some of the manoeuvres carried out included recovering from a loss of control in an under steer or over steer situation, braking and emergency lane change with and without applying the Antilock Braking System (ABS). “I have never experienced a car that can handle as well as the OPC.

It surprised me. The redesign is amazing and I cannot put words to the experience, especially getting to experience the OPC at a track like Gerotek,” said Oosthuizen, winner of the Wir Leben Autobahn competition. The skidpan was followed by the high speed oval which seemed to be the most eventful of the day’s activities. Participants were required to drive the 206 kW Astra OPC at high speed around the oval track. “Opel is a very dynamic brand that has

created some of the most memorable hot hatches we’ve ever had in South Africa. I am quite happy to see that our fans are also very talented drivers and that we now have twenty very good drivers who are out there acting as ambassadors of the brand,” said Cradock. The final activity required the participants to drive through cones on the straight track where they were tested on their steering techniques and ability to drive through the cones. The final winner and first place position was chosen based on the fastest lap time on both the dynamics race and through the cones on the straight track with the least cones hit as well as the driver’s ability to demonstrate good vehicle control through the obstacles. “There were many talented drivers here today, but I felt Oosthuizen stood out because he has a very smooth and controlled driving technique,” said instructor van Vuuren. “It’s the first competition I have ever won and it will be mine and my wife’s first trip overseas. It’s amazing to know a company is willing to go to this length to reward a fan,” said Oosthuizen The 5-night prize to Germany includes a plant tour of the Opel plant in Rüsselsheim, where the Opel Insignia and the Astra 5-door models are manufactured, a tour of the Opel museum in Rüsselsheim, an OPC track day at the Opel Proving Grounds in Dudenhofen, a drive on the German Autobahn according to a planned route and an Opel motor vehicle will be provided for their stay in Germany.
