Carefree lifestyle at Boschenmeer Boschenmeer Golf and Country Estate, located on the outskirts of Paarl, is now almost fully developed, with just 11 vacant erven remaining out of a total of 485 properties. The PGP sales included the two highest prices achieved on the estate this year, namely R4,3 million and R3,55 million. Boschenmeer was developed in 1997 around the existing Paarl Golf Club, and offered the first 27-hole course in the Western Cape – a David Frost signature course. A new clubhouse was opened in 2004, and all residents of the estate have access to its facilities, including a driving range, restaurant, Pro Shop, carwash and Virtual Golf area, as well as a Golf Academy, ideal for improving one’s game or introducing youngsters to the sport. The golf course forms the heart of the residential estate, with nearly 90 percent of all homes facing directly onto the greens and fairways.

And of course there are a dozen superb wine farms within a 20 km radius of the estate, as well as ample opportunities for hiking, climbing, mountain-biking and kayaking.” Homes on the estate are separated into separate nodes to match the different lifestyle needs of buyers.

These include a mix of full title and sectional title townhouses, smaller “country homes” on erven of under 400 m², and larger family homes on plots ranging from 400 m² to 1 000 m². Of the remaining 11 vacant erven, Du Toit says seven are currently on the market, with prices ranging from R820 000 for a 400 m² plot, to R1,495 million for 600 m². The entry level pricing for townhouses starts at around R1,4 million, while the compact country homes typically fetch between R2 million and R2,5 million. Large family homes on larger erven can fetch anything from R3 million and more, depending on size and the level of luxury finishes. Architectural guidelines maintain a Cape Vernacular design theme, while still catering for owners’ individual taste. Dit is die raad van Berry Everitt, besturende direkteur van die Chas Everitt International-eiendomsgroep. Hy wys daarop dat raadgewers se heel eerste raad gewoonlik is om jou begroting by nuwe omstandighede aan te pas, soos werks- of salarisveranderings, veranderings in jou huishoudelike omstandighede of leefstyl en jou planne om skuld te verminder en meer te spaar. Jou dokumente behoort ’n lys van alle bank- en beleggingsrekenings, versekeringspolisse in te sluit asook ’n volle inventaris van alles in jou huis wat verseker is en wat in geval van ’n ramp vervang moet word. Jou inventaris behoort meubels, toerusting, klere, gesertifiseerde juwele, kunswerke en ander waardevolle items in te sluit – en as dit elders geberg word, soos by jou bank, jou eggenoot of ’n ander betroubare persoon, moet jy weet hoe om dit in geval van nood vinnig in die hande te kry,” skryf Everitt.

Do sellers really needs showhouses and boards? Many sellers have an aversion to putting their property on show, or erecting a For Sale board. Do you really need these to sell your home? No – not if you don’t want to sell for full market value. Allow me to explain. Every buyer will try to purchase for the lowest amount. If a property is listed at R1 500 000 and the buyer believes there is little interest in the property, the chances of a full price offer are slim. However, if there is evidence of strong buyer activity on the property and the possibility of other offers, then a buyer will be motivated to make his best offer. It’s called buyer competition – and it’s the only was to ensure you sell for the highest price in the market. So how do we create strong buyer competition? We need to ensure that the property is marketed to the widest buyer audience possible. This will include print and electronic marketing, but should also include the use of show houses and For Sale boards. Why? A typical buyer will drive through the areas they are interested in purchasing in. They will be drawn to For Sale boards and, if the property appeals from the outside, they will enquire on price and then make an appointment to view. At Harcourts we use photo boards which attract a buyer to a photo, as well as give information on accommodation, and a QR code that scans to the website where price and other details are available. When a buyer enquires off a board and they already know the accommodation, the price, and the location, the quality of the enquiry is exceptionally strong. That means viewing by a genuine purchaser with strong interest – and less timewasting on unqualified buyers. Show houses are a very powerful tool in achieving buyer competition. It’s important to ensure that show houses are properly marketed – just erecting a few boards and hoping for the best is not the way to do it as you attract many unqualified purchasers. But when buyers in a database are matched to a show house and specifically invited to the show house, and the show

Hot tips for a cool pool this summer July and August are generally the busiest months of the year for swimming pool builders, as homeowners look forward to summer and take advantage of the dry weather in most parts of the country to get their additions and alterations done. “But with pools, as with any home improvement, the secret of being able to really enjoy the finished work is to start right – by picking the best contractor and controlling the building process,” says Berry Everitt, MD of the Chas Everitt International property group. Writing in the Property Signposts newsletter, he has the following advice for homeowners:

) Never hire anyone who comes to your door unsolicited or interrupts dinner with a telesales “special offer”. If you want to put in a pool, you make the first move, and find out what planning permission you need from your local authority to do so. Then get quotes from at least three reputable pool builders who are members of the National Spa and Pool Institute (see list on www.nspi.co.za). ) Don’t base your choice of contractor entirely on price. Research the track record of each company. They should have no less than three years’ experience building pools, be able to show you photos of their finished work and be able to supply phone numbers of past clients you can call for references. ) Insist on running a credit check before

settling on a contractor. You can do this on the Internet now at a minimal cost. ) Ask about who will be doing the actual work – the contractor’s employees, or subcontractors? Good pool companies use their own labour, and will only start work once the necessary plans have been approved. ) Protect yourself. Get everything in writing and never pay more than a 10% deposit – and that into a proper bank account, not in cash. ) Link all further payments to specific building “milestones” and hold on to the final 10% until you are satisfied that all is in working order and, if required, you have received approval from the local building or safety inspector.

Chlidanthus, the scent of spring What is it with the spring season that gets us all excited? Yes, there’s that element of new life and the prospect of new beginnings, but there’s also a wonderful sensory appreciation for nature – new blossoms, their scents, their beautiful prettiness and their promise of soon-to-grow fruit. As floral themes pop up everywhere – from fabric ranges to school projects – you may want to join in the flower-power brigade by planting bulbs that love flowering in September and October when spring is at its peak. Chlidanthus, with their incredibly sweet,

citrus fragrance, should be your first port of call when choosing a bulb to really make you feel like spring has sprung. Known as the perfumed fairy lily, C. fragrans is the species available to gardeners (it’s also known as the Peruvian daffodil for its origin in the Peruvian Andes), a species guaranteed to fill your home with the exhilarating aroma of the new season. C. fragrans’ funnel-shaped yellow flowers are a striking little collection of petals, 10 cm in diameter, on 20 cm long spikes. Because the flowers appear before the leaves do, there’s nothing for them to hide behind – just bloom after bloom, about three or four on a stem.

The Greek word from which Chlidanthus is derived – chlide, meaning opulence – is indicative of the strong statement these blooms can make. For your own garden of opulence, plant these bulbs (which should be for sale in August and September) in an area of full sun to semi-shade, 4 cm below the ground, and 8 cm apart from one another, in friable soil containing nutritious, old compost. This should be done in early spring (September and October) for best results. If planting directly in the garden, consider lining a walkway with these plants so that the scent carries you along your walk, or on a terrace at eye level so that you’re instantly hit by the scent as you pass by. Alternatively, pots are a great way to carry the scent indoors when the flowers begin to bloom, affording you a true sense of spring inside your home, and not just out in the garden. What’s more, indoors you have less chance of these plants being pestered by the snails and slugs that love attaching themselves to Chlidanthus. The bulbs will go into a dormant state between April and June, so if you wish to lift them, do so at the end of this period, in the month of June. Offsets should be kept for planting, although patience may be required with these, as they usually take three years to flower. The same patience may be necessary when waiting for winter to end so that you can start planting your favourite sweet-smelling yellow petals. No matter where you choose to plant your Chlidanthus, you can take advantage of their potential as great cut flowers and place them in vases in each room in the house, giving your interiors a spring in every step. – Rian Swanepoel, Hadeco Bulbs

Franschhoek home sales almost double in 2013 The cumulative value of residential sales in Franschhoek has nearly doubled year-on-year in 2013 over 2012, says Bev Malan of Lew Geffen Sotheby’s International Realty Franschhoek. “In the period of January– March 2012, nine residential sales to the value of almost R27 million were concluded,” says Malan. “Over the same period this year 15 residential sales to the value of R54 million were concluded. That’s an astonishing rise on last year’s figure.” Increased demand for the winelands’ country lifestyle is driving

prices up as buyers not only from Cape Town but from Gauteng and KwaZulu Natal snap up properties too. A week of concentrated testing in the Namib Desert near Walvis Bay has taken Toyota Motorsport South Africa a big step forward in their preparations for the 2014 Dakar Rally in South America from January 5 to 18. It will be the third time the Toyota Imperial Dakar Team tackles the world’s longest and toughest motor race following a third place in 2012 and a second in 2013. The team will again enjoy sponsorship support from commercial partners Imperial Toyota, Duxbury Netgear, Innovation Group and Toyota Financial Services. 2009 Dakar winners Giniel de Villiers and Dirk von Zitzewitz, third in 2012 and second in 2013, and Imperial Toyota Hilux team-mates, Dakar rookie Leeroy Poulter and Rob Howie, who navigated Duncan Vos to 10th place in 2012, travelled to the vast, open expanse of the Namib, some 32 km south east of Walvis Bay and within 18 km of the Atlantic Ocean, to take advantage of the combination of sand dune fields and gravel tracks closely resembling the geography they will experience in the Dakar Rally. “Since our success in the 2013 Dakar Rally in January we have continued our development of the Toyota Hilux in the Donaldson South African Cross Country Championship, which is one of the toughest and most respected national championships in the world,” said team principal Glyn Hall. “Anthony Taylor and Dennis Murphy are leading the championship with three rounds remaining after

winning the last three rounds and Duncan Vos and Rob Howie are third, so we are happy with our progress. I’d say that the local championship satisfies 55% to 65% of what we need to know to tackle the next Dakar with confidence, with the obvious exception of driving on sand dunes. “The local championship gives us the opportunity to test the reliability of the vehicle’s components. For the rest we’ve come to Namibia – for the sand dunes and the semi-desert environment that is so similar to the geography of the South American coastal areas, specifically in Chile’s Atacama desert, reputed to be the driest in the world.” The team, under the ever-watchful eye of Hall, has been concentrating on setting up the chassis and suspension of the Hilux and also worked on the aerodynamics, brakes, gearing, drive train and new air conditioning, the latter greatly appreciated by Giniel and Dirk . Poulter took full advantage of the opportunity to drive the Hilux in the sand dunes for the first time. While other engines were evaluated, it was decided to stick with the 5 F V8-version that did duty on this year’s Dakar and that powers the two domestic championship vehicles. “The weather conditions were perfect for the entire week enabling the team to complete over 2 000 km of valuable testing in the desert,” said Hall. “We got through our very full programme of tasks and nearly all were completed with good results, especially the new suspension which was only finished the day before we left. Fresh and exciting MG3 coming to South Africa QUICKPIC South African fans of British connoisseur brand MG have something to look forward to at the upcoming Johannesburg International Motor Show (JIMS) in October – a sneak preview of the new MG3, only to be launched in its home country next month. The four models are the flagship MG3 Style, the mid-range MG3 Form and MG3 Form Sport, as well as the entry model MG3 Time. Volkswagen employees get state of art facility QUICKPIC Volkswagen Group South Africa has opened a world class sports and recreational facility for its employees at the manufacturing factory in Uitenhage. The R30 million PeoplePavilion, which caters for indoor and outdoor sporting activities, will be used by all Volkswagen employees and their families on any day of the week. “The PeoplePavilion is not just a building but a platform where all our people can engage with each other in a different manner beyond the hierarchical structures. This world-class facility in terms of structure and quality represents what Volkswagen stands for as a people-oriented organisation,” said David Powels, Managing Director of Volkswagen Group South Africa. The PeoplePavilion was built on the same land that housed the previous Volkswagen’s sport complex. “Our initial plan was to renovate and improve the physical structure of our aging sports complex. However, it became apparent when we were reviewing our new company strategy that people form an important pillar of our plan to being a great organisation. This provided us with an opportunity to invest in a people facility which would help to improve their quality of life whilst also allowing us to engage with them,” added Powels. The facility has a gym which is managed by a qualified Biokineticist and is open to all Volkswagen employees to use for a nominal membership fee. The gym will also be used for the rehabilitation of

injured Volkswagen employees and is equipped with purposely built gym equipment. There is also a clubhouse with a licensed bar and terrace which overlooks the multi-purpose main field that will be used for soccer, rugby and cricket. The clubhouse has been outsourced to Ashwin Doolabh, a local entrepreneur who has been mentored and coached at the Volkswagen Business Support Centre in Uitenhage. The highlight of PeoplePavilion is its indoor multi-purpose sports hall which is available to employees and local community to hire for family celebrations such as weddings. The hall can also be converted into a 450-seater conference centre. The multipurpose hall is also fully equipped for indoor sporting activities such as indoor cricket, indoor soccer, volleyball and martial arts. Currently over 1 500 Volkswagen employees (about 30% of the employees in Uitenhage) actively participate in 13 different sporting codes like netball, soccer, cricket, cycling and klawerjas. “We hope the new facility will attract and motivate more people to participate in different sporting codes that are available. We want PeoplePavilion to be home to our talented sports people and their supporters,” said Powels. The facility has already hosted a number of employee events since it opened last month. These include the inaugural soccer match between Volkswagen managers and supervisors as well as an open day for employees and their families. The first stage of the 2013 Volkswagen Rally on 19 July can also be watched from the viewing decks of the clubhouse.
