Eight years, what a journey! Make sure you keep the rent current Most landlords agree that although it is vital to be super-careful when selecting a tenant, it is just as important to do what is necessary to keep a good tenant who pays on time and takes good care of your property. “And the best way to do that, of course, is to keep the rent at the correct level as market conditions and rental property demand patterns change,” says Berry Everitt, MD of the Chas Everitt International property group.

Writing in the Property Signposts newsletter, he notes that frequent changes of tenant are time-consuming and costly in advertising, cleaning and painting expenses, and perhaps vacancy time, but for tenants to stay, they have to be satisfied that they are getting a “fair deal”. “Obviously, the income or budget of the tenant will be the primary driver of the decision about where and what to rent. Most tenants have limited funds and at different times of life they will also have different needs to meet with those funds.

Some might want a swimming pool in their apartment complex, for example, while others want a home near a good school and yet others a townhouse on a golf estate.” However, Everitt says, changing economic conditions can have an even bigger effect on tenants’ decisions to stay or go, so landlords need to track their local rental market regularly, compare rentals with what others are asking for similar properties, and be aware of anything and everything else that might affect their tenants’ ability – or willing-

ness – to pay the current rent and any future increases. “In the past two years, for example, hikes in transport costs and utility charges have made it more difficult for tenants to make ends meet, and more difficult for many landlords to raise their rents without running the risk of losing their tenants. “On the other hand, these changes have also made those properties that are close to public transport routes and those that are equipped for ‘green’ living more desirable, which

could mean that tenants are willing to pay higher rentals for them.” Other factors which can affect demand – and may thus require rental adjustments - are local job creation and new people moving into a town or area, and the number of new housing developments in the area. And finally, Everitt says, landlords should not neglect property maintenance. “Peeling paint, a leaky roof and an unreliable stove are hardly like to make tenants feel like they could stay for ever.”

Workshop on how to Buyers, strengthen your collect debt effectively offer by pre-qualification The Cape Chamber of Business and Industry will be holding a workshop on debt collecting on 17 September from 09:00–16:30 at the Cape Chamber House, 19 Louis Gradner Street on the Foreshore, Cape Town. The prompt collection of slow paying and overdue accounts is the heart of every business’s survival. In so doing, debt collectors have the difficult task of handling customers, coping with conflict, confrontation, negativity and rudeness. Good methodical debt collecting practices for early recovery often prevents unpleasant experiences. This practical workshop will highlight the importance of debt collecting and why retaining customers is so crucial to the business. It will focus on the role of the debt collector with a job description, emphasis on the debt collector’s positive attitude and his or her ability to deal with stress and conflict. Two Cape Dutch homes in the market in Paarl

One of the Rawson Property Group’s most successful franchises, the 14person team operating in Paarl and more recently through a satellite office in Paarl East, has been mandated to sell two Cape Dutch homes, both in excellent condition. “For certain people a Cape Dutch house is the only type of home they really want,” said Lizette Joubert, the Rawson Property Group’s Paarl franchise. “They may make compromises along the line, but they tend to retain an ambition to own such a home one day. Nissan Sentra ups C-segment stakes QUICKPIC

The all-new Nissan Sentra has made its debut in South Africa, the nameplate returning after the last Sentra was seen in 2005. Smart engineering for greater efficiency Of particular importance, sound insulation and low NVH on rough

roads and over undulations like small potholes is exceptional – reiterating the sophisticated feel of the new Nissan Sentra. This is attributable to the Sentra’s rigid body structure design which assists in curbing vibration through the body shell as well as noise isolation optimisation, aided by structure optimisation and special attention to closing gaps and noise paths within the chassis itself. High-performance shock absorbers reduce the noise and vibration levels produced by impact shock, also producing supple and communicative ride characteristics. Front suspension is an independent Macpherson strut setup with a stabiliser bar, the rear featuring a torsion beam layout, also with a stabiliser bar. The new Sentra also features speed-sensitive electric power steering, making it easy to manoeuvre in a parking lot and stable at higher cruising speeds. Powering the two new Nissan Sentra models is a 1.6-litre normally-aspirated petrol engine which is mated either to a slick-shifting fivespeed manual gearbox or a smart, efficient CVT automatic (continuously variable transmission). Producing 85 kW at 5,600 rpm and 154 Nm 4 000 rpm, the more-than-capable engine features a smooth power delivery, excellent throttle response and 15% enhanced efficiency. Not to mention the usual Nissan reliability and durability. The efficiency enhancements come courtesy of several integral changes to the engine, including a dual injector system with four valves per cylinder, twin VTC (vari-

The benefits are impressively low carbon emissions and prominently low fuel consumption: the new Nissan Sentra 1.6 Acenta manual consumes an average of 6.6-litres per 100 km on the combined cycle while the Sentra 1.6 Acenta CVT automatic consumes even less at 6.2. Carbon emissions for both models are 156 and 149 g/km respectively. Special attention to the new Nissan Sentra’s aerodynamics also contributes to the enhanced efficiency,

the underbody in particular featuring smoothed-out panels and deflector flaps for optimal air flow. New Sentra also features a super-low drag coefficient of just 0.29 Cd.
