he Helshoogte Pass in the Cape Winelands may have a somewhat daunting name, but those who traverse it are likely to agree it is one of the most beautiful routes in the country. Built in 1854, the steep pass rises out of Stellenbosch to cross between the Jonkershoek and Simonsberg mountain ranges, and ends in one of the most scenic spots in the Cape – the Banghoek Valley. How do I make my property appeal to buyers? Effective marketing of your property to buyers is critical to you achieving the price you deserve. It’s so sad when we see sellers making little effort to present their homes well – despite pleas to do so. I often compare the marketing of a property to dating. Back in the day when we went out on a date we all made sure we looked (and smelled) our best. It was really important to create a good impression – and often we only got one shot at it. It’s the same when marketing a home. Buyers make an emotional connection with the property they want to purchase. Small things can impact that connection, and it’s important to use them to your advantage.

Here is a list of matters to consider when you present your home for sale: ) Carpets and flooring: carpets need to be clean. Smelly carpets covered in stains do nothing to impress buyers. It may not be necessary to replace carpets, as in many cases a buyer will have their own taste, but get them looking their best. If you have cracked tiles that you can replace then do so. ) Walls: Dirty or marked walls don’t impress. Can they be washed? If not, then a repaint makes a huge difference. Go with neutral colours, and off-white is a safe bet. ) Bathrooms: Mould is a definite turn-off. Clean with an appropriate product, or even consider repainting ceilings and walls with a treated paint. Fix dripping taps. Clean the

baths and showers. Replace broken or damaged toilet seats. ) Kitchens: Beware of clutter on the surfaces. Clean oil and grime off the hob and stove. Glassware needs to sparkle. Taps, sinks, and skirtings need to be looking their best. An old kitchen can look much better with new cupboard handles. ) The garden: cut grass, clean flower beds, and a sparkling pool make a huge difference. Dog mess on the lawn is not impressive. Cut back overgrown shrubs. Make sure any irrigation system is working properly and the grass is green. Fertilizer will help. ) General: Clear the gutters of grass, repaint gutters and downpipes if you need to and seal the joints. The entrance to the front door is the first and the last impression – make it count! Replace dead light bulbs and make sure the lights are on if the day is overcast or it’s dark outside. Woodwork needs to be in good order. Whilst many people love their pets, the reality is that someone who doesn’t, is going to be turned off by pet smells. Address odor issues. And keep the pets locked away for viewings. Fresh flowers, the smell of fresh coffee and cake or biscuits, soft background music – all these go a long way to creating the right impression. As hard as it may be when your agent brings a buyer around, after the initial introductions, give them space to do their job. A buyer won’t speak freely if you are in earshot – and

Seamless living As open plan living becomes a mainstream architectural trend, Anton Odendaal from leading furniture retailer, Rochester, offers some advice on how to choose furniture for open-plan areas. In many modern homes, the kitchen, living room, dining room and patio are designed to flow seamlessly together. In studio apartments, even the bedroom is part of the living area and often the dining area doubles up as a home office. At the start of the trend, homeowners had to knock walls out to get the look, but almost all newly built houses are designed with freeflowing spaces at the core of the building philosophy. Says Odendaal: “Architecture, just like the rest of our contemporary lifestyle, is about comfort, convenience and saving time. Openplan living areas provide easy access to different zones in the home. The awareness of sustainability and saving energy further endorses open-plan living, as this design style tends to optimise natural light and ventilation.” Odendaal notes that there are a few drawbacks to open-plan living areas such as heat loss, less privacy and noise. He also points out that there are, however, many benefits. These include the following: ) Purely practical: Fewer walls mean less wasted space – there is no need for passages, which saves on building costs. It also translates

into more natural light and ventilation. ) A happy place: The sunny atmosphere created by natural light flooding free-flowing spaces, is the most appealing quality of openplan architecture. Homeowners’ needs have changed and formal lounges have been phased out. Cooking alone in a stuffy kitchen was probably never fun for anyone, but with openplan living areas, there is no need to cook in solitude any longer – you can be cooking dinner while your kids watch TV in the living area and your partner does some work at the dining room table. The flexibility offered by openplan living spaces fits in well with our zeitgeist of informal living and less rigid roles of family members. ) Options and more options: One large room allows for flexible floor plans for furniture placement. You can change, shuffle or combine work, leisure and dining zones with very little effort, giving you more creative and practical options. ) A family affair: Walls are barriers, so when they come down, the result is more social interaction. Each family member can be busy with his own activity, yet have a conversation across different zones – dad doing the braai on the porch, mom preparing side dishes in the kitchen, the kids doing homework at the dining table or playing in the lounge, whilst they all discuss their holiday plans. To create a relaxed, yet elegant open-plan living area, Anton says it is advisable to decorate the space

as a whole: “This will strengthen the desired free-flowing look and feel of the space. By not doing so, the different zones won’t blend seamlessly and could end up looking messy and disjointed. Similar to garden design and architecture, you start by planning the whole project, then you can execute it over time.” He offers a few basic décor guidelines that you can follow: ) Furniture doesn’t have to be from the same range, but it should at least be of similar style. ) Choose furniture in proportion to the space. If it is a very big area, then go for chunky furniture, such as an L-shaped sofa with oversized arms. ) Use furniture made from the

same type of wood, or at least wood that is the same colour, throughout the space. ) Leather and earth tones go well with any colour wood. ) Upholstery pattern and texture can differ, but stick to a specific colour scheme, such as earth tones, beiges or greys. ) Repeat the accent colour – be subtle, a hint of red in a painting in the dining area, is enough to pick up a red vase or a red stripe in scatter cushions featured in the lounge area. ) Use loose rugs in the various spaces to create warmth and to define the specific zones. ) Group furniture to form cosy “rooms” within the open-plan space.

) Lighting is another way to define zones, whether pendants, floorstanding or table lamps. Instead of lighting the room evenly, create pools of light in each zone. Moody lighting creates a sense of warmth, whereas bright lighting often feels cold and impersonal. ) Console tables and sideboards work well as understated partitions between zones. ) Bigger furniture pieces, such as TV cabinets and bookcases, can be placed as dividers between zones. They also provide some privacy in the open-plan area and can serve as sound barriers. ) Use ornaments and art works to add personality, warmth and to create a more lived-in feel.

Both homebuyers and builders can do with a VAT concession A VAT concession on newly-built flats and townhouses would level the playing field for young people who want to become homeowners and may boost the labour-intensive residential construction industry. So says Richard Gray, CEO of the Harcourts Real Estate group, who notes that some 40% of housing demand at the moment is coming from young, first-time buyers who favour flats and townhouses, and that builders and developers are responding to this demand by planning and building more of these homes. “According to StatsSA, the vol-

ume of plans passed for new flats and townhouses this year is 43,7% up on last year, and the construction phase of new housing has already increased by 8,6%, even though it is difficult at this stage of the market for developers to compete on price with pre-owned units.” Indeed, according to the most recent Absa Housing Review, the current average difference in price between a newly-built home and a similar pre-owned one is still around 33%, and given the ongoing aboveinflation increases in building costs, the only way for developers to stay competitive is to make the

newly-built units smaller, he says. “In other words, young buyers of these units are getting less home for their money than they would if they bought pre-owned units – although many are content to accept this because new homes come with construction guarantees, typically need much less maintenance in the critical first few years of home ownership and often have better security than pre-owned homes.” However, Gray says, all buyers of new properties – including many people entering the market for the first time – are being penalised in terms of the relative amount of tax

And the transfer duty (tax) payable on preowned homes in this bracket ranges from R2 250 to R4 500. “But transfer duty is not payable on newly-built homes. and it obviously penalizes developers too, because the rate of VAT they have to charge influences their competitiveness in the marketplace. “For example, if a concessionary rate of VAT of say, 5%, was applied to first-time buyers of newly-built properties, the developer could lower the price of a R675 000 unit to around R625 000 without any loss of profit. This would also make it easier for potential buyers to qualify for bonds to buy their homes. A VAT concession on new housing would boost both home ownership and entrepreneurial endeavour in the home building industry.”

Toyota and Lexus at the Johannesburg International Motor Show 2013 QUICKPIC

he countdown has begun for the 2013 edition of the Johannesburg International Motor Show and, as in the past, South Africa’s most loved brand will be leading the way with one of the biggest stands and undoubtedly the largest presence Toyota has ever had at the show. According to Kerry Roodt, General Manager of Marketing Communications: “Toyota has produced a stand of great stylistic and architectural appeal with origami-inspired, wave design elements predominating. This follows the new global direction, making us one of the first countries to adopt it after Europe, Thailand and South America.” But, as Roodt points out, “the 1 053 m² indoor Toyota stand in Hall 6 does much more than just accommodate the vehicles; it was developed with the aim of letting visitors really feel the Toyota brand promise. Our mission through our products and our service is to bring smiles to the lives of every single customer; our stand is simply an extension of this.” This is reflected in how the 18 cars will be displayed: Hilux, Fortuner and the Toyota Imperial Racing Hilux piloted by Dakar champions, Giniel de Villiers and Dirk von Zitzewitz, will be on show in the Quality, Durability and Reliability (QDR) zone. Appropriately, this area will be reserved for locally built models and it will highlight how Toyota delivers peace of mind and trust to customers through QDR,

second at this year’s gruelling 24hour Le Mans race. Together with the Toyota Imperial Racing Hilux and South Africa’s newest rally championship challenger, the Castrol Team Toyota Racing Yaris which can be viewed in the fun-todrive zone, these three models will reinforce Toyota’s glorious motorsport heritage. Moving outdoors, Toyota will likewise take a commanding lead in

the off road arena. The full range of Toyota and Lexus 4x4 vehicles will be on view, including the new Prado. The public will also have the opportunity to put selected models through their paces on both the 4x4 track as well as Toyota’s very own “Urban Trax”. The latter is a go-anywhere, set-up anywhere, versatile 4x4 demonstration and instruction track, which allows the Toyota Advanced Driving team the opportunity to display the various capabilities and functions of the Toyota range of off road vehicles, through seven man-made obstacles that mimic a rough outdoor environment, but can be experienced in an urban environment. These include the demonstration of extreme ascents, descents, cross axle articulation, side slopes, traction control, downhill assist control, crawl control, ridge crossing as well as differential lock functionality. The stand for sister brand Lexus is likewise modelled on the new global design which was first shown at Geneva. It takes its cue stylistically from the signature L-finesse design language – iridescent metallic hues combine with crisp, sharp lines to create a dramatic, uncluttered backdrop for the glittering line-up of prestige models. These include the recently minted IS attired in F-Sport apparel, the GS in hybrid 450h guise, the rare and utterly exclusive LFA supercar (as well as its F-Sport road bike sibling) and, of course, the LS flagship. Audi A4 Allroad TDi: the clever estate HANJO STIER So you live out in the sticks but the roads never deteriorate enough to warrant a wonky 4x4. Perhaps you already have such a vehicle and long for a decent station wagon. Maybe the one you fancy is a butch estate which can also deal with a nasty middelmannetjie. This car could be Audi’s new A4 Allroad. In all fairness, I should also advise that you take a good look at Volvo’s excellent V40 Cross Country which I reviewed earlier this month. And if we stray slightly from the beefedup estate genre, your short-list may also include Subaru’s Forester and a whole horde of trendy Mommy 4x4’s. To be even more fair, I’ll have to draw some comparisons between this German and the Scandinavian effort because I did just that in the latter’s review. For starters, the Audi only comes in two models with Quattro four-wheel-drive. Volvo offers you many versions of its car of which only the range topper is 4x4. Price-wise, the Swedish selection ends before the Germans begin. Although some V40 Cross Country models have superior specifications, the easiest explanation for the Audi’s premium is its extra space. The Allroad looks and feels bigger, trumping its rival in almost every measurable dimension. Right now you probably expect me to give praise to and worship Audi’s build quality but you’d be wrong. Yes, it’s excellent, but I think

Both cars offer superb ergonomics and leave little for you to discover or get used to – top marks all

around as this keeps your focus on the road. I had some Bluetooth syncing issues with the Volvo but suspect that the problem may lie with my over-toothed mobile phone. The Allroad TDi’s 2-F turbo-diesel four-cylinder is comparable to Volvo’s D4 at 130kW (177hp) and 380Nm, both cars hit 100km/h in about 8 sec-

onds and max out at 210km/h. Audi also offers a more sprightly and thirsty TSi turbo-petrol model with 165kW (224hp) and 350Nm. Both Allroad iterations are only offered with Audi’s 7-speed S-Tronic automatic gearbox; in our opinion the TDi overcomes this transmission’s low-speed awkwardness bet-

ter thanks to its low-down grunt. It also offers a Sport mode and direct gear selection by flicking the lever left. Out on the road, the Allroad’s refined chassis and drive train make for an incredibly smooth and solid ride. The engine is fairly smooth and quiet, gear shifts are imperceptible and grip levels are phenomenal. Even with deactivated traction control, we could barely get ours to make a tyre squeal. The clever quattro 4x4 system and advanced ESP (electronic stability program) even detect when you’re off-road and will compensate their efforts accordingly. An Allroad should thus easily conquer mild offroad tasks thanks to these systems and 180 mm of ground clearance. Average diesel consumption is about 7F per 100 km which makes for a decent range from the 61 F tank, the Allroad giving adventurous families a few advantages when they get to their destination. Firstly, it will happily trek around game parks and farm tracks without major fuss. Secondly, the additional cargo capacity means mom can pack extra and your entire luggage stays dustfree. Last but certainly not least, you won’t find many others of its kind around as Audi has ditched the regular Avant (estate) A4 and the Allroad’s only two remaining siblings are the loony S4 and bonkers RS4. Audi’s A4 Allroad costs R465 000 (TFSi) or R470 000 (TDi) and comes with a 5-year/100 000 km Freeway Plan. – Galimoto Media

BMW 316i: Beiere se trotse intree-sedan HANS HEESE BMW is al jare lank gevestig in Suid-Afrika, reeds vóór die Tweede Wêreldoorlog het daar al van die legendariese 328 sportmotors op die gruispaaie van destyds stof opgeskop. Daarna is daar enkele BMW 501 in die vyftigerjare deur ’n trekkermaatskappy ingevoer maar die verouderde bakwerk van die motors het nie juis byval gevind nie, al was hulle met V8 enjins toegerus. Dit was eers die klein Isetta en die BMW 700-reeks wat die Beierse vervaardiger in die sestigerjare in Suid-Afrika bekend gemaak het. Dit was ook eers in die post-1960 jare wat die legendariese BMW 1500 as volle ingevoerde model plaaslik beskikbaar geword het. Met die verdwyning van die gewilde Borgward Isabella van die toneel het BMW nou ingeskuif as die enigste vervaardiger wat die prestigeryke Mercedes op ons turf kon aandurf. Dit was natuurlik nadat ’n plaaslike maatskappy begin het om die BMW 1804 en 2004 hier te monteer. En vir dié wat al van hierdie motors vergeet het; dit was die Glas 1700 van Hans Glas, van Goggomobil-faam en in Umtare in Zimbabwe as die Cheetah bekend gestaan het. Terug na die BMW 3-reeks wat heelwat later by ons op die toneel verskyn het en onmiddellik ’n blitsverkoper geword het. Vir ’n kort tydjie is ’n uniek Suid-Afrikaanse model, die BMW 333 vervaardig en was dit die blitsigste klein BMW in die wêreld op ’n tydstip wat die klein Ford Capri, aanvanklik ’n 1.6 F enjin met ’n reusagtige V8 op ons renbane deelgeneem het. Om een of ander rede is ons Suid-Afrikaners behep met kilowatt en perdekrag en was ons 316 modelle toegerus met 1.8 F enjins. Hierdie mode is gelukkig aan die verdwyn en het die 316i nou inderdaad ’n 1.6 F enjin. Om te vergoed vir die verlies in enjingrootte, is daar

van turbo-aanjaging gebruik gemaak om verrigting vir die plaaslike mark te verbeter. Oor die bakvorm en die niertjievormige neus voor, hoef daar nie uitgewei te word nie; BMW se stilering was nog altyd voor in die koor en die blou-en-wit vliegtuigskroef-embleem verteenwoordig steeds uitmuntende verrigting en padhouvermoë. Geen wonder dat ’n Chinese bakkievervaardiger die niertjie sierrooster op hulle stompneus voertuie aangebring het in die hoop dat dit kopers sou lok nie. (Hulle moes op die ou end die aftog blaas nadat daar met die hof gedreig was). Die jongste BMW 316 wat ons onder hande gehad het, en wat aan al die verwagtinge wat reeds genoem is voldoen, was die Modernweergawe waarin daar verskeie ekstras by die prys ingesluit is om die motor nog meer aanloklik te maak. Die kajuit is stylvol, die kontroles op die regte plekke en die stuur en sitplek verstelbaar om die bestuurder volle beheer oor die motor te gee. Dit is dan ook op draaierige paaie waar die BMW 3-reeks sy sportiewe eienskappe op sy beste weerspieël. Hoewel die skrywer baie lanklaas ’n BMW teen hoëspoed oor lang afstande bestuur het, bly die indruk nog dieselfde: Daar is min motors wat teen werklik hoë snelhede so stabiel soos ’n BMW op die pad is. Die hart van die 316 is ’n 1 598 cc enjin wat 100 kW teen 4 350 opm ontwikkel en 220 Nm teen ’n rustige 1 350 opm beskikbaar stel; overgeset synde, daar hoef nie met die ratkierie deur die ses gange gejaag te word om die Beierse perd te laat spring nie. Trap die pedaal en hy versnel met ’n baie ordentlike tempo. Hy is nie ’n renperd nie maar draf tog die 1-100 km/h versneltoets af in minder as 9 sekondes en laat die naald draai by 210 km/h op ’n windstil dag. Hoewel die brandstofverbruik nie onder praktiese toestand getoets is nie, gee die vervaardiger ’n syfer van 4,7 F per 100 km aan vir oop pad bestuur en 7,6 F vir die langpad.

Werklike verbruik sal waarskynlik met ’n liter ekstra nader aan die werklikheid wees, afhangende van die bestuurstyl van die eienaar van die 316i. Wat ’n groot indruk op die passasiers gehad het, was die waarskuwing wat die BMW gee as daar ’n motor in die bestuurder se blindekol beland; daar is liggies in die buitespieëls ingebou wat flikker en as daar dan na die regterbaan gedraai word; is daar ’n vibrasie in die stuur om die bestuurder te waarsku dat daar moeilikheid aan die kom is. Hierdie stelsel werk baie goed saam met al die elektronika wat die stuur- en gedragstelsels van die BMW beheer. Veiligheid en verrigting kom baie goed by mekaar uit in hierdie BMW. Maar wat kos al hierdie genietinge? Die ba-

sisprys van die BMW 316i is R349 500, maar met die Modern-plaatjie langs die kant, gaan die prys op na R 372 200. Of die deursnee motorkoper vir hierdie, meestal kosmetiese ekstras, sy beursie gaan oopmaak, is onseker. Ons keuse is beslis die basismodel sonder enige tierlantyntjies.
