COUNTRY LIVING: BREAK AWAY IN LUXURY FROM HUSTLE AND BUSTLE

Winelands estate for lifestyle buyers Nestled in the scenic Paarl/ Franschhoek Valley with stunning views of the Simonsberg Mountains, the Winelands Estate is one of the most sought after wine and olive estates in the Cape Winelands primarily for its setting and generous property sizes, says Seeff Franschhoek agent, Adell Ferreira. Aside from appealing to residential buyers from within the area and nearby commercial centres such as Stellenbosch, it is also within the catchment area for Cape Town buyers and of course for up-country buyers looking for a country escape in a sought-after setting. The 20 ha estate is home to just 32 exclusive freehold properties scattered amidst vineyards and olive groves. It is secure and offers a real respite from the hustle and bustle of big city life, says the agent. It offers the best country lifestyle that buyers could want for and is especially suited to families. Here, you can enjoy the outdoors, walk and cycle within a secure setting and enjoy the ultimate vineyard lifestyle without having the burden of actually owning a wine farm, adds Ferreira. Although rural, there is top class infrastructure and amenities close by including Bridge House, a private school that offers playschool to grade 12 with boarding facilities. Aside from the obvious access to the many wine estates in the area, there are top class restaurants, retail and medical care as well as leisure facilities such as top golf courses nearby. Land sizes in the estate vary from around 4 000 m² to around 1,1 ha that would include a vineyard or olive grove, with prices ranging upwards of R1,8 million. The estate has a distinct Tuscan character with individually designed and crafted homes in variations of the Tuscan

Exterior of the luxury villa now for sale at the Winelands Estate building style. Earthy tones and natural finishes such as stone, wood and terracotta lend not only aesthetic appeal to the homes, but blend with the natural surroundings. Although it is still a fairly new estate and homes do not often change hands, complete homes typically sell for upwards of R6 million to around R14,5 million for an 850 m² luxury villa on a plot of just over 4 000 m². This beautiful home is built in a U-shape, fronted by columned terraces with outdoor living areas around a feature swimming pool. Finishes include arched wooden windows and doors, open-rafter ceilings, chandeliers, feature stone cladding, porcelain tiles and underfloor heating and air-conditioning throughout.

The home opens to a spacious, double-volume entrance hall that overlooks the swimming pool terrace with the living rooms leading off on either side. These include an open-plan lounge and dining room with a fireplace, family room, also with a fireplace, bar, large study and an underground wine cellar. The open-plan kitchen comes with custom-built cabinets and a separate scullery. There are three spacious bedroom suites on the upper level and a guest suite on the lower level. The property further includes garages for three vehicles. For more information, call Seeff Franschhoek, Adell Ferreira on 083 964 1155 or 021 876 4592 or visit www.seeff.com, web reference 197266.

Sprucing up your new home Unless you’re moving into a squeakyclean flat or townhouse bought straight from the developer, it’s quite likely that you’ll notice all sorts of things you’d like to spruce up around your new home as soon as you see it empty of the seller’s belongings. “And while major changes may have to wait until you’re over the expense of moving, there are some things you should consider doing right away because they provide maximum gratification for minimum outlay,” says Berry Everitt, MD of the Chas Everitt International property group. Probably the most important of these is

applying a fresh coat of paint throughout. “Unless the previous owner painted the home shortly before selling, the walls may well appear quite dingy once the rooms have been emptied of furniture. But new paint, especially if it’s white or a light shade, will take care of that - and give you a real sense of ownership. “It is easier, however, to paint an empty home than one full of furniture, so you should try to arrange access to the property for a few days before you actually move in.” Writing in the Property Signposts newsletter, he says the second “fix” to look at is lighting. “For relatively little expendi-

ture, you can change the whole atmosphere of a room by installing new light fittings or strategically arranging a couple of reading or stand lamps to brighten dark corners.” Plants and fresh flowers are also a great help in giving your home a cheerful, inviting atmosphere, as are a few bright posters and art prints hung in inexpensive, readymade frames, Everitt says. “And finally, you should take the opportunity to try different furniture arrangements to create a relaxed, uncluttered living environment that will welcome you home every day and make all the hassle of moving seem worthwhile.”

Multi-faceted approach to property marketing The way business is done today is far different from the way it was done 20 years ago. Or so it should be. We live in a vastly different world. Technology has improved at a lightning speed and as a result so have the different marketing options available. Back in the 1980s it was common to have

the odd print advert for a property. It was usually in black and white, and occasionally in one colour. In the late 1990s this changed to full colour advertising, and the Internet was introduced. Today even more is on offer – but what really works, and what doesn’t? Here are some interesting statistics we’ve

gathered from our local marketing which prove what is effective: )Print marketing: Print cannot be ignored. It still appeals to buyers, especially where web-references are used to drive interest to websites for additional information. On average we experience a 250% increase in website viewing for our listings when they are advertised in print. )Showhouses: it really isn’t good enough to just stick a few boards up and hope to attract the right buyers. When we advertise the property in print as being on show we enjoy a 140% increase in showhouse attendance. In addition to this, when we e-mail our database of qualified buyers and invite them to a showhouse we have qualified buyers, looking in the correct price range, in attendance. Another modern innovation is the shortened time period for a showhouse. We have noticed that when we have 1-hour showhouses and condensed buyer viewing then buyers appreciate they need to compete for the property, and offers are much closer to the asking price. )For Sale boards: The basic For Sale board does work, but it unfortunately still attracts many unqualified enquiries. Since we introduced unique photo boards at our listings with a colour photo, accommodation information, and a QR code that directs buyers directly to the website listing, we have experienced a 220% increase in buyer enquiry from boards. )Website listings: Yes, everyone lists on Property24 and Private Property, and they both work well. But when you enhance your listing with video and floor plans, then viewings increase by over 400%. In addition to this, there a number of other effective websites that attract enquiries. )E-mail marketing: One of the most powerful marketing innovations to date.

Your listing is matched to suitable buyers and these buyers receive customized e-mails introducing your property to them. When we send out e-mail marketing on listings, on average we experience a 300% increase in website activity on the listing. The reality is that, while all of the above methods are effective, if you really want to be visible to buyers, you need all of these methods employed to make sure your listing stands our from the rest. Great marketing and strong buyer enquiry results in you selling for full market value. E-mail your real estate question to steve.cd@harcourts.co.za.

KOREAN STAR: IMPRESSIVE SPORTY DESIGN, QUALITY FINISHES AND COMFORT

Kia launches new Cerato hatchback QUICKPIC After the launch of the new Cerato sedan model in May 2013, Kia Motors South Africa (KMSA) has maintained its share and presence in the highly competitive Csegment in the local automotive industry. Initially showcased at the 2013 Chicago Auto Show earlier this year, the all-new Cerato 5-door hatchback impressed with its eyecatching and sporty design, quality finishes and surprising interior space and comfort levels, similar to those found on its sibling sedan model. “We received very positive feedback after the all-new Cerato sedan made its debut in South Africa back in May, and we expect the all-new Cerato 5-door will build upon that success,” said David Sieff, Marketing Director of KMSA . “The combination of a practical hatchback for carrying cargo and the sporty touches throughout the car make the allnew Cerato 5-door a dual threat in the segment.” Born from the Kia design studio in Seoul and overseen by Kia’s global chief of design, Peter Schreyer, the Cerato 5-door’s sophisticated hatchback profile, large wheels and aggressive posture give it a distinctly European appearance that speaks to its sporty intentions. Its chiseled body commands attention and continues Kia’s tradition as a design leader in the industry. The Cerato 5-door boasts an aggressive front fascia with larger bumper and grille openings, black gloss grille inserts, large front brakes, alloy sport pedals as well as front and rear seats with carbon fib-

Under the hood, the Cerato 5-door packs a punch, with the 1,6F in-line four-cylinder Gamma engine putting out a healthy 95,3 kilowatts at 6300 rpm and 157 of torque at 4850 rpm through a 6-speed manual or automatic transmission. PHOTO: QUICKPIC er-style accents. Like its Cerato sedan counterpart, the Cerato 5-door’s swept headlights stretch deep into the front fenders and the raked windshield and broad shoulders give the front end a sleek, athletic appearance. LED positioning lights add a premium look to the front fascia. Moving around the vehicle, the large 17-inch wheels fill the wheel wells on the SX, and the hatchback profile affords a performance-oriented sporty personality. Around the rear, the boot opens to reveal 385 F of usable cargo space. LED tail lights complete the premium feel of the exterior and a sporty rear valance with twin chrome exhaust tips maintains the Cerato 5-door’s edgy demeanour. Inside, the Cerato 5-door features

premium materials and soft touch points. Large, easy-to-read whiteon-black gauges nestle deeply into the instrument cluster. Chrome accents around the HVAC controls and carbon fibre-like textures on the dash and seats, add a sporty touch. A grippy leather-wrapped steering wheel and gear knob are further evidence of the Cerato 5-door’s sporty attitude. Features such as the new large 4,3-inch TFT LCD centre facia, a smart welcome home lighting system and the new Flexsteer™ system sets the Cerato 5-door apart from its competition. The all-new Cerato will be offered in 3 different equipment levels across two engines – the 1.6 EX, 2.0 EX and 2.0 SX will offer customers Kia’s long list of premium amenities and features not nor-

mally found in the compact segment. Under the hood, the Cerato 5-door packs a punch, with the 1,6 F in-line four-cylinder Gamma engine putting out a healthy 95,3 kW at 6300 rpm and 157 of torque at 4850 rpm through a 6-speed manual or automatic transmission. The higher spec 2.0 model comes standard with the highly competitive 2,0 F in-line four-cylinder Nu engine, producing 118 kW at 6500 rpm and 194,2 Nm of torque at 4800 rpm. This model will also be available in both manual and automatic transmissions. Standard features and technology offers value to new levels of sophistication Continuing Kia’s reputation of of-

fering tremendous value, the allnew Cerato 5-door offers buyers an impressive allotment of technology and safety features. The 1.6 EX comes standard with 16-inch alloy wheels, automatic light control, Bluetooth, cruise control, electric windows and side mirrors, LED daytime running lights, a radio with MP3, iPod and USB compatibility, rear air-vents, six speakers and steering wheel mounted controls. The 2.0 EX trim further features a Flexsteer system, leather seats and an optional sunroof. The 2.0 SX ups the ante with standard 17-inch alloy wheels, front and rear park distance control, LED tail-lights, a smart welcome home system, a smart key with a stop/start button, a rear view camera and Xenon headlamps. Safety technologies standard on all models include ABS (Anti–lock Braking System) with built-in EBD (Electronic Brake-force Distribution), active headrests, impact sensing auto door unlock, a passenger airbag on/off switch, six airbags consisting of driver, front passenger, side and curtain airbags, Isofix child seat anchors and fog lights. The SX model features ESC (Electronic Stability Control), HAC (Hillstart Assist Control), which prevents slip-back during stop-start driving on inclines, and a VSM (Vehicle Stability Management) system that works with the ESC to provide ‘corrective’ steering inputs to help the driver avoid loss of control, especially on asymmetric (wet and dry) road surfaces. The Cerato range comes standard with a 5-year /150 000 km warranty, 5-year/90 000 km service plan and a 3-year/unlimited km roadside assistance plan.

AUTO 22 Volvo S60 and XC60 ahead of the safety game Donderdag

24 Oktober, 2013

QUICKPIC Volvo Car Group’s leadership in safety technology has been highlighted by the US Insurance Institute for Highway Safety (IIHS). The IIHS recently introduced a new test programme that rates the performance of front crash prevention systems. This is a major development for crash tests in general, as prevention systems are playing an ever-increasing role in vehicle safety. And Volvo is ahead of the game. Both the Volvo S60 and XC60 received the highest possible rating of “superior” – and Volvo Cars’ city safety system is the only standard-specification low-speed crash prevention system in the test, which included 74 vehicles. “We welcome the fact that the major rating institutes are starting to integrate collision avoidance technologies in their test programmes. This gives consumers a better insight into the advantages of auto brake systems. It will also drive implementation of these technologies through the vehicle fleet,” says Thomas Broberg, senior safety advisor at Volvo Car Group. The IIHS’ new crash prevention evaluation will be incorporated into the institute’s 2014 Top Safety Pick+ rating. It includes two tests addressing front-to-rear crashes, one at 20 km/ h (12 mph) and the other at 40 km/h (25 mph). An additional point is given to vehicles with forward collision warning. The Volvo S60 and XC60 equipped with city safety and collision warning with full auto brake and pedestrian detection are among seven models that have received a Superior rating in the new test. Volvo’s low-speed city safety system is standard in all new Volvo models around the world. Most new Volvos are also available with state-of-the-art technologies that detect,

The Volvo S60 and XC60, equipped with city safety and collision warning with full auto brake and pedestrian detection, are among seven models that have received a superior rating in the new test programme. PHOTO: QUICKPIC warn and brake automatically for rear other vehicles as well as pedestrians and cyclists. “The IIHS test focuses on two situations both with the car approaching a stationary vehicle mock-up. However, it should be emphasised that Volvo Cars’ systems cover a much broader scope of real-life scenarios, including vehicles moving in the same direction, pedestrians and cyclists,” says Thomas Broberg. So far, Volvo Cars has sold more than one million cars equipped with systems for automatic braking – and the company will continue this pioneering work in the near future by making detection systems work also in darkness for pedestrians and by introducing collision mitigation for animals.

The benefits of Volvo’s ground-breaking city safety technology has been documented in an earlier IIHS/HLDI (Highway Loss Data Institute) report stating a reduction of the collision claim frequency with up to 20 per cent. Data from Swedish insurer If show similar figures with frontal collisions in car following situations being reduced with 23 per cent. The IIHS study of insurance claims involving a Volvo XC60 shows that city safety reduces the costs for bodily injury liability with 33 per cent – while property damage liability was lowered by 15 per cent. “Over the years, the risk of being injured in a Volvo has been reduced continuously and substantially. By introducing new preventive and protective systems, we keep moving to-

wards our aim that by 2020 no one should be injured or killed in a new Volvo. Our long-term vision is that cars should not crash,” says Thomas Broberg. In 2012 the Volvo S60 was one of only three vehicles to pass IIHS crash test. Eight out of 11 premium sedans failed an alarming new IIHS (United States’ Insurance Institute) crash test. Only three of the 11 mid-size luxury and near-luxury cars evaluated earned good or acceptable ratings in an alarming new crash test conducted by the United States’ Insurance Institute for Highway Safety. The new test – a small overlap frontal crash test – is designed to replicate what happens when the front corner of a car collides with another vehicle or an object like a tree or utility pole at 64 km/h. Rather than striking the object dead-on as in most crash tests, the IIHS delivers a more glancing blow that only impacts a quarter of the car’s front end. These types of collisions are particularly dangerous, as the impact will often miss the energy-absorbing structures built into the car’s frame. “Small overlap crashes are a major source of fatalities,” says IIHS President Adrian Lund. “Nearly every new car performs well in other frontal crash tests conducted by the Institute and the federal government, but we still see more than 10 000 deaths in frontal crashes each year. This new test programme is based on years of analysing real-world frontal crashes and then replicating them in our crash test facility to determine how people are being seriously injured and how cars can be designed to protect them better. We think this is the next step in improving frontal crash protection.” The Volvo S60 was one of only three vehicles pass this crash test – testament that Volvo always has and will continue to excel in the development of safety technology.

Diensafstande is 15 000 km.

marks in this challenge which entailed reversing up a steep slope with strategically placed ice packs that caused wheels to slip. At the top of the incline the Jeeps had to tap a pole with their rear bumpers – not too softly, but also not too hard. Obstacle five was a steep and rutted climb while the sixth obstacle was a tough descent. Obstacles seven, eight and nine were more of the same: narrow gates and tight turns, not to mention more rocks and steep inclines and declines. But it was obstacle 10 that will probably endure the longest in the memories of the rookie drivers. Here the driver was blindfolded, and the co-driver had to navigate the driver down a steep decline, through some water, and up and over a steep exit point. There were a few scary moments, and more

than a few nervous yelps from drivers and codrivers alike, but in the end all the teams made it through unscathed. When the day of close calls was over, the scores were added up and in third place, winning a hand winch from Opposite Lock, were Jimmy Olds and Bertus Badenhorst in a Wrangler Rubicon. Second place also went to a Rubicon, that of Rudolph and Ria Wolmarans, who won a set of Light Force spotlights from Opposite Lock. And it was a Wrangler Rubicon that took first place too, in the hands of seasoned competitors Werner and Armand Schaap. In giving the Rubicon its clean sweep of the podium, the team won a R10 000 tyre voucher from Bridgestone South Africa, and booked a place in November’s 4x4 Club Challenge finals.
