My House Properties and Fine and Country are a winning combination.

Their specialists have owners and occupants completely covered.

HOMES SOLD: QUALITY AND CORRECT PRICING LED TO BETTER RESULTS

Stellenbosch market yields surprises The house sales market has surprised this year, with more sales in the R3 million to R10 million bracket, traditionally a more difficult market. Correctly-priced suburban family homes, closer to the desirable Stellenbosch schools and university, were sometimes sold in weeks and even days. By the same token, overpriced properties remained difficult to sell, in spite of the buoyant trend, as these prospective buyers are particularly well-informed and will not be swayed to make unrealistic offers.

Sellers are also more inclined to deliberately seek out reliable agents, who are prepared to take the marketing of their property on as a personal project. As such, they expect professional service, expert, quality marketing and total dedication. This, together with a market-related valuation, virtually guarantees a sale in a reasonable time frame. Fine and Country International Realty feel they can align themselves with the more discerning client. The brand is designed to market the upper quartile of properties,

and speaks for itself. The success in the UK, where the brand sweeps all accolades for marketing year on year, has made Fine and Country International Realty the leading estate agency in pound value. The local office are aspiring to follow in these giant footsteps. Jannie and Veronica have just had an offer of R6 million on a house in Dalsig, which the owner regards as exceptional value – proof of growing confidence in the market. The close association between My House Properties, a local, dynamic company and the international, upmarket brand of Fine and Country, has once again enabled their agents

to celebrate a very successful year. With 32 years combined experience in the property business, and highly qualified and trained agents, their professional service and updated technology has kept them ahead of the pack. Melanie Venter was the top agent at My House Properties with 16 sales in Welgevonden this year. Van Zyl Voges, the manager in charge of rental properties at My House Properties, says, “By the end of October, 90% of our available properties had been let.” Properties for rent are in high demand, making this the right time for investors to enter this market.

The management of investment properties is the key to sustainable value. This is where the services of My House Properties stand out – selection of applicants is strict and property maintenance is excellent. This has led to higher demand and considerable growth in the agency’s portfolio. Each property owner is important to them and deserves their best. Their agents who specialise in the sectional title field have been just as busy as all the rest of their property specialists, and the prospects are most encouraging. They are looking forward to an exceptional year in 2014.

Great opportunity in upmarket Winelands estate The final vacant stands in the upmarket developments Vredenberg and Vredenzicht Estate have been made available for sale by the developer. Sales have been excellent and only 12 plots are now available. Building activity in both estates is strong, with six houses under construction and a further four planned to commence in early 2014. The estates are quickly nearing completion and recent sales of completed homes have reached record prices for the area. The scarcity of homes on the market in these estates, results in escalating home values as once the owners have settled these houses rarely come back onto the market – so availability is at a premium. The remaining stands offer excellent value, with north-facing aspects and few select stands still on the parks, with Table Mountain and False Bay views. A few of the stands also offer lovely views to the Helderberg and Hottentots Holland mountains. At a starting price of R855 000 including vat, you have access to large landscaped greenbelts, water-retention dams, teeming

with bird life, high-class security and access control. Both estates have electrified fencing all around. The HOAs are active in both estate ensuring continuing maintenance and upkeep of the estates – one gets the feeling as you drive into both estates, that there is a lot of care and price in the properties. The HOA architectural guidelines are flexible enough to allow for an owner’s unique contribution towards their own homes, but also ensure that the general feel is of an upmarket look. Additional benefits are that there is quick access to the N2, Somerset Mall (10 minutes), and Waterstone Village (five minutes). There is also quick access to the R44 to Stellenbosch and close proximity to De Hoop Primary School and Somerset College, with all levels of schooling. Vacant stands from R855 000 vat inclusive are available, and we can also compile a full turn-key plot-and-plan development service, to suit your taste and budget. Contact Roger Ramos: RE/MAX Helderberg for more details on 071 605 5902 or email roger@remax-helderberg.co.za.

Are developments good or bad for your property’s value? The Helderberg area is a high-demand property area. That’s good news. It means purchasers see the benefits of the lifestyle offered here and want to move here with their families. This increased demand means there is positive upwards pressure on property values and a market for new properties to be constructed. I remember the days when Somerset West was a sleepy town. There was hardly any traffic, kids played in the streets, and we really lived in a “village”. That has changed. Change is inevitable and it occurs worldwide, whether we like it or not. With the increased demand for more homes available undeveloped land is being earmarked for development and council generally wants to increase the density – meaning more homes in smaller areas. It’s a fact of life We need to accept it. But is it such a bad thing for you and your property when a new development is proposed for your area? In most cases, no! Council, whilst wanting to increase density, also has many checks and balances in place to ensure a new development enhances the surrounding area and that services can cope with increased demand. For example, studies need to be done on the traffic and environmental impact. New developments have to complement the style, architecture, and theme of the suburb. In many cases the developers need

Talking Property by Steve Caradoc-Davies, principal of Harcourts Platinum to make significant financial contributions to the upgrade of surrounding roads, verges, and service upgrades. This means that the local ratepayer isn’t paying for these upgrades, but can enjoy the benefits. Public comment is an important part of the process of ensuring that a new development is the best possible use of the land.

But comment should be balanced and the bigger picture should be kept in mind. As hard as it may sometimes be, emotion and sentiment can sometimes cloud our judgment. The reality is that development is here to stay and impacted parties need to work together to address reasonable concerns. When there is a reasonable and positive approach to proposed development there are tangible benefits for all. Large unoccupied or unkempt parcels of land could invite unwanted elements and vagrants, and seldom enhance an area. A new development fills an important housing need and creates employment and revenue. And it must be said that a development needs to be feasible for the developer in that it needs to be profitable in relation to the financial risk of development. When council requirements are met and the developer works with the neighbours to improve the area, there is a positive impact on neighbouring property values. Don’t underestimate the benefit of service upgrades funded by the developer. There is a significant cost saving to the local council and to the ratepayer. Change, for the most part, is never easy. But where affected parties adopt a positive approach development can have a very positive effect on all concerned and fill an important need in an area we’re proud to call home. Email your real estate question to steve.cd@harcourts.co.za.

DOUBLE-CAB: TAKE ANOTHER LOOK AT THIS ONE FOR VALUE

Triton bakkie has it all, and for less FRANS LE ROUX If there ever was the perfect allround South African vehicle, it would certainly be the double-cab bakkie. The humble bakkie, as we fondly named it, has been around for close on 40 years. It’s the kind of vehicle that can do just about anything. One can fill it with five adults, load their luggage and hitch a caravan, or you can take it on some rugged 4X4 course. Then there is the side that one often forgets – a bakkie is a fine long-distance open-road cruiser and these days they all look great, even in the parking lot of a fancy hotel or mall. The latest offering from Mitsubishi was recently released onto the South African market and I spent a couple of days behind the wheel of their Triton double-cab 4X4 diesel. The Triton has always been the odd one out, with a strangely shaped rear and a smiling grille in the front. Let’s start off with the new diesel engine. Gone is the old 3,2 4-cylinder, which is now replaced by a 2,5 highpower unit. The old 3,2 produced 118 kW/343 Nm, while the new engine now pushes out 131 kw/400 Nm. Fuel consumption has also improved, with the new Triton averaging at about 9 litres/100 km. On a full 75 litre fuel tank, a theoretical tank range of 700 km could be achieved if driven carefully. The new 2,5 highpower unit you will only find in the 4X4. The engine surprises with its quietness and open road cruising ability. With 400 Nm, overtaking and steep hills seemed no match for the Triton. The Triton’s ride on both tar and gravel is surprisingly smooth. It truly glides over potholes or badly rutted gravel road. The quietness inside

On the outside, looking in? The new affordable Triton double-cab has a powerful 2.5 turbo diesel engine that offers more grunt but uses less fuel.

the cabin was also impressive. With no wind or engine noise, it doesn't sound like your “normal” bakkie. On the inside things have been greatly improved as well. A new multifuction steering wheel fits snugly into your hands. The centre console has also received a upgrade with the likes of climate control, and a useful USB-slot mounted on the CD-player. The driver's seat is fully electronically adjustable and both front seats offers good support. At the back, pas-

sengers sit in comfortable positions. Leg- and headroom are ample – no complaints from these departments. Aesthetically the Triton does not disappoint, although from the rear it looks kind of strange, with an angular hip-line. The loading bay is certainly not the largest in the segment either. One of the prettier upgrades from the previous model is the new chunky 17-inch wheels. Chrome door handles and roll bar are optional. From the front it shares genes

with its Pajero Sport sibling. This is in fact the best angle when you look at it. Being a bakkie, and a double cab at that, the rivals for the Triton include the Toyota Hilux, Isuzu KB, VW Amarok and the Ford Ranger. These five bakkies (including the Triton) make up the biggest chunk of our current market leaders. The Triton 4X4 diesel retails for R419 900, while the Ranger sells for R467 600. You can buy the Hilux for R441 000,

the Amarok for R459 500 or the Isuzu for R464 400. The Triton is the lowest priced, so certainly deserves more sales. It drives well, has a strong engine and is capable on all surfaces. With a 3 year/100 000 km warranty and a 5 year/90 000 km service plan (4X4 only), the new Triton should certainly be on your shopping list. Top ofthe Qashqai diesel range, the 1,6 dCi comes as twoor four-wheel-drive. Jointly developed with Alliance partner Renault, this 96 kW unit is one of the most advanced diesel powerplants in its sector, with a number of technical innovations for optimising fuel consumption and reduce emissions.

Qashqai: the original crossover reinvented QUICKPIC Nissan’s Qashqai has been the leader in the crossover market, with more than two million produced since 2007. It appeals to both C-segment drivers looking for additional style, technology and excitement and to downsizing buyers seeking greater efficiency. The all-new Qashqai is set to enhance Nissan’s crossover leadership position when it goes on sale in selected global markets from January 2014. Premium technology, second generation crossover design and enhanced dynamics all combine to form the backbone of the new Nissan Qashqai. The striking new Qashqai is 49 mm longer than the current model and fractionally lower and wider, giving it a sleek, poised stance while maintaining the crossover style, compact dimensions and raised driving position. Distinctive features – including a clamshellstyle bonnet – give it astrking good looks while retaining the Qashqai’s strong visual DNA. As with any new Nissan, the Qashqai is packed with innovative technology. It offers drivers a comprehensive suite of advanced technology features enhancing every aspect of driving. Nissan’s Safety Shield technologies now incorporate Front Collision Avoidance, Driver Attention Support and Traffic Sign Recognition along with several other vital driver aids, while Intelligent Park Assist takes the stress out of urban manoeuvres. The new Qashqai is designed to make premium technology more accessible than ever.

The innovation continues with the new Qashqai’s powertrain range, which is wider and more efficient than ever. Every engine uses a turbocharger to reduce capacity, emissions and fuel consumption while maintaining excellent performance, with class-leading CO² emissions, from only 99g/km. Efficiency is further enhanced by an extensive mass reduction programme, resulting in a 40kg weight loss on some models despite the extensive addition of new equipment. While front-wheel-drive variants will account for the majority of sales in most markets, four-wheeldrive ALL-MODE 4x4-i versions will also be available to match a choice of sixspeed manual or all-new Xtronic transmissions. Inside, a dramatic rise in material and design quality adds significant interior appeal to the Qashqai package. Versatility also remains a core crossover attribute; Nissan’s engineers have devised innovative ways to make the new Qashqai fit into drivers’ lives. Delivering greater occupant space and a larger luggage capacity enhanced by a variable floor system, the new Qashqai even offers space to store the parcel shelf when not in use. The new Qashqai is based on the new CMF (Common Module Family) Renault-Nissan Alliance platform, bringing outstanding engineering efficiencies to the consumer. Designed and engineered in Europe, for Europe, the new Qashqai has been created by Nissan’s experts at Nissan Design Europe (London, UK) and Nissan Technical Centre Europe (Cranfield, UK and Barcelona, Spain). It will be built in Sunderland, UK, while extensive input has also come from Nissan’s designers and engineers in Atsugi, Japan.

New Honda CR-Z proves hybrids can be fun HANJO STIER Please excuse my lacklustre typing and slouched posture, I’ve just sold one of my cars. There was no pressing need to do this other than the fact that I simply didn’t have the time to play with my oversized toy. I love cars that double as toys, which is probably why I took a shine to Honda’s revamped CR-Z. Where my recently departed automobile was as simple as a wooden truck on a string, the CR-Z felt more like the latest and greatest tablet. Shiny. Modern. Complicated. And just like those hand-held computers, the mind boggles at how much technology they’ve crammed into such a small package. The little Honda coupé certainly doesn’t have many direct rivals with its bizarre shape and IMA mild hybrid drive train. Unlike full hybrids, there’s only a small electric motor to help the 1,5 litre petrol engine along, you can’t drive it in pure electric mode and more importantly – it’s got a six-speed manual gearbox. So you should think of this as a normal petrol hatchback with added vooma for improving either your performance or consumption. Energy is recuperated and stored from deceleration or braking while a clever start/stop system helps to brinits claimed consumption down to just 5,2 litres/100 km. We often touched 5 litres/100 km in realworld conditions but before I get to the driving experience, you should hear about the toy Honda’s other attributes. That aerodynamic Prius rear-end isn’t very attractive and, together with sharply tapered rear windows, makes for absolutely atrocious rear and rear ¾ visibility. The usable boot space would be a joke if it wasn’t for the rear seats; now those are a joke. As long as you only put children on there, you should be fine. Better still, don’t have any kids and fold the rear bench down (175-363 F) to accommodate boutique shopping for your childless life. You should also contemplate a gym membership as the car’s 1,4 m height, as well as its low and hard ride will test your leg and back muscles on a daily basis. The front seats are comfortable and supportive but the sporty suspension and 17-inch wheels feed most road irregularities straight into your spine. And then there’s the interior… after a particularly jovial dinner, I demonstrated the CR-Z to some friends in an almost deserted mall parking lot. As luck would have it, the selected radio station cycled through some sci-fi themes and I was even accused of staging this soundtrack. You see, the Honda CR-Z has an incredibly zany dashboard. Insert X-Files music here. Every surface seems to have a different shape and texture, there are protrusions and LED or neon-coloured items all over the place while the extremely comprehensive instruments wouldn’t look out of place in a UFO. Save to say that it will take you lots of tinkering to figure everything out but I trust that will be just as pleasurable as discovering a new tablet’s functions. The small multi-func-

Unlike full hybrids, there’s only a small electric motor to help the 1,5F petrol engine along; you can’t drive it in pure electric mode and more importantly – it’s got a six-speed manual gearbox. tion steering wheel is adjustable, all pedals are lightly sprung and the gearbox is a joy to operate. With maximum combined outputs of 101 kW (137hp) or 190Nm shoving along just 1 171 kg, the CR-Z can achieve 0-100 km/h in 9,4 seconds with a top speed of 200 km/h. It also offers a three-way drive mode (Eco, Normal and Sport) as well as a “S+” button for a small bout of all-out performance.

In true Honda fashion, the engine loves to be caned to its shrieking red-line which pairs up with the hard suspension to provide lots of handling fun. The electric helper rapidly runs out of battery juice when you constantly floor the car but quickly charges it up again when driven sensibly. I found the biggest benefit of the IMA power train to sit at low revs – an extra scoop of power in the dull monotony of your daily com-

21

mute. It is most noticeable when accelerating at low rpm, speeding up to change lanes, dabbing the throttle to keep up with traffic; sort of like a turbo-diesel. The playful CR-Z obviously offers all the mod-cons its potential customers would expect. Many driver and safety aids, Bluetooth streaming, sub-woofer, leather, climate control, auto lights and wipers, remote central locking, Xenon lights, two-stage front seat heaters, cruise control, panoramic glass roof and so on and so forth. The 2013 update has sharper styling like a new front bumper and grille and new materials in the cabin. Power increases are 5 kW each for the petrol and electric motors, while torque is up about 17Nm. The Sport Plus (S+) button is also new, giving a 10-second power burst if the battery is above 50%. A Honda CR-Z costs R332 800 and comes with a three-year/100 000 km warranty, fiveyear/90 000 km service plan, one year AA roadside assistance and 15 000 km service intervals. So there’s no need to be scared or sceptical of the little coupé, its maintenance is just like any other petrol car. I could call this car costly but it absolutely won me over, chiefly with its fun, funky character. Honda has absolutely nailed the mild hybrid concept and rolled it into a unique, sporty whole, which offers excellent performance and consumption. It’s an expensive and enticing toy. Galimoto Media

AUTO 22 Hyundai signs Thierry Neuville as 2014 WRC driver Donderdag

BOLAND SOLD

28 November, 2013

QUICKPIC Hyundai Motorsport today reiterated its bold approach to the World Rally Championship by confirming rising WRC star Thierry Neuville as its lead driver starting from the 2014 season. The announcement followed intensive tests during October with the i20 WRC car on gravel in Spain. The 25-year-old Neuville, who is playing a key role in this year’s championship, has signed a multi-year agreement with Hyundai Motorsport, one that represents a serious commitment by both parties to build towards long-term success in the competitive WRC series.

“I am thrilled to announce Thierry Neuville as the lead driver to our new WRC team,” says Michel Nandan, Hyundai Motorsport team principal. “Thierry is having a fantastic 2013 season and is proving himself to be one of the most exciting young drivers in WRC. His raw speed, driving skill and dynamic approach to rallying make him the ideal lead driver for Hyundai.” “By signing a talented young driver of Thierry’s calibre, we show that Hyundai’s WRC engagement is serious and focused on longterm success. It is also great recognition for the work that the entire team has carried out in such a short time. We share similar values and objectives to win the championship in the long-term, so we are proud to have Thierry in the team and as an ambassador for Hyundai

Neuville’s eye-catching performances this season have challenged the established competitors in WRC and have resulted in his reputation as one of the most exciting young and dynamic drivers coming up through the WRC ranks. PHOTO: QUICKPIC Motorsport.” Neuville, along with his co-driver Nicolas Gilsoul, will join Hyundai Motorsport behind the wheel of the new i20 WRC rally car in all 13 WRC events in 2014. They will participate in the team’s debut at the Monte-Carlo Rally in January, signalling the start of the Belgian driver’s third consecutive WRC season. Neuville’s experience will be invaluable to Hyundai Motorsport as the manufacturer begins its first fully-fledged championship WRC campaign with a team and car that have been developed from scratch, impressively in under a year. Neuville’s eye-catching performances this season have challenged the established competitors in WRC and have resulted in his reputation as one of the most exciting, young and dynamic drivers coming up through the WRC ranks. “I am pleased to be joining Hyundai Motorsport for the 2014 World Rally Championship,” said Neuville. “I believe Hyundai Motorsport is the perfect fit for me because it is a young, emerging and ambitious manufacturer team with long-term objectives for championship success, and I have long held aspirations of driving for a manufacturer team.” In two competing seasons in the World Rally Championship, Neuville has contested 32 rallies. He finished seventh in the 2012 championship, which acted as a prelude to a championship challenging 2013 season in which he has so far claimed four consecutive runner-up results (Italy, Finland, Germany and Australia), in addition to two third-place finishes (Mexico, Greece), leaving him second in the WRC standings with one rally left to run. The announcement of Neuville as the first official Hyundai WRC driver for 2014 follows a month of intensive testing of the i20 WRC car on gravel in Spain and on tarmac in Germany. More than 1 000 km was covered in 15 days of testing by Juho Hänninen, Bryan Bouffier and Chris Atkinson.

“This month was exceptionally busy for us: we were out testing the i20 WRC on both surfaces for more than half of the month, with our three test drivers swapping the seat on four separate test sessions. “We now have two latest-spec i20 WRC, which allows us to further intensify the development schedule by alternating between the two chassis,” said Hyundai Motorsport Team Principal Michel Nandan. “Overall, it was a positive month as we managed to test new parts, try different set-up solutions and cover some good mileage with the car.” October’s testing kicked off with a four-day gravel test in the south of Spain where the team continued to assess the behaviour of the i20 WRC in warm weather conditions with both Juho Hänninen and Chris Atkinson on duty. “During this test we took the opportunity to continue the development of the car on gravel conditions, similar to the ones we will find in Portugal and Sardinia next year,” explained Nandan. The Hyundai Motorsport team then moved from the south of Spain up to the Catalonia region for a five-day gravel test. This was followed by a tarmac test in Baumholder, Germany, home of the iconic Arena Panzerplatte, which forms part of Rallye Deutschland’s itinerary. “After concentrating on loose surfaces in the first part of October, we took the i20 WRC to tarmac for a test on the same conditions of Rallye Deutschland. We had some new suspension parts to try as we hadn’t tested on tarmac since August,” Nandan continued. In the final week of October, the team continued tarmac development in Catalonia on the roads of Rally de España, the penultimate round of the WRC, which was also held earlier in October. October also brought the deadline for another important process for the Hyundai Motorsport team: The dossier for the homologation of the i20 WRC had to be compiled and lodged by the FIA by the end of the month.

Impey to drive Outback to races QUICKPIC South African cyclist Daryl Impey, who painted the nation’s name all over the 2013 running of the Tour de France, has returned home after his 2013 international season to tackle the Momentum 94.7 Cycle Challenge as a fund-raising event for local charity, Teddy Bear Clinic. Having sponsored funds towards his efforts, Subaru Southern Africa has also provided Impey with a Subaru Outback Diesel CVT. Having won the second stage of the 2013 Tour de France and subsequently worn the yellow leader’s jersey through stages six and seven as well, Impey continues Subaru Southern Africa’s ties to cycling after Robbie Hunter made use of the all-new Subaru Forester during the Mzansi Tour, earlier in the year. Comments Subaru Southern Africa Marketing Manager, Ashley Lazarus: “Charity is something that touches the hearts and minds of everyone and every little bit counts. We are only too proud to be associated with Daryl in this regard and are certain that the funds he raises for Teddy Bear Clinic will be put to good use. We also wish him the very best of luck for the Momentum 94.7 Cycle Challenge this weekend!” The Subaru Outback 2.0D Pre-

mium Lineartronic™ features the world’s only Boxer® diesel engine, the horizontally-opposed turbocharged motor producing 110 kW and 350 Nm. Mated to Subaru’s famous Symmetrical All-Wheel Drive™ system via Lineartronic™ CVT automatic transmission, the vehicle’s superior drivetrain balance and permanent all-wheel drive system make it relaxing to drive and extremely capable, especially off-road. Coupled to exemplary specifications which include luxurious extras like keyless access and starting, a sunroof, easily foldable roof rails, dual-zone climate control and an electric driver’s seat, the Outback Diesel CVT offers value and versatility underlined by Subaru’s legendary reliability, safety and durability reputation. “Our link to the world of cycling comes thanks to our vehicles’ ultimate practicality levels, and carrying bicycles easily is just one of their many attributes. The new Subaru Outback Diesel CVT is even more suited to the task, whereby its innovative roof rails which include built-in foldable cross bars to eliminate the need for an additional roof rack, make roof-mounted bicycle transport a practical and easy affair, with the vehicle’s mechanical merits coming to the fore to present an overall relaxing driving experience,” concludes Lazarus.
