World’s View homes always in demand The tranquil, leafy suburb of World’s View is one of the most sought-after in Somerset West, occupying an elevated location adjacent to the Helderberg Nature Reserve and the elite suburbs of Golden Hill and Spanish Farm.
World’s View is aptly named, with its many homes enjoying sweeping panoramas across False Bay, the Hottentots-Holland mountains, the Helderberg itself and several picturesque wine farms. Pam
Golding Properties (PGP) reports that it is a prime investment area, with excellent resale values being achieved, even on older homes in need of some renovation. PGP agent Edelweiss Hankey says there is sustained demand for the suburb’s large family homes on spacious plots, as well as for its secure sectional title complexes. “Currently there is a shortage of stock, which is boosting prices and contributing to a quicker market recovery in this area than in many other suburbs,” she says.

“Just five properties in total changed hands in the area in the 12-month period ending October 2013. Many families put down roots in this area and stay here for 30 years or more, which also contributes to the low availability of property at any given time.” There is very little vacant land left in Worlds View, although PGP is currently marketing a vacant plot of 3 200 m² at R3,495 million. Entry-level homes in the sectional title complexes start from an affordable R740 000, with some small
lock-up-and-go cottages available in the R2 million to R3 million range. Larger family homes are priced at R3 million and upwards, with super-luxury properties available for up to R9 million and occasionally even substantially more. Hankey says she expects prices to climb in the new year, due to the high demand/low supply environment. The area’s enduring appeal is borne out by several examples of excellent returns on investment achieved in the past ten years, par-
ticularly for those prepared to spend time and money improving older homes. A property in Kloof Street, which was bought in 2004 for R2,6 million, was renovated and sold in 2007 for R9,5 million. Another home in Bird Street was purchased in 2003 for R2,5 million, renovated and sold in 2008 for R15 million. Meanwhile an erf purchased in 1999 for R3,8 million was sold in 2011 for R9 million, and another bought in 2001 for R28 million was sold 10 years later for R12,5 million.

I know that due to their emotional attachment to their home, sellers can often make the mistake of overpricing their property, which can be detrimental to the sale of the property. That is why I allowed myself to be led by the good agents in our office who know the area and the buyers in the current market. They were able to assist me in correctly pricing the home so that it would not be on the market longer than necessary,” says Foster. “When the time came to put the home on show, I ensured that both the house and garden were clean, neat and tidy. I also removed all clutter and personal photographs so that the potential buyers could imagine themselves in the space. The day it went onto the market, there were six sets of clients booked to view the property. The second buyer made a cash offer at full asking price and the property was sold on that same day.” She notes that this experience proves the importance of correctly pricing a property and creating a good first impression. “It is also highly important that sellers work with a reputable, experienced agent that they trust,” Foster concludes.

Marvellous bright and cheerful Marigolds

Marvellous because they are the brightest and most cheerful of all the summer annuals. Relentless in their ability to produce flowers throughout their life span. A garden is all the richer for these marvellous plants. Marigold plants are relatively neat and make for excellent borders and edging in the flower bed. That said however, they work just as well in a container either on their own or mixed with other plants. Marigolds are popularly used in the vegetable patch as they deter nematodes in the soil and flying pests. When planting Marigolds, it is advisable to pinch back the stems. This will allow for more side branching which in turn will produce a sturdier plant. Marigolds do not require particularly fertile soil and in fact if the soil is too nutritious this will encourage foliage growth to the detriment of the flowers. Plant in full sun and do not over water. It is not necessary to fertilise Marigolds, but it is important to dead head spent flowers.

China’s favourite SUV now in SA QUICKPIC The recipient of a number of awards in its domestic market, including the annual CCTV SUV of the Year trophy, GWM’s H6 has been a phenomenal sales success for the brand in China, selling around 20 000 units per month regularly. Price-wise, however, the more spacious, betterequipped H6 competes with entry level variants of compact crossovers. The driver’s seat features manual height adjustment, while the rear bench boasts a reclining backrest. The boot itself features a handy secondary shelf (removable) to help organise luggage. A full-size spare wheel is located underneath the boot floor. From the driver’s seat, the emphasis on maximum ergonomic efficiency is obvious. The leather-trimmed steering wheel is adjustable for both rake and reach, the facia-mounted gearlever falls easily to hand and there are fold-out armrests for both front seats. It is further supported by a mini-SD slot (below the screen), and USB and auxiliary ports mounted in the storage box between the seats. The system features Bluetooth integration, and can be remotely controlled via buttons mounted on the steering wheel. When reverse gear is selected, the screen displays a feed from the rearmounted camera, aiding in parking manoeuvres. An audible warning system is also activated when reversing. Other standard features include climate control, power steering, cruise control, electric windows allround, electric mirror adjustment, rain-sensing wipers and automatic headlights with manual levelling, among others. GWM is introducing two engine options in South Africa, with the 2,0-
litre turbodiesel-equipped flagship arriving first, and a 1,5-litre turbopetrol following soon after. GWM’s in-house designed 4D20 turbodiesel engine develops 105 kW at 4 000 rpm and a meaty 310 Nm of torque from 1 800 to 2 800 rpm. It powers the flagship 2,0 TCI model. This super-efficient four-cylinder engine meets stringent Europe IV emission standards and carries EU certification. It features dual overhead camshafts, high-pressure common rail injection, NVH noise control, an exhaust gas recirculation (EGR) system and an automatic valve clearance compensator. In the H6 it is coupled with a six-speed manual transmission transmitting power to the front wheels. This powertrain delivers a combined cycle fuel consumption figure of 6,7 F/100 km. Due within weeks is the brand’s new GW4G15B 1,5-litre turbopetrol engine. Perfectly aligned with the current trend of engine downsizing,
this powerplant promises the performance of a larger, naturally aspirated engine, but without the accompanying fuel consumption penalty. The engine delivers 105 kW at 5 600 rpm and 210 Nm of torque from 2 200 to 4 500 rpm. This engine is also mated with a six-speed manual transmission and delivers a combined cycle fuel consumption figure of 8,5 F/100 km. The H6’s high-strength body has been designed to meet global safety requirements. The H6 achieved a maximum five-star rating in China’s stringent C-NCAP crash testing regime, which is aligned with Euro NCAP in terms of procedures. South African vehicles feature dual front SRS airbags, disc brakes all-round, ABS with EBD (electronic brake force distribution) and BAS (brake assist). The front seatbelts are height-adjustable and feature load limiters and pre-tensioners. At the rear, Isofix child seat mounts provide the safest possible anchorage points for child seats. Tyre pressure monitors are also standard on both models. Fog lights front and rear boost visibility in poor weather conditions. The rear park sensors (with camera view) limit the chances of parking scrapes. Security is provided by a standard alarm and immobiliser, with the further convenience of remote central locking. Kangoo gets a facelift, engine tune up QUICKPIC One of South Africa’s most fun, flexible and favourite work/play horses – the new Renault Kangoo Express Panel Van – has arrived in South Africa. The two major updates to the newcomer are its petrol-powered 1.6 16V engine which enjoys a reputation for being robust, reliable, and efficient and the fabulous new taut lines and clear forms of the front bumper, bonnet and front wings that afford it a rugged and reassuring look. New Kangoo Express’s front end incorporates Renault’s new design identity. The MacPherson-type front suspension has a rectangular lower arm for greater steering precision and control. Occupant protection starts with the structure, which uses steel and various other materials specially designed to absorb and dissipate impact energy. Kia adds new K2500 to the line-up QUICKPIC Kia’s K2700 Light Commercial Vehicle (LCV) has been well received in the local market since its launch in September 2001. To date, the K2700 has been one of Kia Motors South Africa’s (KMSA’s) best selling vehicles, and remains as popular as ever. “The success of this model lies in its toughness and versatility. The K2700, with its 1.3 ton load capacity, offers a flexible solution to any business – from the largest organization to a small business owner”, comments David Sieff, Marketing Director, Kia Motors South Africa. The current line-up of the K2700 consists of 3 derivatives: the Workhorse Tipper, -Dropside and -Chassis Cab. This month, KMSA will be adding the new K2500 to its line-up. This new model will be available as a Workhorse Dropside and has a one ton loading capacity.
