The breathtaking view from World’s View.

World’s View homes always in demand The tranquil, leafy suburb of World’s View is one of the most sought-after in Somerset West, occupying an elevated location adjacent to the Helderberg Nature Reserve and the elite suburbs of Golden Hill and Spanish Farm.

World’s View is aptly named, with its many homes enjoying sweeping panoramas across False Bay, the Hottentots-Holland mountains, the Helderberg itself and several picturesque wine farms. Pam

Golding Properties (PGP) reports that it is a prime investment area, with excellent resale values being achieved, even on older homes in need of some renovation. PGP agent Edelweiss Hankey says there is sustained demand for the suburb’s large family homes on spacious plots, as well as for its secure sectional title complexes. “Currently there is a shortage of stock, which is boosting prices and contributing to a quicker market recovery in this area than in many other suburbs,” she says.

13

“Just five properties in total changed hands in the area in the 12-month period ending October 2013. Many families put down roots in this area and stay here for 30 years or more, which also contributes to the low availability of property at any given time.” There is very little vacant land left in Worlds View, although PGP is currently marketing a vacant plot of 3 200 m² at R3,495 million. Entry-level homes in the sectional title complexes start from an affordable R740 000, with some small

lock-up-and-go cottages available in the R2 million to R3 million range. Larger family homes are priced at R3 million and upwards, with super-luxury properties available for up to R9 million and occasionally even substantially more. Hankey says she expects prices to climb in the new year, due to the high demand/low supply environment. The area’s enduring appeal is borne out by several examples of excellent returns on investment achieved in the past ten years, par-

ticularly for those prepared to spend time and money improving older homes. A property in Kloof Street, which was bought in 2004 for R2,6 million, was renovated and sold in 2007 for R9,5 million. Another home in Bird Street was purchased in 2003 for R2,5 million, renovated and sold in 2008 for R15 million. Meanwhile an erf purchased in 1999 for R3,8 million was sold in 2011 for R9 million, and another bought in 2001 for R28 million was sold 10 years later for R12,5 million.

RE/MAX principal becomes client This year marks the 40th anniversary of the RE/MAX brand, making it that much more special that RE/MAX Oaktree recently celebrated 14 years of continued success, says Dot Foster, Broker/Owner of RE/MAX Oaktree, whose office services the Stellenbosch area. “Although the property market has experienced some rather turbulent times since we first opened our doors, we have managed to continue to successfully flout industry norms and come out on top. This year has been a particularly good year with sales around 87% higher than they were during 2012. While this is partly due to the fact that the property market has normalised, it is also largely due to the fact that our office and the RE/MAX system appeals to successful agents who are business-minded and see clients as their priority,” says Foster. “The RE/ MAX brand has become synonymous with excellent service and we believe the brand, and our office, have added considerable value to the real estate market in our area, along with the buyers and sellers that we service.” Adrian Goslett, CEO of RE/MAX of Southern Africa, congratulated RE/MAX Oaktree on their achievement by saying: “In today’s property market, the real estate offices that

we have are those who weathered the storm of the recession because of their professionalism and passion for the industry. It is the calibre of real estate professionals such as the RE/MAX Oaktree office that have made the RE/MAX brand push forward and succeed where others have failed.” To celebrate the RE/MAX Oaktree 14th birthday, Foster chose to become a RE/MAX Oaktree client putting her own house on the market. “I lived in the house that my late husband and I had built for the last 30 years. It is a small family home that is well-positioned for schools and family living,” she says. “While I had my reservations that the home may not be easy to sell as it is quite different to the average home in the area, I also knew that the positive elements of the property such as its ideal location, low maintenance features and its separate flat with its own entrance and private garden, would be selling factors.” Foster notes that while it was an emotional time having recently lost her husband and having raised her three children in the home, she knew that in order to ensure that the sale happened as quickly as possible and for the best possible price, she would have to put into practice all she had learnt from real estate professionals over the last 14

years. “My office has helped numerous buyers and sellers through the property transaction process. I know that due to their emotional attachment to their home, sellers can often make the mistake of overpricing their property, which can be detrimental to the sale of the property. That is why I allowed myself to be led by the good agents in our office who know the area and the buyers in the current market. They were able to assist me in correctly pricing the home so that it would not be on the market longer than necessary,” says Foster. “When the time came to put the home on show, I ensured that both the house and garden were clean, neat and tidy. I also removed all clutter and personal photographs so that the potential buyers could imagine themselves in the space. The day it went onto the market, there were six sets of clients booked to view the property. The second buyer made a cash offer at full asking price and the property was sold on that same day.” She notes that this experience proves the importance of correctly pricing a property and creating a good first impression. “It is also highly important that sellers work with a reputable, experienced agent that they trust,” Foster concludes.

Marvellous bright and cheerful Marigolds

17

Marvellous because they are the brightest and most cheerful of all the summer annuals. Relentless in their ability to produce flowers throughout their life span. A garden is all the richer for these marvellous plants. Marigold plants are relatively neat and make for excellent borders and edging in the flower bed. That said however, they work just as well in a container either on their own or mixed with other plants. Marigolds are popularly used in the vegetable patch as they deter nematodes in the soil and flying pests. When planting Marigolds, it is advisable to pinch back the stems. This will allow for more side branching which in turn will produce a sturdier plant. Marigolds do not require particularly fertile soil and in fact if the soil is too nutritious this will encourage foliage growth to the detriment of the flowers. Plant in full sun and do not over water. It is not necessary to fertilise Marigolds, but it is important to dead head spent flowers.

GWM H6: SPACIOUSNESS AND COMFORT WITH TURBO-CHARGED POWER

China’s favourite SUV now in SA QUICKPIC The recipient of a number of awards in its domestic market, including the annual CCTV SUV of the Year trophy, GWM’s H6 has been a phenomenal sales success for the brand in China, selling around 20 000 units per month regularly. Now South Africans can discover its numerous talents for themselves. “We are very confident that the H6 can be similarly successful in South Africa,” says GWM SA Chairman, Tony Pinfold. “As proven in its domestic market, against the very same rivals it will face here in South Africa, the H6’s allure is not difficult to grasp; it offers class-leading spaciousness and comfort in a stylish, upmarket design, along with turbocharged power and excellent fuel economy.” With its smooth contours, chiselled flanks and exquisite detailing, the H6 provides a distinctive and upmarket new alternative in the fiercely contested compact SUV/crossover segment. All South African-specification H6 models feature premium trim and, as such, boast 17-inch alloy wheels, full colour-coding with chrome detailing, roof rails, fog lamps front and rear and privacy glass. Under its elegant bodywork the H6 features an all-new unibody platform that ensures superb rigidity and low levels of NVH (noise, vibration and harshness). Suspension is via MacPherson struts at the front and a multi-link arrangement at the rear. The H6’s underpinnings have been tuned to deliver maximum occupant comfort. With a ground clearance of 180 mm when fully laden, the H6 can

also confidently traverse rougher roads and those middelmannetjies so typical of South African adventures. The colour palette includes Titanium White, Sky Silver, blue, red, Noble Grey and Pearl Black. The H6 measures 4 640 mm in length and rides on a 2 680 mm wheelbase. These generous dimensions endow the H6 with class-leading spaciousness. In fact, closer inspection of the H6’s measurements reveals that it fits into a segment between socalled compact crossovers, as typified by the Hyundai ix35, Kia Sportage and others, and larger offerings such as the Hyundai Santa Fe and Kia Sorento. Price-wise, however, the more spacious, betterequipped H6 competes with entry level variants of compact crossovers. The driver’s seat features manual height adjustment, while the rear bench boasts a reclining backrest. The rear seats are split 60:40 and can tumble forward to transform the already spacious boot into a truly cavernous utility area. The boot itself features a handy secondary shelf (removable) to help organise luggage. A full-size spare wheel is located underneath the boot floor. From the driver’s seat, the emphasis on maximum ergonomic efficiency is obvious. The leather-trimmed steering wheel is adjustable for both rake and reach, the facia-mounted gearlever falls easily to hand and there are fold-out armrests for both front seats. The H6’s interior is finished in upmarket black, with satin silver accents further contributing to the sophisticated ambience. Leather and soft-touch surfaces also appear on the doors. The crowning jewel of the H6’s standard features list is its comprehensive info-tainment system. A full-

PHOTO: QUICKPIC colour touch-screen system is mounted in the centre of the facia within easy reach, and features radio/CD/DVD/MP3 playback. It is further supported by a mini-SD slot (below the screen), and USB and auxiliary ports mounted in the storage box between the seats. The system features Bluetooth integration, and can be remotely controlled via buttons mounted on the steering wheel. When reverse gear is selected, the screen displays a feed from the rearmounted camera, aiding in parking manoeuvres. An audible warning system is also activated when reversing. Other standard features include climate control, power steering, cruise control, electric windows allround, electric mirror adjustment, rain-sensing wipers and automatic headlights with manual levelling, among others. GWM is introducing two engine options in South Africa, with the 2,0-

litre turbodiesel-equipped flagship arriving first, and a 1,5-litre turbopetrol following soon after. GWM’s in-house designed 4D20 turbodiesel engine develops 105 kW at 4 000 rpm and a meaty 310 Nm of torque from 1 800 to 2 800 rpm. It powers the flagship 2,0 TCI model. This super-efficient four-cylinder engine meets stringent Europe IV emission standards and carries EU certification. It features dual overhead camshafts, high-pressure common rail injection, NVH noise control, an exhaust gas recirculation (EGR) system and an automatic valve clearance compensator. In the H6 it is coupled with a six-speed manual transmission transmitting power to the front wheels. This powertrain delivers a combined cycle fuel consumption figure of 6,7 F/100 km. Due within weeks is the brand’s new GW4G15B 1,5-litre turbopetrol engine. Perfectly aligned with the current trend of engine downsizing,

this powerplant promises the performance of a larger, naturally aspirated engine, but without the accompanying fuel consumption penalty. The engine delivers 105 kW at 5 600 rpm and 210 Nm of torque from 2 200 to 4 500 rpm. This engine is also mated with a six-speed manual transmission and delivers a combined cycle fuel consumption figure of 8,5 F/100 km. The H6’s high-strength body has been designed to meet global safety requirements. The H6 achieved a maximum five-star rating in China’s stringent C-NCAP crash testing regime, which is aligned with Euro NCAP in terms of procedures. South African vehicles feature dual front SRS airbags, disc brakes all-round, ABS with EBD (electronic brake force distribution) and BAS (brake assist). The front seatbelts are height-adjustable and feature load limiters and pre-tensioners. At the rear, Isofix child seat mounts provide the safest possible anchorage points for child seats. Tyre pressure monitors are also standard on both models. Fog lights front and rear boost visibility in poor weather conditions. The rear park sensors (with camera view) limit the chances of parking scrapes. Security is provided by a standard alarm and immobiliser, with the further convenience of remote central locking. The H6 is available through GWM’s extensive dealership network, currently boasting more than 70 outlets and service centres. H6 2,0 TCI 4x2 manual R329 900 H6 1,5T 4x2 manual R294 900 Both H6 models are backed by GWM’s comprehensive 3 year/100 000 km warranty and come with 2-years AA roadside assistance.

Kangoo gets a facelift, engine tune up QUICKPIC One of South Africa’s most fun, flexible and favourite work/play horses – the new Renault Kangoo Express Panel Van – has arrived in South Africa. The two major updates to the newcomer are its petrol-powered 1.6 16V engine which enjoys a reputation for being robust, reliable, and efficient and the fabulous new taut lines and clear forms of the front bumper, bonnet and front wings that afford it a rugged and reassuring look. New Kangoo Express’s front end incorporates Renault’s new design identity. The bold logo contrasted against a black grille together with more expressive tapered headlights give the vehicle a high-tech, top quality look and feel. The first Kangoo Express derivative arrived in South Africa in 2011 and has been in constant demand by local businesses – big and small – corporate and government fleet customers, as well as the rental market says Fabien Payzan, marketing vice-president at Renault SA. “As the best-selling model in its class in Europe in 2012, Renault Kangoo has strengthened Renault’s position as that continent’s foremost light commercial vehicle brand.” The powerful 1.6-litre 16V multipoint injection petrol engine is mated to a five-speed manual transmission, produces peak power output of 77 kW at 5 750 rpm delivering top torque of 148 Nm at 3 750 rpm. New Renault Kangoo Express achieves a combined cycle fuel consumption of 7.7-litres/100km and CO² emissions of 180g/km.

The cockpit is spacious and bright with an advanced panoramic MPVstyle windscreen. Inside, the design emphasis is on space, practicality and functionality, with features unprecedented on a vehicle of this type. Driving comfort is identical to that of a leisure vehicle, with a raised driving position, high-quality seats, excellent visibility, a dashboard-mounted gearshift, and electric power steering. Additionally, the aviation-style handbrake frees up stowage space between the two seats. In line with its working role, the New Kangoo Express offers numerous storage areas including an A4format document storage area on the dashboard, complete with pen holder. Boasting a host of ingenious, multiple storage compartments tailored to suit all needs, the New Kangoo Express 1.6 16V can handle the smallest

– as well as the largest – of loads. Its payload capacity is an impressive 800kg while its overall length (4,28m) allows for 3m³ of load space. With a width of 1,2 m between the wheel arches, the New Kangoo Express panel van packs in a Euro-size pallet with ease. The central storage module allows the driver or front seat passenger to keep essential items at their fingertips and the central in-dash storage compartment is ideal to keep up to A4-size documents safe. The very robust rear swing doors are specially designed for heavy-duty use and can be opened up to 90° with the internal latch in place; and through 180° with the latch released. The equally sturdy sliding side door opens smoothly by means of a fridgetype handle, giving an aperture of 635 mm. Renault also offers a wide range of accessories and interior fittings

for the New Kangoo Express, all tailor-made to suit a wide variety of applications and load-carrying requirements. The wheelbase measures 2,70 m; the front and rear track dimensions (1,52 and 1,53m respectively) enhance stability. The MacPherson-type front suspension has a rectangular lower arm for greater steering precision and control. Front and rear dampers are calibrated for optimal balance between comfort and performance, consistent with New Kangoo Express’s payload requirements. At the rear, a programmed deflection suspension employs coil springs and a 15,1 mm diameter antiroll bar. This produces a sound, reassuring drive with very good road holding. The chassis and axle systems achieve reduced roll and enhanced stability under cornering, with consistent roll characteristics under all load conditions for more predictable handling. Large 15-inch rims with 195/65 R15 tyres further aid stability and control, and a full-size spare wheel is included. Electrically assisted power steering affords a level of responsiveness that varies according to driving conditions. Air-conditioning is standard and enhances driver and passenger comfort, along with remote central locking, a trip computer and a height-adjustable driver’s seat. A radio with MP3-compatible CD and Bluetooth® connectivity is available as an aftermarket dealer fitment. To afford maximum protection for driver and passenger, New Kangoo

Express boasts a no-compromise structure complemented by the fitment of top-class safety equipment. Occupant protection starts with the structure, which uses steel and various other materials specially designed to absorb and dissipate impact energy. The cockpit forms a rigid, non-deformable survival cell, protecting occupants against intrusion from the engine compartment in the event of a frontal impact. The two seat belts are fitted with pre-tensioners that provide optimum restraint and specially calibrated load limiters ensure enhanced thorax protection. A driver’s airbag is standard together with an anti-submarining hump in the seat cushion. Other important impact safety features include a deformable magnesium steering wheel frame, door padding, a metal shield in the shell under the steering wheel to reduce the risk of lower limb injury as well as a collapsible brake pedal to limit ankle injuries. New Kangoo Express also comes standard with the latest ABS antilock braking system, integrated with electronic brake distribution and automatic activation of the hazard warning lamps during emergency stops. As is the case across Renault’s entire product range, the New Kangoo Express comes with Renault’s industry-leading 5-year/150 000km mechanical warranty, 6-year anticorrosion warranty and 3-year/ 60 000km service plan. Service intervals are at 15 000km. . New Kangoo Express Van 1.6 16V 105R 184 900

Kia adds new K2500 to the line-up QUICKPIC Kia’s K2700 Light Commercial Vehicle (LCV) has been well received in the local market since its launch in September 2001. To date, the K2700 has been one of Kia Motors South Africa’s (KMSA’s) best selling vehicles, and remains as popular as ever. “The success of this model lies in its toughness and versatility. The K2700, with its 1.3 ton load capacity, offers a flexible solution to any business – from the largest organization to a small business owner”, comments David Sieff, Marketing Director, Kia Motors South Africa. The current line-up of the K2700 consists of 3 derivatives: the Workhorse Tipper, -Dropside and -Chassis Cab. This month, KMSA will be adding the new K2500 to its line-up. This new model will be available as a Workhorse Dropside and has a one ton loading capacity. It features a brand new turbo charged diesel engine producing power of 96 kW at 3800 rpm and 255 Nm of torque between 1500-3500 rpm. A new 6-speed manual transmission results in smoother gear changes and improved fuel economy. Compared to the K2700, the K2500 features slight cosmetic changes to the exterior, with a body coloured front bumper as the most noticeable difference. Another key difference from its K2700 sibling is the fact that the K2500 is only available in a single rear wheel. The K2500’s height dimensions is slightly increased compared to the K2700, and features an extra 20mm of headroom. On a features level, the K2500 is similarly specified to the K2700, with the exception of newly added remote central locking, which is standard on this newcomer. Furthermore, similar to the K2700, it features adjustable

ticeable power lift, and is sure to expand this tough bakkie’s great value proposition”, concludes Sieff. The K2500 comes standard with a 5year/150 000km warranty, a 3-year/60 000km service plan and a 3-year/unlimited roadside assistance plan. The K2500 will go on sale at all Kia dealers from mid December 2013.
