Reasons to invest in buy-to-let

Recent reports from TPN (Tenant Profile Network) on the residential rental market explain why buy-to-let buys have increased so significantly over the last year. The TPN report shows that in mid-2013 71% of South Africa’s tenants paid on time, 4% within the usual extra time allowed and 8% paid late. This is according to Bill Rawson, chairman of the Rawson Property Group, who says one fact becomes clear from the TPN data, that investing in property for renting is not high risk. “The typical South African tenant is a fairly reliable payer and the risk is minimised by good tenant selection.” The TPN report shows that in mid-2013 71% of South Africa’s tenants paid on time, 4% paid within the usual extra time allowed and 8% paid late. Another11 % paid, but not in full and 6% did not pay at all, at least until coerced by legal or other action and/or the threat of eviction. Rawson says reviewing these figures, Absa’s home loans division in their 2013 fourth quarter report, also mention that residential rental inflation did not rise significantly over 2013 – it averaged only 4,2% year-onyear (y/y) for homes and 5,4% y/y for townhouses and flats – but, he says, shrewd investors are achieving far better returns. Absa also quotes the TPN statistics which reveal that 23% of tenants are paying under R3 000 per month, 62% between R3 000 and R7 000 per month, 11 % between R7 000 and R12 000 and 4 % more than R12 000 per month. He says in this market, four factors help increase the viability of the investment: 1. The units bought for rent are carefully chosen and are often in prime, high demand areas where there is seldom any shortage of tenants. In these areas, values and rents rise well above the average rate. 2. Rental agents are active in the buy-to-let market and, being adept at investigating credit, previous rental and employment records, tend to be efficient at eliminating potentially poor tenants. Investors’ returns on managed rental units are usually, therefore, better than the average. Such agents also tend to be good at seeing that tenants maintain properties properly. 3. Conversely, the large number (48 % of the credit active population) of people with impaired credit records results in many people, some of whom are high earning, having to rent, at least temporarily. This does much to reinforce the rental market. 4. The banks today are more willing than they have been for some time to award bonds and tend to look with favour on investors with good buy-to-let track records. Article: Property24

Kelderhof generously helps Croydon Two weeks ago, a dramatically swift fire consumed a house in Croydon Village next to the R102. Fortunately, all the residents escaped but the house is now uninhabitable and the adjoining house was smoke-filled and damaged. All of this was clearly visible to the residents at Kelderhof Country Village next door and by the end of the week several residents had donated so generously that the storeroom of the Home Owners’ Association was filled with replacement clothes, tables, chairs, books, crockery and cutlery. In fact, there was much more donated than was needed so Roddy Wakeford, Kelderhof’s estate manager, consulted with the community council who suggested that the local creche would be a worthy cause for the balance of the donations.

Without creating too much disruption to the children and teachers, on behalf of Kelderhof Country Village Wakeford handed over replacements to David April and Candice Adams and their children who were badly affected by the fire. The rest of the items were given to the grateful Croydon Creche, headed by Alta Foster, an extraordinary woman who has been doing much needed good work in that community for over 10 years. Local councillor John Heuval commended Kelderhof for their initiative and generosity and encouraged this newly formed forum comprising Kelderhof, Croydon Vineyard and Olive Estates and Croydon Village to continue to support each other and set an example to show how practical help contributes to a healthy relationship between everyone in the area.

ord today revealed its vision for a global B-segment compact car featuring premium design and segment-redefining smart and safety features ahead of the 12th 2014 Auto Expo in New Delhi. With the global unveiling of the Ford Figo Concept, Ford aims to set new standards for quality and craftsmanship in the B-segment, aiming to exceed the expectations of consumers in emerging markets. Created at less than four metres long, the concept displays a purposeful presence and a no-compromise aesthetic that continues Ford’s design leadership in the compact car market globally. “With the Figo Concept, we are showing that choosing a compact sedan does not mean compromising on premium design or smart solutions,” said Kumar Galhotra, vice president of Engineering, Global Product Development, Ford Motor Company. “The Figo Concept stands out and surprises, offering a more premium and refined feel than you would expect in such a package.” The Ford Figo Concept builds on the automaker’s compact car offerings and shows how Ford plans to face rapidly growing global demand for compact vehicles. Despite its rapid growth, the compact car segment will remain highly competitive as increasingly savvy buyers look for ways to make their money go further. “Consumers are more demanding than ever, wanting and expecting more from their cars, even if they are first-time buyers,” said Ford

India President Nigel Harris. “They expect and demand great fuel efficiency and low cost-of-ownership from the initial price throughout the life of the vehicle. The Ford Figo Concept offers all of this, and more, with sophistication, fresh design, world-class quality, a roomy interior, and innovative smart and safe technology.” With the goal of bringing unexpected levels of refinement to the compact car segment, designers created the Ford Figo Concept using design elements common to more expensive vehicles. The front trapezoidal grille strongly communicates Ford’s design DNA and shapes the vehicle’s hood, giving it a powerful look. Moving rearward, designers inclined the windshield as much as possible to give the vehicle a sleek, fast profile that communicates a high-end image. Bold, elongated and blackedout headlamps accentuate the Figo Concept’s sporty appearance. In an example of the close attention designers paid to the smallest detail, a slight grain in the headlamp plastic enhances the parabolic shape inside. Sweeping, curved lines moving from the front to the rear of the vehicle create a sense of movement. Designers used light-catchers along the sides of the vehicle, giving the Figo Concept a robust and muscular presence. “The Figo Concept represents our vision of a refined, no-compromise approach to designing a compact car,” said Ehab Kaoud, chief designer, Ford North America, who led design for the Ford Figo Concept. “So often in this segment you see designs based on current trends and fashions that quickly look dated. Subaru unveils 2015 Legacy concept at LA Auto Show QUICKPIC The 2015 Legacy echoes design themes introduced by the Legacy Concept at the 2013 Los Angeles Auto Show. The production model combines sporty form and efficient function. Key to the sleeker, coupe-like profile is a “nosecone” front section that combines the grille and bumper into one smooth piece. An aluminium bonnet reduces weight over the front wheels, enhancing steering response. The 2015 Legacy maintains a footprint similar to the model it replaces. The 2015 Legacy’s windscreen is more raked, pulled forward by 50 mm at the base. The new windscreen angle, higher seating hip points, new front partition windows and doormounted side-view mirrors help improve visibility. A 10-percent improvement in aerody-

namic efficiency contributes to lower fuel consumption as well. All 2015 Legacy 2.5i trim levels debut a standard Active Grille Shutter system, which helps to improve fuel economy by reducing wind resistance when closed. In the Legacy 3.6 R Limited, new standard HID low-beam headlights give the car a more distinctive night-time signature. The U-shape tail and brake lights on all models use LED bulbs for lower power consumption and a luxurious appearance. Limited trim-line models feature turn signal exterior mirrors, which are available as an option for the Premium. Subaru significantly upgraded infotainment capability in the 2015 Legacy. A new 6.2 Infotainment System in the Legacy 2.5i model provides AM/FM stereo with RDS, a single-disc in-dash CD player, 6.2-inch multi-function touch screen display which integrates the rear view camera, Bluetooth® hands-free phone connectivity and audio streaming, iPod® con-

The amplifier and speakers use harman/ kardon Green Edge technology, which reduces system weight and power consumption. The Navigation Infotainment System available for the Premium and Limited trim levels, in addition to the multi-function display, features an interactive voice command system that accepts natural language and phrases and also operates the dual-zone automatic climate control system. A more versatile centre console in the 2015 Legacy provides a storage area that can hold an iPad. A new covered storage bin at the front of the console incorporates a USB port, 3.5 mm

aux jack and a 12v power socket. Models with high-grade audio or navigation feature two USB ports, making it possible to listen to music and charge two connected devices. Both 2015 Legacy models are equipped with a newly refined version of the Active Torque Split version of Symmetrical All-Wheel Drive. An electronically managed continuously variable transfer clutch actively controls torque distribution in response to driving conditions and wheel slippage. The system can send additional torque to the rear wheels either pro-actively or in response to slippage at the front wheels. Taking input from acceleration, steering angle and yaw-rate sensors, Active Torque Split AWD optimises traction and steering response when accelerating through turns and curves, particularly when the road surface is slippery. The 2015 Legacy 2.5i is powered by a doubleoverhead-cam FB series 2.5-litre Boxer® engine that debuted in 2013 and now receives numerous enhancements for lighter weight, improved efficiency and quieter operation. Power is increased slightly to 131 kW. Peak torque remains at 236 Nm but is spread over a broader engine speed range for more responsive performance. With the 2015 Legacy, Subaru continues to offer a 6-cylinder model in the midsize sedan segment. The 3.6-litre Boxer® engine produces 191 kW and 335 Nm of peak torque. For 2015, all Legacy models now come standard with a Lineartronic™ CVT (continuously variable transmission), with the 6-cylinder model using a high-torque version. Changes made to reduce friction in the CVT contribute to higher fuel efficiency in the 2015 Legacy. First RS model in the Q series: The Audi RS Q3 MOTORPRESS Audi is presenting the first RS model for the successful Q lineup. The RS Q3 combines typical RS properties such as high performance and driving pleasure with lifestyle qualities and high utility value. An award-winning high-performance engine, the 2,5 TFSI is at work under the hood of the RS Q3. This five-cylinder engine has been named “International Engine of the Year” in its class for three consecutive years since 2010 by an international jury of automotive specialists. From 2 480 cc of engine displacement, the turbocharged directinjection engine produces a maximum power of 228 kW at 5 200-6 700 rpm and its maximum torque of 420 Nm is available between 1 500 and 5 200 rpm. These two values signify that the RS Q3 is unrivalled in its competitive field. This five-cylinder is a special engine, beginning with its fundamental concept. It is familiar from the TT RS and RS 3 Sportback, modified for use in the Audi RS Q3. Drivers can influence the flap control for the exhaust system and the accelerator characteristic by choosing one of the modes: auto, comfort and dynamic, using the standard Audi drive select system. In the dynamic mode, engine response is sharper and the engine sound is more intensive. The 2.5 TFSI accelerates the Audi RS Q3 from a standstill to 100 km/h in just 5,2 seconds – the best performance value in this segment. The vehicle’s top speed is electronically

limited to 250 km/h. In the RS Q3, the Audi five-cylinder engine works together with a standard start-stopsystem for the first time. Other efficiency measures such as a regulated oil pump, which only pumps lubricant when needed, contribute to the car’s low average fuel consumption of 8,8 litres of fuel per 100 km, which equates to 206 grams CO2 per kilometre. A standard seven-speed S tronic gearbox delivers power to the drivetrain. It was designed in a compact three-shaft configuration, and its seventh gear has a long gear ratio to save on fuel. Drivers can choose between the D and S modes for automatic shifting of the dual clutch transmission, or they can shift manually – using the shift paddles on the steering wheel or the selector lever that sports a unique RS design. The Launch Control function controls acceleration from a standstill to attain optimal traction. The heart of the quattro permanent all-wheel drive system is the hydraulically operated and electronically controlled multi-plate clutch located at the rear axle. It ensures proper distribution of torque between the front and rear axles. The Audi RS Q3 impresses with dynamic and stable handling without sacrificing comfort. The RS sports suspension lowers the body of the compact high-performance SUV by 25 mm. In the RS Q3, the internally ventilated and perforated brake discs at the front wheels have a wave design with wave-shaped outer contours, which saves approximately one kilogram of weight at the front wheels. and they are gripped by eight-piston callipers painted black with RS logos. The Audi RS Q3 will be offered in South Africa with standard 19-inch alloy wheels. In addition to its engine, the Audi RS Q3 also demonstrates its special status within the Q3 line-up with a number of visual highlights. RSspecific design details emphasise the confident look of the compact, high-performance SUV. They consist of body accents and roof rails in matt aluminium, special door sill plates and door trim strips, a high-gloss black honeycomb front grille, RS front bumper

and quattro emblem in the front air intake. A large roof spoiler, rear bumper with distinctive diffuser insert, large elliptical tailpipe and an RS Q3 logo accentuate the rear. At a length of 4 410 mm, the dynamic top model is 25 mm longer than the Audi Q3, and weighs in at 1 730 kg. The Audi RS Q3 will also be offered as standard with the matt aluminium styling package. Styling features include the flaps in the side air intakes, the trim on the diffuser and the fins on the roof spoiler. The sporty lines of the exterior are continued in the interior styling. The instrument cluster has grey gauges

with white scales and red pointers. Drivers can call up the boost pressure, oil temperature and a lap timer via the RS menu in the driver information system. Along with the pedals, a foot support also shines in aluminium look, and the standard inlays are in piano finish black with black headlining as standard. Sport seats with embossed RS Q3 logos are also standard and are upholstered in black Alcantara leather. The cargo area has a base capacity of 356 litres, which can be increased to 1 261 F by folding down the split rear seat backs. A practical reversible loadliner is standard. In the infotainment area, the hard-drive based navigation system MMI Navigation plus is standard, along with the Bose surround sound system containing 14 loudspeakers with up to 465 watts of output power. The Audi RS Q3 is priced at R696 500 including all taxes and the standard five-year/100 000 km Audi Freeway Plan. It will be offered with the following standard equipment: • 18-inch cast aluminium wheels in 5-arm structured design. • RS sport suspension. • Xenon plus including headlight cleaning system and LED rear lights. • Door sill trims with aluminium insert and RS Q3 logo. • Aluminium styling package with “quattro” logo. • RS-specific wave disc brake design. • Exterior mirror housings in matt aluminium. • Loading sill protector in stainless steel. • RS exhaust system. • Reversible load liner.

QUICKPIC Toyota South Africa Motors has announced a formidable line-up of talent and experience to contest the 2014 national cross-country and rally championships. Toyota Motorsport South Africa won the 2013 cross country drivers’, co-drivers’ and manufacturers’ championships and the 2013 rally manufacturers’ championship. The Knysna Motor Show is an annual event that has become well established on the local calendar in the last decade. Although the motor show is independently organised by the Garden Route Motor Club, in 2011 a joint decision was made to bring it into the Knysna Speed Festival fold to offer fans visiting the town an added motoring element, while also assisting the show attract a larger number of people through the gate. Over 230 classic cars participated in this event in 2013 and record funds were raised for charity. All profits generated by the event are donated to charity.
