NEW ARRIVAL: AMERICA’S LARGEST REAL ESTATE GROUP
Keller Williams now in the Boland Keller Williams Realty, North America’s largest and one of the world’s most successful and dynamic real estate companies, has launched in the Western Cape. The arrival of this 30-year-old industry powerhouse, which far outsells its closest competitors in the US, is tremendously exciting news in local real estate circles. Boland homeowners looking to sell or aspirant buyers keen on the support and advice of an established, highly successful and proven real estate brand, need look no further. Keller Williams is a company that delivers. It comes as little surprise that Keller Williams Southern Africa (KWSA) is also the fastest-growing international region outside the US and Canada. The phenomenal expansion of the local region division is testimony to the success of the company’s unique business model, which has attracted top agents to join the KWSA team country-wide. KWSA launched with an impressive bang in May last year, by selling out a R400 million development at Zimbali on the KZN North Coast within only a few hours – a clear indication of its capabilities and brilliant marketing strategies. Boland property owners should expect the same level of service from their local Keller Williams representatives. Aspirant and existing real estate agents in search of highly promising career prospects should take note, since something which really sets Keller Williams apart in the industry is its agent-centric approach. As CEO Niel Cronje points out: “We are there to facilitate the development and earning potential of each and every one of our agents. We grant individual agents a lot of

This company is created by agents for agents. “We train, mentor and support our agents consistently and create real incentives for them. We allow them to build their individual brand. This is what drives our immense success worldwide. “Consumers benefit most because their representatives are given the marketing and system management tools and training to serve them best in the market.”
Keller Williams has created an online system called “myKW” which, due to its scope and efficiency, gives its agents a highly competitive advantage. The online system provides KW agents with a set of cutting-edge, productivity enhancing marketing, transactional and contact-management tools. The “myKW” system, which is almost completely paperless, also provides agents with comprehensive leads and listing information. Having agents who utilise the latest tech-
nology is great news for consumers, since their properties will be more effectively marketed and sold. Wayne Heidmann, of the Keller Williams Cape Town office, adds: “We are very excited to be launching Keller Williams in the Western Cape area. Pearl Valley rises to meet growing demand Recent real estate trends show increasing local and international interest in property in the renowned and picturesque Cape Winelands. Price competitiveness, excellent value, a healthy variety of lifestyle and homeowner options, proximity to Cape Town and the truly magnificent surroundings are just some of the reasons local real estate agents have identified as fuelling the keen attention of a range of property buyers. With its spectacular position in the Berg River Valley, framed by towering mountain ranges, the 212-hectare Pearl Valley Golf and Country Estate aims to make the most of the great allure of the Cape Winelands, as the award-winning estate moves into an exciting new phase of development. “It is ideally positioned close to some of the country’s most excellent schools,” comments Pearl Valley managing director, Rory Roriston. “This means that the growing number of family buyers in the Cape Winelands have the rather rare opportunity to raise children in a secure, wholesome environment without feeling concerned that the quality of their education might be compromised by country living.” Pearl Valley residents experience an exceptional quality of life, with all the benefits of country living seamlessly blended with the ease of access to outstanding upmarket facilities. This year, in response to the growing local and international confidence in country estate living, the Estate’s long-time developer, Pearl Valley Golf Estates (Pty) Ltd will be focused on reviewing and improving its current operations and the Pearl Valley
Development Masterplan. “In line with Pearl Valley’s on-going commitment to enhancement, our future plans may include the expansion and upgrade of a number of facilities such as the gym, spa and equestrian centre,” says Roriston. “New developments on the Estate may include a hotel and residences that offer different levels of entry because they are priced to suit different lifestyles, enabling a greater variety of homeowners to realise their dreams of secure country living.” Inspired by the beauty of the surrounding Drakenstein Mountains, the modern, architect-designed Pearl Valley homes reflect nature’s harmony and elegance. Natural materials such as the pale sandstone that occurs naturally in the valley are artfully used as strong design elements. Oversized doors and windows frame the unique and stunning views of each home. One of these residences was awarded third place in the “residential buildings” category in the internationally acclaimed Grand Prix Casalgrande Padana’s architectural competition, the only South African winner of this prestigious award. The current development phase offers a variety of rewarding real estate investment opportunities. These include the purchase of vacant land directly from the developer or the purchase of an existing home from either the developer or a resale. Plot sizes on the estate range from 500 m² to 2 800 m², and each is positioned to optimise the natural beauty of Pearl Valley. HOAs can now deregister as VAT vendors When it comes to VAT registration and liability, until now bodies corporate have been exempt from VAT and Home Owners Association(HOAs) have had to register for VAT if the threshold was exceeded. The background and logic to this was that, in sectional title schemes run by bodies corporate, the aggregated rates, electricity and water accounts were paid on behalf of the owners and then recovered from the owners via their levies. ImposingVATonabodycorporate, therefore, would effectively mean that a double layer for these amounts was created, says Michael Bau-
er, general manager of the property management company IHFM. HOAs had no historical need to pay municipal accounts on behalf of the owners, because all the owners are billed directly and so were never exempt from VAT. Bauer says since 2006, however, bodies corporate have not had to pay rates on behalf of the sectional title owners, who now pay their accounts directly to the municipalities yet the bodies corporate have remained VAT exempt. The reason for this is that bodies corporate are not business enterprises but merely a way of sharing the operating costs and services among
owners in a sectional title scheme. There is now a welcome amendment to the ruling, which will be implemented on 1 April, whereby HOAs will no longer have to register as VAT vendors and if they are registered, can now deregister (in terms of section 8 (2) of the VAT Act) as of this date. They will also be given a concession period to pay their VAT liability in six monthly payments or in as many instalments as the commissioner decides. Many HOAs still remain registered to claim the input VAT back on large contracts or service bills. This does not represent any cost saving,butratherashort-termcashflowadvantage
21
as the owners have to pay 14%more levies (output VAT) and if the HOA budgets for a surplus the output VAT always exceeds the input VAT portion and should not be the reason to remain registered for VAT, says Bauer. “It does not make sense to add the complication of the VAT returns, as well as the time it takes the person enlisted to do the job, if it is not 100%necessary. In my opinion, the amount claimed back in VAT is negligible in an average year and the HOA would be much better off without having to deal with the added administration,” he says. – Property24
RANGE ROVER: MAJOR STEP FORWARD IN TERMS OF TECHNOLOGY
Affordable Evoque unveiled QUICKPIC With indicative pricing of R598 000, the new Range Rover Evoque Pure will make the world’s most desirable SUV badge more affordable than ever. Yet the two Pure derivatives want for nothing and in fact represent a major step forward in terms of technology: they are the first of the 2014 Range Rover Evoque models to be introduced and have the honour of bringing a nine-speed automatic to market – this makes Range Rover Evoque the first SUV in this country with a transmission of such an advanced design and with this many ratios. The chief benefit of the groundbreaking ZF-9HP transmission is lower fuel consumption, achieved by enabling the engine to operate in the most efficient part of its rev range more often. In the case of the SD4 turbo-diesel derivative this results in reductions of five percent in fuel usage and a four-percent drop in carbon dioxide emissions. Enhanced performance (thanks to the wider spread of ratios, especially off-road, thanks to a significantly lower first gear) and greater comfort (gearshifts are virtually imperceptible, whether shifting up or down) are further advantages. The gearbox also has an ultra-fast response time, described by ZF as “below the threshold of perception” and an adaptive shift programme that quickly aligns with the driver’s actions. The Pure also introduces two of a six-pack of new driver aids available on Range Rover Evoque, which significantly enhance its value
The 2014 Range Rover Evoque range is powered by Land Rover’s range of economical and lightweight fourcylinder engines with a choice of either the 2.2 diesel 140 kW SD4 engine or 2.0 petrol 177 kW Si4 engine. PHOTO: QUICKPIC proposition by giving consumers the ability to choose from the very latest electronic systems which make driving more efficient, simpler or safer – sometimes all three. The two features offered as options on Pure are: • Park Exit (to automatically exit parallel parking bays) • Perpendicular Park (to position the car centrally in parking bays) In addition, a “Torque Vectoring by Braking” feature further enhances agility and safety by redirecting torque between all four
wheels to counteract understeer. It features in the Evoque’s standard four-wheel drive system – which along with Terrain Response gives the Evoque unrivalled breadth of capability across the widest possible spread of driving conditions. The Pure can be identified by its 18-inch “Sparkle Silver” alloy wheels, and subtle badging changes including the Evoque nameplate in black. While configured to offer exceptional value, the most affordable Range Rover Evoque isn’t short of
comfort and convenience features and the cabin boasts leather upholstery, a 380 Watt Meridian sound system, cruise control (which along with the sound system can be controlled from the leather-rimmed steering wheel), USB connectivity and Bluetooth with audio streaming. Pure models are also equipped with useful features such as keyless entry, front park distance control, and front foglamps. The 2014 Range Rover Evoque range is powered by Land Rover’s
range of economical and lightweight four-cylinder engines with a choice of either the 2.2 diesel 140 kW SD4 engine or 2.0 petrol 177 kW Si4 engine. Final pricing of the Pure will be confirmed along with the rest of the 2014 Range Rover Evoque range in early March, but there is no doubt that with an indicative R598 000 for the Si4 petrol and R602 000 for the SD4 turbodiesel (excluding CO2 tax) the Pure will give motorists a compelling blend of style, capability, and affordability.

Nissan Juke 1.5dCi Acenta+: the difficult show HANJO STIER It’s jolly difficult to start a review of Nissan’s Juke without diving head-first into its most distinguishing feature: those looks. Upon seeing it, some people gasp for air and struggle to string together a set of deserving expletives while others smirk, smile and giggle at the sight of this odd-looking crossover. I firmly believe that indecisive buyers will avoid the Juke in equal measure as those wanting an inconspicuous or conservative mode of transport. That means this Nissan is primarily purchased by people suffering from naughtiness, midlife dilemmas, excessive vibrancy or mild craziness. You may not want to get stuck in an elevator with this sort of person but I guarantee that nine out of ten will be highly entertaining and way more fun than the accountant from the fourth floor. After a week of driving the Juke (in 1.5dCi turboDiesel Acenta+ spec) I can now reveal how much fun you’re in for. Looking at the maroon example parked outside of my home right now, after seven days of commanding it, I can honestly still say it still looks funky and different. Funky and different are very high up my automotive tick list and I’d imagine that the Juke could brighten a dreary day for many years to come. No other car has the same combination of excess headlights and let’s-use-every-design-we-can bodywork. It must be one of the most difficult tasks in the world to describe a Nissan Juke to someone who’s never seen it before and nobody
The high driving position but low seating will also be novel to those not used to crossovers would blame the recipient for expecting a hideous abortion of a car. Obviously beauty is in the eye of the beholder but I have to credit Nissan for pulling all those zany design elements into a decently proportioned car. Even if you hate the way it looks, surely you will admit that the overall shape and profile has been joined with a considerable amount of skill? The same goes for the wild mixture of shapes and textures in the cabin, which offers decent space for
a family of four. Rear headroom isn’t class-leading, nor is boot space (251F), but those are trade-offs for its modern styling. You’ll be glad to hear that Nissan’s easy controls and layout also prevailed. Not everywhere though, mind you. The dials, radio, stalks and most buttons are pretty normal but the climate control and its racy DMode alter-ego with three drive modes can be hard to fathom. The power read-outs are fun, the dualmode switches quite ingenious but
PHOTO: QUICKPIC
they’re near impossible to read in bright daylight. The high driving position but low seating will also be novel to those not used to crossovers; pedal and steering feel are light, the six manual gears engage easily and the brakes are very responsive. Ride quality is good if a little firm and one tester noted that the back got twitchy under hard braking. Another traction issue (which also plagues the Dig-T turbo-petrol models) is that of forward accelera-
tion, this teeny Diesel engine dishes up incredible response and power – especially in Sport mode - to easily worry the traction control. Switch that off and the front tyres go completely bananas. If you don’t drive it like a getaway car, the Juke 1.5 dCI’s 81 k W (110 hp) and 260 Nm are so impressive that you need never floor the right pedal to zip around town. The small 46F fuel tank should be of no concern as this car can achieve averages of 4.2F/100 km (1 095 km theoretical range) and just 109 g CO2/ km. So strong is the motor’s response that it borders on snappy in the first few gears, its subsequent cogs being nicely spaced to keep the oil burner operating efficiently, which it does from just under 1 500 rpm. Sixth gear is quite tall and perfectly suited for highway use while a start/ stop system also helps to curb diesel thirst. To keep tech junkies happy, this Juke comes with Bluetooth, CD, mp3, USB, cruise control and trip computer while the safety conscious among you will appreciate ABS brakes with EBD and brake assist, stability control, immobiliser, ISOFIX anchors, six airbags and a space-saver alloy spare wheel. Each Juke is sold with Nissan’s 3-year/100 000 km warranty and 3year/90 000 km service plan. From experience I’d expect the basic nonturbo models to be perky enough, at least at sea level, but you want a turbo Juke (petrol OR diesel) to blow your hair back. In other words, the go to match the show. Galimoto Media

KTM steals the show at round 1 national motocross championship QUICKPIC Saturday 8 February saw the South African national motocross championship get underway just outside Johannesburg at Terratopia Motocross Park. Hundred-and-fifteen riders lined up on the starting gates during the day showing how healthy MSA motocross is. KTM riders filled the podiums in all the heats with the Austrian manufacturer gaining a total of seven overall victories from the total of nine on offer. This fact bode well for registered riders of the KTM Pro Race Orange contingency who will all walk away with some great vouchers and prize money in the senior classes. The 50 juniors was a small class and was combined with the 50 pro class which saw Nate McLellan taking the overall win due to his consistent 2 for 2 performance. Nate was followed by Blake Young and Daaiyaan Manuel in second and third respectively, all on KTMs. The 65 cc class was one of the biggest on the day and probably one of the most exciting too. Camden McLellan was fast but couldn’t keep Jonathan Mlimi at bay and had to settle for second overall behind the
effervescent Brother to Joshua Mlimi. Third place home was another second generation motocrosser in the form of Ethan Segal, again a KTM whitewash on the podium. The 85 cc junior class was a smaller field but the action was by no means any less entertaining. Dalton Venter took the overall spoils followed by Cameron Durow who each shared a heat win. Cayle Dormehl brought it home in third overall, all three on KTMs. The pro-mini class saw another KTM pilot on the top step in the form of Marco DeVrye who won both heats. Dalton Venter showed his talent by bringing his KTM 85 home in third for both heats securing the last step on the podium. The ever popular 125 High School class was one of the biggest on the day. Nicholas Adams took both wins in convincing fashion taking the overall for the day with the next KTM rider, Joshua Mlimi, in fourth overall after a third and fourth in the heat races. The MX2 race was a BIG class with over 22 riders lining up at the gate and one third of them orange bikes. Team Fuchs KTM’s Kerim Fitzgerald had a great day in the saddle taking a heat win and a second in heat two behind the blisteringly fast Bradley Fenton also on a KTM. Un-

fortunately Fenton scored a zero in heat one hurting his overall result, but proved that he is a man to watch in 2014. Ross Branch, now a full-time Brother KTM pilot brought the 111 machine home in third overall for the day showing that his off-season preparation had paid off with fast
consistent lap times. The MX3 class saw Greg Aspinal ride well for his new KTM team and he clinched second in the Masters class, masking his title intentions known for this year. The MX1 class was stacked with talent and Kerim Fitzgerald had a
mixed day taking a win in heat one and a fourth in heat two securing him second overall for the day. Ross Branch closed the day off with a fifth overall in the premier class. The next round of National Championship by MSA will be held on the 5th of April in KZN.

Kia Cerato hatch 1.6 EX: the likable angle HANJO STIER I’m really struggling to find an angle for this review of Kia’s new Cerato hatchback, to come up with something I haven’t voiced before. Much improved quality, vastly better designs, great specs, blah blah fish paste. So perhaps I’ll just string together some impressions from our test. For starters, the Cerato hatch was a surprise test car and who doesn’t love surprises. The office had booked a whole string of cars backto-back (as you do) when the big red phone rang and a friendly young man asked if we had space to fit in this silver Cerato. Not wanting to be rude, we immediately accepted. Not long afterwards, two jolly gents dropped the car off. First impressions were extremely short as we simply drove it around the corner and tucked it into away until our driver schedule was reshuffled. I was the first to pick up the keys a day later and take the Cerato for its mandatory photo shoot. Being a lovely sunny day (as you can see) I slowly circled the Kia a few times to drink in its design. ExAudi designer Peter Schreyer was exactly what the company needed and the Korean car has a unique style which is only mirrored by others from the same factory. The trademark tiger nose grille frames two modern and busy headlights – in fact, much of the car has a lot of design going on. Creases along the profile lend it some fluidity; the rising window line ensures a sporty stance, while swooping
The trademark tiger nose grille frames two modern and busy headlights – in fact, much of the car has a lot of design going on. PHOTO: QUICKPIC gills around the front fog-lights and a rear bumper diffuser-look give it attitude. More circling was required. The Cerato has enough looks and detailing to keep an enthusiastic new owner smiling when s/he walks towards it in the morning but it isn’t wild or zany enough to polarize opinions or scare away conservative buyers. It can appeal to everyone and that’s a brilliant attribute. One could say the same thing
about its interior, which is a clever mix of boring ergonomics and cool features. Bright red displays, subtle chrome details, wavy textures and crisp white back-light decorate a sea of fabric and plastics which should please the newbie owner just as much as Granddad. A few trips and drivers later, we can confirm that there are no nasty surprises waiting for you; a Kia Cerato is easy to operate with its sound system (radio/CD/mp3/ipod/USB,
6 speakers) offering some gadget time. All controls are light to operate, easy to fathom and this Cerato was delightfully simple to drive. Its 1.6 F four cylinder petrol engine doesn’t produce fireworks but it has sufficient grunt (129 horsepower) to reach 100 km/h in about 10 seconds and keep going to a respectable 200 km/h. Variable valve timing and 157 Nm of torque help the car along at lower revs and while cruising to the airport.
Although fitted with anti-lock brakes (ABS) and emergency brakeforce distribution, this entry-level model doesn’t have stability management or hill start assist. Considering its mild performance and commuting clientele, the absent ESP system should only be noticed in extreme driving or severe swerving. Obviously we had to try it for ourselves. When pushed hard, its basic rear suspension eventually throws in the towel. However – stick to the speed limits and the 16-inch alloys with 205/55 rubber provide all the grip and comfort you could want; and that rear end will only protest under heavy loads. If you’re the sort of person who likes to get to point B quicker, then a 2 F Cerato (118 kW/194 Nm) will do better. This engine is also available in EX trim or the fancier SX trim, all available with a choice of sixspeed automatic or manual transmissions. The bigger models spoil you with stuff like Xenon lights, leather trim, reverse camera and fancy screens but even this humble 1.6 EX range starter has Bluetooth connectivity, lots of automatic and electric gizmos, trip computer, LED lighting, six airbags, active headrests and rear ventilation. Most of our testers gave the Cerato 1.6 EX at least one thumb up, be it for the adequate performance (at sea level), likeable looks or great standard features. Priced at R233 995, you’ll also get a fiveyear/150 000 km warranty, threeyear roadside assistance and a fiveyear/90 000 km service plan. Galimoto Media

Beauty and the Beast: The Audi RS 7 Sportback MOTORPRESS Aesthetic design, innovative technology and impressive sportiness: The RS 7 Sportback, the large five-door coupe from Audi, which combines much strength to produce a fascinating character. Its strong heart is the 4.0 TFSI, which takes Audi’s downsizing strategy to the high-end category. The twin-turbo V8 displaces 3 993 cc and develops tremendous power, with 412 kW available between 5 700 and 6 700 rpm. A constant 700 Nm of torque is available between 1 750 and 5 500 rpm. Because the high-revving four F engine has been rigorously designed for low load-change and flow losses, it develops this power quickly and spontaneously. The two twin-scroll turbochargers, which produce up to 1,2 bars of relative boost pressure, are located together with the intercooler in the inside V of the cylinder banks. Switchable flaps in the exhaust system make the engine sound even louder at the push of a button or under strong acceleration. Audi also offers an optional sport exhaust system. The RS 7 Sportback sprints from 0 to 100 km/h in just 3,9 seconds. Audi limits the top speed in the standard configuration to 250 km/h. When specified with the Dynamic Package Plus, the top speed is increased to 305 km/h. The RS 7 Sportback consumes on average just 9,8 F of fuel per 100 km. This value is due in part to the standard start-stop system and innovative thermal

QUICKPIC Since April 2013, a Mercedes-Benz Unimog 1300 L has been a new home on wheels for German couple Jennifer (36) and Peter Glas (41). They are undertaking a protracted honeymoon trip in their “mobile home”, which goes by the name of the “Glaarkshouse” – a combination of the two adventurers’ surnames, Glas and Parks – Jennifer’s maiden name. The couple believe that if any vehicle is to take them “to the roof of the world”, it has to be a Unimog”. They opted for a Unimog U 1300 L (model series 435) dating from 1986. With a full diesel tank of 540 F and 180 F of fresh water on board, the Unimog weighs around seven tonnes. Thanks to differential locks and portal axles it nevertheless remains safe and astoundingly light-footed in all situations to this day.

The Unimog’s incomparable reliability, the size of the tanks, the solar power supply and a small sanitary area make the “Glaarkshouse” a genuine round-the-world trip mobile home which also lends itself to self-sufficient trips over several days in rough terrain far away from any form of infrastructure. The grand trip began in April, leading through south-eastern Europe and the frequently rough terrain of the Anatolian highlands: no trail was too rocky, no river too deep and no track to steep. After this initial minor test in Turkey, the journey continued on into Iran. The sand dunes in the Dasht-e-Kavier desert posed a somewhat greater challenge. Much more impressive than the ease with which the 435-series Unimog cruised through sand and rock however, were the shining eyes of the Iranians at the strange sight of the Unimog. There were countless occasions on which Mercedes-Benz fans
took the opportunity to scrutinise the vehicle from below and take a peak at the engine compartment. After spending a number of unforgettable weeksinIran,JenniferandPeterfinallyhad a chance to really put their four-wheeled travelling companion through its paces in Oman. Here again, no dune was too steep, no desert too vast and no beach too far. The desert-savvy Omanis were delighted by the Unimog – which even pulled a number of stranded SUVs out of the sand. The globetrotters are currently in India, where the Unimog’s seat height is proving particularly advantageous in offering good visibility in the bustling traffic on India’s roads. The couple will soon be moving on to Nepal, Tibet, China and Mongolia. No end is in sight as yet on their thrilling adventure. Their exciting stories from along the way, photographs and details of their route can be followed at www.glaarkshouse.com and on Facebook under “Glaarkshouse”.

Your car’s aircon is no fuel guzzler Ever heard the common myth that having your aircon turned on uses more fuel than opening the window? At most speeds, if the car window is open, the coefficient drag is enough to make your car work harder, thus using more fuel. In fact, it uses about the same amount of fuel as having your aircon turned on.

32 Brutal Power coming Knysna’s way this May Donderdag
27 Februarie, 2014
QUICKPIC The Jaguar Simola Hillclimb is once again earmarked to be the highlight of the year for Garden Route motoring enthusiasts – and prove yet again a powerful magnet in May for motor sport competitors and fans throughout South Africa. So popular was the event in the past that Jaguar announced that it would be headline sponsor of the event for the next three years. The Jaguar Simola Hillclimb extravaganza takes place on the challenging hill up to Simola Golf and Country Estate from 16-18 May and will again comprise the popular Classic Car Friday, followed by Saturday’s practice and
qualifying runs for the eagerly anticipated King of the Hill feature event on Sunday. Cars eligible for the Classic Car Friday event will fall into six classes, which will ensure there is a place for everything. Pre War cars will strut their stuff in class H1, with H2 and H3 being for pre 1966 and pre 1975 road cars respectively. Pukka racing machinery split into the same cut-offs will be in classes H4 and H5. Re-created cars, often mistakenly called ‘replicas’, will fill class H6. The cars competing here conform to the original silhouette, but have modern running gear, which makes them as fast as modern racing machinery. Spectators and drivers attending Classic Car Friday are encouraged to wear period
dress to help create a true historic race meeting atmosphere. The organisers are offering prizes for the best-dressed male and female spectator on the day, which are definitely worth dressing up for. The modern big guns will get their first taste of the course on Saturday with practice for The King of the Hill contenders. In order to keep the event manageable, only 50 entries will be accepted for Classic Car Friday and 80 cars will be accommodated for the feature King of the Hill event. Entries close on 31 March and an on-line entry facility can be found at www.speedfestival.co.za.
