Well-known RE/MAX Helderberg sales associate, Linda Van Nes, is returning to the Netherlands in May.

“After having been involved in the South African real estate industry for more than 14 years, the time has come to say goodbye, and above all to say a huge thank you to all my clients and colleagues,” says Linda. “My husband and I left the Netherlands and came to South Africa 15 years ago because of a job offer, and the same has happened in reverse now, which will take us back to the Netherlands. It has been an emotional process as I have enjoyed South Africa and my job in the estate agency trade so much. I made good friends through my work and received many prestigious awards as a result of my sales and service.” In 2013 Linda achieved one of the highest career awards within the company’s international realm when she was inducted into the RE/ MAX International Hall of Fame. This international award, which is one of the prestigious awards presented at a glittering ceremony in the USA every year, is awarded to RE/MAX sales associates worldwide who have attained remarkable earnings, measured in US Dollars. Both the 2013 RE/MAX SA National Hall of Fame and the Millionaire’s Club Awards were presented to Linda at the RE/MAX regional annual awards ceremony held at Lord Charles Hotel on 14 February this year. Linda joined RE/MAX Helderberg after a six-year tenure at anoth-

Since that move, my business activities grew rapidly. “The way the real estate business has changed in recent years, becoming increasingly professional, has had a very positive impact for both sellers and buyers. Improve your home finance chances For most of us, we need finance in order to purchase property. It’s devastating to find the home of your dreams, close a sale, and then find out later the bank has declined your finance. So what can be done to avoid this situation and improve your chances of your finance being approved? When you apply for finance the banks do an extensive check, not just on your income and the ability you have to service your bond, but also on your creditworthiness and your payment history. In many cases the consumer is not aware of their payment history rat-

ing, and may not even know of judgments against them. You are entitled to one free credit check a year. So visit www.creditexpert.co.za or www.mytransunion.co.za for a free credit report. You will be able to see if there are any problems that need addressingbeforeyouevenstartyour search for a property. The next step in the process is to make sure you know exactly what finance you will qualify for. Speak to your bank, or even better, to an independent home loans consultant such as Ooba. Ooba has the ability to prequalify you as a client. This process involves a number of different credit checks, as well as an evaluation of

your income in order to guide you. You will be informed not only how much bond you will qualify for, but also at what estimated loan-to-value. In other words, what percentage of the purchase price are you likely to finance. It’s very important that you understand the difference. For example, you may qualify for a bond of R1 700 000. But this may not meanyoucanpurchaseapropertyfor R1 700 000 and finance the full amount. Most banks will not finance 100% of the purchase price over R1 500 000. In reality, banks will generally avoid 100% finance. So, if you want to increase your chances of bond ap-

proval you will need to be in a position to put down a deposit of 10% or more. This more than doubles your chance of bond approval. It’s also important to appreciate that banks work on risk. So, the higher the bond amount as a percentage of the purchase price, the worse the interest rate is. The lower the risk to the bank, the better the interest rate you will get. In many cases the banks will qualify you on an interest rate of prime +2% - allowing for potential interest rate increases. In addition to a deposit, you will also need cash to cover transfer fees and bond costs. You will be able to calcu-

If you do your homework properly before you make an offer to purchase a home then you greatly increase your chances of success. How to find the right tenant When it comes to finding the right tenant, there are some important considerations to take into account when deciding on the type of mandate to give your rental agent. Michelle Dickens, managing director of Tenant Profile Network (TPN), explains that there are some serious shortcomings to consider when issuing an open mandate, as opposed to a sole mandate. She says landlords assume that normally an open mandate will be beneficial because it creates healthy competition between agents, and the landlord would

then be able to take their pick from a set of highly considered options. However, she says the high demand for rental stock right now means that it doesn’t take long to rent a property – there are a plethora of prospective tenants on the market. The result being that most agents only earn a commission on placements they secure, she explains. On the other hand, when choosing to take a sole mandate approach with just one agent, the difficulty presented is that you won’t have the same competition between agents.

Dickens says many landlords assume that they won’t be able to negotiate on the commission offered. This isn’t the case actually, and landlords can in fact negotiate on the commission upfront, after which they give the agent the opportunity to go and source the best potential tenant for the property, she says. Dickens says it is worth the wait for a good tenant, even if your property stands empty for a while during your search. Dickens says you must receive a copy of a full credit report on the tenant before you go ahead and place them.

GWM H6 : LARGER ENGINE BUT NO FUEL CONSUMPTION PENALTY

Competitively priced Chinese SUV QUICKPIC GWM SA has added a powerful, yet frugal, 1.5-litre turbopetrol version of the H6 SUV to its local line-up. At the same time, the company has also announced longer warranties for both H6 models as well as a standard 5 years/60 000 km service plan. Perfectly aligned with the current trend of engine downsizing, the company’s new GW4G15B powerplant delivers the performance of a larger, naturally aspirated engine, but without the accompanying fuel consumption penalty. The engine delivers 105 kW at 5 600 rpm and 210 Nm of torque from 2 200 to 4 500 rpm. Power goes to the front wheels via a slick six-speed manual transmission. With a combined cycle fuel consumption figure of only 8,5 F/100 km, the H6 1.5T rates as one of the most economical vehicles in its segment. Priced at a very competitive R309 999, the H6 1.5T features a very comprehensive standard specification sheet, and GWM SA has also used the opportunity to further improve the value offered by the H6 line-up by increasing the warranty period on both models from 3 years/100 000 km to 5 years/100 000 km and by adding a standard service plan of 5 years/60 000 km. “Given the local popularity of compact SUVs at around the R300 000 mark, the arrival of the H6 1,5T is of big importance to GWM SA,” says Warren Olsen, COO of GWM SA. “It competes in a fiercely competitive segment, but boasts a number of features that are not generally offered by its same-price rivals,” Olsen concludes. With its smooth contours, chiselled flanks and exquisite detailing, the H6 provides a distinctive and upmarket new alternative in the fiercely contested compact SUV/crossover segment. The H6 1.5T shares the flagship 2.0 TCI’s premium trim, which includes 17inch alloy wheels, full colour-coding with chrome detailing, roof rails, dailight running lamps and privacy glass. The three turbochargers work in harmony to maximise power output. Fuel is supplied via a common rail piezo injection system developing maximum pressure of 2 200 bar. This engine has a maximum output of 280 kW and develops its peak torque of 740 Newton metres between 2 000 and 3 000 rpm. The 0–100 km/h time of the BMW X5 M50d is 5,3 seconds (– 0,1 seconds), with average EU fuel consumption of 6.7 F/100 km, an 11 per cent (0,8 F/100 km / 4,5 mpg imp) improvement on the predecessor model. CO2 emissions stand at 177 g/km (–22 g/km). The BMW X5 line-up will expand further in February 2014. The BMW X5 xDrive35i (225 kW) has average fuel consumption of 8.5F per 100 kilometres and CO2 emissions of 199 grams per kilometre, while the BMW X5 xDrive40d (230 kW) posts average fuel consumption of 6,4F per 100 kilometres and CO2 emissions of 169 grams per kilometre.

Suzuki Swift 1.2 & DZire: the upmarket two HANJO STIER It may come as no surprise to you that the entry-level segments of our car market are the most popular and developing. Almost half of all new cars sold hover in the lower R100 000s and the fiercely competitive segment has just received two newcomers from – drum roll please – Suzuki. As a major player in small car markets all over the world, the Japanese manufacturer was understandably keen to get its foot in the lower part of Mzanzi’s door. Their cheeky Alto (which we like) and refined Swift (ditto) left quite a substantial gap between them, well, until now. Instead of regurgitating an outdated model with questionable tech and dull interiors, Suzuki South Africa made a cheaper, less powerful version of their existing 1,4 F Swift hatchback. The 1.2 F 16-valve engine develops 63 kW or 113 Nm while claiming averages of 5,7F/100km and 134g CO2/km. Available in GA or GL trim, standard features include central locking, air conditioning with pollen filter, power steering, four speakers (no radio) and two airbags. The higher GL spec gives you power windows and mirrors, ABS, fog lamps, colour coding, a rev counter, steering-mounted audio controls, USB port and remote access. They didn’t stop there though, oh no, as the 1.2 F Swift hatchback is now joined by a notchback (small sedan) with identical specifications.

(notchback) offers 300 F of boot space and decent interior room for up to five adults. Much like its competitors, DZire is built in India and comes with a hardy, two-tone beige and black interior. Its Indian origin also bestows each car with raised ride height and high-profile tyres for extra safety and comfort over less than perfect roads; something most South Afri-

cans will appreciate. Drawing on the Swift’s appealing shape and design features, the interior of both new cars has a decidedly upmarket feel when compared to direct rivals. The beige fabric won’t be to everyone’s taste but the cabin materials, layout and finishes are excellent when considering this price class. I drove both hatchback and notch-

back at the cars’ recent launch and found them to offer eager, sufficient performance at sea level. Overtaking and high-speed driving require patience but the new 1,.2 F Suzukis are great as a little town car; we weren’t going slowly and averaged between 5,8 and 6,1 F/100km. The turning radius is excellent, all pedals are light and easy to modulate, its air-con works flawlessly, the very light steering even has a degree of feel to it, road holding is impressive, all models weigh under 1 000 kg, visibility is excellent and the driving position is good too, even though it lacks height adjustment. GL models feature a few shiny accents (and some faux wood trim) in their cabins and may even be spruced up with 15-inch alloys for just R4 000. The CD/radio with aux and USB sockets can also read mp3 files. A basic trip computer between the main dials informs of range, average consumption and such like. Prices start at R126 900 for the 1.2 GA hatch, the more luxurious GL is R136 900 and the GL automatic R151 900. Add R2 000 to each of those prices for Swift DZire pricing. All 1.2 Swifts are sold with a 3year/100 000km warranty, 2year/30 000km service plan and 2year roadside assistance. Power outputs could benefit from a turbo but it would drive costs up too much in a segment where value for money is king. Leaps and bounds: Jaguar XKR-S GT QUICKPIC Gauteng recently became home to one of the rarest cats of all time: The Jaguar XKR-S GT. Just 50 of these very special felines have been built and only 20 of them are right-handdrive – one of which now resides at the headquarters of Jaguar Centurion. The only one in SA. The car is a celebration of Jaguar’s 25-year heritage of making extraordinary, driver-centric performance machines – the R cars – and the GT represents the pinnacle of this. The XKR-S GT was developed by Jaguar’s Engineered To Order division and is the ultimate road-going but track-ready version of the XK coupe. The XKR-S GT is the most extreme iteration of the Jaguar R brand’s performance focus and evolved from the successful XKR-S coupe. For starters, the XKR-S GT boasts a very special cabin: The Warm Charcoal interior – with red accents - features 16-way electrically adjustable ‘Performance’ seats finished in soft-grain leather and Suedecloth with the Jaguar and R-S GT scripts integrated into the backrests. Jet Suedecloth headlining and a Jet Suedecloth steering wheel, with aluminium paddle shifters, are fitted as standard. More importantly, the XKR-S GT features bespoke aerodynamic components and suspension developments to increase downforce and optimise high-speed cornering ability. These aids include a carbon-fibre front splitter, extended

wheelarch spats, an elevated rear wing, rear diffuser and an aluminium valance. With these, the XKR-S GT achieves maximum downforce of 145kg. Handling and roadholding get additional prowess thanks to redeveloped suspension, which includes a wider front track (by 52 mm), increased camber, revised bushings, a new steering system and faster steering ratio. The front and rear suspension arms, uprights, wheel bearings, bushings and rear subframe are all new and draw on hardware developed for the F-TYPE. The overall set-up works to increase lateral suspension stiffness for greater precision and responsiveness. Bespoke adaptive dampers allow for the ride height to be tailored to the conditions while the race-derived twin spring system increases the spring rate by 68% at the front and 25% at the rear compared to a XKR-S coupe. The carbon ceramic brake system – a first for a production Jaguar – features 398 mm and 380 mm discs front/rear, gripped respectively by six- and four-piston monoblock calipers. The carbon ceramic system also results in a massive 21 kg reduction in unsprung weight. Enhanced braking feel comes courtesy of the electronic Pre-Fill system. Working in conjunction with the car’s DSC system, Pre-Fill pressurises the brakes every time the driver comes off the throttle pedal, resulting in a very short and consistent level of travel on the brake pedal.

More importantly, the XKR­S GT features bespoke aerodynamic components and suspension developments to in­ crease downforce and optimise high­speed cornering ability. PHOTO: QUICKPIC New, wider, 20-inch forged and lightweight alloy wheels are designed to optimise brake cooling and are shod with Pirelli Corsa 255/35 front and 305/30 rear tyres to maximise grip. Power comes from Jaguar’s proven supercharged 5.0-litre V8 engine, the Roots-type twin vortex supercharger fed by two intercoolers,

which feature their own water-cooling circuit to reduce the temperature of the pressurised air thereby optimising power and efficiency. The XKR-S GT features a fully active performance exhaust system with valves that open under load, both enhancing gas-flow and the car’s aural character, while optimising power output.

Drive to the rear wheels is via a six-speed transmission and active electronic differential and thanks to 405 kW and 680 Nm the XKR-S GT reaches 100km/h in about 4 seconds with an electronically limited top speed of 300km/h.
