Property sales gain momentum

The rural setting of Sir Lowry’s Pass Road is rapidly changing as the many lifestyle developments along and around the road gain momentum. Westacre Property Group developer, Okkie Potgieter, says that besides the old AECI grounds, this part of the Helderberg is the only land left to develop. Potgieter bought a 101 ha farm on Sir Lowry’s Pass Road about eight years ago and subdivided and rezoned the farm for mostly lifestyle developments. The Somerset, a lifestyle and retirement village, is Westacre’s biggest development in this area, with more than 390 houses and various amenities like the R12,8 million clubhouse. Potgieter says construction of the clubhouse is set to be completed by the end of 2014. The houses, however, are being developed as demand grows. The property next to The Somerset has been rezoned for retail use

and sold off to Shoprite Property Holdings. A spokesperson for Shoprite and Checkers has confirmed to the DistrictMail that a new Checkers is planned for Somerset West. According to Potgieter, this planned retail node will be a welcome addition to the mix of developments in the Sir Lowry’s Pass Road area. Beechwood and Rosewood are two Westacre developments adjacent to The Somerset. They will consist of about 5ha,with between 60 and 80 houses. Brian Mathews, development specialist with Harcourts in Somerset West, is marketing four developments in the Sir Lowry’s Pass Road area for Residential Estate Dennegeur (Pty) Ltd (RED). He says although property in these security villages has been in the market for a long time, sales of these properties are only now gaining momentum. He says when Harcourts was appointed to market the properties, they redesigned the proposals. Three of these developments are sold on a keyturn basis, as apposed

to a “plot and plan” basis, says Mathews. He explains that with a “plot and plan” the buyer buys a plot and building plan and has to build his own home, but with the keyturn plan, the developers build at their cost and risk once the property has been sold. Mathews says the Bluecrane Estate, which will consist of 30 houses, and Silverfox Estate with 60 houses, are selling well. More than 56% have already sold in just under 18 months. Sea View Lake is situated behind Bizweni Road and will consist of 21 houses, while Hageland will consist of about 70 houses with 30% already built. The Summer Club is another popular development in the Sir Lowry’s Pass Road area. All 114 units of the first phase were sold out within six weeks. Over 19 phases are planned for this development, which entails various land uses to accommodate a multi-faceted lifestyle. A total of 1,115 residential units will be built, with the second phase to be launched in April

The ABCs of certificates of compliance When selling a property most home owners focus on preparing the residence for show days, adding a lick of paint, neatening the garden and so forth. What many neglect to prepare until the property has been sold and is ready for transfer, are the required Certificates of Compliance (COCs). Before the transfer of any home can be registered it is the duty of the seller to provide the relevant transfer attorney with a number of COCs - the most common being an electri-

cal COC as well as a plumbing COC. The remaining certificates are dependent on whether the property has a gas installation, electric fence or, is located in a coastal area and thus requires a Certificate of Clearance for woodborer beetles. “While obtaining these COCs add an extra cost for the seller, they are required by law in an attempt to safeguard both the buyer and the seller in that they serve as assurance that the wiring, plumbing and other installations of a property is up to standard – ensuring the seller

that they’re not purchasing a problem, while also protecting the seller from later claims against him by the buyer, ” says Bruce Swain, managing director of Leapfrog Property Group. According to the electrical installation regulations of May 2009 an electrical COC may only be issued by a person or body approved by the Chief Inspector (CI) in terms of Regulation five to carry out inspections, tests and investigations on electrical installations. The new regulations also specify

that the certificate may not change ownership if it is older than two years. Should the certificate be older than two years a new one will have to be obtained. A plumbing COC will only be valid if the issuer belongs to IOPSA (the Institute of Plumbing South Africa) – something that can be easily checked on their website. At present there doesn’t seem to be a set period of validity when obtaining a plumbing certificate and transfer lawyers recommend get-

ting a new certificate issued when selling a property. With more and more home owners opting for electric fencing as a security measure an electrical fence system COC is now also required where applicable. Carol McDonald from the Southern African Legal Information Institute (Saffli) points out that “The requirement does not apply to a system in existence prior to 1 October 2012”. Chevrolet Trailblazer upgraded for 2014 QUICKPIC The Chevrolet Trailblazer SUV has come under the knife for 2014, with all five existing models receiving substantial specification enhancements. The Trailblazer has forged a solid reputation in South Africa since its launch in 2012, with versatility, off-road ability and on-road stability strengthening the nameplate in the demanding South African market. With four of the five Trailblazer derivatives featuring powerful turbocharged diesel engines, the 2014 line-up now benefits from uprated outputs from both the 2.5 F and 2.8 F Duramax diesel motors. The 2.5D LT model now makes use of 120 kW (up by 9%) and 380 m (up by 8.5%). The 2.8D LTZ models, available in either 4x2 or 4x4 guise, also see hikes in power from the proven Duramax turbocharged diesel engine, which

now produces 144 kW (up 9%). Automatic 2.8D LTZ models receive further enhancement in the form of a torque increase of 30 Nm to 500 Nm. Fuel economy from the updated engines also improves, the 2.5D LT derivative returning an average fuel consumption figure of 8,0 F per 100 km, the updated 2.8D LTZ models returning as low as 8,5 F per 100 km. The two Duramax engines are ranked amongst the most powerful and fuel efficient diesel engines available in their respective displacement classes. Both feature double overhead camshafts and an aluminium cylinder head designed to optimise combustion for enhanced power and efficiency with a reduced tendency for engine knock

to occur. Both engines make use of high-pressure common-rail fuel injection systems (2.0 bar) with turbocharged and intercooled induction systems. The clean-burn design of the induction and combustion process, aside from the power and efficiency benefits, also provides for low emissions. Both engines are Euro 2 compliant. The tried-and-trusted 3.6 F petrol V6 engine fitted to the range-topping Trailblazer 3.6 LTZ AT model remains unchanged. Two stalwarts of the Lexus range – the uber-talented GS and sporty-yet-practical RX have both come in for a spot 2014 rejuvenation. GS 450h SE / 350 Representing a complete rethink of an executive sedan with far greater emphasis on driving dynamics, while retaining Lexus’s standards of interior opulence and overall build quality, the new GS has found favour with critics the world over. With a wider track, more direct steering, aurally engineered exhaust system, an automatic gearbox with paddle shifters and virtual immediate lock-up technology, vented disc brakes and generous use of aluminium, the new GS is a dynamic revelation. In true Lexus style the GS offers an unmatched list of luxury features as standard. The GS 350 offers features such as an intelligent climate control system, Lexus Premium Sound, electrically adjustable front seats and steering wheel and full high-grade leather trim. But the big news for 2014 is the adoption of the LFA-inspired 8-speed, Sport Direct Shift (SPDS) auto box from the Lexus IS F. In addition, due to customer demand, the GS 350 will, for the first time in South Africa, be made available with the F-SPORT body kit package. The list of extras has also just grown a bit bigger on the GS 450h models, thanks to the inclusion of full-colour heads-up display as standard. Equipped with a similar V6 petrol engine to the one on the GS 350, the 450h offers 345 Nm of torque; it is tuned for a maximum delivery of 213 kW. This is further complemented by a powerful electric motor and high voltage battery to boost total system output to 252 kW. The electric motor also adds a further 275 Nm for impressive response. The drivetrain is coupled with an E-CVT continuously variable gearbox. RX 350 EX In 2012, the popular RX range received the new Lexus corporate identity and signature spindle grille. For 2014, the RX has been refreshed even further with a new Appearance Pack that is now standard on the RX 350 EX model. This pack comprises a re-designed bumper with larger air intakes to boost the muscularity of the front view. Other changes include new 19-inch alloys (as opposed to the 18-inch units on the outgoing model), as well as LED-type front fog lamps. For the RX 450h SE, the latest upgrade includes the LED interior lighting package as well as the adoption of the Integrated Sport Driving system which enables the driver to tune the Drive Mode Select to Eco, Normal or Sport settings.

GWM M4 – Affordable crossover attitude QUICKPIC Following a very positive reception at last year’s Johannesburg International Motorshow (JIMS), GWM’s M4 compact crossover has now officially gone on sale in South Africa. The M4 has been such a smash-hit sales success in China, that it has been nick-named the GWM “Speed”, as a result of its quick sales. “The M4 is a ground-breaking vehicle for us, and actually creates an entirely new sub-niche in the crossover segment,” said GWM South Africa COO Warren Olsen. “It is smaller than vehicles such as the Ford EcoSport and Renault Duster, but offers more standard features and a very attractive sticker price. On the other hand it is also more obviously SUV-themed than cross-hatches such as our own C20R and the VW Vivo Maxx, so in effect it slots in between these two segments.” Undoubtedly one of the M4’s main attractions, this crossover’s cheeky looks are certain to generate lots of talk and turn many heads. It is a very compact vehicle, with an overall length of less than four metres, but with an SUV-rivalling ground clearance of more than 180 mm and stylish 16-inch alloy wheels, it certainly packs lots of attitude into those compact dimensions. Considering the M4’s high-value pricing, the design detailing will come as a surprise. The squared-off front-end features a gaping lower airdam flanked by fog lamps. Skidplates in a contrasting silver hue are fitted front and rear and black clad-

Due to the C-pillar being blacked-out, the M4 gains a trendy “floating-roof” appearance that is further enhanced by the standard fitment of practical roof rails. The M4 is offered in South Africa in a choice of six vibey colours; Fashion Orange, Titanium White, Sky Silver, Pearl Black, Jazz Red and Ocean Blue. The style and modern design continues inside, where the M4 boasts a sporty instrument cluster with overlapping dials and an integrated digital speedometer display. The facia design features a V-shaped centre section with neatly separated control interfaces for the audio (in-

cluding a large digital screen) and ventilation systems. Vertically slanted ventilation outlets are located either side of the centre hangdown section. Neat black cloth upholstery and the use of silver trim accents on the facia and doors create an upmarket ambience. The M4 is more compact than other small crossovers, yet it remains a practical daily driver, with good levels of head-, shoulder- and legroom all-round. The boot measures a claimed 310 F, and a spare wheel is located under its floor. The rear seat is split 60:40 and can fold down to increase cargo space. As a direct consequence of the compact exterior dimensions and elevated ride height, visibility out of the M4 is ex-

cellent. Further boosting inner-city manoeuvrability is hydraulically assisted power steering. As customers have come to expect from GWM, the M4 boasts a comprehensive standard features count, including air-conditioning, electric windows/mirrors and an audio system with USB and auxiliarly plug-in support as well as Bluetooth capability. Driver comfort is further boosted by the fitment of a rake-adjustable steering wheel. Rear park assist helps drivers avoid those expensive parking scrapes. The M4 is powered by GWM’s trusty 1,5 F VVT-i engine that delivers 71,3 kW at 6 000 rpm and 138 Nm of torque to the front wheels via a slick five-speed manual transmis-

sion. The engine features variable valve timing, benefiting not only performance but also fuel economy. The M4 sips fuel at the rate of 7,2 F/100 km (combined cycle), translating to a CO2 emissions figure of 172 g/km. A top speed of 170 km/h is claimed. As is the case with all GWM vehicles, the M4 has been designed to meet global safety standards and boasts a comprehensive safety package. Dual front airbags and disc brakes all-round backed by ABS with EBD are fitted. Isofix child-seat mountings are mounted at the rear and the front seatbelts are heightadjustable. The rear doors also feature child locks. Fog lights front and rear boost visibility in poor weather conditions while security is provided by a standard immobiliser, with the further convenience of remote central locking. “The M4 is bound to appeal to a younger audience that places individuality, striking design and connectivity high on the priority list,” says brand manager, Hannes Oosthuizen. “At the price, there is simply nothing out there to match the cheekiness of the M4, but it is more than just a pretty face, too. The standard features list is comprehensive, as is the overall value package, courtesy of a 5 year/100 000 km warranty and 5 year/45 000 km service plan,” he adds.
