Helderberg preferred for retirement DALEEN FOUCHÉ The Helderberg has been a preferred retirement destination for several years and is now being described by some as the preferred retirement destination in the country. Councillor Garreth Bloor, the City of Cape Town’s Mayoral Committee Member for Economic, Environmental and Spatial Planning, says the Helderberg district is a preferred location for retirement housing due to the unique beauty of the area combined with the med-

ical services and retail opportunities offered. He says this was taken into consideration with the drafting of the Helderberg District Plan, a document that deals with planning for future development. Elzaan Nagel, spokesperson for The Somerset Retirement and Lifestyle Village that is being developed in Somerset West, says this development is doing very well with the first phase almost sold out. She says before the development was started, research was undertaken and found that even though there already are several retirement villages within the Helder-

berg, there is a need for retirement housing, adding that there are waiting lists for several existing retirement villages. Russell Masters, sales consultants for the Schonenberg Retirement Village in Somerset West, says the Helderberg is the preferred retirement location, because it is so centrally located. He says the Helderberg is a mere half an hour drive to town and the airport and is also the gateway to the winelands and the coast. “It is convenient for people with holiday homes in Pringle Bay or Hermanus.”

Masters, who has more than 15 years of experience selling retirement housing, says about 60% of retirement villages are sold to locals, while the balance is made up of other provinces and overseas. He says people from Gauteng are especially interested in retiring in Somerset West. He says Somerset West is perceived as a lot safer than the Gauteng suburbs and is a big drawing card. Masters adds that many young families move to the Helderberg and their parents follow them when they retire. Di Havard, an estate agent for RE/MAX, says the demand for re-

tirement housing in the Helderberg, especially Somerset West, is very high. She says the natural beauty, safe environment and ocean and mountain views are some of the drawing cards of the area. She says many locals, who have lived in the area, would not want to move away and prefer to retire here. She says many people from Gauteng also want to retire close to the ocean. She explains that people prefer the Helderberg, because it is not in the hustle and bustle of the city, but close to top retail and medical amenities.

Choosing your estate agent

EXPERT OPINION

Let’s face it, if you’re a seller you’re spoilt for choice. There are literally hundreds of estate agents to choose from. So just how do you select the best agent for yourself? Sellers generally select an agent using one of two methods. The first method used, is to select the agent that places the highest market value onyourproperty.It involvescallingin two or three agents and asking them to value your property. Then, once you have received their appraisals, you select the agent who has placed the highest value on your property. The problem with this method is that the agent has absolutely no control over setting the market value. The market – made up of the buyers – sets the market value. The buyers will determine what a property is worth by comparing it to other similar properties that are on the market and that have sold. So, if you select the agent who places the highest value on your property you are really choosing the agent who promises you something they have no control over and, in most cases, cannot deliver. It’s incredible to see that, even in this professional era, some estate agents overvalue properties by as much as 30%. This is a practice called “buying your mandate”. It’s highly unethical and a breach of the estate agents’ Code of Conduct. Yet sadly many sellers fall for it. These unethical agents will list a property at an unrealistic price and invest very little in marketing it. The result is that the listing stays on the market for an extended period of time. Statistics show that properties that stay on the market longer sell for

less than market value. This is in stark contrast to properties that are correctly priced and sell quicker. Platinum The second method that sellers use is to select the agent and agency that is best able to market your property, has the best tools and resources to attract qualified buyer enquiry, and the best skills to secure you a sale at market value. Most informed sellers realise that the second method is the best method of agent selection to use. In evaluating estate agents, they will enquire as to what marketing plan the agent undertakes to implement and what resources the agent will employ. In addition, in the interview process a discerning seller will take note of the agents’ abilities and skills, and the track record that they and their company has in the local market. All of these indicators will help a seller select the agent most competent and with the best chances of selling their property for market value. Spend time on selecting your agent and be sure that you are not bluffed into selecting the agent who places the highest price on your property. When you select an agent for the right reasons you will sell forthemaximumthemarketwillpay.And that’s what every seller deserves.

Suzuki se nuwe Swift bied nou nog meer waarde CHRIS DE WIT Met die herbekendstelling en aanslag van Suzuki op die SuidAfrikaanse motormark in 2008, het Suzuki se Swift-model aan die voorpunt hiervan gestaan. Met die aankoms van die eerste nuwe modelle hier te lande kon die maatskappy alreeds spog met 63 Motor van die Jaar-toekennings in 19 lande wêreldwyd, onder andere in lande soos Indië, Ysland, Australië, Ierland, Uruguay en Japan. In die Junior Wêreld Rally Kampioenskappe het die Swift gewoonlik ook onder die eerstes klaargemaak en in 2007 is die wêreldtitel in hierdie resiesklas verower. Geen wonder dus dat Suzuki as’t ware die Swift beskou het as sy troefkaart om ’n kleim af te steek in die pryssensitiewe kompakte motorsektor, wat besig was om vinnig binne die passasiersmotormark te groei. Met sy sportiewe en gesofistikeerde voorkoms vir ’n luikrugmotor was dit dan ook geen verrassing nie dat die Swift ’n uiters gewilde mededinger in sy klas geword het. Binne die eerste maand van verkope het hierdie gewilde nuwe model ’n indrukwekkende 132 eenhede verkoop, wat sy eerste jaar met ’n ses maande sluitingstotaal van 1 281 eenhede afgesluit het. Ten spyte van stram ekonomiese omstandighede en ’n moeilike tydperk vir die motormark, het die Swift steeds ’n styging in aanvraag ervaar. Binne-gemak word ondersteun deur outomatiese temperatuurkontrole. Verder is die GLS met nie minder as ses lugsakke toegerus om veiligheid van veral voorste insittendes te verseker.

Verdere kenmerke sluit ook elektries-verstelbare buitespieëls, hoogteverstelling vir die bestuurdersitplek, en ’n meerfunksie-ritrekenaar in wat inligting soos die buitetemperatuur, brandstofverbruik en reikafstand vertoon. Wat die buitevoorkoms van die 2014 Swift betref is die splinternuwe sierrooster en die herontwerpte voorste buffer miskien die opvallendste. Hyundai Accent hatchback: more reason to HANJO STIER

By now, Hyundai’s success story is well documented and the Korean manufacturer has carefully crafted its tracks in the local motor industry. With over 50 000 units sold last year, Hyundai’s S.A. division ranks 13th worldwide and has helped the global brand rise from 6th to 5th position for car makers. Keen to increase their footprint on local soil even more, Hyundai just launched an Accent hatchback, to slot in between the successful i20 and i30 models. Previously only available as a small sedan, the new sloping-back Accent retains its donor’s 2 570 mm wheelbase, 1,7 m

width and 1 457 mm height. The sedan’s 389 litre boot is almost matched by the hatchback’s 370 litres and most journalists at the car’s recent launch adjudged its exterior styling as agreeable, with a hint of i30 at the back. The front and most of its sides are exact duplicates of the sedan, while a small roof spoiler accents this newcomer. (See what I have done here?) Hyundai’s “Fluidic Sculpture” design language is also strong with this one, a hexagonal grill and snazzy fog lights define its front end, followed by stylish creases down the sides that neatly integrate with the rear bumper and lights. The steeply-rising window line merges beautifully with a small rear windscreen.

PHOTO: QUICKPIC Rear visibility is rather limited, but Hyundai thankfully provides rear park-assist as standard. The adjustable multi-function steering wheel has buttons for most functions of the six-speaker sound system with its radio, CD, USB, ipod, Aux, USB and Bluetooth inputs. Up to five adults will find space in stylish cloth seats and most Hyundai dealers will sell you some leather surfaces for about R8 000. The cabin layout is modern and stylish, with shiny trim pieces and blue screens offsetting the black surfaces. All materials have a quality feel and interesting textures while everything feels sturdy and taut – on our longish aunch route we didn’t hear any squeaks or rattles from our Accent hatchback. Power comes from a 1.6-litre in-line four cylinder petrol engine with a choice of six-speed manual or four-speed automatic gearbox. Peak power outputs are 91kW (124bhp) or 156Nm, resulting in a 0-100km/h sprint of 10,2 seconds (11’4 for automatic). Top speeds are 190 and 184km/h.

Average fuel consumption is 6,4 or 6.8F/100km and CO2 emissions just 152 or 161g/km. All Accent hatchbacks have a 43F petrol tank, 5.2m turning radius, full size spare wheel, and a suspension made up of McPherson struts up front and a coupled torsion beam at the back. Our overall impression from various routes at the car’s launch was very satisfactory. Steering and pedal feel are light and easy, as is the operation of that six-speed gearbox. Although most cars only had delivery mileage showing, we found the 1.6 engine to be willing and smooth at all but very high speeds. Prices are R234 900 for the manual and R10 000 more for an automatic. It’s available in one of seven colours and comes with Hyundai’s 5-year/150 000km warranty and 5year/90 000km service plan.
