RETAIL PROPERTY: FAIRHAVEN ESTATE TO BENEFIT
New shopping centre for S’set West A new shopping centre is planned for Somerset West that will feature several big names in retail.
With recently confirmed news of a convenient new shopping centre commencing construction opposite Fairhaven Country Estate, investing in this upmarket vineyard and fynbos-bordered development, which boasts some of the region’s finest views over False Bay, now makes even more sense. The new, upmarket shopping centre will boast a brand-new Checkers supermarket and Checkers Liquor outlet, as well as a pharmacy and several other retail offer-
ings. Shop-rite holdings recently confirmed that a Checkers supermarket and a Checkers LiquorShop is set to open at the new Fairhaven shopping centre. Woolworths has also confirmed that a stand alone shop is planned for the new Sir Lowry Pass shopping centre opposite Fairhaven. A new Curro Castle pre-primary school will also be built in the immediate vicinity. Fairhaven, which is situated at the end of Bizweni Road, Somerset West, on the slopes of the Helderberg, offers prospective buyers harmonious living. With all required amenities so nearby, peace of mind in the form of 24 hour state
of the art security with biometric access control and a savvy investment opportunity in one. Just over 65% of stands have already been sold. The first batch of property transfers have already been processed, while new buyers are lining up to purchase their own plots, recognizing that Fairhaven Country Estate will offer them both a great lifestyle and also an excellent long term investment. The nearby Bizweni shopping centre, with its Spar supermarket and Tops bottle store, pharmacy, dvd rental and other stores, is already a handy nearby shopping stopover for residents of the area,
and with the Mediclinic Vergelegen located only 2 km from the estate, and a wealth of golfing and wine estates, restaurants and other amenities all close by, Fairhaven Country Estate offers working professionals, young families and retired couples alike, the best of all worlds. Added to this, the new link road between the N2 and Sir Lowry’s Pass Road provides residents with convenient direct access to freeways and other major roads, great news for those commuting to Cape Town and surrounds for work. Available stands in Fairhaven range between 613 m² and 806 m² and begin selling from R575 000 in-
cluding VAT. There is no transfer duty. A stunning new show house is under construction and will be completed in October. This modern, contemporary home has been specifically designed by award-winning architect Wynand Schabort from Schabort Associates Architects, to maximise sun penetration, to blend in aesthetically with the area’s idyllic natural environs, and to optimise views across False Bay. There are also large areas of open, landscaped gardens throughout the estate, where children can play and dogs can be walked.

R22 MILLION WORTH IN SALES was concluded in the last week at The Somerset Lifestyle and Retirement Village. Pictured is the rendered image of The Lord Somerset, the proposed clubhouse at The Somerset.
The Somerset sales rocket Sales to the value of R22 million were concluded at The Somerset Lifestyle and Retirement Village during the last week and the digging of foundations for new homes has become a weekly event. Construction of the new R13 million clubhouse, The Lord Somerset, has commenced, to be completed by the end of the year. Offering a good restaurant providing quality food along with a bar, lounge, deli, well stocked library, conference room and even a non-denominational chapel where one can spend quiet moments. At the same time the new shopping precinct across the road from The Somerset, which will house a Checker’s Blue Line store (there are only five in the country) Woolworths and Clicks, plus satellite shops, is under construction (read more on page 1). Add this convenience to the lifestyle and ask yourself - what more could one want from a retirement village such as The Somerset, which is already renowned in the Helderberg for its consistent quality in both planning and building?
Due to the market demand, 1 and 2 bedroom sectional title cottages are being introduced into the scheme with a choice of garaging facilities. The sales consultants have had numerous enquiries from potential purchasers who want a compact home without compromising on quality or the lifestyle The Somerset has to offer. Investors have also shown keen interest in the sectional title cottages, which will have a good rental return. Rentals will be managed in house with all potential lessees checked, thus taking any inconvenience and risk out of handling one’s own rental. Since the opening of the Life Right show cottages, there has been an upsurge in the sales and as there are only 20 of these well-appointed cottages, they will soon be sold out. Two cottages are available for immediate occupation. Couple this with the surge in sales of the freehold homes, which has already brought forward the release date of the marketing of the next phase of freehold properties, and you will see the market trend for quality retirement living. Health care facilities will be operational from the time residents move in.

Home is where the heart is
As a resident of Somerset West for all 42 years of my life, I have my own very strong feelings about the benefits of living in this most spectacular place. In our line of work we naturally get to meet people either moving into the area, out of the area, or elsewhere in the area. I’ve watched with interest what factors play a role when families decide where to make their home. What’s interesting to note is that the motivating factors haven’t changed much over the years’. People buy and sell for a number of reasons – but the focus of this article is about what influences where they make their home, not so much
the size or requirements of their home. A recent survey has confirmed that the strongest motivating factor is the lifestyle for their family. Residents site things such as the mountains, the vineyards, the beaches – the natural beauty of the area. But it’s more about the spiritual and emotional impact these surroundings have on us all. Think of the calming effect of walking along the Strand beach, or strolling through the nature reserve, or Radloff Park. The sound of your kids laughing as they ride their bikes, or run with their dogs. Picture the sound of clinking glasses as you sit around a table in the glorious autumn
sunshine at a wine farm with your friend. Is there a price we can put on lifestyle? Is there a value we can place on raising our kids in an environment that allows them to enjoy life and the natural surroundings? I can tell you from firsthand experience that people from further north just love the lifestyle we have. They may joke about service levels and the slow pace in Cape Town – but most would gladly make the move if they could. Even those that move away, perhaps even overseas, do so with a heavy heart. They may be following employment opportunities, or be con-

This luxury three-bedroom townhouse in a secure estate in Strand North (very close to the beach) has an open-plan kitchen with granite top and cherry wood cabinets, and lounge with a fireplace. It has a small private bricked patio area. It is selling for R1,75 million
Strand North homes in demand The suburb of Strand North is seeing strong demand from family buyers, coupled with a rise in property values over the last few months due to a shortage of property in the market. Strand North is an established suburb that reached maturity long ago, with basically no land available for further development. A shortage of homes on the market below R1,4 million, has created a situation where some property over the last three months has literally sold within a day of coming onto the market, says Benhard Wiese of Cape Coastal Homes (CCH). CCH resident agent Ilse Botha says over the course of 2012, 96 own title properties changed hands in Strand North, at an average price of R1,148 million each. That sales volume figure rose quite substantially in 2013 to 127 properties sold, at an average price of R1,179 million (source - Lightstone). The
apartment sales, predominantly on the section of Strand Beach Road adjacent to Strand North, rose from 65 sales (average price R1,188 million) in 2012 to 119 during 2013 at an average price of R1,092 million. During the first quarter of 2014, only 19 own title registrations took place at an average price of R1,273 million – confirming the shortage of properties available and pointing already to an average price increase of 8% in the suburb for 2014. The average price of the five registrations in the Lochnerhof area (within Strand North) however rose for the first quarter to R1,408 million – which is an increase of 19,4% on the average 2013 prices. Residents of Strand North have the best of both worlds - a relatively small suburb with a town-like feel next to the sea with city-like amenities and lifestyle offerings such as top wine estates all within a radius of 10 km.

LIMITED EDITION: SMALL BAKKIE MAKES EVEN MORE SENSE
Nissan NP200 now even more Loaded QUICKPIC Nissan’s popular NP200 half-ton bakkie is now available in an exciting new limited edition. The locally-built and developed Nissan NP200 Loaded features a host of value-adding enhancements and special additions, and will be available in a production run of just 300 units. Building on the NP200’s already impressive credentials, the new NP200 Loaded seeks to enhance its lifestyle and sports appeal with visual upgrades forming the essence of its unique list of accessories. The Nissan NP200 is a dual-purpose vehicle, providing great versatility and practicality for business use with features including an 800 kg payload, a standard rubberised load box (1 250 F) and a specially-designed tailgate which can handle 300 kg – a feature common in much larger pickups. The tractable petrol engine in the Loaded limited edition makes load-lugging easier, with peak torque (200 Nm) available relatively low down in the rev range (3 000 rpm), matched to short ratios for the first three gears. Personal use is enhanced by the smarty-designed and spacious cabin, which features numerous storage spaces for a practical and comfortable lifestyle vehicle. NP200 product manager at Nissan South Africa, Isa Giunta, comments: “The Nissan NP200 features class-leading specification, high quality levels and a tough personality. Features like this have seen over 63 000 NP200’s sold to date, proving time and again it is South Africa’s favourite half-ton bakkie. The large cabin and smart design has also been highlighted by our customers, who find the NP200 to be a reliable

The revered Kinsey report also points out that parts pricing is a very strong NP200 trait. In addition, the NP200 builds on the legendary reliability and strong South African ties created by its forebear, the Nissan 1400 Bakkie. “We are delighted with the Nissan NP200 Loaded limited edition,
which rides proudly on existing NP200 qualities and offers an exciting and sporty new look, while maintaining a great price.” Loaded with value-adding equipment As the name suggests, the new NP200 Loaded has been fitted with smart extras while maintaining toplevel value for money. Based on the 64 Kw/128 Nm Nissan NP200 1.6 with air conditioning and the safety package (ABS and dual airbags), the NP200 Loaded is available exclusively in white, and features special
“Loaded” branding which incorporates silver and red accents in the decals, carpets and seats. Loaded-specific equipment inside includes full leather upholstery, a front-loading CD/MP3/WMA/radio/USB/aux and Bluetooth-enabled audio system, special black carpets and remote central locking. On the outside, stainless steel nudge and sports bars, black roof rails, a black tonneau cover and speciallydesigned Nissan-Concept alloy wheels complete the Loaded look. All accessories have been specifi-
cally developed and approved for the NP200 Loaded and do not affect the vehicle’s standard and classleasing six-year/ 150 000 km warranty. Totalling a value-add of 29%, the extras fitted to the Nissan NP200 Loaded represent exceptional value and unique appeal, with a resultant vehicle price difference below their R25 000-extra worth and one which still makes the NP200 Loaded a class-leading value proposition. The retail price, including VAT, of the Nissan NP200 Loaded 1.6 is R166 500

Renault replaces its blockbuster Crossover QUICKPIC Young cool image . . . vibrant personality . . . fresh, refined, eyecandy styling, that’s the all-new Renault Sandero Stepway now on dealer showroom floors nationwide. Since its launch early in 2011, the first generation Sandero Stepway has successfully blazed a red-hot trail significantly popularising the crossover concept in South Africa. Designed to cope with a wide range of driving conditions, it has conquered many clients’ hearts who have been thrilled by its versatility and practicality and also its cool and attractive look. As a single derivative, the Sandero Stepway has reached over 3 000 sales per annum since 2012 placing it among the Top 10 most sold versions on the SA market. It’s now 2014 and the game is on, with the all-new Sandero Stepway representing a gigantic leap forward. “The most obvious differentiation is the typical Renault design treatment, inside and out, which focuses on style, refinement and perceived quality,” says Fabien Payzan, vice-president of marketing and communications at Renault SA. “But the new model also impresses from an engineering perspective with the adoption of the cutting-edge 66 kW turbo petrol engine which it shares with Clio, an impressive array of smart technologies as well as best-in-class safety features, all offered as standard.” Over the last 12 months Renault
The new generation three-cylinder Turbo 66 kW power plant fitted in New Sandero Stepway (and shared with Clio), is highly efficient thanks to its 100% aluminium block, low inertia turbo and variable valve timing (VVT).

South Africa has grown dramatically, following the introduction of three very successful new models – Clio, Duster and New Sandero – each recognised for their overall product appeal, technical excellence and outstanding affordability. “While New Sandero Stepway comes with the most progressive features as standard, we’ve kept the price surprisingly reasonable,” says Niall Lynch, managing director at Renault SA. “This demonstrates that we are determined to continue to drive the change in the
car market and clearly, the very demanding South African customer base really appreciates that.” Young, cool, vibrant, funky yet refined, the New Sandero Stepway takes Renault’s new design identity to the next level. Its upsized diamond-shaped badge suspended within the black front grille works well with the car’s crossover DNA: raised ground clearance (193 mm), 16” wheels, front and rear silver skid plates, fog lamps with chrome surroundings, wheel arch trims and roof rails with silver treatment.
Inside the cabin, the quality of the materials used is tangible. To optimise driving pleasure, the dashboard features a sophisticated cluster with chrome detailing around the dials and boasts an array of techno-smart yet practical instrumentation. A classy leather-clad steering wheel and gear lever knob add that extra look and feel of quality and refinement, while the front seats’ fabric includes a distinctive Stepway signature. Generously proportioned interior and above-class average floor-toroof clearance front and back makes for comfortable and roomy seating for five occupants plus luggage while best-in-class boot capacity (292 litres) can be further improved upon thanks to its 60/40 split rear bench. New Sandero Stepway is available in exclusive Azurite Blue which underscores its young and energetic personality which is amongst four other colours. The new generation three-cylinder Turbo 66 kW power plant fitted in New Sandero Stepway (and shared with Clio), is highly efficient thanks to its 100% aluminium block, low inertia turbo and variable valve timing (VVT). It also benefits from a host of innovative solutions transferred from Formula 1 such as Diamond-Like carbon coatings (high tech surface treatment for engine components ensuring friction reduction) and High Tumble Strategy (optimisation of engine internal aerodynamics allowing better combustion). With the Turbo 66 kW engine un-
der its bonnet, the all-new Sandero Stepway reaches a top speed of 175 km/h accelerating from zero to 100 km/h in only 11.1 seconds. The spritely personality of the Turbo 66 kW engine exudes from its engaging sound as well as its best-in-class responsiveness in all conditions, thanks to its steady low-end torque which reaches a maximum of 135 Nm from 2 500 rpm, 90% of which is available from 2 000 rpm. “This is particularly evident at the Reef, where the turbo almost offsets the negative effect on the performance generated by the altitude,” explains Wayne van der Merwe, senior product manager at Renault SA. With the fitment of this cuttingedge Turbo 66 kW, New Sandero Stepway outperforms the previous generation model, which was fitted with a 1.6 naturally aspired engine, that offered lower power (64 kW) and lower torque level (128 Nm), also reached at higher revs (3 000rpm). “It performs far better and is significantly lighter on fuel with an almost 2 F/100 km saving,” he adds. Indeed, Renault’s all-new Sandero Stepway Turbo 66 kW boasts an impressive fuel consumption of 5.4 litres/100km (combined cycle NEDC) while emitting only 124 g CO2 / km. The New Sandero Stepway derivative comes standard with Renault’s industry-leading fiveyear/150 000 km warranty plus a two-year/30 000km service plan (service intervals: 15 000 km). Recommended price (Inclusive of warranty and service plan) of New Sandero Stepway Turbo 66 kW 5door is R159 900.

Range Rover Sport 3.0 V6: modern perfection HANJO STIER What’s this world coming to? At the risk of sounding like the grumpy sod I’m slowly turning into, back when I was young all Landies were slow, noisy and pretty ugly. I know this because my first car was just such a beast and nothing like my latest review victim, Land Rover’s new Range Rover Sport. I’ll tell you what happened. Our modern culture demands exceptional efficiency, comfort and style from the things that tug at our purse strings. Those old Series and Defender Landies were – and still are – for people who dislike shaving and substitute mosquito nets with a generous dose of rum. The modern man or woman, who conducts business via a bewildering assortment of shiny gadgets and owns more than two grooming products, doesn’t want to double declutch up their driveway or wrestle an unassisted steering wheel into the seaside sushi bar’s valet bay. Oh no. What they want is modern perfection. State-of-the-art technology wrapped in a flashy suit, low-riding street stance with pucker off-road gear underneath, garnished with enough bling and gadgets to make a statement. My sleek machine masters tarmac as well as mud, without me having to twist a single hub. This is how the Range Rover Sport came about. Its bigger brother, the magnificent Range Rover, gracefully followed the path it had chosen – to be the most luxurious 4x4 out there. The smaller and cheaper Discovery quickly became a family favourite but that meant it wasn’t what the urban trendsetters craved. They wanted style and presence, without the bulk and cost of the big RR. They wanted a Range Rover Sport. That name and the green oval on either end of the car give it pedigree and competence while the fine leather, thick carpets, clever cameras and intricate infotainment centre rack up an impressive toy count. As part of Land Rover’s relentless
Propulsion comes from either a V6 or V8 engine in turbo-diesel or supercharged petrol guise with various equipment lines and optional extras to suit your well-honed taste. PHOTO: QUICKPIC drive towards modern luxury, the first generation Sport (debut 2005) was based on the successful Discovery 3 platform with enough goodies borrowed from the flagship to warrant the use of its name. This all-new model is a little more custom, slightly longer and quite a bit lighter. Propulsion comes from either a V6 or V8 engine in turbo-diesel or supercharged petrol guise with various equipment lines and optional extras to suit your well-honed taste. Our press vehicle was an HSE model with a 250 kW/450 Nm 3-litre supercharged petrol V6, capable of 0–100km/h in 7.2 seconds. Sport indeed. An eight-speed automatic gearbox with Command Shift (paddles) sends the engine’s efforts to all four wheels via a supremely clever drive train – Land Rover’s latest-genera-
tion Terrain Response. You may select anything from mud, rock crawl or soft sand and the car will set itself up accordingly. Better yet, just leave it in “Auto” mode and the Range Rover Sport will figure everything out on its own – if need be, with the help of its trick 360° cameras. The fully-independent air suspension can be raised or lowered but will also work autonomously on the highway or while fording a river (800mm max). I didn’t ford any rivers but I pointed my RRS at some dirt roads and ditches – which it laughed at. At the car’s launch, Land Rover had journalist drive into, inside and out of an airliner, followed by the obvious dust ’n mud challenges. Youtube will be happy to show you any and all of these feats. The Range Rover Sport is proper-
ly capable beyond the tarmac, not that many owners would want to chance a scratch on the exquisite paintwork or a dull pop from the low-profile tyres (19 to 22 inch available). Most of these cars will spend the majority of their time in Suburbia and on highways – where they’ll also shine. Your family will be safe and happy thanks to all imaginable safety features and, depending on model and options ticked, toys like rear DVD entertainment, dual-view front monitor, four-zone climate control, electric everything (including tailgate), studio-quality Meridian audio and hard-disk navigation. I even chucked this car into tight corners at varying speeds and the grip levels were exceptional for such a big machine. As was the power delivery and torque; this model
usually cruises at around 1 500 rpm and you need not floor it to gain speed. Should you floor it, you’ll even get a V6 growl and faint supercharger whine. Average fuel consumption is claimed at 11.3F/100 km and we concur – our week’s driving yielded around 12F/100 km so you can expect a range of about 900 km from the 105 F tank. What will all this cost you? This particular model retails for R1 094 400 with more models either side of that price. Land Rover will also throw in a 3-year/100 000 km warranty and 5year/100 000 km maintenance plan. That means you can relax for the next few years and until such time when you wish to replace it with something even more trendy and imposing. I hear they’re building a Discovery Sport soon… Galimoto

Suzuki se Swift en Dzire: Vinkel en Koljander HANS HEESE Toe die eerste vinnige Suzuki motorfietse hulle merk op die wêreldkaart gemaak het, was ek amper klaar met skool. In 1973 het ek die eerste J10 Suzuki Jeep in Angola gesien, en kort nadat die bosoorlog begin het, het ’n paar ondernemende dienspligtiges in 1975 ’n paar van die linkerhandstuurmodelle as “oorlogsbuit” terug gebring. Verder het General Motors ook ’n paar klein “Broodjie-tipe” afleweringsvoertuie ingevoer waarvan ’n vriend een van hulle tweedehands gekoop het. Dit was nogal snaaks om hierdie baie groot man in die piepklein waentjie te sien ry;
My persoonlike keuse? Die Dzire outomaties met sy ekstra pakplek. By hierdie pryse is ’n tweejaar/60 000 km diensplan ingesluit asook ’n fabriekswaarborg van drie jaar/100 000 km asook padbystandsdiens van drie jaar met onbeperkte afstand. Diensintervalle is elke 15 000 km. Galimoto Media

Diensintervalle is elke 15 000 km.

Hyundai Accent hatchback: the new reason HANJO STIER
Power comes from a 1,6-litre in-line four cylinder petrol engine with a choice of sixspeed manual or four-speed automatic gearbox.PHOTO: QUICKPIC
By now, Hyundai’s success story is well documented and the Korean manufacturer has carefully crafted its tracks in the local motor industry. With over 50 000 units sold last year, Hyundai’s S.A. division ranks 13th worldwide and has helped the global brand from 6th to 5th position for car makers. Keen to increase their footprint on local soil even more, Hyundai just launched an Accent hatchback to slot between the successful i20 and i30 models. Previously only available as a small sedan, the new sloping-back Accent retains its donor’s 2 570 mm wheelbase, 1,7 m width and 1 457 mm height. The sedan’s 389F boot is almost matched by the hatchback’s 370F and most journalists at the car’s recent launch noted that its exterior styling is agreeable with a hint of i30 at the back. The front and most of its sides are exact duplicates of the sedan, while a small roof spoiler accents this newcomer. (See what I did there?) Hyundai’s “Fluidic Sculpture” design language is also strong with this one, a hexagonal grill and snazzy fog lights define its front end, followed by stylish creases down the sides which neatly integrate into the rear bumper and lights. The steeply rising window line merges beautifully with a small rear windscreen. Rear visibility is very limited but Hyundai thankfully provides rear park assist as standard. Other standard features are 16inch alloy wheels, remote central locking, immobilizer, air-con, power steering, power windows and mirrors, super vision instrument cluster with trip computer, six airbags and four disc ABS brakes with EBD. The adjustable multi-function steering wheel has buttons for most functions of the
six-speaker sound system with radio, CD, USB, ipod, Aux, USB and Bluetooth inputs. Up to five adults will find decent space in stylish cloth seats and most Hyundai dealers will be happy to sell you some cuts of leather for about R8 000. The cabin layout is modern and stylish with shiny trim pieces and blue screens offsetting the black surfaces. All materials have a quality feel and interesting textures while everything feels sturdy and well put together – on our long launch route we didn’t hear any squeaks or rattles from our chosen Accent hatchback. Power comes from a 1,6-litre in-line four cylinder petrol engine with a choice of sixspeed manual or four-speed automatic gearbox. Peak power outputs are 91 kW (124 hp) or 156 Nm, resulting in a 0-100 km/ h sprint of 10,2 seconds (11,4 for automatic). Top speeds are 190 and 184 km/h. Average fuel consumption is 6,4 or 6,8F/100km and CO2 emissions just 152 or 161 g/km. All Accent hatchbacks have a 43F petrol tank, 5,2 m turning radius, full size spare wheel, and a suspension made up of McPherson struts up front and a coupled torsion beam at the back. Our overall impression from various routes at the car’s launch was very satisfactory. Steering and pedal feel is light and easy, as is the operation of that six-speed gearbox. Although most cars only had delivery mileage showing, we found the 1 600 engine to be willing and smooth at all but very high speeds. Prices are R234 900 for the manual and R10 000 more for an automatic. It’s available in one of seven colours and comes with Hyundai’s 5-year/150 000 km warranty and 5-year/90 000 km service plan. And by slotting in between two other popular Hyundai hatches, it gives you another reason to consider this brand. Galimoto Media
