Developments deliver on value Every purchaser of every product on the planet wants the same thing: fair value for their money. Far too often we’re disappointed in our purchase – feeling that we’ve overpaid for a product. When it comes to purchasing property this is especially true. For most of us, our property purchase is one of the largest purchases we will ever make. It’s for that reason that a property purchaser will carefully research the market before putting pen to paper. And rightly so. In most cases what property we purchase is influenced by our affordability. In addition to the purchase price we need to factor in transfer duty – often quite a significant cost, and one that the bank won’t finance. That’s one of the reasons why purchasing a property in a development offers such good value. The selling price will include VAT instead of transfer duty – and the banks will finance a percentage of the total selling price including VAT. This can potentially make the difference between you purchasing the property you really want, or one where you have to find the cash for
the transfer duty. In addition to this, most developers in the past few years have really made an effort to bring a product to market that is competitive with resale properties. Developers have paid attention to buyers’ needs and created products that are in demand, and fairly priced. Many developments are sold as “turnkey” products now – where the purchaser only pays when the building is fully complete and handed over. This takes away the stresses and concerns of building, and removes the risk of delivery. So now a purchaser can move into a brand new home, with his choice of finishes from the developers’ range, and only pay on completion. He qualifies for the maximum bond, which includes finance on the VAT portion – and can thus purchase for more than he potentially could if he was buying a resale property. What’s more, with the advent of the Consumer Protection Act, the purchaser also has the peace of mind of knowing that he will get exactly what was promised and
what the contract said. And for six months after transfer the developer has to repair all snags and defects. We have seen a significant increase in the number of development sales in the last two years. It is clear that purchasers see the outstanding value in most developments and are putting pen to paper. Not only is this true in the lower and mid price ranges, but also in the higher price ranges of R4 million and more. Strong demand across the board has meant that developments that may not have been feasible a few years ago, now show excellent potential. The bottom line is that, if a supplier produces a product that the market wants, at a price that represents good value – the buyers will respond. A healthy property market and increased demand for property has resulted in most purchasers moving into property worth considerably more than they paid by the time they take ownership. So next time you consider a property purchase, be sure to look at developments as well as resale properties.

The Rawson Property Group’s Paarl franchise has secured the joint mandate to sell homes in the new Oude Chardonnay lifestyle village on the banks of the Berg River in Paarl. The development covers approximately five hectares in all and a portion of the site fronts onto the Berg River. The site is part of the old Frater Farm, one of the most beautiful in Paarl. Homes here will give residents 360 ° views of the Simonsberg, Paarlberg, Franschhoek and Drakenstein mountains and two of its five hectares will have landscaped gardens.
The development aims, by means of a phased schedule, to establish about 350 residential properties within the next two years. Suzuki’s powerfull V-Strom 1000 returns QUICKPIC The legend is back! After a six-year absence, Suzuki’s V-Strom 1000 makes a triumphant return to the adventure motorcycle segment with a package that is lighter, leaner and more dynamic than before, while also benefiting from latest-generation technology. First launched in 2002, the original Suzuki V-Strom 1000 was an early pace-setter in the burgeoning adventure tourer segment, and was followed by the more compact V-Strom 650 two years later. But more stringent emissions regulations halted production of the V-Strom 1000 in 2008, leaving the 650 version to fly the Suzuki flag in the adventure tourer category. It’s done so with great success, undergoing a comprehensive update in 2011, and helping to boost global V-Strom sales to in excess of 187 000 units. That figure is expected to be boosted significantly by the return of the VStrom 1000. Described as a sport-adventure tourer for all enthusiasts, the V-Strom 1000 provides a compelling counterpoint to the big and bulky touring machines from other brands. Instead, the new Suzuki delivers a nimble and wieldy riding experience, thanks to a compact form factor and reduced weight, together with a low and comfortable seating position. At the heart of the V-Strom 1000 is an all-new, larger 1033cc V-twin engine. The liquid-cooled DOHC powerplant has been comprehensively redesigned, and now features a larger capacity, reduced mass and greater efficiency. Its focus is on delivering optimum performance across a broad range of applications, including congested city streets, paved and unpaved rural route, and twisty mountain passes. The engine features new cylinders and cylinder heads, redesigned pistons and con rods, a new crankshaft and clutch assembly, and twin coils and twin iridium spark plugs per cylinder. The entire emphasis of the redesign was on improving efficiency, reducing weight, improving response and performance, and complying with stringent emissions regulations.
These changes, together with an all-new fuel-injection system and a new, lightweight exhaust system, have resulted in an average Worldwide Motorcycle Test Cycle fuel consumption figure of 20,9 km/litre – an improvement of 16% over the previous 996cc V-twin engine. The all-new V-Strom 1000 is the first Suzuki motorcycle to feature a three-way adjustable traction control system, ensuring rider confidence and control regardless of riding conditions. In doing so, it also ensures a more relaxed riding experience during long-distance touring. The system continuously monitors the front- and rear-wheel speeds, as well as several other parameters, and instantly reduces engine output when wheelspin is detected. The traction control reacts rapidly, as its measures the riding status every 4 milliseconds. System sensitivity is adjustable in three steps. The new V-Strom exterior design is slim and streamlined, emphasising the inherently sporty character of the bike. The vertically stacked headlight array is reminiscent of the legendary Hayabusa, while an LED tail light is both attractive and functional. The V-Strom’s all-new chassis provides a slim, low-mass starting point for an equally compact and lightweight package that performs optimally in wide variety of conditions. A longer wheelbase aids stability, while the new inverted forks are adjustable for preload and damping. Highlights include a low seat height and slim fuel tank for enhanced ergonomics, a comfortable riding position for both rider and pillion, and a fully adjustable windscreen to reduce buffeting and improve visibility. The V-Strom 1000 also features beefier brakes with latest-generation ABS control, while a 19-inch front wheel and 17-inch rear find a good combination of response and stability. The instrument display is comprehensive, but also ergonomically intuitive. It’s dominated by a large analogue rev counter, augmented by a multi-screen LCD-based trip computer that is rider-configurable to provide a wide range of data, including speed, fuel consump-

“There are some changes to the layout of the rally this year,” says route organiser Joe Fourie. “The Volkswagen Rally will start on a brand new stage on Friday
and end on a new stage on Saturday afternoon – there is also a Super Special stage complete with bridge and crossover to make things even more exciting.” The traditional start at Auto Pavilion in Uitenhage, right at Volkswagen South Africa’s main gate, remains the best place to meet the teams, take photos and get autographs before the midday start on Friday. It is from this point that the Volkswagen Rally will head to stage one opposite the Uitenhage hospital on Mission Road. “Stage one is 16 km of loose surface gravel rallying and there are three very good spectator points,” says Fourie. “This stage will be run twice during the Volkswagen Rally, providing variety
and excellent spectating before the field heads out to the Longmore Forest.” The final two stages of day one on the Volkswagen Rally sees the field leave the gravel behind and head for Jeffreys Bay where two stages take place – at Fountains Mall and in the city centre. After an overnight stop at Port Elizabeth Oval Track Raceway, the Volkswagen Rally field will complete two stages in this area before heading out to Longmore for the second day of gravel action in the forest. All-new Grand i10 a real jewel in the local market QUICKPIC Hyundai’s all-new Grand i10 has arrived in South Africa, and this small well-endowed hatchback has all the potential to fill the shoes of a forerunner that has helped to put the Korean car brand’s name on the map in our country. “We couldn’t help drawing comparisons between the new Grand i10 and the Hyundai Getz – a car that was discontinued about four years ago after it reached enormous popularity in South Africa. The Grand i10 has everything in its arsenal, and more, to do what the Getz did for Hyundai. Not only is it spacious inside, yet small in overall diameters, but it is filled with standard features that will make is a compelling choice in the entry-level segment of our car market,” says Stanley Anderson, marketing director of Hyundai Automotive South Africa. Suzuki’s powerfull V-Strom 1000 returns QUICKPIC The legend is back! After a six-year absence, Suzuki’s V-Strom 1000 makes a triumphant return to the adventure motorcycle segment with a package that is lighter, leaner and more dynamic than before, while also benefiting from latest-generation technology.
First launched in 2002, the original Suzuki V-Strom 1000 was an early pace-setter in the burgeoning adventure tourer segment, and was followed by the more compact V-Strom 650 two years later. But more stringent emissions regulations halted production of the V-Strom 1000 in 2008, leaving the 650 version to fly the Suzuki flag in the adventure tourer category. It’s done so with great success, undergoing
a comprehensive update in 2011, and helping to boost global V-Strom sales to in excess of 187 000 units. That figure is expected to be boosted significantly by the return of the VStrom 1000. Described as a sport-adventure tourer for all enthusiasts, the V-Strom 1000 provides a compelling counterpoint to the big and bulky touring machines from other brands. Instead, the new Suzuki delivers a nimble and wieldy riding experience, thanks to a compact form factor and reduced weight, together with a low and comfortable seating position. At the heart of the V-Strom 1000 is an all-new, larger 1033cc V-twin engine. The liquid-cooled DOHC powerplant has been comprehensively redesigned, and now features a larger capacity, reduced mass and greater efficiency. Its focus is on delivering optimum performance across a broad range of applications, including congested city streets, paved and unpaved rural route, and twisty mountain passes. The engine features new cylinders and cylinder heads, redesigned pistons and con rods, a new crankshaft and clutch assembly, and twin coils and twin iridium spark plugs per cylinder. The system continuously monitors the front- and rear-wheel speeds, as well as several other parameters, and instantly reduces engine output when wheelspin is detected. The traction control reacts rapidly, as its measures
the riding status every 4 milliseconds. System sensitivity is adjustable in three steps. The new V-Strom exterior design is slim and streamlined, emphasising the inherently sporty character of the bike. The vertically stacked headlight array is reminiscent of the legendary Hayabusa, while an LED tail light is both attractive and functional. The V-Strom’s all-new chassis provides a slim, low-mass starting point for an equally compact and lightweight package that performs optimally in wide variety of conditions. A longer wheelbase aids stability, while the new inverted forks are adjustable for preload and damping. Highlights include a low seat height and slim fuel tank for enhanced ergonomics, a comfortable riding position for both rider and pillion, and a fully adjustable windscreen to reduce buffeting and improve visibility. The V-Strom 1000 also features beefier brakes with latest-generation ABS control, while a 19-inch front wheel and 17-inch rear find a good combination of response and stability. The instrument display is comprehensive, but also ergonomically intuitive. Preparations for Volkswagen Rally 2014 in full swing QUICKPIC There is one month to the start of the annual Volkswagen Rally on Friday and Saturday 11 and 12 July. Round four of the national rally championship – and the traditional mid-point of the season – will see South Africa’s best rally talent tackling one of the most popular events on the national rally calendar, aiming for a new finish line at the Nelson Mandela Bay Stadium. “There are some changes to the layout of the rally this year,” says route organiser Joe Fourie. “The Volkswagen Rally will start on a brand new stage on Friday and end on a new stage on Saturday afternoon – there is also a Super Special stage complete with bridge and crossover to make things even more exciting.” The traditional start at Auto Pavilion in Uitenhage, right at Volkswagen South Africa’s main gate, remains the best place to meet the teams, take photos and get autographs before the mid-
day start on Friday. It is from this point that the Volkswagen Rally will head to stage one opposite the Uitenhage hospital on Mission Road. “Stage one is 16 km of loose surface gravel rallying and there are three very good spectator points,” says Fourie. “This stage will be run twice during the Volkswagen Rally, providing variety and excellent spectating before the field heads out to the Longmore Forest.” The final two stages of day one on the Volkswagen Rally sees the field leave the gravel behind and head for Jeffreys Bay where two stages take place – at Fountains Mall and in the city centre. After an overnight stop at Port Elizabeth Oval Track Raceway, the Volkswagen Rally field will complete two stages in this area before heading out to Longmore for the second day of gravel action in the forest.
