Expo a big success The exciting three-day Cape Retirement and Lifestyle Expo, a first for Somerset West, was held at the NH Lord Charles Hotel last weekend. Hundreds of visitors from this province, Gauteng, Mpumalanga, KwaZulu-Natal and the Northern and Southern Cape streamed to the event. Such high levels of interest leave little doubt that the Western Cape, particularly Somerset West, is South Africa’s retirement destination of choice. Retirees, family members of retirees and people planning their retirement all thoroughly enjoyed opportunities to directly engage with exhibitors and sales teams. Seventeen upmarket retirement and lifestyle villages, numerous life-right homes, village management/ services, mobility and emergency-call equipment, home-based nursing, NPOs and useful websites were showcased. The well-attended workshops focused on finance, investments, estates, medical aid, choosing retirement property and nutrition for retirees. Lifestyle buyers loving Franschhoek
R6,2 million on average. Smallholding and lifestyle farms are a particularly popular option, especially for luxury buyers, given that the value on offer is often substantially more than what you would pay in Constantia for example, says Uys. “These come with a very soughtafter lifestyle – surrounded by nature, with space to keep animals and indulge in a bit of organic gardening or farming, including producing your own olives or wine for example. Many also have income producing cottages to meet the demand for leisure accommodation,” she adds. Prices range from around R4 million to just over R20 million at the top end for a 3,6ha property with lush gardens, oak trees, two rivers running through it, a borehole and excellent facilities. It includes a magnificent 800m² four-bedroomed manor house with underfloor heating and air conditioning, fireplaces in the living areas, a bar and wine cellar, state-of-the-art kitchen, two solar heated pools, a large jacuzzi, air conditioned gymnasium with an infra-red sauna, steam room and change room, a workshop, office, garaging and a two-bedroomed income producing cottage with its own pool and boma. The mountains and vineyards, combined with the wine and food lifestyle which attracts visitors from across the globe, have made Franschhoek one of the most soughtafter areas to reside in the Cape and, Uys concludes, it is an easy commute of under an hour from the city – thus an ideal residential base.
Lifestyle buyers have slowly made their return to the Winelands over the last two years, leading to a surge in sales volumes and prices in sought-after Franschhoek. This according to Pierre Germishuys, Seeff’s managing director for the area. “After sales volumes dipped to around 60 units in 2009 with very few lifestyle and wine farm sales, we have seen a good recovery since early 2013. By 2013, activity had improved to 118 property transactions worth about R247 million and last year, to 141 sales to the value of R328 million, the highest activity levels since pre-2008,” he says. The average freehold sales price is also up to R2,5 million (from R2,3 million) and to R1,6 million (from R1,1 million) for sectional title property. Top end houses, priced above the R6 million to R8 million mark are also starting to sell again, mostly in the lifestyle and vineyard estates. There has also been a good few sales of lifestyle and wine farms over the last two years, with lifestyle estates selling for just over R9 million to well over R20 million in the La Motte area and to just over R30 million in the Waterfall area, in addition to a few wine farms sales around the R30 million mark. The last two years have also seen high profile sales such as Indian billionaire Analjit Singh, who spent about R200 million on several properties, and Sir Richard Branson, who acquired Mont Rochelle.
The beautiful Franschhoek Valley. Although buyers are still largely residential, foreign and second home buyers are returning to the village, says manager Marinda Uys. Aside from UK and European buyers, the village is now attracting interest from across the globe, including the UAE and USA. Interest from Johannesburg and Pretoria has also grown over the last two years. Commuter buyers, too, are on the increase according to Uys: “We find that many people are now willing to commute for the sake of the lifestyle and better schooling – the renowned Bridge House School just outside the village, as well as a selection of top schools in nearby Paarl and Stellenbosch. Younger families are increasingly heading to the village and the demographics are shifting from the traditional wealthy retired Europeans.”

ROAD TEST: GT-LINE OFFERS EXTRA OOMPH

Over the past two years I have been lucky enough to sample some of the best cars Renault has produced in recent years. The quirky looking Duster, the small SUV, proved to be a revelation and ticks most boxes, but what surprised most was its generous boot, frugal engine and go-anywhere capability. Next I drove two fire-breathing hatchbacks, which elicited endless smiles. Fresh in 2015 however, is yet another striking little hatchback, which comes in the form of the latest Clio GT-line. The GT-line fits nicely between

the current Clio and RS-models. It is also aggressively priced at R224 900, a mere R7 000 more than the top-of-the-line Clio Dynamique model. You do get some beautiful extras for your hard-earned money but the only exterior differences are 17-inch smoked grey sports wheels and a single exhaust tailpipe. A small F1 inspired rear diffuser as well as LED lights in the front bumper complete the more aggressive GT-line look. Here it is important to note that both the Clio and the GT-line have the same engine. The engine is the much debated 900 cm³ three-cylinder. By now, some three years after a load of tiny engines has entered the South Afri-
can market, we should be used to them. In a strange way, I feel a certain fondness for these triples filling up the local automotive scene; love them or hate them, they do show us the road to the future. By downsizing the engine and slapping a turbocharger on it, you win in two major departments: The first is the amount of lowdown torque that a turbo produces and secondly the decrease in fuel usage. Downsizing is here to stay and it provides a glimpse of where modern motoring is going. As mentioned earlier, the same 66 kW/135 Nm is produced from the tiny 900 cm³ engine, but in the GTline you do get some added power,al-

though the extra oomph is only available for a brief period in second and third. When you stomp on the accelerator, four extra kilowatt power and 15 Newton metres torque become available. This function is called over-boost and is purely there for overtaking purposes. Still, do not expect your hair to be blown back by the GT-line’s performance: according to Renault’s colourful brochure, 0-100 is recorded in 12,2 seconds while the GT runs out of steam at 182 km/h. While fuel consumption is such a widely discussed, controversial topic, the manufacturer’s claims are almost unreachable, due to the more rigorous European testing conditions, but if you drive the GT-line sensibly, you should see figures of above 15 km/F. If you are looking for a white-knuckle sporty hatchback, rather opt for Renault’s brilliant Clio RS model; the GT-line simply cannot live up to the RS’s performance credentials. On the inside, things are exactly the same as what you would find in the Clio Dynamique. The materials feel rather upmarket and most are pleasantly soft to the touch. The plastics are not completely faultless, but you have to compare it to its main rivals. The black piano veneer centre console looks beautiful, but only when its clean. The front seats offer ample support and I could easily spend time there on a long trip. Being a modern car, there is no player for your beloved CDs, just an MP3. Don’t fear, pairing your smartphone via Bluetooth can be done whilst driving and the systems works well. The standard speaker system offers good quality sound and the large 18cm screen can be used to operate your standard satellite navigation or flip through your various music files. Driving the GT-line is possibly the best feature of this Clio. Sure, the steering is over-assisted at low speeds, but it tightens up well when you decide to push on. The lighter steering is marvellous though, when parking or zipping around in traffic, but it takes some getting used to at higher speeds. Fitted with generous 17-inch tyres, the GT-line offers good grip in the corners. When you get the hang of the steering, the Clio is a gem to drive, especially if the road is riddled with corners. Main rivals for the GT-line would include the likes of the new VW Tsi Polo, Kia’s Rio and Hyundai’s i20. The GT-line is less expensive than the Polo but offers many more standard features than either the Kia or Hyundai. It also features a newer three-cylinder turbocharged engine while the Koreans are still stuck with rather dull four-cylinder power-plants. At R224 900, the GT-line is certainly not cheap. It offers the most visually appealing sporty hatch in this segment and should be considered if you are in the market for a hatchback with loads of French flair. Renault offer their standard fiveyear/150 000 km warranty along with a three-year/45 000 km service plan.
