Things to know before getting a mortgage BY JONELL KEHIAS

If purchasing a home is on your horizon, then one of the first steps is to brush up on your mortgage knowledge. Brent Wilder, Loan Officer with Waterstone Mortgage, has been in the mortgage industry for more than 14 years and advises home buyers to “Connect with a loan officer who will take the time to educate, assist, navigate and answer all questions. In short, they are knowledgeable, accessible and interested in serving and building a relationship.” RE/MAX Rising Realtor Jean Hutson recommends talking to a lender before starting the house hunting journey. “It will give the buyer options as to what direction they would like to go with their mortgage, how much they want to spend, size of payments, interest, insurance and much more. The first stop should be a lender.” A general rule of thumb is that

housing expenses (mortgage, property taxes and homeowners insurance) should be no more than 28% of your monthly gross income. “There are mortgage assistance programs available that typically have minimum FICO scores and maximum income limits,” said Wilder. “The predominantly used ones are forgivable grants offered through the Federal Home Loan Bank of Chicago “(FHLB) or Illinois Housing Development Authority (IHDA). Currently the amount could be up to $6,000. Lenders either have to be members or approved. Waterstone has both and others available.” First-time home buyers should be aware of the credit score, as this affects the interest rates one can qualify for and gives you an idea of where you will stand with lenders. The minimum credit score needed

varies for the loan type, but Wilder advises the range is between 580 and 620. One of the most asked questions from first-time homebuyers is “How much money do I have to put down.” According to Wilder “A common misconception is that borrowers need to make a minimum 20% down payment. There are loan programs which allow low or no down payment. However, less than 20% down will require payment of some form of mortgage insurance or funding/ guarantee fee. When a down payment is required, as long as the applicant has some assets, a gift from an immediate family member or forgivable grant may also be allowed.” A benefit for those shopping for homes in McLean County is that mortgages are very affordable in our area, according to Wilder. “Rates will vary by loan type and term,” said Wilder.

“While most recently rates are at 1 percent plus higher than the low point in January 2021, they are still 1 percent plus LOWER than in November 2018. Most importantly, rates in the 3s and 4s remain low by historical standards” While inventory is somewhat tight in Bloomington-Normal, a mortgage preapproval can put you in a better negotiating position. Wilder explains “Preapprovals are stronger than prequalificiations. Preapprovals add some level of initial underwriting and review of applicant’ provided documentation.” Hutson has helped put people in the first, second, third and retirement homes. She offers “If people do not have a lender, we have a list of wonderful, qualified lenders and we can match you up with someone who fits your personality and qualifications.”
