Employee Spotlight Lidia Luna

E

mployee of the Month. Supervisor of the Year. National Executive Housekeeper of the Year. These are just some of the many accolades Lidia Luna has received in her career in the hotel industry, a career that has spanned more than 3 decades. Now an executive housekeeper, Luna began her career as a laundry attendant at the Holidome, once a premiere lodging option on Veterans Parkway. (The Hotel was replaced by a Pizza Ranch in 2014). It was there that she met her current employer, Tony DeAngelis who, along with his wife Karen, own the Holiday Inn Express and Suites in Normal, Luna’s work home for the past 18 years. “I am so blessed to have her,” offers DeAngelis. “No one can keep up with her. She’s very humble. She has worked so hard. I finally had to sit her down and say, Lidia, I am so impressed with you – with the quality of your work. With your loyalty. I want you to accept a management position.” “I didn’t want to do it,” Luna adds, with a blush. I was afraid. I wasn’t sure I could a be supervisor, but now, I am glad. I am grateful.” In her current role, Ms. Luna oversees 20 employees, many of whom have been with the Holiday Inn and Suites staff since day one, back in 1999. “We have never had to advertise to fill staff positions,” DeAngelis explains. “Most of my employees – we have almost no staff turn-over, because of Lidia. She treats people with such kindness and respect. They don’t want to work anywhere else.” Luna explains that “Mr. D.”, as she calls him, and Karen set the tone, and truly create a family work environment. Coincidentally, a few members of Luna’s actually family are also on the workforce, including her sister, and their 81 year old mother. “My parents worked hard,” she shares, with pride. “I guess I learned from them, that when you do a good job, you make people happy. My father is gone now, but he always worked 2 jobs. And my mother still works, though finally, she has gone from

full to part time, just three days a week.” The facility, which received a 2012 Renovation Award, is warm and welcoming with many impressive features, all hand-picked by Karen DeAngelis. “We all work hard to keep things beautiful for our guests,” Luna emphasizes. “We must always be ready for inspection, and we never know exactly when that will be. They come usually every six months, but it varies. So we stay on top of things, and treat each day as though it were inspection day.

She rolled her eyes and said, “No, Mama, at your work… what do you do at your work?” “I told her again, and she was embarrassed. Now, my grandchildren call me ‘Hotel Grandma’. I love it! I have a great life.” Lidia is famous for her towel sculptures Her sister Maria, also an employee at the hotel, agrees. “She is tough. Maybe tougher on me because I’m her sister,” she teases. Luna laughs, and adds, “At home you’re my sister. Here, you are my employee.” “I’m very proud to do what I do,” she shares with a smile. “When people say thank you, or sometimes leave a nice note – I love that. I’m happy for my staff, when they get notes or tips. It feels good to make people happy. I can’t imagine working anywhere else.” “When my daughter was much younger”, she recalls, I think in 4th grade – she asked

It’s a great time to buy or sell a home Story by Mary Ann Ford

M

ortgage interest rates inched up recently but they’re still at historic lows making it a great time to buy a house, experts say. Meanwhile, there is a low inventory of houses on the market, said Ed Neaves, president of Bloomington-Normal Association of REALTORS® making it an equally good time to sell your house. “Usually if inventory is down and there’s less of a supply, prices go up,” Neaves said. “But our prices have remained steady.” Neaves said houses “properly priced and in very, very good condition, sell quickly.” The average time on the market is 74 days. “For years and years, it was 90 to 120 days,” he said. Cindy Eckols, of the Cindy Eckols Team of RE/MAX Choice, said 2017 is projected to be a “pretty good year to buy or sell even though there’s a slight increase in (mortgage interest) rates.” Eckols said now is a good time to get homes ready to put on the market – painting and repairing – “doing whatever

is necessary.” The New Year also brought new money to grants that make buying a home easier, especially for the first-time homebuyer. “Right now, rents are high so why pay rent,” Eckols said. “With programs, a monthly (mortgage) payment can be less than rent.” Neaves said with current conditions, homebuyers can “get a lot of amenities” in a house in the preowned market. “Rates are slightly up but rates are still very low; still at historic lows,” said Eric Armstrong, a loan officer a Mid-Illini Credit Union of Bloomington.

“Even though they are up a little, they’re still in the single digits. It gives people more purchasing power,” he said. Loan institutions can help potential homebuyers see if they are financially prepared to own a home or help them get that way. “Every loan officer (at Mid-Illini Credit Union) is a certified credit counselor,” said Armstrong. Armstrong said the loan officers look at credit scores and assets and “make sure (homebuyers) can afford a payment. The higher the credit score, the better the interest rates.”

Specialization: Finding the Right Agent

T

he term “commercial real estate” means a lot of different things to a lot of different people, including the brokers who practice in the Michael O’Neal field. Commercial real estate encompasses virtually all real estate activity outside of residential home sales. Because of this broad spectrum of activity, an individual broker simply cannot know it all and cannot adequately service the needs of every prospective client. Whether consciously, by accident, or by necessity, brokers tend to focus their energies over time into a few select areas of expertise and specialization. Geographic Specialization A broker generally defines the geographic area they concentrate in. This could be Bloomington/ Normal, all of McLean County, Central Illinois, or something more specific, such as East side, West side or downtown developments. Market Sector Specialization Within any geographic area, activity will occur in several different

commercial market sectors: • Office use can range from a small single-tenant freestanding buildings to large multi-tenant complexes. • Retail use includes malls, strip centers, theaters, gas station/ convenience stores, free standing retail and restaurants of all types. • Hospitality includes hotels, motels, convention centers, resorts and campgrounds. • Industrial includes warehouses, manufacturing or smaller flex spaces. • Multi-family housing consists of apartments, condominiums, timeshares, mobile home parks and rooming houses. • Special use includes banks, churches, schools, government buildings, healthcare facilities, hospitals, nursing homes, day care, fitness centers, gymnasiums, bowling alleys, recreational facilities, etc. sales includes the • Land development or re-development of any of the above. Activity Specialization Within a market sector in a defined geographic area, a broker may specialize in:

• “Sales”, which can cover seller or buyer representation • Landlord representation • Tenant representation • Development or re-development • Property management The challenge for the client, who needs the services of a professional commercial broker, is to find a broker with the depth of knowledge, experience, and level of expertise needed to successfully complete their specific assignment. Start locally. No one knows the market better than the brokers who work there every day. Call the full services offices that specialize in commercial real estate. Ask about experience, references, and professional designations or affiliations. Don’t hesitate to ask for a referral to another agent with the expertise you are looking for. The brokerage community has a well– established referral network and should be able to point you in the right direction. EstatE Planning Basics for BlEndEd familiEs By: attorney chad a. ritchie According to the US Census Bureau, the number of blended families outnumber traditional families in the United States. A blended family is a family that is comprised of children from previous marriages – think of the television show – “The Brady Bunch.” BlEndEd family EstatE Planning challEngEs Blended families create their own unique set of estate planning challenges. Did one spouse bring significantly more assets to the marriage than the other spouse? Has this second marriage lasted three years or 30 years? What is the relationship between a spouse and the stepchildren? Is the intent to make sure a surviving spouse is cared for upon the first spouse to die -- or does the surviving spouse have sufficient assets of their own to care for themselves? Is the intent for each spouse to leave their assets to their own respective children? BlEndEd family EstatE Planning analysis When working with clients that have blended families, I go through the following steps to help them decide how to structure their estate plan: 1. inventory each spouse’s assets. A lot of times people don’t realize what assets they have. Also with blended families, we determine what assets are “his,” “hers” and “theirs.” 2. Explain the difference between “probate assets” and “non-probate assets.” Once we have a list of assets for each spouse – we then need to classify each asset as either a “probate asset” or a “non-probate asset.” This is a fundamental concept of estate planning and it has a huge impact on estate planning.

3. Explain surviving spousal rights upon death. In Illinois, a surviving spouse is entitled to their “Illinois spousal share.” For example, if a deceased spouse dies with a will that states their children inherit everything, Illinois law allows the surviving spouse to elect their spousal share and take 1/3 of the probate estate anyway. Note: The spousal share does not affect “non-probate” assets. 4. Explain what happens if you die without a will. If a person who is married with children dies in Illinois without a will, half of their probate assets go to their surviving spouse and the other half of their probate assets are split among their children. We look at beneficiary designations to see who inherits non-probate assets. conclusion By going through this estate planning analysis, blended families have a better understanding of their estate and can use wills, trusts, life insurance, and beneficiary designations as tools to create an effective estate plan that will leave a positive legacy to their intended heirs. There is a little bit of voyeur in all of us, that desire to peak behind the curtain, under the bed and even in the medicine cabinet. So for this month’s Limited we are taking you into the homes of two of BloomingtonNormal’s REALTORS® and builders. Bob Cornwell, builder of custom homes and his wife, REALTOR® Camille Cornwell of Coldwell Banker Heart of America, and J.P. Finley of J.P. Finley and Co. RE/MAX Choice with husband Hans Yeazel were kind enough to open their bathrooms, kitchens and bedrooms to our photographer. So step inside and enjoy these two unique and beautiful homes.

9 Million. This is the amount of money being spent on amateur sports tourism in the U.S. annually per the National Association of Sports Matt Commissions. From Hawkins traditional sports like baseball and softball to unconventional activities such as pickle ball and drone racing, families are traveling throughout the country to participate in amateur sports events. The Bloomington-Normal Area Sports Commission, as a division of the Convention and Visitors Bureau, works tirelessly to bring our share of that spending into McLean County. In 2016, the estimated economic impact from sports tourism in Bloomington-Normal was $3,750,000. The mission of the Sports Commission is to promote the Bloomington-Normal area as a world class sporting event destination and to solicit and support sports activities and events which stimulate our local economy, enhance the area’s image, provide outstanding entertainment and participatory opportunities, and contribute to our community’s quality of life. The Sports Commission sponsors, operates and assists over 65 sporting events a year in

the B-N area. Our expert team offers a variety of services that can assist organizations in creating or improving an athletic event, and ensure attendees have a wonderful experience when they play in B-N. In addition to selling B-N to tournament planners, we actively explore new ideas for events that can be created and grown locally. Two examples include Sports Commission-owned events, The Youth Classic Golf Tournament, and the Midwest Nationals Wrestling Tournament. Both events were created locally, and continue to bring young athletes and their families to B-N. These events, and others, positively impact our economy through receipts at hotels, restaurants, retail stores, gas stations, and entertainment. In addition to attracting, retaining and creating events, the Sports Commission’s goals include identifying and assisting in the necessary infrastructure to support the athletic community. The Sports Commission, alongside other community leaders, are working toward the development of a new, state-of-the-art, multi-use sports complex that can accommodate activities such as soccer, lacrosse, rugby, football and cricket to name a few. The plan calls for a first-class sports facility that will be available for local league play as well as attract large state, regional and national tournaments to Bloomington-

Normal. Once established, per a feasibility study performed by Economics Research Associates, the complex could have a direct economic impact of approximately $6 million or more per year. The Bloomington-Normal Area Sports Commission is proud to partner with individuals and organizations that share our interest and enthusiasm for promoting Bloomington-Normal as an unrivaled sporting event destination. I

t’s winter in Central Illinois… and you know what that means. You’ll likely be indoors more, but it doesn’t mean you can’t enjoy the nature around you. Pull out the binoculars and your camera and take a look around you. Snow makes the perfect backdrop for capturing Northern Cardinals on pine branches frosted in white. Cardinals often mate for life, so you may see both the male and female together on a tree limb or at the bird feeder. Cardinals have expanded their range over the last few decades to northern climates like ours where they now remain year-round. They are one of the easiest and most striking birds to identify and have sparked more people’s interest in songbirds than any other. Not to mention, the Northern Cardinal is our state bird. With early spring just around the corner, you will see them start to pair up even more frequently. The male cardinal will start singing his “cheer, cheer, cheer” song and brightening early spring mornings when we step outside. Cardinals not only feed each other as a courtship ritual, but they also take turns feeding their young. Since they stay with us all winter in Illinois, start watching cardinals now and continue through the spring and summer. You will be amazed at what you learn about their familyoriented behaviors. In fact, they are often more attentive to their families than many of the human species.

DON’T IGNORE VARICOSE VEIN DISEASE

I

gnored and untreated varicose vein disease can lead to serious complications when it is allowed to continue over time. Venous reflux, associated with varicose vein disease, can result in increasing symptoms such as aching legs, pain and swelling because of the increasing venous pressure due to the progressing valve failure inside the veins. Skin changes, such as stasis dermatitis, can even lead to cellulitis. Eventually, the skin can break down and skin ulcers can develop.

Stasis dermatitis is an inflammation of the skin caused by damage to the veins in the lower extremities that reduces the

flow of blood out of the legs. Symptoms include a red, violet or brown rash on the skin between the ankle and the knee. The impaired blood flow results in leg swelling and triggers a release of inflammatory factors that decreases the skin’s ability to heal, resulting in stasis dermatitis.

The area around the ulcer is usually red, swollen, tender and can be painful. Venous ulcers will most often occur on the inner aspect of ankle and can be very challenging to heal.

Cellulitis is an infection of the superficial and deeper layers of the skin, caused by bacteria. Bacteria are normally present on the surface of the skin but when the skin is injured, bacteria can spread beneath the surface and start to grow. The growth is made worse by the poor blood flow in the feet and legs. Stasis dermatitis can also be a factor in cellulitis, especially when there is repeated leg swelling.
