The cabins, of course, are not boulders. They’re “irregular planes and dark grey wooden panels,” per a statement released to Travel + Leisure by Hello Wood, and use polished rock, deliberate angling and open space to mimic the appearance of huge rocks blending in with the gorgeous Thelandscape.striking appearance of the stone-like cabins manages to simultaneously blend in and stand out from the setting of the surrounding Balaton Uplands. Each of the units is designed for two guests and has a living room with a bed, bathroom with a double shower, closet, dining table, terrace, glass-walled infrared sauna, and hot tub. Also on-site is a reception building with a restaurant, as each stay includes a full English-Irish breakfast, as well as use of bikes; cycling and hiking are popular activities in the region. The resort is run by the company TreeHouses, known for its cabins in the village of Noszvaj. TreeHouses Kapolcs is on the five-acre site of Hello Wood’s former international summer camp, on land the architecture firm bought in 2016 to house a temporary village built by its students.

Fiona Campbell, chief executive ASSC, said: “Short-term let operators don’t have long to prepare for these new regulations. We would strongly encourage as many businesses as possible in Caithness and Sutherland to research the new legislation to understand what they need to do in order to comply.”

NEW LEGISLATION FOR HOSTS IN THE SCOTTISH HIGHLANDS

The new legislation will require all selfcatering businesses and short-term let providers to obtain a short-term let license.

Accommodation providers across Caithness and Sutherland are being offered guidance and support in preparation for a shift in Theregulations.Scottish Government’s new short-term let licensing regulations will come into force from October 1st. Existing providers must apply for a license by April 1st 2023.

Consciously built in the rolling hills of the Hungarian farmlands, about 90 miles southwest of Budapest, is the TreeHouses Kapolcs resort.

The hotel, comprising of six cottages in rural Csóromfölde, Hungary, is also dubbed “Rocks” because of the unique ‘Rock’ Cabins – irregular, boulder-like shapes, designed by architecture studio Hello Wood. The space opened to the public in February 2022.

“Over the years, we have grown very fond of the area where we had held our camps,” Hello Wood’s co-founder and CEO András Huszár said. “It was clear, though, that once the summer festivals were over, Csóromfölde and the surrounding villages were abandoned for most of the year. From now on, we are going to be able to provide work for locals not only at the construction site, but, through the [hotel’s] operative tasks, throughout the whole year.”

The Association of Scotland’s Self-Caterers (ASSC) has now teamed up with the region’s destination management organisation, Venture North, to help providers across the north understand how the new legislation will affect them and their business. They have hosted a free online regulations roadshow, where experts were on hand to provide advice. Cathy Earnshaw, destination strategy manager for Venture North, leads the tourism recovery strategy for Caithness and Sutherland. She is urging businesses to plan ahead in preparation for the new legislation.

Paul and Yip couldn’t believe their luck when the price came in at €14,000, sealing the deal for less than the deposit on a house in the UK, thus purchasing the historic hamlet of La Busliere, France, with ambitious plans to create a luxurious holiday destination.

This British couple couldn’t break into the UK property ladder and were living in a converted ex-horsebox, but had the opportunity to purchase an entire French village for only €14,000 (£11,727).

Paul and Yip were living in a converted horse box when they appeared on Channel 4’s Help! We Bought a Village and now owned six cottages, two barns and a paddock, plus a two-storey workshop, cider press and communal bread oven. However, they were left with a huge task on their hands, because there was no electricity, and the cubbyhole for the stopcock was home to a snake and a salamander. Paul and Yip weren’t bothered because when they first arrived at La Bousliere they had been living in a converted horsebox and said that ‘anywhere felt like luxury after that’.

“Something like this has so much history. It’s an amazing, amazing feeling. We’re very lucky.” said Paul Mappley.

Landscape gardeners Paul Mappley and Yip Ward couldn’t get on the property ladder in Tunbridge Wells, UK, describing how they have ‘never owned so much as a studio flat’. In April 2021, after a friend offered to sell them a cottage, they realised the potential in La Busliere and decided to purchase the adjacent buildings.

When they uncovered an oak-framed barn with an antique apple press, a working well and a stone-built bakery with a domed oven, the pair said, “It’s the first day of the rest of our lives.”

Now planning to turn the village into cottage lets and add a glamping site, the couple have a lot of work on their hands and said that they would be ‘living camping-style’ whilst ‘bringing life back to their village.’ Five buildings in the village were completely engulfed by thick vegetation, and after 45 minutes of clearing the way they found a stone barn, which Yip described as ‘Miss Havisham’s house’. Carving a path to the other properties was so difficult that their hedge cutter broke down, and were overwhelmed at what they uncovered: three buildings and a well of water, which they hope to use for flushing Thetoilets.most exciting find in the episode was the hamlet’s old bakery and Paul in particular was impressed with its history. It would have been a communal space for many families before the French Revolution and so the baker had to be available both day and night. “I love all the history that goes in with it as well again, you know, how many loaves of bread have been cooked in that for the village over the years, it’s just amazing,” said Paul. It may be a long time before Paul and Yip can turn the Hamlet into a business, and admitted their home was like a ‘squat’ when they first moved in. But for now, it’s a dream come true. Speaking to The Sun, Yip said, “In the area we were living before 2021 it was about £300,000 to buy a tiny place to live, and that was just never on the table for us.” “It has been stressful at times, and we are short of money, but coming from only ever renting, we are so grateful to be here.”

“From luxury yurts with wood-fired hot hubs, to wild meadows and lakeside stays for optimal wellness and mental health boosts, camping is having a moment,” said Christina Teng, Hipcamp’s U.S. growth operations manager. “For Gen Z and Millennial campers, the more remote the better as they look for sites to allow them to get off the grid, away from the big city, and far from the stresses of everyday life.” “Sorry Mum and Dad, I’d rather camp with my dog.” This summer, campers are 8x as likely to camp with their pets as with their parents. Only 4.7% of American campers plan to get outside with their parents, while more than a third (35.7%) have plans to camp with a pet. That makes pets a more popular camping companion than kids (29.2%).

Nearly two thirds (61.9%) of campers rank private land camping as a top outdoor destination this summer, with nearly a quarter (21.7%) ranking “remoteness” as the most important feature when booking a camping trip. Rising fuel costs? Staycation it is! Almost all (94%) campers say sky-high fuel prices will impact their travel plans this year, with nearly half (45.7%) saying they won’t roam beyond 300 miles.

Camping has always been a favourite pastime for countries across the globe, but its popularity has boomed since the start of the pandemic, and is set to reach new highs in 2022. To gain insights into America’s outdoor plans for this summer, Hipcamp, the world’s largest provider of outdoor stays, surveyed 25,000 campers from across the nation and uncovered some surprising and quirky results.

Hipcamp’s #1 filter in North America is “pet friendly,” trailed by human creature comforts like toilets, showers, and access to electricity. 24.7% rank this as their most important factor when booking.

For pandemic-weary campers, mental health matters more than fun. A whopping 39.3% cited mental health relief as the #1 reason they’re planning a camping trip this summer – ranking it above relaxation, quality time with loved ones, challenge and even fun.

One out of every 100 campers say they plan to take their cat (or cats) camping with them this summer.

I don’t know about you, but this is definitely news to me! Camping and glamping with dogs is a tale as old as time, but people are now taking their beloved cats to explore the great outdoors with them… Who says dogs should have it all?

Crown and Canopy have been gathering industry research for the past six years. In 2019, we carried out our first collaborative research with IGB to create the Perfect Pitch report.

With unprecedented booking figures in 2019 as the staycation was the only option for holiday makers, and glamping offered the ideal solution for isolated, back to nature retreats, nightly rates skyrocketed and many new sites popped up while others expanded. Because of this unusual year, we did not gather research in 2020.

WHAT IS THE FUTURE for glamping in the UK?

Just how many sites are there? Where are they, and what are the most common structure types in different regions of the country and in each county? We endeavoured to answer these questions and many more through our comprehensive research in 2021. We used a CRM system to log all the independent glamping sites we could find and any that formed part of a group. We didn’t count everything, avoiding a couple of bell tents attached to a pub, pop-up sites or the more mainstream holiday parks.

This was an incredible amount of work and involved a team of six at any given time, taking lists from Online Travel Agents and other sources such as visitor data from six years of The Glamping Show, checking for duplications and adding in their findings.

The UK has been a pioneer in glamping, leading the way in creating ever more luxurious and unusual places to stay outdoors but now there are some who say the market is reaching saturation and bookings this year have been harder to come by. Instead of relying on feedback from Facebook groups, or other opinion-based sources, Crown and Canopy and International Glamping Business teamed up this year to find out how big the UK market really is in terms of numbers of sites and accommodation – how much people are charging and what sorts of structures constitute the best value for money.

Our research helps us to understand the market and identify the best opportunities for our clients. We use this information in our consultancy, and it helps to keep IGB on the pulse of all things glamping. This year our findings will be published in the Essential Glamping Business Manual.

Choosing structures

It’s helpful to know how well the different structure types perform in your area. Our research shows regional average nightly rates for the ten most popular structure types across the UK and highlights possible development costs and indicative income. You can use this to help in your decision making and financial forecasting. For example, in the Midlands, treehouses command the highest nightly rates, and for northern England the Dome is consistently drawing in nightly rates of over £200 per night. Cabins sit in the middle of the market for nightly rates across the UK but have been showing a steady increase in price point over the past six years. Other findings We also investigated emerging trends in the glamping market, notably around dogs, ensuite bathrooms and hot tubs. On average, a hot tub adds around £24 per night which is considerable and those sites allowing dogs charge around £10 more per night.

The following graph shows regional averages for all unit types across the UK. The 2021 data indicates a levelling out of nightly rates after a sharp increase in 2020 due to the pandemic. Nightly rates are higher across all regions than those recorded in 2019, with the South East and East Anglia continuing to show the highest rates, followed closely by the South West. This is broadly good news for the sector representing viable opportunities across all regions.

In the summer of 2017, with a two-and-a-half year old, a newborn and zero childcare, Reuben and I spent a painful two days finishing our shepherd’s hut before our first booking working 24 hours a day – and I mean literally. When you’re swimming in the more practical aspects, like planning applications and building projects, it’s hard to cast your mind forward to the day-to-day aspects of running a business. I am not saying you always have to be as chipper as a Broadway show compere when meeting guests, but I’d

I always like to start any feature where I offer advice with the disclaimer that I am not an expert! I can say with confidence, however, that we have probably made every mistake in the book whilst setting up The Moon & I. We used to take them very personally, feeling like we had failed in our new endeavour, but I soon realised those mistakes were a gift and a lesson learned.

The Truths, Trials & Triumphs of Setting Up a Glamping Business mping

‘Have the courage to take your own thoughts seriously, for they will shape you’- Albert Einstein. We took our thoughts about setting up a glamping business so seriously that it has shaped the rest of our lives in the most exciting way. In 2015, we escaped to the country and relocated from Kent to my home county of Herefordshire to set up shop. We dreamt big, dug deep (literally) and dived headfirst into a life more wild.

THINGS TO CONSIDER

There is so much I could share with you regrading the truths of how vastly your financial situation will affect not only your business, but your family life by proxy. We have cut our teeth as DIY business owners and built everything from the ground up – we even hand-built our shepherd’s hut to save us about £30,000. We are very fortunate to have the skills to have started this way, but I understand this would not be preferable for everyone and it certainly isn’t the path of least resistance.

In our situation we did not have the money for help (other than the input of Reuben’s super-dad, Kel), but your situation may be very different to this. If you have the budget to pay for help, buy pre-designed structures, or are able to secure lending, this eases the challenges vastly. But the point I feel is important, is that it can also change your relationship with your business. I am not saying don’t get help – in fact, I encourage you to – but don’t shy away from putting your own touches to your spaces. Whether you like it or not, you are an active part of your guests’ visitor experience. It is your business, after all, and your story to tell, so enjoy telling it! I know we do. Are you a people person?

A more poignant and heartbreaking situation was when we once supported a guest who, unbeknown to us, had recently suffered the loss of her husband and, as part of her grieving process, still imagined he was with her - right down to requesting two breakfasts and keeping his chair warm with blankets. We respectfully attended to her during her stay and she said what a special time they both had. Like I said, heartbreaking.

If you choose to do your washing on site, cut yourself some slack and make the decision to take all of your household and family laundry to the launderette instead. I often worry that I will meet my untimely demise at the bottom of our never ending “Mount Pants-more” as I affectionately know it, so this is a great area to relieve the work/life balance pressure by seeking suds-y support.

Neverending Laundry – No luckdragons to be found My final two pennies before we move on to “Glamparenting”is simple. If you are able find a laundry and ironing service that can take your linen, wash, press and return it – then do it. There are companies who offer this service and will usually collect from your site, or chat to your local laundrette and see if you can come to an arrangement as a regular customer.

Marketing: Flying solo or with an agency?

Changeover Childcare Challenges If, like us, you plan to do changeovers yourself to reduce outgoings and maximise profit, then childcare is a biggie. Consider carefully what days and times you will be offering check in and ensure you can work your childcare needs around this. For example, don’t offer a 4pm check in if the school run is at 3:30pm. If you’re able to pay for some after school

If you are thinking of flying solo on the marketing front, be sure to know how to dot your Instagram Is and cross your TikTok Ts. If your background is in marketing or you’re able to employ someone to help you take bookings directly, you could save a fortune in commission – but you need to know your social media onions in order to make this approach a success. Should you choose to go with an agency, marketing for occupancy is largely taken care of. You can set up your own social media channels in order to take direct bookings – but do check permissions as some agencies have exclusive contracts. Discuss commission rates with agencies and feel free to negotiate if you are coming on board with more than one space. Choose an agency that reflects your values and don’t be afraid to shop around to find the right fit.

Stranger Things: Expect the unexpected It’s easy to think that running a hospitality business will be pretty predictable, guests check in, guests check out – bada bing, bada boom. We’ve had our fair share of weird and wonderful over the years, so expect the unexpected is a sound piece of advice. One evening, we had taken outside for a beer with friends. From the middle of the meadow we suddenly heard a trombone (yes, the big brass type) ring out across the valley. Bemused, we ventured further to see where the sound was originating, only to find our guests enjoying a champagne picnic and the sound of his trombone echoing from the Black Mountains.

86 l www.glampingbusiness.com be lying if I said you could show up grumpy and expect to see repeat occupancy. If the more social aspect of running the business feels ominous to you, maybe consider paying a site manager. Check in videos are also an alternative way to connect with guests without actually having to greet them. To live on site, or not to live on site – that is the question Living on site certainly has its benefits in terms of security and convenience (my commute to work is literally 30 seconds), but it’s worth planning the layout of your site to maximise privacy for both you and your guests. Do not be afraid to create areas that guests don’t have access to. During our first season, I remember walking outside to have my morning coffee and not having anywhere to sit in my own garden because we had not considered this. When viewing a potential property, don’t underestimate your family’s need for privacy while running a business from home. However, living off site offers its own unique set of trials to consider. Who will greet guests? Will you be on call 24 hours a day? Will noise be an issue if you’re not on site to keep an eye on things? How will you manage security when occupancy is low?

Glamparenting: Running a glampsite while raising a young family Glamparenting; verb. A special mode of parenting that requires you to multitask like an octopus, while being as charming as Hugh Grant, as entertaining as Mr Blobby and having the creative resources of Neil Buchanan from Art Attack, with the business acumen of all three dragons from Dragon’s Den.

The Importance of The Backstage Crew I am not going to lie, finding cleaning support is very tough. If you find a person or a company who has excellent standards, who is reliable, punctual and good to work with, my best bit of advice is: value them! Pay them well, offer them support and flexibility where possible. The same applies to gardeners, window cleaners, tree surgeons and odd jobs. A good backstage crew will guarantee a great show, so hold on to those hardworking handy-folk.

You may wish to think ahead and make some strategic changes to your booking structure to maximise family time and minimise workload during school holidays. The same theory applies to Christmas and New Year, because let’s face it: no Glamparent wants to be doing changeovers on Christmas Eve when the big man is on his way. We tend to structure our school holidays to only allow bookings Monday–Friday & Friday–Sunday, making those our only changeover days and leaving plenty of time for family adventures.

Little People at Check In

Being There, But Not Being There

Try to have a check in strategy that ensures your children always have an adult with them while you attend to your guests. Guests are usually very open to meeting your children, but unless an adult is present to take care of them, their actions can be somewhat unpredictable. Our youngest daughter, Eira, once made her way into our barn space during a check in, wearing nothing but a tutu, and presented me with a drawing of what was apparently “mummy’s big bottom”, complete with what I think was described as a “rainbow unicorn fart”. Thankfully, the guests saw the funny side - as did we. As suggested earlier, check in videos double up as a way to mitigate this during holidays and half terms.

Let Me Entertain You If your children are on site with you during changeover, keep them close to you. Ask them to help with age appropriate tasks, like collecting sticks for the kindling baskets or sweeping decking. You may be surprised what delight they can take in “working” alongside you. If you are cutting the lawn, ask them to help you collect the grass to build huge nests, or try a “wheelbarrow wonderland” - a hot fav at The Moon & I HQ. Simply pop some toys and activities in a wheelbarrow to accompany you on your rounds.

Noise If I had £1 for every time I have had to say, “Shhh, we have guests,” as my children launch into the garden like assault missiles, I would be a very rich woman. The Moon & I is run largely as a couples retreat and the last thing romance-seeking couples want is to be privy to an overzealous trampolining session. That’s not to say guests don’t enjoy meeting our children, I am just sure they don’t want to hear them at DEFCON 1 during their stay. Although this won’t be such an issue if you are planning a familyfriendly site. We therefore walk a tightrope of allowing our children to play and enjoy our four acre plot of paradise, while ensuring guests get the peace and quiet they have been promised. I don’t have a magic answer for this issue, only that having garden time during the day when guests are likely to be out is a good shout.

This can be a tough one for children to understand and very frustrating for both parent and child. Being home and appearing to be available, but in fact not being available, can take some getting used to for the whole family. Childcare can help with this, allowing children to associate a person with “So-and-so is here, which means my parents are working,”. A big tip at this point: outdoor play areas and trampolines will be your greatest advocate!
