ADVANCED DRAINAGE SYSTEMS ACQUIRES ORENCO SYSTEMS INC.

Advanced Drainage Systems, Inc. (ADS), a leader in water management solutions, has announced the acquisition of Orenco Systems, Inc., a prominent manufacturer of advanced onsite septic wastewater treatment products. This strategic move, executed through ADS’s subsidiary Infiltrator Water Technologies, marks a significant expansion for ADS into the rapidly growing advanced wastewater treatment industry.

The acquisition is expected to close in the third quarter of ADS’s fiscal 2025, subject to customary closing conditions.

Scott Barbour, CEO of ADS, emphasized that the acquisition aligns perfectly with the company’s core growth strategies, particularly in enhancing its offerings in a fragmented and fast-evolving market. Barbour noted that combining Orenco’s innovative technologies with ADS’s extensive sales force, geographic reach, and distribution network would drive greater penetration and efficiency in both residential and non-residential wastewater segments.

The merger is also poised to accelerate innovation in the wastewater treatment space, with significant opportunities for collaborative engineering and product development. The

integration of the two companies is expected to create operational synergies that will not only improve efficiency but also strengthen ADS’s commitment to sustainability and environmental stewardship. By leveraging the combined expertise and resources, ADS aims to deliver cutting-edge, eco-friendly solutions that address the growing global demand for effective water management.

This acquisition underscores ADS’s dedication to being a leader in preserving water, the world’s most precious resource, through continuous innovation and operational excellence. The expanded portfolio and increased scale of operations are set to solidify ADS’s position as a premier provider in the water management industry.

TRUDOMES LAUNCHES NORTH AMERICAN DISTRIBUTION PARTNERSHIP WITH GEODOMES LCC

UK-based dome manufacturer, TruDomes, has established a new sales network in the USA and Canada following the launch of a distribution partnership with Utah-based GeoDomes LCC. Operating as the exclusive supplier in North America, GeoDomes LCC has established a resort in Utah which features a range of all-season geodesic domes manufactured by TruDomes. Located 3.5 miles east of Bear Lake, in the South Eden Canyon, ‘Eastward in Eden - A TruDomes Glamping Resort’ will be utilised to support the sale of TruDomes’ products.

Louise Stone, Sales Development Manager at TruDomes, said:“TruDomes have established a strong presence in the US and Canada since we arrived in the North American market in 2022, but our partnership with GeoDomes LCC will help to accelerate our expansion in this region. They have exceptional technical knowledge related to geodomes and they understand the glamping market. Their 80-acre resort is an outstanding representation of what can be achieved with the use of our domes, showcasing various sizes from 4.4 meters to 7 meters, as well as some of our bespoke features including bathrooms.”

Adam Myers, Co-Owner of GeoDomes LCC, said:“We are very excited to be overseeing the sale of TruDomes’ geodesic domes which offer market-leading manufacturing quality including frames made from aircraft-grade aluminium. There is a clear difference between their domes in comparison to rival products made from

inferior materials that don’t stand the test of time. TruDomes are well established as the number one name in the UK. We aim to make them a leading name in the US and Canada in the coming years.”

TruDomes’ partnership with GeoDomes LCC is the latest stage in a strategy to develop markets on

a global basis. Operating from a UK headquarters and manufacturing facility in Nuneaton, the company has expanded its business throughout Europe and established a sales operation in East Asia in 2023 with the launch of a distribution partnership with Glamping Japan Co., Ltd.

SARAH DUSEK SHARES INSIGHTS ON SCALING BIG BUSINESS WITH NEW BOOK

Women are granted less than 2% of all venture capital annually, a staggering statistic that highlights the challenges faced by female entrepreneurs. In industries like glamping, where creativity and innovation are essential, the lack of representation in leadership roles means we all miss out on diverse perspectives that could drive the industry forward.

Sarah Dusek, a venture capitalist, entrepreneur, and co-founder of the eco-travel company Under Canvas, understands these challenges firsthand. Her latest book, Thinking Bigger, is a vital resource for women in business, offering practical tools and insights to help them navigate the complex world of venture capital and scale their enterprises to new heights.

Drawing on her journey of turning Under Canvas into a multi-million-dollar company, Dusek has shared the essential strategies that women entrepreneurs need to succeed. Central to her approach is the pitch deck, a ten-page formula that communicates a business’s story, data, and metrics to potential investors. In Thinking Bigger, Dusek not only demystifies this tool but also provides a step-by-step guide for women to craft their own

compelling pitch decks.

Beyond the technical aspects, Dusek has addressed the psychological barriers that often hold women back, such as imposter syndrome and fear of failure. She encourages women to reframe their mindset, embrace risk, and push the boundaries of what they believe is possible. With questions for reflection at the end of each chapter, Thinking Bigger is designed to help readers internalize these lessons and apply them to their own businesses.

For glamping site operators, Dusek’s insights are particularly valuable. The glamping industry

Sensible Weather, the leading weather protection provider for travel and outdoor experiences has announced a new partnership with Kampgrounds of America, Inc. (KOA), the world’s largest network of privately owned campgrounds. Rounding out a robust portfolio of Sensible Weather camping partners, this partnership allows campers to buy Weather Guarantees at more than 450 KOA campgrounds across the U.S.

Sensible Weather provides a differentiated value to customers, with a Weather Guarantee that gives peace-of-mind and tangible experience benefits, while providing booking conversion improvements and incremental revenue for partners such as campgrounds, hotels, golf courses and more. Guests who are offered a Weather Guarantee have more confidence to book without worrying about the impact of unpredictable weather. Aligned with KOA’s commitment to enhancing the outdoor experience with their signature outdoor hospitality, campers can now add a Weather Guarantee to their bookings throughout the KOA system.

Sensible Weather provides a unique Weather Guarantee for every reservation based on the dates of travel and location. If the weather each day exceeds predefined parameters, Sensible Weather automatically sends a text to message to consumers letting them know how to collect their payout. Customers don’t need to submit a claim - there is no haggling or claims process.   Campers with Weather Guarantees can receive reimbursements from Sensible Weather of up to 100% of their nightly rate in real-time, based on the day-of weather data via a text notification typically before the predicted weather event occurs.

“Camping today is about getting outside and making the most of your time outdoors. With six out of 10 U.S. households identifying as campers and camping accounting for a third of all leisure trips, more people are seeing the importance of connecting with nature,” says Nick Cavanaugh, Ph.D., Sensible Weather CEO & Founder.  “Instead of letting the threat of unpredictable weather get in the way, our Weather Guarantees help campers

thrives on innovation, sustainability, and creating unique experiences—all areas where diverse perspectives are crucial. Dusek’s success with Under Canvas serves as a blueprint for how glamping entrepreneurs can scale their businesses while staying true to their eco-conscious values.

As co-founder of Enygma Ventures, a venture capital fund focused on supporting underrepresented female founders in Africa, Dusek is committed to leveling the playing field for women entrepreneurs. Her work in Africa and her experience with Under Canvas are testaments to her belief in the power of women-led businesses to drive meaningful change.

Thinking Bigger is more than just a business book; it’s a call to action for women in the glamping industry and beyond to seize the opportunities before them, access the capital they need, and build the businesses of their dreams.

commit to their next camping trip, and with the addition of KOA to our portfolio, will help campers make the most of their time at the majority of campgrounds across the U.S.”

“By early June, 40% of campers said they had altered plans due to weather,” shares Diane Eichler, sr. vice president of marketing at Kampgrounds of America. “Outdoor hospitality can be heavily impacted by the weather. By offering Sensible’s Weather Guarantee, we will enhance our campers’ experience, encouraging more campers to book their next adventure with confidence and make lasting memories in the outdoors.”

PARKS ARE RESPONDING TO RIVERS & ROCKIES

The industry’s newest non-profit organization for those who serve in or cater to the outdoor lodging businesses is pleased with the interest they’re seeing, according to Mary Arlington, CEO / ED of the Rivers & Rockies Outdoor Lodging Coalition. The organization is embracing the members of the state-level associations in Colorado and South Dakota, and it serves 11 additional states, according to its website, RROLC.org.

Arlington says, “Oklahoma became the state which brought us our first member outside of CO and SD. We launched our membership drive in August and soon calls and emails started coming in. As awareness spread, the calls and emails came in, and I began talking until I was hoarse. I’m not complaining! The conversations have been energetic and uplifting.”

Arlington adds, “For many years there’s been a large void out here in this region surrounding Colorado and South Dakota. Some of the benefits the CCLOA & SDCOA members have been enjoying for over 50 years are now being made available to a wider swath. In return, so to speak, all members, including those in CO and SD, will now have access to a wide range of Rivers & Rockies benefits, including cost-savings programs the state associations weren’t able to attain on their own.”

Rivers & Rockies President Tyler Burr (Spearfish CO) says, “We created some major wins in our 1.2 million square mile territory. R&R opened the doors of opportunity to many more businesses, is maintaining the existing state associations, and it eliminated tremendous administrative

TERRAMOR

redundancy each state association had to manage.”

The Rivers & Rockies Outdoor Lodging Coalition (RROLC or R&R) is launching its first membership year on October 1, coincidentally the first day of the Glamping Show Americas, near Denver Colorado. Burr says, “The timing of the

two lit a fire under us! We’re grateful for David’s [Korse] assistance in making our inaugural day a public event. We’ll hold a ribbon cutting ceremony at 11:45 AM MT in Booth 128, at the Arapahoe County Fairgrounds in Colorado.”

R&R’s Vice President, Carrie York (Colorado Springs CO), encourages everyone to attend but points out that members have access to some perks. “They can save $50 on the regular registration fee for the Glamping Show Americas, and the first 10 members to register for our ribbon cutting ceremony will be provided a free lunch. There are significantly larger cost-savings programs that Mary will launch for the members on October 1, but we felt these two perks would be a fun way to officially kick off our first membership year.”

Burr’s resort has already received a price comparison on his food and beverage services and his housekeeping supplies through one of the options. “Reducing expenses allows me to stretch my dollars. It lets me provide more for my guests without increasing my costs.”

He quickly added, “But that’s at my park! Rivers & Rockies will be doing much more for a wide range of businesses on the local, state and national advocacy fronts. Mary will soon return her focus to what the members have been requesting with more urgency and frequency: local and broader advocacy.”

Arlington, Burr, and York invite you to swing by Booth 128 on October 1 or 2, to learn more about the new non-profit organization. Meanwhile, you can learn more on RROLC.org

OUTDOOR RESORT BAR HARBOR AWARDED SITES

Terramor Outdoor Resort Bar Harbor is proud to announce the achievement of Gold-level certification under the Sustainable SITES Initiative (SITES) rating system. Administered by Green Business Certification Inc. (GBCI), which also administers the Leadership in Energy and Environmental Design (LEED) green building rating system, SITES promotes sustainable and resilient landscape development to enhance sustainability, implement green infrastructure strategies and improve resilience. Notably, Terramor is the first SITES-certified outdoor resort/glamping resort, and the first project in the U.S. to achieve certification through the Existing

Landscapes pilot program.

Opened in 2020, Terramor Outdoor Resort Bar Harbor is a thoughtful retreat committed to authentic, sustainable experiences in nature. Situated at the gateway to Acadia National Park, the Terramor experience blends the romance of a camping adventure with the amenities of an elevated getaway. The land on which Terramor resides had been a traditional campground for decades. Renovations to the former campground included removing 40 camping spaces and planting 1,000 trees to revitalize the site. Through meticulous planning and execution of various green initiatives, the resort not only enhances its

environmental footprint, but also reaps significant economic and social benefits.

Letter from AGA founder:

As the glamping industry reflects on its tremendous growth over the past decade, we also look forward to the opportunities and challenges that lie ahead in 2025. There is no doubt that the value that comes as the industry comes together in one place each year will be pivotal for fostering connections, sharing innovations, and setting the stage for the future of our vibrant community.

Professional development will be a key driver of industry growth in the coming year. As glamping continues to evolve, operators must prioritize continuous learning and skill-building. Whether through workshops, certifications, or mentorship programs, investing in professional development is essential for staying ahead in this competitive market. Enhancing skills in areas like guest experience, sustainable practices, and technology integration will empower operators to deliver unparalleled experiences and maintain a strong industry reputation.

Another critical focus for 2025 is locating and prioritizing shovel-ready development. With demand for glamping experiences on the rise, operators need to ensure that their projects are

not just on the drawing board but ready to break ground. Being shovel-ready means having all the necessary approvals, funding, and plans in place, allowing for swift implementation when opportunities arise. This approach reduces the risk of delays and cost overruns while ensuring that operators can capitalize on market trends as they emerge.

“Collaborating with other businesses, whether within the glamping sector or in complementary industries, can unlock new opportunities for innovation, marketing, and operational efficiency.”

An important principle to embrace is that “we are too poor to do things cheaply.” Cutting corners to save costs often leads to higher expenses in the long run due to the need for repairs, replacements, or lost revenue from dissatisfied guests. Instead, investing in quality from the outset—whether

in materials, construction, consultants or guest services—ensures durability, satisfaction, and a strong return on investment. The glamping industry thrives on offering unique, luxurious experiences, and maintaining high standards is crucial to upholding this reputation.

Lastly, leveraging B2B strategic partnerships will be vital for growth in 2025. Collaborating with other businesses, whether within the glamping sector or in complementary industries, can unlock new opportunities for innovation, marketing, and operational efficiency. These partnerships can provide access to new markets, shared resources, and enhanced guest experiences, all of which are essential for staying competitive in a rapidly evolving landscape.

As we look to the future, the glamping industry is poised for continued success. By focusing on professional development, prioritizing shovelready projects, committing to quality, and fostering strategic partnerships, we can ensure that 2025 is a year of growth, innovation, and lasting impact.

Onsite wastewater treatment solutions like larger septic systems or standalone wastewater treatment units can be designed to meet the unique flow requirements of your glamping facility. Size Matters. Density, Amenities and Debt Coverage Ratios

When it comes to glamping and the return on investment game, size does matter. The density of properties can have a big impact on their value and profitability. Higher density, more amenities, and on site services attract more renters and command higher ADR’s.

On the other hand, larger properties with more units can also mean higher operational costs and potentially lower cash flow if occupancy rates are low. This is where debt coverage ratios come in handy - they help investors determine if a property’s income is enough to cover operating expenses and debt payments. So, while bigger might be better in some cases, it’s all about finding the right balance between size, amenities, and financial stability in the world of real estate.

In this in session, developer and operator Kathleen Walsh will bring her 30 + years of experience to the conversation. Kathleen and her team have developed and managed over 800 million dollars worth of real estate investments in the RV and Glamping world. Her sessions are always filled with real life examples and plenty of Q&A.

ÖÖD houses are beautiful, bold, stylish, and comfortable, yet what truly sets them apart from any other vacation houses is the breathtaking 180-degree view through the floor-to-ceiling mirrored glass facades. A purposeful design element that allows the exterior space to seamlessly integrate with its natural surroundings and creates a virtually non existent visual footprint. This has been our guiding philosophy — harmony with nature.

BUSHTEC SAFARI BRINGS SPECTACULAR SAFARI EXPERIENCES TO THE USA

For many Americans, an authentic African safari has long been a dream vacation, while others still have it on their bucket list. Now, instead of making the long journey and spending a fortune, guests can experience the thrill of a safari much closer to home. No, we’re not talking about Disney’s Animal Kingdom, but rather real safaris featuring rhinos, giraffes, elephants, ostriches, and even lions—all in their natural habitats or something very close to it.

Bushtec Safari is making this dream a reality by partnering with three top-tier resorts across the USA, providing luxurious accommodations in safari tents and bringing the magic of African wildlife to your doorstep.

Georgia Safari in Madison, Georgia, is just an hour from Atlanta on the way to Augusta. The first phase of this project includes five stunning Bushtec Safari two-bedroom suites and a couple’s suite, complemented by a spectacular giraffe barn. These accommodations are now open, and the initial reviews have been nothing short of phenomenal. The second phase, set to debut in 2025, will expand the resort with additional luxury tents and a grand main area tent, which

will feature a reception area, restaurant, bar, spa, store, infinity pool, and bathrooms. To learn more, visit georgiasafari.com.

Savannah Sunset at Great Adventures in

Six Flags, Jackson, New Jersey, features 21 multi-room Bushtec Safari tents, a reception tent, a spa tent, and a main area tent with a restaurant and bar, all as part of phase one. Half of this phase is already operational, and the initial responses have been incredible. The remaining tents are expected to be completed by fall 2024. Guests who have stayed here are in awe that such an experience is now available in the USA. Phase two, opening in 2025, will introduce large luxury family suites that can accommodate up to 10 people. For more information, sixflags.com/savannahsunset.

Bushtec Safari has also outfitted The Wild Animal Park in Chittenango, New York, with ten tents across various designs, set to open later in 2024. To learn more, check out thewildpark.com/index.html

This growing trend is making a significant impact, offering families the chance to experience safari getaways right here in the USA. With the addition of authentic accommodations to these premier safari parks, Bushtec Safari is helping to create unforgettable adventures that bring the spirit of Africa to American shores.

CAN AI DO MY BOOKKEEPING?

In the rapidly evolving world of financial management, AI is increasingly transforming how bookkeepers and accountants operate. You might have seen those eye-catching ads promising quick and affordable AI bookkeeping solutions, but what are you really getting? Let’s explore the positives and potential pitfalls of incorporating AI into your business’s bookkeeping.

POSITIVES OF AI BOOKKEEPING

Efficiency & Speed

One of AI’s greatest strengths in bookkeeping is its efficiency in handling routine tasks. AI can automatically enter, categorize, and process financial data from invoices, receipts, and bank statements, significantly reducing the need for manual input. By automating these timeconsuming tasks, bookkeeping professionals can focus on more strategic activities that help you achieve your business goals.

Automation for Simplification

There are a variety of tools and software designed to automate financial processes and simplify your life. Lose an important business receipt? There’s an app for that—just snap a photo as soon as you leave the store. Unsure how to categorize expenses? AI can automatically sort and track them, match receipts to transactions, and flag discrepancies. Payroll can also be streamlined with software that handles calculations, deductions, direct deposits, and generates pay slips and tax forms. For glamping businesses, many of these tools can integrate with your property management system, pulling the information needed for financial reports seamlessly. However, before getting too excited about AI, it’s important to consider some of the challenges involved.

PITFALLS OF AI BOOKKEEPING

Potential Breaches & Cybersecurity

AI introduces new risks, particularly in cybersecurity. AI systems can be targets for cyber-attacks, potentially leading to breaches of sensitive financial data. As a business owner, investing in strong security measures to protect your AI systems is crucial. If you’re working with a tech-savvy bookkeeper or accountant, ensure they have adequate security protocols or are insured for cybersecurity risks.

Lack of Context & Scalability

While AI can handle manual entry and transaction coding, it lacks the understanding and judgment that experienced bookkeepers or accountants provide, especially in complex financial scenarios. AI doesn’t know about your plans to sell, natural disasters affecting your area, or eligibility for government rebates. Human expertise is essential for interpreting and managing these nuances, particularly as your business grows or scales.

Missing Industry-Specific Insights

AI systems often use generic Chart of Accounts (COA) for bookkeeping, which may not suit all businesses, particularly those in specialized industries like glamping. For instance, hotels and lodging businesses typically adhere to USALIbased reporting to analyze financial performance against industry benchmarks. Generic COAs, such as those in QuickBooks, may not cater to unique business needs, highlighting the importance of industry-specific knowledge in bookkeeping.

The Importance of Relationships

Imagine AI bookkeeping software as an eager intern with limitless energy, willing to work all hours on any task you assign. However, just like interns, AI is still learning and prone to mistakes. Human relationships and insights are key in financial management; seasoned professionals bring a depth of understanding and a personal touch that AI cannot replicate.

SO, CAN AI DO MY BOOKKEEPING?

The answer is both yes and no. AI and other technologies can and should be used to automate and streamline specific tasks in the bookkeeping process, saving time and hassle. However, AI alone cannot fully replace human involvement. The extent to which you can rely on AI will depend on

your business’s complexity, transaction volume, and specific accounting needs. AI bookkeeping tools still require setup, training, and oversight from experienced bookkeepers. Any promises to the contrary should be considered ‘red flags.’

FINAL THOUGHTS

The next time you come across a flashy ad for AI bookkeeping at an unbelievably low price, think of it like a 49-cent burrito. It’s cheap, but you might want to question the quality and potential consequences. While AI is undoubtedly transforming bookkeeping and offering significant efficiency benefits, it’s not a cure-all solution. Tools will improve, and tedious tasks will diminish, but the need for human expertise and supervision will remain. Balancing AI’s strengths with the insights and judgment of experienced professionals is key to successful financial management in today’s digital age.

SAFARI FOR THE SOUL: A JOURNEY OF PASSION

Nestled in the heart of Texas Hill Country, Safari for the Soul offers a luxurious escape where nature meets comfort. Located along the serene Pedernales River in Spicewood, TX, this unique glamping retreat is designed to provide guests with an immersive experience that blends the wild beauty of the outdoors with the comforts of modern amenities. From private hot tubs to stunning river views, Safari for the Soul is more than just a place to stay—it’s a journey into tranquillity and adventure.

Glamping Business Americas caught up with By Denise Poteat – co Founder to find out the background behind the business.

How did you come to glamping?

My husband Scott and I lived in Steiner Ranch, a bustling suburb in Austin, TX, for 11 years. As Scott approached 50, he experienced what I call “Manopause,” craving space, peace, and freedom. We felt a deep need to escape suburban life, seeking a simpler, more meaningful existence that involved land, water, and a chance to breathe. In June 2019, we found our new home: a 1,600-square-foot house on six acres along the

Pedernales River in Spicewood, TX. Although it was a significant downsize, the property was perfect, including a second home for rental income. Exploring our new land, we discovered a spot with a river view that seemed ideal for something special.

A visit to my childhood friend’s brother, Bob Eveleth (owner of Retreat on the Hill, Marble Falls), introduced us to his safari glamping tent at Living Waters. Seeing that tent, we immediately knew it was the perfect fit for our spot, even though we had never heard of glamping before. Despite Scott’s limited construction experience, we dove in, hired a vendor to secure giant logs, and by December 2019, our first glamping tent was built.

We’ve always dreamed of visiting places like Bali or Africa, staying in romantic tents. We wanted to create an experience where people could relax, recharge, and reconnect with nature. And that’s how “Safari for the Soul” was born.

Inspiration Behind the Glamping Experience?

Scott and I, both IT recruiters and entrepreneurs, shared a passion for travel and staycations in the Hill Country. Although new to glamping, we felt

that creating an immersive, romantic experience by the Pedernales River would be special.

Spicewood was the perfect location, and we aimed to build a legacy for our kids, Dylan and Austin. With no background in construction, we relied on our passion and a vision from God.

Glamping was gaining popularity, and what began as a fun idea quickly turned into a successful venture, generating over $90k annually, especially during COVID.

How did you shape the vision for Safari for the Soul?

The vision was sparked by seeing Bob’s safari tent, which inspired us to create a space offering wonder and escape. Building Safari for the Soul was a learning journey from day one. We had no experience but were driven by a vision. We self-funded the project, bought the land, and built one tent at a time, facing challenges like trucking in water and expanding an old septic system. Each challenge taught us valuable lessons, and we persevered with faith and determination.

How do you curate the Guest Experience?

Our goal was to create an experience where

couples could reconnect with each other and nature. We started with essentials like air conditioning, comfortable beds, soft linens, and hot showers. But the real magic was integrating nature—trees, sunsets, flowers, and water. Our riverfront location added a calming, romantic touch. Fire pits, stars, and private hot tubs enhanced the experience, offering a perfect blend of comfort and nature immersion.

What accommodations and amenities do you offer?

We designed and built five 400-square-foot safari tents, each supported by 30-foot cedar logs. These tents evoke a primal connection to nature. Guests are immediately struck by the beauty and uniqueness of our tents. Each tent features a private hot tub, fire pit, and a partially outdoor shower, offering a freeing experience that guests love. Being the only glamping site on a river in the Hill Country, we offer free kayaks, swimming, and pet-friendly accommodations. We also provide in-tent massages, romance packages, and other special add-ons.

What are your favorite design features?

Creating a space for guests to escape and reconnect with nature was our top priority. One of our favorite design features is the partial outdoor shower, which allows guests to enjoy nature while showering—a freeing experience that guests rave about.

We paid close attention to every detail, from furniture to colors and textures, to create a romantic and calming atmosphere. Candles with sensual scents, low lighting, and deep, rich colors like burnt orange, mustard yellow, and deep red contribute to the vibe. The textures, including velvet and silk, evoke the exotic feel of Bali or Tulum, blending seamlessly with Texas charm.

How did you incorporate local culture and environmental considerations?

As Texans, it was essential to incorporate local culture into Safari for the Soul. Located in Marble Falls, part of the Texas Hill Country, we infused local elements into our design. We created wine barrel sinks for each bathroom and used cedar and other local woods for accessories in the tents. The large frontier-style tents also add a cowboy vibe, enhancing the Texas charm. We even have an Alexa in each tent that plays country songs or local music upon arrival to set the mood.

Were there any particular challenges you needed to overcome?

Getting started was one of our biggest challenges. We had to trust our vision and push through doubts and difficulties. Financing our dream was another hurdle. We self-funded with limited resources, growing slowly, one tent at a time. Practical challenges, like trucking in water and extending the septic system, tested us, but we learned through trial and error and kept moving forward.

Looking back, grit, resilience, and belief in our vision have been critical to our success. The

positive feedback from guests, the marriage proposals we witness, and the couples who thank us for creating this space have fueled our determination, even when the journey seemed impossible.

How has the marketing process been for you?

Marketing has been a learning process for us. We focused on having great photos, partnering with digital creators, and leveraging influencer marketing to share content. Building our Instagram and TikTok followings has been key, along with creating an exceptional guest experience that encourages word-ofmouth promotion.

Guest feedback is crucial to our growth. I personally read every review, and if there’s a recurring theme, we make changes to enhance the experience. We prioritize improvements that significantly impact guest comfort and enjoyment, always striving to exceed expectations.

How do you stand out in a competitive market?

We differentiate Safari for the Soul by offering an immersive, romantic, and soulful experience filled with small, thoughtful touches. Everything in our tents was carefully selected to make guests feel like they are in a faraway place like Bali or Tulum. For others looking to carve out their niche in the glamping industry, I advise embracing uniqueness. Identify what makes your site special and focus on that. Understand your target audience and create a themed experience that resonates with them. Above all, follow your heart and passion—your guests will feel that energy.

What does the future hold for your business?

The glamping industry is rapidly evolving, with more people seeking unique, luxurious outdoor experiences. We’re preparing to expand our offerings by 2025, building additional custom thatch treehouses, Tulum-inspired villas, and a clubhouse with a unique pool. We plan to enhance the guest experience with wellness amenities like a massage spa area and local adventure activities.

Do you have any advice for aspiring glamping entrepreneurs

My advice is simple: go for it! Don’t let fear or inexperience hold you back. If you have a vision and passion, you can create something amazing. Be prepared for challenges and setbacks, but remember that they’re part of the journey. Learn from them, adapt, and keep moving forward. Most importantly, create an experience that you’re passionate about—your guests will feel that energy and be drawn to your site.

EMBRACING NATURE: THE ARTISTRY OF ARTISTREE® TREEHOUSE DESIGNS

As the demand for unique, nature-based accommodations grows, treehouses have become a symbol of adventure and luxury in the glamping industry. At the forefront of this movement is Artistree®, a company dedicated to creating extraordinary treehouses that harmonize with the environment and offer guests a transformative experience. Their designs are not just about aesthetics; they are deeply rooted in sustainability and the guest experience.

The core of Artistree®’s philosophy is reconnecting people with nature. They see themselves as stewards of the land, crafting spaces that invite guests to immerse themselves in the natural world. This mission shapes every design, with each treehouse carefully tailored to its environment. Before the first sketches are drawn, the Artistree® team spends considerable time on the land, studying its unique features and understanding the client’s vision.

“We design spaces that blend seamlessly with the natural landscape,” explains Will Beilharz, CEO. “Our goal is to create environments where people can truly experience nature, not just look at it from a distance.”

This approach extends beyond aesthetics. Each design is crafted to ensure the functionality needed for diverse climates and terrains. Artistree®’s dual experience as both designers and hospitality operators since 2006 gives them a unique perspective. They understand the importance of creating spaces that are not only visually stunning but also practical for guests and staff alike.

THE ART OF BALANCING FORM AND FUNCTION

In the world of architecture, form and function often sit at opposite ends of the spectrum. However, Artistree® has mastered the art of balancing these elements. While their treehouses are undoubtedly photo-worthy, they are also designed with the day-to-day operations of hospitality in mind.

“Our real-life experience with operating hospitality spaces informs every design decision,” the team adds Will. “We ensure our treehouses

are not just beautiful but also easy to maintain, comfortable for guests, and practical for cleaning staff.”

Artistree®’s custom designs are adapted to the specific climate and terrain of each site, ensuring longevity and guest comfort. Their innovations, like the Compass™ tree tent and Spyglass™ luxury suite, exemplify this balance. The Compass™ can be suspended from trees or stilts, making it versatile enough for various environments. Meanwhile, the Spyglass™, insulated with Hempicture’s Hempwool batt insulation, offers both luxury and sustainability. This innovative design was even featured in Architectural Digest’s Clever magazine last year.

COMMITMENT TO SUSTAINABILITY

In an era where sustainability is more important than ever, Artistree® takes its environmental responsibilities seriously. The company’s design mission for the past decade has been to protect, preserve, and share forests. This commitment is reflected in their meticulous approach to site selection, material sourcing, and construction methods.

“Building with the land, not on it, is central to our philosophy,” says Amy Beilharz, CMO and Founder. “We disturb the natural landscape as little as possible, opting for hand-building or offsite construction when feasible.”

Artistree® is constantly exploring new materials and technologies to minimize their environmental impact. They prioritize local sourcing, reducing the carbon footprint associated with transporting materials. Some of their preferred eco-friendly solutions include:

• Hempicture’s Hempwool batt insulation: A carbon-negative technology that offers high thermal efficiency.

• Energy-efficient systems: Including electric heat-pump water heaters, mini-split units, and energy-recovery ventilators (ERVs) to maximize energy efficiency.

• Low-flow plumbing fixtures: To conserve water resources.

• Fire-resistant, diamond-shaped metal tiles: These minimize waste during production and ensure safety without compromising aesthetics.

Inspired by the allure and majesty  of the Scottish Highlands. A luxury cottage experience,  unlike the rest!

After the successful launch of the Highland Cottages at Lake Guntersville, a luxurious couples retreat in Alabama, we would like to offer the opportunity to purchase our luxury glamping cabins for your own resort! These one of a kind luxury cottages can be delivered nationwide and are available now to investors and landowners across the country at a low cost making them an ideal choice for highly profitable vacation rentals.

ENHANCING THE GUEST EXPERIENCE

At the heart of Artistree®’s designs is a desire to create spaces that foster a deep connection between guests and nature. Treehouses evoke a child-like wonder in people, and staying in one is an experience that lingers long after the trip ends.

“Guests often tell us that they’ve never slept better or felt more at peace than during their stay in one of our treehouses,” adds Amy. “These testimonials are incredibly moving and inspire us to continue creating spaces where people can reconnect with themselves and their loved ones.”

The seamless integration of indoor and outdoor spaces is a hallmark of Artistree® designs. Large windows, open decks, and natural materials all contribute to a sense of immersion in the surrounding environment. This design philosophy not only enhances the guest experience but also aligns with Artistree®’s mission to reconnect people with nature.

OVERCOMING CHALLENGES WITH CREATIVITY

Building in remote or challenging locations is no easy feat, but Artistree® has turned these challenges into opportunities for innovation. When constructing a treehouse at Playa Viva in Zihuatanejo, Mexico, Artistree® had to source materials locally, with only a few key tools brought in via checked luggage. This resourcefulness not only reduced their environmental impact but also supported the local economy.

In another project, Artistree® faced the challenge of building a treehouse in a Texas creek ravine. The team had to trek materials and equipment into the remote site, even using zip lines to transport supplies. These creative solutions demonstrate Artistree®’s commitment to creating unique spaces, no matter the obstacles.

SAFETY AND ADVENTURE: A DELICATE BALANCE

While treehouses offer a sense of adventure, safety remains a top priority for Artistree®. Their designs meet all safety standards, with features like sturdy railings and secure bridges. Yet, they never compromise on the sense of immersion that makes treehouses so appealing.

“Safety doesn’t have to mean boring,” says Will. “We design immersive experiences, like suspension bridges, that allow guests to feel the thrill of adventure while ensuring they are completely safe.”

THE FUTURE OF TREEHOUSE GLAMPING

As glamping continues to grow in popularity, the demand for unique accommodations like treehouses is expected to rise. Artistree® is well-positioned to meet this demand, thanks to decades of experience in eco-travel design and their commitment to sustainability.

“For glamping operators looking to stand out, it’s essential to offer something unique and memorable,” advises Will. “A photo-worthy treehouse can be a powerful marketing tool, attracting guests and generating organic social media buzz.”

Moreover, with the growing influence of millennials in the travel market, there is increasing pressure to offer eco-friendly and socially responsible accommodations. Artistree®’s commitment to sustainable design and operations positions them as leaders in this evolving industry.

Artistree®’s treehouses are more than just places to stay—they are gateways to nature, designed to offer guests an unforgettable experience. Through their thoughtful design, commitment to sustainability, and innovative problem-solving, Artistree® continues to set high standards for nature-based hospitality. For glamping operators looking to elevate their offerings, Artistree® provides a blueprint for success: embrace the land, prioritize sustainability, and create spaces that resonate deeply with guests. TRANSFORMATIVE INTERIORS: ELEVATING EXPERIENTIAL OUTDOOR HOSPITALITY

When I arrived at the property, dusk had settled over the Colorado peaks that framed this luxury nature resort. Stepping out of the car, the invigorating air instantly revitalized me, washing away the fatigue from the long drive.

The serene surroundings were like a symphony of peace, with a giggling stream adding joy to the tranquil atmosphere. Time seemed to slow down in this place where nature perfectly blends adventure and serenity.

The private cabin was situated far from the community spaces, offering the privacy and solitude I sought. Its rustic yet elegant design harmonized with the landscape. A gravel pathway transitioned into a wooden walkway that led me through pine trees, over a small arched bridge spanning the stream, and onto a deck lined with swaying ornamental grasses.

To my right, a pergola with a lattice roof gently filtered sunlight over a comfortable outdoor lounge. I continued walking, eager to explore the dwelling I would call home for the next 10 days. A wall covered with flowering plants, vegetables, and herbs appeared as if it had grown directly from the ground. The air was filled with the fragrances of lavender, rosemary, sage, and mint. As dusk fell, tiny lights illuminated the space, revealing a vinecovered slate counter with a stainless steel grill and a teak dining set nearby.

A curved trellis bordered the deck from the firepit to French doors, which seemed to invite me inside. An outdoor shower peeked out from the vines near a rock chimney, and a pebbled path led off into the woods.

Approaching the French doors, I noticed a plunge pool that hugged the back of the slate rail, its blue-green light glowing in the evening. Inside, the room was so open and transparent that

it blurred the line between indoor and outdoor spaces. Weathered barn wood walls added to the room’s ambiance, compelling me to touch their soft texture.

The bedroom was even more inviting. The bed faced a floor-to-ceiling window, with French doors on one side and the scent of pine wafting through the open windows. The luxurious linens and natural color palette seamlessly blended with the view outside.

The bathroom, however, offered the greatest “wow” factor. Despite Colorado’s unpredictable weather, the outdoor bathroom felt natural, with a curved rock wall, a fireplace, and an oval stone bath. A small barrel sauna sat to the right, while a wood lattice ceiling allowed moonlight to filter through. Sliding glass doors provided protection from the elements when needed, and an additional indoor bathroom offered complete comfort.

Once you’ve experienced a place that exceeds your expectations, it’s natural to seek more. Even when adventuring in the wilderness, it’s delightful to return to a haven of comfort and beauty, where every need has been anticipated.

However, if you’ve ever arrived at a stunning destination only to find your accommodations are disappointingly familiar, you’re not alone. The outdoor hospitality industry is drifting into a sea of sameness, losing the unique character that once defined it. As more people enter this field, driven by the desire to create something special, the landscape becomes saturated, and what was once novel turns into the predictable.

What’s missing is the foresight to maintain a clear business vision centered on the guest experience. Compromises can dilute a brand, relegating it to the ordinary. Building a business of this nature requires continuous effort to enhance the initial vision. Ensuring accommodations

align with this vision from the outset is crucial, serving as the foundation for refining the guest experience.

Have you invested in concept, design, and development, only to skimp on furniture? Are you striving to create an experiential outdoor hospitality property that surpasses expectations? If you aren’t meticulously planning every detail, you’re missing a fundamental aspect of creating a truly authentic experience.

The continuous refinement of the guest experience demands an ongoing commitment to excellence. As you invest in concept, design, and development, don’t neglect the details, such as unique accommodations and carefully chosen furniture. Every facet of the environment should contribute to the property’s distinctive character, laying the groundwork for an authentic and exceptional hospitality venture that exceeds your guests’ expectations.

HONEYTREK’S INSIDER TIPS

MAXIMIZING YOUR GLAMPING SHOW

Having attended The Glamping Show every year since its inception in 2018, we are thrilled (and proud!) to see how much the event has grown. It truly speaks to the staying power of the outdoor hospitality industry and the strength of our community. From the amount of booths to the diversity of products to the types of programming, the show has a lot going on…which can be a little overwhelming at first. To help you make the most of these invaluable three days of learning and networking, we want to share our top ways to use your time effectively, while letting serendipity and human connection flourish. At its core, this show is about strengthening your glamping community, so you can dream big, take risks, and know where to turn when you need a helping hand.

WALK EVERY AISLE–TWICE!

If you’re a glamping nerd like us, the Glamping Show Expo makes you feel like a kid in a candy shop. Mirrored cubes, 3-D printed tiny houses,

rock domes with cascading waterfalls, cabanas made of coffee husks, and never-seen-before designs, it’s a total sugar high…which makes it tough to stay on track! We’ll admit that there have been years when we didn’t fully walk the show because we simply ran out of time. Don’t make this mistake–your missing piece may just be around the bend!

Start your day with some exercise and info-gathering, by walking every aisle of the expo at a steady pace. Without stopping for more than a minute at a time, take photos of all the booths that catch your eye, and grab their business card just in case you don’t make it back. With this quick overview, you’ll get exposed to companies you may have never thought about and get a better idea of where to spend your time on the second lap.

MINGLE, CHAT & CONNECT

We can wholeheartedly say that the glamping community is made up of friendly and fun people, so don’t be shy! When you sit down for any of

the fabulous lectures, introduce yourself to your neighboring attendees. Standing in line for coffee or lunch? There is no better time to strike up a conversation. (My favorite ice-breaker is to ask the coffee-drinker in front of me if I can borrow their stirrer…it works for reducing waste and making friends!) Once you have these little chats, don’t say goodbye assuming you’ll see each other again. Forge that relationship by swapping business cards and connecting on Instagram, it’s a great way to put a visual to the brand and grow each other’s following.

STAY LATE & RAISE A GLASS

After the last talk of the day, people are way too quick to leave. This is when everyone lets their hair down, cracks a beer, and revels in the excitement of the show. It’s when attendees get to know each other as friends, and that is what makes for the strongest business connections! Be sure to attend the AGA’s Taco Tuesday Welcome Reception and be open to where the night takes you. You can always count on Todd Wynne-Parry to have the firepit crackling and HoneyTrek to have mulled wine simmering. To keep the merriment going, we have a six-year standing tradition with PlainsCraft Covered Wagons, where on the last night of the show, we swap stories over some Angel’s Envy whiskey and close out the night by signing that year’s bottle like an all-star guest book. (We keep this evolving memento tucked behind our camper oven…it’s ready and waiting for you, Dennis!)

TOP-NOTCH TALKS

It’s easy to lose track of time in the wonders of Expo Land, so make sure to set a phone alarm for the expert talks you definitely want to catch. The Glamping Show Americas Team does an excellent job curating speakers and topics to feed the minds of curious glamping professionals, so we have no doubt each talk is worth attending. That said, as reoccurring speakers and long-time attendees, we’d recommend prioritizing these upcoming presentations:

• Taste The Difference: Strategies for Exceptional Food & Beverage in Glamping. Tues, 10:30 am.

• HoneyTrek: Q&A – Ask the Glampers: Shameless plug, but we promise it will be fun and informative! Tues, 12:30 pm at Booth 805.

• Engaging the Evolved Glamping Audience: Beyond the Tent in Communication Strategies. Tues, 3 pm.

• Turning Limited Resources into Unlimited Success with AI: Wed, 8:30 am.

• Sage Glamping Data: Understand Growth Trends, Rates, Unit Types, and Amenities. Wed, 11:30 am.

TAP INTO THE AGA

As you may have noticed, the American Glamping Association has a strong presence at the show–with good reason. When it comes to resources and community, the AGA keeps the glamping fire going all year long. Anyone new to the industry, should definitely attend their Monday Pre-Show Workshops. Everyone in the glamping industry should stop by their booth (904) and introduce themselves to Ruben, the heart and soul of the Association and all-around nice guy. Then, if you haven’t already, become a member! We’ve been wildly impressed with the quality of the meet-up calls, their Slack and LinkedIn groups that offer much-needed human connection and real-time support, and their Preferred Membership has some huge benefits for increasing brand visibility.

SEIZE THE DEAL!

Whatever you are looking for–tents, internet solutions, firepits, etc.–it is likely offered at a better price at this industry event than the default world. For example, we run a 30% off special on our glamping consulting courses exclusively for this show. And as closing time approaches, we’ve seen entire yurts with everything in them go for half price. To find the latest deals, check GlampingShow.US/specials.html and don’t be afraid to ask at the booths for end-of-show specials.

STAY UP-TO-DATE

Glamping news is breaking throughout the year. Take a moment to set up your inbox and social media feed for announcements and tips coming down the pike. Flip through this magazine and find the list of speakers and manufacturers that catch your eye, then follow them on Instagram, Facebook, and LinkedIn. Get copies of The Business of Glamping (Booth 904) and Comfortably Wild: The Best Glamping in North America (Booth 805), listen to Sarah Riley’s Glamping Americas podcast, and subscribe to Glamping Business Americas magazine for inspiration throughout the year.

GO GLAMPING!

You are going to learn about so many awesome glamping camps at this show. Pick three that inspire you and make a point to stay there on a future vacation. Going glamping is one of the most fun and impactful ways to further your professional education and another great way to support your community.

Remember, no matter where you are in your glamping journey, we all have so much to learn from each other. Get out there, make friends, and have a great show!

KIDS IN THE WOODS

Glamping destinations tend to fall into one of two distinct categories: adults only or family friendly. The former option, while highly coveted by their guests, purposely avoids a large and growing market segment. KOA’s “2024 Camping & Outdoor Hospitality Report” conducted by Cairn Consulting Group, revealed “glamping” as a form of accommodation was both growing and the preferred style of outdoor trips. This data from the report, combined with “spending more time with family/friends” as the number one “important consideration for outdoor travel”, points to continued strength in the family friendly market segment. In addition to the commercial value of this market segment, it also serves as a well needed opportunity for kids to become exposed to the many health benefits of outdoor and digitally disconnected play.

The KOA report also identified campers’ most popular activities. The top three of these included sitting around a campfire, fishing, and hiking. As it happens, these family-friendly activities each have proven positive health outcomes. According to research carried out by the University of Alabama, people who were subjected to both the sight and sounds of a hearth fire or campfire experienced a significant drop in blood pressure, which was greater the longer they were exposed to it. Further, according to Lindsey Perea, DO of the Penn Medicine Lancaster General Health Division, “gazing into a fire is a particularly effective way to practice mindfulness”. She goes on to report, “it quiets your thoughts and engages your senses to help keep you in the moment”. Fishing too is great therapy and learning opportunity for kids. While fishing, children benefit from shared adventures, a digital detox and skill sharing from generation

to generation. This activity for children has been proven to provide enhanced cognitive functioning and a reduction in stress levels. For both adults and children, the many health benefits of walking in nature are well known. In addition, the National Park Service promotes that “hiking with kids helps them develop a lifelong relationship with nature and the great outdoors”.

Mainstream branded glamping operators approach family friendly hospitality in a variety of ways and to varying degrees. These approaches can be grouped into the marketing focus, facilities, food & beverage, and programming.

These operators tend to market their products agnostically to appeal equally to individuals, couples, groups, and families alike. This contrasts with adult or couples only properties that clearly state the guests’ age restrictions. Family friendly facilities start with guestrooms where kids

can bunk in with or close-by to their parents. Another popular facility for kids is a pool or some type of water feature, natural or man-made. A swimming pool does provide a way for kids to cool off and perhaps burn any remaining energy after a day of fishing or hiking. Other facilities at family-friendly properties include the usual suspects of playgrounds, firepits, walking trails with interpretive signage, arts & crafts, books in quiet reading areas, board games, and outdoor games such as cornhole or ping pong. Some properties, however, take the opposite approach and prefer to limit these facilities on purpose. By limiting such facilities, the operation promotes unstructured time, a limited concept for many over scheduled youths. This approach also encourages creative thinking on behalf of kids and families to invent their own custom style of recreation. While these properties may be limited in their facilities specifically installed to cater to kids, they will often include family friendly programming that more than makes up any lack of kid specific facilities.

Food & beverage at glamping destinations varies greatly from all meals provided to limited meal periods or merely selections in a grab n go area of the general store or merch section of the clubhouse. Here too we see a Y in the road for this guest experience. That is, either to cater to the culinary needs of children or to use Grandma’s rules and have them eat what the grown-ups eat. The former trail then branches off to either provide only healthy selections or more mainstream processed and pre-packaged foods. The former is a potentially another option closer to camping and perhaps a needed step out of the comfort zone which can be therapeutic for today’s youth. The kids will survive Grandma’s rules. The latter direction will certainly be a crowd pleaser

among the kids. Of course, s’more kits as an option should provide ample excitement and perhaps some parental leverage for good behavior. Programming on the campground certainly offers the widest range of creativity for operators and like the swimming pool can fill in hours of on-property activity. Many operators offer scavenger hunts that can get kids comfortable in their new, strange and sometimes intimidating environment as well as an opportunity for kids learn about and connect with nature. These operators pass the scavenger hunt clues out at check-in and once completed young campers are rewarded with a treat, sticker or patch. This is a very low-cost, low labor activity that has a high value return for parents and kids. Programming that is more labor intensive such as guided hikes, kayaking, arts & crafts, or star-gazing can be timed at peak periods and allow families to plan their adventures accordingly. On-property events that include the local environment such as small concerts, local makers markets, or historical talks can also give guests a unique and relevant family friendly experience.

As we know, the Millennial and GenZ demographics value experiences, the outdoors and conservation more so than previous generations. Now that they are starting to move into the child rearing stage of their lives, they will be passing these values on to their offspring. Glamping provides the perfect environment for young parents to create lasting memories and extend their love of nature to the next generation. Moreover, this is a market segment that can drive profitability through multiple income streams, enhanced room rates, and repeat business.

DON’T DIE WITHOUT A DIGITAL ESTATE PLAN

Amonth ago, I couldn’t have told you what a “digital estate” was.

As a responsible adult with a wife, grown children, a small independent business, and a long career in journalism and PR, I have been able to pile up a not-insignificant list of assets. As Baby Boomers and the leading edge of GenXers generally do, I have a written will in place that spells out in detail where I want those assets to go in the event of my death. (I always thought “in the event of my death” was a strange term that somehow indicated there was a way to avoid this eventuality).

But on July 28, our world changed forever. My 34-year-old son Nicholas was killed in a car/ pedestrian accident near his home in Los Angeles. Amid the unbearable grief of that event, we were rudely introduced to the concept (and pitfalls) of a digital estate. We were slapped in the face with the reality that we didn’t have access rights to any aspect of my son’s digital life.

That meant no 401k info. No master password for his ultra-secure PasswordKeeper account. No authority to access his online banking accounts. Nothing.

We are still crawling through the hoops and obstacles that our digital lives create amid our grief at his loss. I’m fairly confident that we will eventually be able to gain access to his bank accounts, 401k, and a few other digital assets after navigating a minefield of rules and regulations designed to protect his information while he was alive. But I fear much of his digital life is out of our reach and gone forever. Most online service providers don’t take survivors into consideration when setting up their procedures, and we as consumers often don’t take advantage of the protections that other providers do have in place.

So, take a moment and consider what sort of a digital mess you’d leave behind if your life ended today.

HOW DOES MY ‘DIGITAL ESTATE’ IMPACT MY GLAMPING BUSINESS?

As a glamping business owner, you may think you’ve got your “traditional” estate well in hand, and you probably do. You’ve likely taken all of the usual steps – including meeting with lawyers and

drawing up an estate plan that includes a legally written will. You’ve done all of the stuff that’s been deemed normal for generations. You know who will inherit your share of your glamping business, your 401k’s and any other physical assets you leave behind.

But what about the digital footprint you’ve created? If you don’t plan your digital estate properly, your heirs or business partners will not have any access to your digital assets, which could include your personal social media accounts, online banking passwords and investment accounts, website domain credentials, subscriptions and memberships, digital photos and videos, blog content, airline miles, hotel points, personal and business documents you may have stored on the cloud, and Meta (Facebook) and YouTube channels that may be generating income for your business. Your loved ones or trusted business partners may find they are unable to access your digital assets or encoded financial information if they aren’t the original owner or have access to your passwords.

Digital assets can exist in many different forms and be stored in many different places.

The grief of your loss will only be compounded by the obstacles your heirs now face in attempting to access your digital assets and vital personal information.

WHAT HAPPENS WHEN THERE IS NO DIGITAL ESTATE PLAN?

The obstacles your heirs or partners may face include:

• Passwords. Many of us rely on great services such as 1Password, PasswordKeeper, or LastPass that allow us to store our passwords in an ultra-safe online location, and only be required to remember a single master password to access all of the others. These services work great while you are alive, but once you’re gone, they can be an insurmountable obstacle. These services make it clear when you sign up that there isn’t a way to recover, reset or automatically pass along your master password to your heirs if you haven’t in some way shared the master password with a trusted individual.

Your password is strictly held between you and the services’ software. If you don’t share it with someone you trust – or print it out and put it in a safe place accessible to your heirs – all of your passwords will be locked away forever. It’s even worse if you’ve delved into the world of crypto currency or NFTs (nonfungible tokens) as an investment. Losing that password or private key to a digital wallet means losing access to your crypto assets forever. There is no appeal on this one. And imagine the chaos created if you currently use a passworded reservation service for your glamping business. Without access to that password to retrieve reservation service website data, your business could be brought to its knees at your death.

• Data Encryption. Everyone now carries a cell phone. But all cell phones now carry an additional, encrypted layer of protection that scrambles phone data whether it’s a single file, data located on your cell device, or in the cloud so well that it’s impossible for anyone without your passcode to unscramble it. That means everything on your cell phone including emails, photos, videos, and personal files may still exist on the phone or in the cloud but will be inaccessible if you aren’t there to punch in the magic code. Again, share that simple four- or six-digit passcode to your cell phone with someone you trust.

• The Laws. A plethora of state and federal laws exist to prohibit unauthorized access to computers and private personal data and protect consumers against fraud and identity theft. There are also a mishmash of regulations that haven’t kept pace with technology, and the rules vary wildly from state to state and are unclear at best. Take the necessary steps to lawfully name an authorized representative who can access your information on the event of your death. Without that authorization, your family and/or business partners won’t have access to your photos, email messages or other information stored in the cloud because social media sites and other companies can lawfully lock it all up. They could go to court to fight each online account provider

to gain access, but that would likely be cost prohibitive.

WHAT SHOULD I DO RIGHT NOW?

When designing your traditional estate plan, be sure to add a section detailing your digital property and information.

• Make a List. It may sound counter intuitive in this digital age but make a printed list of your digital assets. Be sure that it’s included with your will and other traditional estate documents, or stored in a very safe place where your family members or designee know where to access it. The list should include all of your passwords, answers to any security questions, online and social media accounts, and digital property including your business’s web domain names, crypto currencies and even your daily money transfer apps. Avoid storing your keys and passwords for crypto assets digitally to discourage theft. For non-crypto assets, those password management apps like 1Password, LastPass, and PasswordKeeper can do the job. But make sure you share your current master password with someone you trust.

• Know What You Really Own. You may think you outright own your websites and social media business accounts, for in effect you may just have a license to use them. Check the terms of all of your agreements to find out what it really yours. Also, be sure to close any old or unused online accounts. This will make it all easier to manage.

• Back Up the Cloud. If you know you have significant digital assets stored in the cloud or on online backup services like Carbonite, you might want to consider backing up your crucial access information on a regular basis to either your personal computer or a separate storage device. That will allow family members or your chosen fiduciaries to access your assets with far fewer obstacles. Some companies, such as Meta (Facebook) make this easy by providing a one-click download option to download all of your data to a computer. Personally, I now have a 2TB external hard drive that cost me $125. It holds everything easily. Just be sure to keep things updated.

• Provide Consent. This is where you have to plan ahead to bring your traditional estate and your digital estate together. When working with your traditional estate planning attorney on updating your will, powers of attorney and revocable living trusts, be sure

to include documents that give legal consent to access your digital assets. It might also be the right place to put a copy of that printed list of passwords and keys I mentioned earlier. If you have a legal written will, its likely you already have an executor named who has the legal authority to handle your estate affairs. Be sure that person also has the knowledge necessary to handle your digital estate.

• Update Your Preferences. Some sites allow you to make decisions now about what happens in the event of your death, including designating who is authorized to have access to your account. X (formerly Twitter), Meta (Facebook), Apple, and Google have legacy policies that can be helpful in identifying who should have access upon your death. But understand that each company’s policy is followed to the letter and if you don’t designate someone, no one else is getting in. Meta (Facebook) also allows your family members to “memorialize” your account so that family can post messages and view photos. Keep in mind that many online service providers will deny access to anyone but you and may deactivate or delete your accounts after your death after a certain period, thus barring your family any access to your digital property.

• Designate a Digital Executor. This will be the one person you can trust to manage your digital information after your death. It doesn’t have to be the same person you designate as your executor in your will, but the name of the person as well as their expected duties should be spelled out in your written will. Be sure that all of your digital estate documents are stored in a safe and accessible place (not online) and that your digital executor has access to all of your instructions. You can also store all of your estate and digital estate planning documents with your attorney.

• Don’t Forget Your Traditional Bank Accounts. Whether you keep your business and personal funds in a traditional brick-andmortar bank or if you bank online, be sure to add a “payable upon death” (P.O.D.) provision (Totten trusts) to each account. That way, the person you name as a beneficiary of the account will be able to take control of the funds without going through an arduous probate court process that could take months or even years.

• Update Regularly. Your digital estate will likely evolve over time. It’s important to regularly update your passwords and other assets to keep them current and accessible

to the people you choose. Also, be sure to list beneficiaries on your bank accounts, retirement accounts and insurance policies and include that information in your digital estate. Otherwise, you risk tying up those assets in probate courts for months or even years.

WHAT WILL HAPPEN IF I DIE WITHOUT A DIGITAL ESTATE PLAN?

If you fail to make your digital estate plans before your death, there is still a small glimmer of hope. Nearly every state has enacted the Revised Uniform Fiduciary Access to Digital Assets Act (RUFADAA). Note that California and Massachusetts are the only holdouts as of this writing.

RUFADAA allows your legally appointed personal representatives to access certain parts of your digital property after your death. However, the Act would still restrict access to your electronic communications such as emails and social media accounts. It limits access to just the files necessary to wrap up your estate, such as financial records. And that access comes only after a long series of legal maneuvers.

After all of that, your loved ones would still be left with no way to access the rest of your digital life and be forced to watch your domains expire and your accounts eventually close.

GET IT DONE NOW

Death is a certainty that few are prepared for, especially at age 34 like my son. The tragedy only becomes worse when you have a long list of assets, a business, partners, and family members who rely on your glamping income.

Developing and maintaining your digital estate should be an established part of every glamping owner’s business plan. Have the discussion with your financial advisor, your attorney, and your family members today. It’s a gift you can give your family even after you’re gone.
