Continental Ventures, a Manhattan-based commercial development company, is known for its mid-rise mixed-use buildings and soaring towers in New York City, Toronto and Florida. “We always said we would love to develop Long Island,” says Jane Gol, president of Continental Ventures, who served as the planning commissioner for former New York City Mayor Michael Bloomberg and a board director of IDB Bank in Manhattan. “We are likeminded in terms of development and in terms of developing environmentally-sensitive homes and condos.” One such collaboration is Barn & Vine, a collection of 37 new construction single family homes in the bucolic South Fork hamlet of Bridgehampton. Spread over nearly 50 acres, the development, which abuts the scenic Channing Daughters Vineyard, features eight unique home styles, ranging from 5,800 to 7,200 square-feet and priced from $2.75 to $4 million. The luxurious six- and seven-bedroom, 6.5 bath, cedar-shingled homes feature grand entry foyers that wow, open floor plans, custom cabinetry, coffered ceilings and crown moldings. The houses are loaded with highend fixtures, finishes and fittings. “Our product has set a new standard for luxury and value in the marketplace,” says David, vice president of Pinewood Development Corp., who joined his father’s company after graduating from Tulane University with a degree in economics.
“Every aspect of our homes is designed with impeccable detail and we offer the highest quality in our interiors and exteriors and a thoughtful design.” Each house has three levels of living space, top-of-the line kitchen appliances and stone countertops. French sliders that line the expansive double-height great room seem to flow into the landscape. For homes facing west, windows offer spectacular views of the surrounding vineyard. Each lush, designer-landscaped lot borders areas of untouched landscape, some 22 acres of which the developer dedicated to the Town of Southampton as a natural preserve. Home styles range from the traditional Hamptons gambrel and barn-style Sonoma to the Sweeping Gable and the classic Amagansett Courtyard. Eleven homes are under construction. Uri expects buyers to begin moving in next spring. Nearly 60 miles to the west in the wide and rolling affluent hamlet of Dix Hills in western Suffolk County, the developer recently broke ground on Oak Hill Estates. The luxury development comprises 23 new construction single family homes set on the former 40-plus acre Dix Hills Golf Course off of Half Hollow Rd. The “transitional” manor homes on one-acre parcels range from 5,000 to 6,000 square-feet and are priced at $2 to $2.5 million. “We maintain the beauty of the stately manor homes in the North Shore area, but tweak them to be
more modern,” David says. The six-bedroom, six-bath homes feature a gourmet kitchen package, a stone-topped work island, select white oak wide-plank floors, oversized windows and high-grade finishes with interiors designed by Mabley Handler of Water Mill. “It is so beautiful,” says Uri, who got his start in 1990 working as a hardwood flooring specialist for high-end builders in New York City. “I call it the Mona Lisa.” Located less than a mile north of Exit 50 of the Long Island Expressway and minutes from the Route 110 commercial corridor, Oak Hill offers three distinctive home styles brimming with amenities. Uri expects the first model will be completed by the summer of 2015. Homes in both developments are smart wired to regulate thermostats, control lighting
and arm a security system from afar. Through the home’s Wi-Fi system, the buyer can lock an unlocked door, turn up the air-conditioning or heat or flip a switch on exterior lighting all through the touch of an iPhone, iPad or Android device. “Even security cameras can be viewed in real or recorded time,” David says. “Buyers want to be able to monitor the most important aspects of their home from wherever they are.” While work continues on both projects, the development team is already setting their sights on several projects in Islandia, Oakdale and beyond. “We have built a design team,” says Continental Ventures’ Gol. “We are building and will continue to build and satisfy everything that the buyer wants and needs.” SE SHAWN ELLIOTT LUXURY 17

DESIGNER SHOWHOUSE Winning Designers Redo the Guggenheim Look By M.C. SUSSMAN

In November, at the second annual Design Showhouse at the historic Hempstead House at the Sands Point Preserve, five designers -- Gabrielle Knable, Silvana Loccisano, a team including Joseph Murphy, Karin Krinsky and Keith Murphy of Safavieh Home Furnishings, Nadia Vee and Catherine Weinstock -- received awards from event sponsor Shawn Elliott. Their charge was to reinterpret how the fabulously wealthy Guggenheims would live in the 40-room, 50,000-square-foot stone mansion today. When Daniel and Florence Guggenheim moved into Hempstead House in 1917, the estate overlooking the Long Island Sound became their family home for nearly three decades. Following the show’s “Home of an American Renaissance Family” theme, the designers incorporated 21st-century style into a celebration of the Guggenheims’ lifestyle and achievements. Shades of blue reigned in the Grand Salon -- sky blue; ocean blue, indigo. Using furnishings from Safavieh’s exclusive Couture Collection, designers Joseph Murphy, Karin Krinsky and Keith Murphy of Safavieh Home Furnishings titled their space, “The Grand Salon: Exulting in the Gloriousness of Blue.” The expansive space, with 15-foot high
coffered ceiling, a massive crystal chandelier and windows overlooking the ocean was decked out in blues from designer striped and patterned rugs on the floor to a blue window seat beneath two-tier Gothic windows with leaded glass. The walls were glazed in shades of indigo topping wainscoting painted blue. A blue wing chair, a blue sofa and other upholstered pieces in rich velvets, crisp linens, zebra accents created the patina. On one wall, a huge mirror composed of dozens of smaller odd shaped frames fitted together like a puzzle. Glass tables helped define casual seating clusters in this warm, stylish living space. Designed for guys who want to “play like a king,” Silvana Loccisano’s game room was a deluxe man cave. The space was inspired by Harry Guggenheim’s race horse, Dark Star, the winner of the 1953 Kentucky Derby. Dark Star beat the favored horse, Alfred G. Vanderbilt Jr.’s Native Dancer. The horse theme included a framed painting of a horse on one wall. The centerpiece of the gold-hued room was a poker table with leather chairs with nailhead trim. Each back had a card suit cutout -- diamond, heart, spade and club. The green wall around the fireplace was faux painted with an alligator skin-like texture by decorative artist Arlene McLoughlin. A closet door was painted with
a “spade” and other playing card paintings hang on the walls. Silvana, owner of Glen Cove-based Bella Home, established her interior design business after graduating from the Metropolitan Institute of Interior Design. She works one-on-one with clients to help them make the decisions that work for their home. Manhattan-based interior designer Catherine Weinstock of CW Design outfitted “Peggy’s Room” with personality. Her eclectic collection of contemporary art and unique furnishings -- some her own belongings and others from friends -- was a perfect fit for the room at Hempstead House where Daniel Guggenheim’s free-spirited niece often stayed when she visited from Paris. “She didn’t hire a designer to do her place,” Catherine said. “She lived in different places and collected art. Her place was a reflection of her.” This smaller room, with built-in shelves and a fireplace fronted by an artsy metal screen, demonstrated a “relaxed elegance” and emphasized the intersection of art and design and was a perfect fit for Catherine, who designs on an “intuitive level,” has a strong knowledge of history and art and has also had an “interesting life that brought me many places,” she said. The neutral space was emboldened by
splashes of color and pattern. Pale yellow floor-to-ceiling curtains framed the windows, but came alive with a funky cloudlike sofa made by a French furniture maker as homage to Jean Cocteau and a dresser with a muted rainbow of glass drawers that Catherine described as “a contemporary interpretation of Bauhaus style.” Among the art is a mushroom wall installation and a tall sculpture of a man with no head and four feet, created from plastic bags and two pairs of shoes. The inviting, informal gathering space was well suited for lively conversation. “I love what I do,” Catherine explained. “Each project is a new journey and a discovery process.” Using a multi-disciplinary approach to her work , Catherine feels she has done well when she creates “a space that looks like someone really lives there, not a stage set.” In designing Florence Guggenheim’s honey yellow master bedroom, Nadia Vee of GNR Designs in Great Neck tried to “bring out her feminine playful side” in a room blending neoclassical style, bold gilded furniture and gothic architecture. “I designed the room especially for Florence Guggenheim,” who had a simple childhood in Pennsylvania and “became one of the wealthiest women in the SHAWN ELLIOTT LUXURY 21

world,” Nadia says. Florence, a philanthropist, had a passion for flowers and tropical plants. Flowers and birds were woven into the pattern of a silk and wool rug and several large plants added greenery to the space. “Every item has a story and history behind it,” Nadia says. The designer, a master of feng shui, tried to reflect Mrs. Guggenheim’s character. The gilded harp in the center of the room alluded to free concerts in Central Park sponsored by the Guggenheims in the 1920s. At the time, the harp was “a very popular musical instrument.” A sensual lace canopy draped from a crown on the wall behind Florence’s bed, which was covered with a gold bedspread. Flanking the window on the opposite wall were a pair of opulent, marble-topped, hand-carved, powerful gilded wood consoles, with a framed gold leaf mirror above each. A built-in fireplace was ornate. 22 SHAWN ELLIOTT LUXURY
Set into an alcove framed by lace curtains were a sofa and two armchairs with small tables, a comfy spot for tea. Though commodious, the master bedroom had a skirted vanity table but no closet. According to Nadia, a servant would have brought the lady-of-the-house her clothes from closets downstairs. Emerald green walls with white, gold and black trim were the hallmark of the bedroom designed by Gabrielle Knable of GVK Interiors in Manhattan. Called “The True Heiress,” the room was “an ode to the complex nature of women,” Gabrielle says. The palette evoked power, money and strength and was “subtly, not overtly feminine.” Inspired by the Guggenheim daughter, Gladys, it was a space where in today’s world, the designer says, a daughter -- not a son -- would be groomed to take over the family enterprise. (Though Har-
ry Guggenheim, one of Daniel and Florence’s two sons, was chosen to succeed his father, biographer John H. Davis dubbed Gladys the “real successor” and “true heiress” who dedicated herself to the Guggenheim’s enterprise and philanthropic traditions.) Green books stood next to a large, gilded mirror on the mantel of the white fireplace. An emerald and white canopy flowed from the bed crown molding and framed the curved headboard. The bed linens were white with emerald trim and a pair of animal print pillows matched an animal print throw on a white settee. The rug had jagged golden lines. The art included large scale Diane Epstein photographs of St. Mary’s Basilica in Rome, which was erected over the Temple of Minerva, the goddess of wisdom. Facing the bed was a painting by Fritz Scholder of a fragile, nude mystery woman. SE

Curing the winter blues with a perfect cocktail party By LINDA SASLOW
Whether you invite a few friends to stop over for drinks and hors d’oeuvres before heading out to a local restaurant or host a 4-hour evening, throwing a cocktail party can be a fun and easy way to entertain. It’s important to let your guests know beforehand what to expect, suggests Corinne Futerman, the name behind Corinne’s Concepts in Catering. Whether you invite your guests with an e-vite, “snail mail” invitations or a more casual phone call, it’s easy to let them know the agenda for the evening. “If you say ‘join us for cocktails and hors d’oeuvres,’ that’s a tell-tale sign there’s no dinner,” she says. “But ‘come hungry’ suggests a longer evening and more food.” Whether it’s a Saturday night with a start time of 7 or 8 p.m., a mid-week cocktail party right after work or a Sunday afternoon—there are many perfect times to invite friends to join you to challenge those winter doldrums. Cocktails anyone? Drinks often are the first taste for your guests and should be ready when they arrive to help get your guests mingling. Michael Rozzi, executive chef 24 SHAWN ELLIOTT LUXURY
at The 1770 House in East Hampton, is a big fan of winter cocktails. Nothing like a Manhattan, bourbon drink or glass of champagne to warm you up on a cold winter evening, he says. And a great shaken martini—maybe cranberry or apple—adds the “wow” factor to any bar. When planning your menu, don’t be afraid to experiment, suggests Andrea Correale, president of Elegant Affairs. Small savory finger foods can be eaten in one or two bites make perfect hors d’oeuvres. Among Andrea’s winter favorites: spaghetti and meatball bites and mini short rib tacos. If you ask Michael, the New Year is a time for celebration; decadence belongs on the menu of a cocktail party. As Michael sees it, “It’s a great interactive opportunity for a cocktail party. “Don’t be afraid to experiment,” suggests Andrea Correale, president of Elegant Affairs. After all, who doesn’t love shrimp cocktail? Mini lobster rolls are sure to elicit “ohs and ahs” … Or oysters on the half shell served with caviar … Or get creative with bay scallop sashimi with truffles. On his cheese board, Michael suggests soft ripened cheeses, along with sliced figs, candied nuts, winter fruits and toasted bread. As an alternative, why not revisit the fondue craze from the 70s? What could be more divine than dipping pieces of bread into a lobster and sherry fondue served in a brass pot over a flame? For any cocktail party, Andrea says the rule of thumb is a variety of 8-12 passing hors d’oeuvres, with 12 pieces per person. If there’s no one to pass the hors d’oeuvres, a beautiful buffet table can do the trick. Using your space to its best advantage may mean re-arranging furniture so guests can move about easily. If possible, Corinne recommends setting up cocktails in one room with trays of hors d’oeuvres in different areas. But, if space is an issue, one table in the center of a room can beautifully display your menu choices. When choosing your serving pieces, Andrea suggests you “think out of the box for a more interesting presentation.” Demitasse cups or shot glasses are an eye-opening way to serve butternut squash or creamy tomato soup sips. After all, “greeting soups are a great entrance,” Andrea says. “They set the tone and warm up your belly on a cold winter night.” Creative serving may mean filling a large square glass vase with grilled pita and several
variations of hummus or tiny crock pots for lobster mac and cheese. Oversized martini glasses also make great serving pieces for many hors d’oeuvres. Garnishes on platters—whether carved vegetables, fresh herbs or flowers—can add pizazz to any serving tray. To create just the right mood, Corinne suggests you think about all of the senses working together. That means your favorite music, perfect lighting, delicious smells like cinnamon sticks, cloves and, of course, scented candles. Dessert is not a must for a cocktail party, but can be a perfect ending that will leave your guests with sweet memories of a great evening. Nothing like a hot chocolate shot and a warm chocolate chip cookie to send you on your way, says Corinne. The bottom line for hosting the perfect cocktail party is to be creative, relax and have as much fun as your guests! SE

A barking duet greets you inside TLC Doggy Day Spa in Syosset, an organic grooming salon and store that specializes in natural pet food. (www.tlcdoggydayspa. com) Recently, we found owner Seann Sackett on the phone booking a “pawdicure” for a client’s Havanase. “The increase in designer dogs means that people are holding their dogs more,” Seann says. “A good “pawdicure” keeps the dog’s nails from scratching her owner.” Some 10 pooches a day get groomed at TLC. “Pawdicures” with an oatmeal based conditioner revitalize a dog’s dry foot pads. Nails are trimmed, filed and sometimes polished, depending on the owner’s preference. Natural shampoos, oatmeal baths and hypo-allergenic grooming products help reduce itching and scratching. Long Island’s pet professionals spearheaded several hot trends in luxury pet care. American Pet Professionals, with more than 200 members nationwide, grew out of Long Island Pet Professionals, founded by Nancy Hassel in 2009 with 15 members, “People spend more on their pets, even during recession, than they will on themselves,” Nancy says. “They’ll buy special beds with orthopedic mattresses and their pets will get blueberry facials, mud scrubs and organic pawdicures.” Luxury pet care is growing in three main areas: natural pet food and nutritional products developed by veterinarians, 80 percent of whom are women; holistic treatments for pets that include acupuncture, Chinese herbal medicine and Reiki (Reiki is a traditional Japanese healing modality that promotes the body’s natural healing response.); and high end products that include pet fashion and furniture, organic grooming and even Pet Tunes, which are sound frequencies for dogs, cats, horses and birds. When Lauren Darr founded Pet Fashion Professionals in August 2013, about 100 designers immediately signed up. Requests for membership applications are coming in at a brisk pace. “Pet fashions go beyond the traditional George Clooney Halloween costume for a small dog,” Lauren says. “The new trend is fashion for large dogs, gerbils and even chickens.” Somewhere out there is a chicken dressed like Lady Gaga. (You cannot make this stuff
up.) As for cats, Lauren concedes fashion choices are limited to “whatever owners can get them to wear, mainly dresses and hats.” “Nothing says ‘I love you’ like cashmere,” says Margaret Konecky who repurposes old sweaters into one-of-akind luxury sweaters, pillows and bridal gowns for dogs and cats. An antique vintage gown with beading starts at $5000, but Margaret guarantees exclusivity. “You will never see two pets wearing the same garment,” she says. Grooming A-list “celebridogs” for nearly a quarter of a century, Argentine-born Jorge Bendersky (www.planetjorge.com) is on the cutting edge of canine styling. “Since pet fashion has grown so popular, my clients’ hairstyles have become simpler. There is less hair on the bodies, so as to complement the fashion,” Jorge says. Maintaining confidentiality is integral to his success but Jorge’s upscale client base includes film stars, supermodels and fashion designers, including Ralph Lauren. “I don’t know any more if the pets or the owners are the celebrities,” he says with a smile. Author of DIY Dog Grooming Secrets, Jorge has appeared on Animal Planet and TLC. House calls to Nassau and Suffolk County “celebridogs” start at $300. Dana Humphreys, a director of American Pet Professionals, says “Japanese-styled haircuts are the rage.” “Professional pet groomers just can’t get enough of the Asian-influenced styles for pets,” Ms. Humphreys says. The style “features a short hair body, with long hair on the face and legs. This look is unique and extremely appealing to many pet owners.” Jorge agrees. “Asian cuts give great looks and complement most outfits.” For curly hair dogs, “the most popular cut is always the teddy bear look,” Jorge says, easy to keep without sacrificing glamour. Bows, feathers and a touch of color on a dog’s head are perfect for holidays and parties. Seasonal trends include temporary glitter tattoos for warm weather. Still, it is important for pet owners to curb their expectations. “I aim to please you but I will never prioritize style over a dog’s comfort and well-being,” Jorge says. “A happy dog is an easy dog.”
As more people seek holistic treatments for their own health issues, there has been a concomitant growth surge in holistic treatments for pets. Cheryl Schlaumess Berger (www.animalreikiforhealing.com) teaches animal Reiki classes and offers Reiki sessions for pets. Cheryl says, “More and more pet sitters offer Reiki, which has healing and stress reduction benefits.” Lisa Donato, a veterinarian, started checking out nutritional supplements when her father was diagnosed with pancreatic cancer. “I became interested in helping my own patients and became certified in veterinary acupuncture, Chinese and western herbal medicine and cranio-sacral therapy,” says Dr. Donato, whose practice has grown 20 to 30 percent in the past three years. “The number one hot trend is acupuncture for pets,” she says. A fellow of the American Academy of Veterinary Acupuncture, Dr. Donato makes house calls in Nassau and Suffolk County (www.veterinaryacupunctureandhealingarts.com). When Kramer, an 11-year-old Labradoodle in Port Washington, was recovering from stomach cancer surgery three years ago, Dr. Donato prescribed acupuncture every few weeks along with Chinese herbal medicine and a diet of organic home-cooked food. “It’s a miracle that he survived the surgery but the combination works incredibly well for him,” says Nadine Wolf, Kramer’s owner. “His energy is off the charts.” SE

ROBERT BEER “My grandfather is my number one inspiration to this day,” said Robert, “and I always feel he’s looking down smiling at me because I’m carrying on his legacy.”
For Robert Beer, building homes is more than a business. It’s a calling. “I build every house as if I’m building for myself,” says Robert, president of RB Shore Development, a luxury homebuilder whose portfolio encompasses custom and spec houses. “I’m very passionate about what I’m doing.” His own home, which he purchased 15 years ago, bears witness to that zeal. Situated on about four acres in a Brookville enclave notable for its pristine properties and privacy, he transformed the once-dilapidated 4,000-square-foot house into a 6,000-square-foot, five-bedroom, 4½-bath residence where luxury, comfort and coziness coalesce to form a sprawling dwelling with contemporary interiors. Designed as a farm ranch, it boasts three floors for added living space.
In many ways, the house’s great room and master bedroom suite illustrate Robert’s trained eye for detail. The stylishly white kitchen, with top-of-the line appliances and Carrera marble countertops, shares a 16-foot vaulted ceiling with an airy family room furnished with ever-so-plush seating. Antique barn siding imbues the grand area with warmth and texture. Another 16-foot vaulted ceiling, with a hanging crystal chandelier, provides the wow factor in the master bedroom, akin to a peaceful hideaway. The en suite bathroom is a spa lover’s dream, with its freestanding tub, an electronic steam shower illuminated with LED lighting and a smattering of mood-inducing votive candles. The markings of the good life continue outdoors, which is dotted with a tennis court, in-ground pool, one-bedroom pool house, stone fireplace and hot tub – amenities that help make the house a welcoming place for family and friends. But now, with his daughter, Madison, 15, and son, Ryder, 12, living with their mother in Los Angeles, Robert spends much of his spare time on the coast. And it doesn’t look as though that will change anytime soon. Madison is on the fast-track to stardom, a path that began just two years ago when she started posting videos of herself singing on YouTube. Pop star Justin Bieber took notice, not only tweeting a link to Madison’s performance of Etta James’ “At Last” to his millions of followers, but connecting her to his big-league manager, Scooter Braun. Madison has since become Braun’s client and Bieber personally facilitated her recording contract with Island Records. So with his kids in California, Robert has put his Brookville manse on the market for $2.8 million. “My pool and the tennis court haven’t been used for two years,” says Robert, who is contemplating downsizing to a townhouse or moving to one of the luxe spreads he has built on spec. And like his current Brookville digs, those spec properties dazzle with architectural features and amenities. Among the

most noteworthy is a 7,200-square-foot shingle-style home situated on two acres in Old Westbury. Set against Old Westbury College’s polo fields, the $6.8 million residence encompasses six bedrooms, 6½ baths, a media room and a mahogany-paneled library. Its generously proportioned family room features a 17-foot long door opening, which leads to a patio and a negative edge pool abutting lush grounds. Robert also has carved out a name for himself in the cus-

His maternal grandfather, Morris Sosnow, was a master builder, constructing tens of thousands of Long Island homes, from New Hyde Park to Wading River. A Jewish immigrant from Poland, who initially earned a living peddling fur coats, Sosnow became a developer in 1946, ultimately leaving his lasting imprint on the residential landscape on Long Island and beyond -- with subdivisions like East and West Birchwood in Jericho and Birchwood at Spring Lake in Middle Island, as well Birchwood Towers in Bay Terrace, Queens, the iconic Gramercy Park Towers in Manhattan and housing developments in Gainesville, Virginia and Baltimore. Before his death in 2000, Sosnow averaged 250 homes a year. He also developed many commercial properties, such as the Jericho Atrium. During school vacations and following his graduation from Boston University, Robert immersed himself in his grandfather’s business. From the bottom up, he learned the ins and outs of building, estimating and scheduling. To his grandfather’s enterprise, Robert brought youthful zest and innovation, including introducing a computer program that integrated scheduling with purchasing and reduced waste. After his grandfather’s business was sold 13 years ago to Kimco Realty, Robert hung out his own shingle. His entrepreneurial spirits, as well as his palate, have since led him to become a Red Mango franchise owner and a partner in Nisen Sushi, which has locations in Melville, Commack and Smithtown. “My grandfather is my number one inspiration to this day,” says Robert, “and I always feel he’s looking down smiling at me because I’m carrying on his legacy.”

PAMPERED IN PAR ADISE On a small metal platform perched high above the Costa Rican rainforest, there’s barely room for me and a few others, but apparently plenty of space for my fear of heights. Below, the leafy treetops form a lush green blanket that harbors a hidden world teeming with life: howler monkeys; vibrantly–colored scarlet macaws that send streaks of color across the greenery as they flit from branch to leafy branch; sloths hanging languorously in the trees; and much more. Arenal, Costa Rica’s most active volcano looms in the distance.

Our guide instructs me to cross my ankles, bend my knees and lean back. I do as asked and then gravity takes over. I’m suddenly careening through the rainforest on a zipline. All that separates me from falling into the wilderness are metal locks and cables on the harness strapped to my body. Seconds after an initial surge of adrenaline, I’m loving the experience. I feel the rush of air against my face, break into a smile and let out a “wooo-hoooo” as a whir of panoramic images appears before me. The second
platform rushes into view and soon my feet are firmly on the high structure. I’m exhilarated at the prospect of 12 more zipline platforms to go. Back at my hotel, I luxuriate in a warm soak in tranquil thermal pools as the muscle tension melts away. Later, I gently fall asleep with visions of Arenal outside my window. Located in Central America, about the size of West Virginia, Costa Rica encompasses 12 microclimates, from dense tropical forests to shimmering beaches and

About five percent of the earth’s plant and animal species call Costa Rica home. An astounding 1300 species of orchids thrive here, as do over 800 types of birds. Direct flights from New York take about five hours to San Jose, the capital or Liberia, in the Guanacaste region, on the Pacific Coast. Many visitors drive several hours to further destinations.

I spent one adventure-packed week in this ecological gem. It’s impossible to see the whole country in that short time; and getting from one area to another often involves circuitous routes. I stayed on the Pacific coast, exploring the Arenal area and Manuel Antonio National Park’s lush expanses. There, I took a one-mile guided walk through trails surrounded by a rainforest where iridescent blue morpho butterflies flitted lazily and hidden howler monkeys made gruff sounds like deep-voiced dogs barking in the distance. As most of the wildlife in rainforests reside in the canopy and never descends to the ground, our guide set up a telescope to show us slumbering sloths high in the treetops, iguanas hidden within towering branches, and raucous monkeys. Eventually, the shady trail ended and revealed a stunning white sand beach where we swam in sapphire-blue, warm waters before heading back. SE

Q & A: Real Estate Law
Buying or selling a luxury home is an important and often complex transaction for both buyers and sellers. To help alleviate unnecessary stress when dealing with distressed properties, we asked three top Long Island residential real estate lawyers to provide guidance. What are the risks associated with buying from a “distressed” seller? How do you protect your clients?

When purchasing property from a distressed seller, a buyer must understand the risks associated with the purchase of distressed properties.
How do you know a property is “distressed” or owned by a person who lacks sufficient funds to pay the property’s operating expenses and present financial debt. The answer may be obvious: the property is marketed as “distressed,” the property is in foreclosure, the seller is in bankruptcy or owes more on their mortgage than the property is worth. The seller may be upfront about it. If not, what are telltale signs of distress?
Risks associated with buying a property from a distressed seller may include potential issues such as housing and building violations, open building permits, missing certificates of occupancy/compliance, unpaid real estate taxes as well as judgments and liens that may be attached to the property. Distressed sellers are not discriminatory. Property owners from the luxury home market to more modest homes can fall into a distressed situation. This may be due to financial hardship, medical reasons, divorce or other life altering events.
Risk 1: The seller may not have the funds to maintain the condition of the property. The purchaser should be prepared to accept the property “as is” and budget to perform all needed repairs after the closing. Risk 2: Most distressed sellers have other judgments/ violations that have been filed against the property that require payment at closing. The total of these judgments may exceed the purchase price. If the seller does not have the funds to payoff these judgments the transaction may be cancelled. A buyer should run a judgment search before going to contract. Risk 3: Foreclosure proceedings may have begun against the seller’s property. If the foreclosure action is too far along, the seller may no longer be able to sell the property and must cancel the transaction. The buyer must be prepared to be patient and wait for the distressed seller to be able to deliver clear title or be fully informed of the associated risks. While we cannot predict every risk imaginable there are certain steps that can be taken to minimize the risks. We suggest: Order a judgment/lien search before signing contracts. Include language in the contract of sale providing a specific date, allowing the buyer to cancel the transaction. Monitor expenditures. Even if funds are spent on inspections, bank fees and attorneys, these sums may be lost if the transaction cannot ultimately close. The ultimate goal for the buyer is to complete the transaction and own the home. As real estate attorneys, it is our job to make that happen while protecting the buyer. 1. The seller is asking for a price below apparent market value. 2. Property in serious disrepair. 3. Property taxes are delinquent. 4. Tenants may be complaining about the property or owner. 5. Mechanics’ liens filed. Improvements made cannot pay for them. 6. Seller has numerous judgments or tax liens.. As attorneys, we must manage our client’s expectations from the beginning. Buying distressed property is not like buying non-distressed property. There are always hurdles and bumps in the road to closing, and the odds the transaction will fail altogether are greater due to financial and psychological stress on the seller and/or the seller being in serious default under its mortgage loan. Therefore, attorneys should thoroughly explain to the client the basics of distressed sale, short sale, foreclosure or bankruptcy process. Discussing the likely scenarios that may play out among buyer, seller and seller’s lender are key so that clients are prepared to endure greater uncertainties, longer delays, and incur more expenses. With distressed properties, contingencies need to be thought out which will allow buyer to terminate the transaction if certain conditions are not met, such as a time limit to close or if the premise deteriorates beyond what was originally contracted for. The primary element a client must consider when purchasing any distressed home, condominium/ townhouse, cooperative or vacant land is hiring a skilled, experienced, local and accessible real estate attorney. I built my practice around the phrase “Knowledge is Power.” A key to protecting a client purchasing a distressed property or buying from a distressed seller is knowing what to look for with respect to potential issues and how to resolve those issues immediately. A knowledgeable real estate attorney will know when an issue may be insurmountable and when it may be in the client’s best interest to find another property instead of wasting valuable time and money. Problems to overcome when purchasing a distressed property may include tax liens attached to the sellers’ property exceeding the sales price of the property or missing certificates of occupancy that can take months to secure when the purchaser is anxious for a “quick closing.” Purchasing from a distressed seller can also be difficult when the actual legal owner of the property is an estate and the court issued estate state paperwork is not in order. When it comes to restaurateurs on Nassau County’s North Shore, Gillis and George Poll have a commanding lead. The brothers own a string of winners, which “bring an urban sophistication to Long Island” and keep diners coming back to their restaurants week after week, night after night. In Roslyn, there’s Bryant and Cooper, their flagship operation, and nearby Hendrick’s Tavern. The bistro Bar Frites is at Wheatley Plaza in Greenvale. At the Americana Manhasset, there are Toku Modern Asian, Cipollini Trattoria and Bar and, for those who want to grab a quick bite on the go, Cipollini Pronto. The Poll brothers also own Majors, a more moderately priced steak house in East Meadow. In March, the Poll Brothers are expanding to Westchester. Center in Yonkers will be called Angelo’s. Three other deals for restaurants in Nassau County are pending, says Gillis. What’s the secret to their success? “My philosophy is to give our customers the best quality,” Gillis explains. “We never cut corners.” They assemble “a wonderful staff -- the best we can establish” and make sure each restaurant is “a sharp-looking place.” Making sure the food is good keeps the restaurants hopping. “Some restaurateurs think the customer doesn’t know,” he says. “I believe the customer does know and recognizes when you do it the right way -- the food, the design and the staff. They do know and they will come if you do it with the highest standards.” On a Saturday night, the brothers serve more than 3000 meals, including 600 to 700 at Hendricks alone. The restaurants are busy even on Mondays, serving 150-200
meals at each location, with the numbers growing as the week goes on. Lunchtime also is hopping at the Americana Manhasset and Wheatley Plaza. “People use our places all the time,” Gillis says, a home away from home. “It doesn’t have to be for a special event, if they want steak that night or sushi.” And businesses and groups entertain at their restaurants. Gillis and George look at spaces, decide on concepts, develop and tweak menus and do the build-outs with designers and contractors together. George handles the wines and Gillis takes care of staffing. (A third brother, Dean, owns The Boathouse in Central Park and the newly renovated Gallagher’s in the theater district.) The restaurateurs filet their own lemon sole and butcher their own steaks. Gillis, the eldest, was introduced at age 12 to the restaurant business by his father.
When the brothers went on their own, it was their mother, Alexandra, “who helped make it happen,” Gillis says. “She took a chance and gave us the means to get the ball rolling.” “It was a long haul,” Gillis says, recalling the days when they had a jeep and a fish truck to travel. “Now its Mercedes and Bentleys. Step by step, the overnight success is only a lifetime, a 30year overnight success.” By bringing Manhattan to Long Island with a variety of venues and cuisines, Gillis and George’s clientele don’t have to go the city as much. The restaurateurs dine in their eateries on a regular basis, opting for Toku if they’re in the mood for Asian or Bryant and Cooper for steak, just like their clientele. They don’t play favorites: Gillis put it this way: “They are all like our children. We love them all the same.” SE

Location, location, location. Cipollini Trattoria and Bar opened in 2005 on the south side of the ultra-fashionable Americana Manhasset and has been hip and hot from the first moment. Cipollini has a Manhattan-style ambience, casual and sophisticated, and draws a chi-chi crowd for both lunch and dinner. From the sidewalk cafe with tables shaded by umbrellas or warmed by outdoor heaters, to the indoor white marble bar, Cipollini’s is the place to see and be seen. The crowd is energetic; the noise level loud. Inside the long, narrow dining room, the decor is casual yet chic, with dark wood paneling and wood floors, massive framed mirrors on the walls and spiffy oversized lampshades hanging from the high ceilings. Cipollini’s offers southern Italian and Mediterranean specialties and a wood-burning pizza oven. The tuna tartar appetizer is awesome, the signature dish is a savory whole roasted branzino and the chicken salad -- a favorite among the ladies who lunch -is swell, too. Wine by the glass comes in a small carafe, with enough to fill two glasses. Service is attentive and diners are never rushed. It’s a wonderful dining spot to come back to over and
The Poll Brothers’ newest winner, Hendrick’s Tavern, on the landmark 1740 restored estate home of Hendrick Onderdonk, has a clubby, urban style with two bar areas, three private dining rooms, a VIP bar for cocktail parties and a ballroom for large, catered affairs. The main dining room exudes comfortable elegance with wood-paneled walls and burgundy leather banquettes, classic photographs and antique mirrors. The menu boasts the same dry-aged and prime steaks as the family’s nearby flagship, Bryant and Cooper, as well as a raw bar, comfort foods like mac and cheese and chicken wings, filet mignon sliders and panko-crusted avocado. Starters include a Maryland crab cake or a sashimi-style Ahi tuna poke and kale salad. Fish lovers can choose from Chatham cod, grilled branzino or seared Norwegian salmon. Sides range from lobster fried rice to homemade ‘tator’ tots and sweet corn on the cob. For dessert, don’t miss the white chocolate cloud cake reminiscent of an oversized ring ding or indulge in a sticky bun with vanilla ice cream and caramel sauce. To finish up guilt free, enjoy a heaping fruit platter with pineapple, grapes, melons and berries.

The stunning decor is modern yet comfortable. The ambiance, the service and the delicious, beautifully-presented dishes are all winners. The cuisine at this swanky dining star is predominantly Japanese with influences from China, Korea and South East Asia, designed by owners Gillis and George Poll to include their favorites with a unique twist. Hence, the menu, which is designed for sharing, reflects “the best of the best.” Anything goes, from traditional appetizer, entree and dessert to ordering sushi exclusively or sharing various appetizers and skewers. Among the winners are the Asian Caesar salad with crunchy wontons, cashews and ginger aioli, the tasty calamari salad and the crisp tuna spring rolls. Western entrees have an Asian kick, such as braised short ribs with pad Thai noodles, sweet soy marinated skirt steak with wok sautéed bok choy and Chilean Sea Bass with Maitake mushrooms, Asian salsa and black bean sauce. Among the house rolls are the Pacific King with king crab, avocado, Asian pear, wasabi-avocado crème and the Americana featuring Maine lobster tail tempura, asparagus and spicy sauce. Top the meal off with a Fuji Tatin, a roasted Fuji apple tart with a calvados reduction, a warm brownie with green tea Chantilly creme or be good and opt for a delicious seasonal exotic fruit plate.

The Diabetes Research Institute’s 16th annual Fall into Fashion Event, one of Long Island’s most anticipated social events, drew 325 guests to the Garden City Hotel in November. The luncheon and fashion show raised $234,000 to support research focused on finding a cure for Type 1 diabetes. Guests enjoyed a creatively prepared luncheon menu, watched a runway presentation of classically beautiful designs from St. John’s 2015 resort collection and participated in a raffle for spa day gift certificates, jewelry and the grand prize, a $2,500 St. John shopping spree at the Americana Manhasset. Honorees Betsy and Shawn Elliott emceed a live auction featuring tickets to see Neil Diamond at Brooklyn’s Barclay Center and a private dinner for 12 prepared by Larry Scott Caterers. “Since we have been involved, we’ve discovered many of our closest and dear friends have been struggling for years with diabetes,” Shawn Elliott said. “Witnessing firsthand the hard work and devotion of the scientists at the DRI we know a cure for diabetes will certainly become a reality.” The mission of the Diabetes Research Institute Foundation is to provide funding to enable the Diabetes Research Institute to try to find a cure for diabetes. Last October, two years, two phases and five million dollars later, the Ronald McDonald House of Long Island celebrated its master renovation. At the Project Design 2014 Gala, more than 700 guests toured the New Hyde Park facility with Ryan Serant, Master of Ceremonies of Bravo TV’s “Million Dollar Listing New York.” More than 45 leading interior designers nationwide renovated 42 bedrooms, five common areas, four kitchens, a fitness center, a meditation room and laundry rooms.

I was sitting on a burgundy velvet art deco barrel chair in the living room of my junior one-bedroom apartment on Manhattan’s Upper West Side, facing my 32” flat screen HDTV when it dawned on me that this is my man cave. The sum of my macho is contained in every inch of that relatively small TV. Clearly the barrel chair would be kicked out of the cave immediately, along with my videos of the Mary Tyler Moore show, seasons 1 through 3. I just returned home from working a charity fundraiser honoring Robert De Niro and Carlos Slim, the Mexican billionaire, where the young Hollywood elite doled out big bucks for such auction items as a BMW driving school package, a Brioni shopping spree – valued at $100,000 and the ringside seat to the World Title boxing match between Manny Pacquiao and Chris Algieri with a starting bid of $50,000. So, admittedly, I was feeling a little emasculated in my man cave, wondering what kinds of toys some of the guests such as Orlando Bloom, Edward Norton and Joel McHale had in theirs. They’ve probably spent a pretty penny enjoying the toys that come with the good life. Was it envy or just the Y chromosome that had me rethinking my setup? I canvassed a few of my deep-pocketed friends to help me find my inner frat96 SHAWN ELLIOTT LUXURY

boy and tell me what toys they play with, or want to play with, that I should consider for myself. Bob Saget, who I suspect spends more time making people laugh than shopping at Hammacher Schlemmer, admitted he’s not that materialistic but when pressed he told me, “Since my childhood and obsession with James Bond paraphernalia, all I’ve been interested in is having a jet pack that doesn’t backfire. Once I learned who Iron Man was my radar went off–must not backfire.” Great idea! I checked out a few and found I could fly using an X-Jetpack for around $10,000. Although more upscale ones like The Martin Jetpack don’t even bother to list the price, so of course, those are the ones to get. “Must not backfire!” As for inside the man cave, Bob offered, “I’d assume it’s packed all up with full flat screens, voice-activated cardiovascular and fitness equipment and a huge bed. Oh yeah, with a breathtaking clear three-story slide that allows me to zoom into the room with a woman lying back on me as we sail
through the roof inside the tube–arriving safely through some kind of gravity defying braking system–onto the huge bed.” Who knew there was a place for women in the cave? Had it not been for an extremely cute dog act, Comedian Tom Cotter could have won a million dollars on America’s Got Talent, I wasn’t sure if I should re-open that wound by asking what he would have bought with the windfall that was just a bark away. But Tom was cool about it and shared his list, which, he confessed, also works for a tree house. Tom’s cave would have a maid (“French, preferably”) and a stripper pole that I presume is for the French lass and not him. He’d also go for a humidor with illegal Cuban cigars, a bacon Jerky dispenser and the Panasonic Real Pro Ultra Massage Chair EP-MA73. For $8,000, it makes a dollar-a-minute Swedish massage seem like a tease. This throbbing, vibrating throne provides a fullbody massage with multi-directional rollers that simulate hot-stone therapy and also replicate a masseuse’s tech-
niques. Not to mention, it also works on hands, legs and feet! All that by just sitting alone! The only way I can trick out my barrel chair is if I hang a magazine rack over an arm to hold TV Guides. Perhaps it’s best Tom came in second on America’s Got Talent -- he would have blown through that million dollars in one cave decorating session. Angelo, who owns Sal e Pepe’s restaurant in Newtown, CT, didn’t hesitate to confide he planned to buy the Bentley Continental Drop Top, a $250,000 model of conspicuous consumption. I’m sure he’s ignoring the fact that he needs to sell about 55,555 of his cannelloni dishes to make that dream come true. But it was food for thought as I mulled over his car choice since I’d park the 014 Lamborghini Aventador in my own man cave. It’s a tad higher at $548,800. I won’t tell my 2007 Toyota Yaris I have this vision. I’m taking this all under advisement as I sip a glass of red wine and contemplate adding a Keg-O-Rator to the cave–let’s face it, beer is the way to go and for only $500 I get cold brewskies on tap. Do they actually say “brewskies”? That will be on my next round of questions for the boys. Oh, and I’ll need a drone to put Season 2 of the Mary Tyler Moore show in my Samsung DVD player. SE
