A Clifftop Residence on the Devonshire Coastline This seaside development, with its clusters of cottages and apartments bordered by gently sloping lawns and a sheltered orchard, is set atop dramatic cliffs overlooking a secluded sandy beach. From one-bedroom apartments through to three-bedroom cottages, Shell Cove is a distinctive development near the historic town of Dawlish. Situated within a landscape of anchovy-red cliffs, deep blue waves and sprawling meadows, Dawlish is a thriving town where bustling shops and cosy pubs meet coastal walks and panoramic sea views.

The Stables comprise three terraced rows of cottages by Old Teignmouth Road. Using local stone, white brickwork and whitewashed timber for dormers, shutters, porches and bay windows, The Stables reflect neighbouring whitewashed stone houses.

The Lodge draws its inspiration from the appearance and texture of the nearby cliffs. The pink red brick faรงade is designed to catch light differently across the building, breaking the surface down and reflecting the folds and crevices of the cliff face.

Set among the fruit trees within the old orchard walls, The Cottages have timber-clad upper levels and vaulted ceilings that echo the design of houses in the local area.

Inspired by the Coast Sarah Wigglesworth Architects have designed Shell Cove in response to the coastal surroundings. The buildings have been conceived as rocks, pebbles and shells washed up on the beach, while the choice of materials has been influenced by the colours and textures of the local environment. The distinctive red of the Permian stone cliffs positioned in-between the green cliff vegetation and the blue of the sea creates ‘The Anchovy Sandwich’, which has been replicated in the design and colour scheme.

The Garden on the Shore With a formal lawn and orchard garden, as well as lookout points on the cliff edge, the site has been designed to unite the sheltered, well-maintained gardens commonly found in Devon with the exposed, expansive cliff face of the coastline.

The Carriage Drive Bordered by lush planting and mature trees, the entrance drive passes the mown lawn and flowerbeds alongside The Stables. As the drive approaches The Lodge, coastal views emerge and the surrounding grounds adopt a sea garden aesthetic with planted boulders, maritime foliage and natural stone pathways.

The Formal Lawn The lawn area has been designed to suit tai chi, boules or picnics. The area in front of The Lodge has a mown lawn that develops into a grassland flower meadow, while the surrounding trees have been preserved to create shelter and shade. This area also provides private access to the cove below.

The Orchard Designed to catch sunlight throughout the day, this Victorian walled garden is home to a variety of fruit trees, with ornamental espalier trees growing against the secluded northern wall.

The Cleveland Boundary The slope to the cliff edge leads past pine trees to a lookout point that offers uninterrupted views across the Horse Rocks, along the bay and out to sea.

Life on the South Coast From afternoon games of boules on the lawn to evenings spent reading in front of the lounge’s wood-burning stove, Shell Cove has a number of areas for relaxing in the coastal air or winding down after a busy day. Head to The Pavilion, where the outdoor terrace is the place to catch up with neighbours over a Devonshire cream tea, complete with scones and strawberry jam. Mornings here might start with a tai chi class in the garden or a stroll down the private track to the secluded cove, where the odd treasure could be found in the sand. After a bike ride down one of the local country lanes, return to Shell Cove and settle down on the terrace with a gin and tonic from the moveable bar, or take in the sea views from the benches and lookout points on the cliff edge. If you’re planning a BBQ, the picnic patio in the orchard can be reserved for private parties, and if your guests are staying the night, then you can book them into the guest suite in The Pavilion.

A Literary Heritage Devon’s towering cliffs and sprawling moors have inspired many writers over the years, providing the settings for classic novels and poems. Sherlock Holmes’ best-known adventure, The Hound of the Baskervilles, which was first published as a serial in The Strand Magazine between 1901 and 1902, was set on foggy Dartmoor. Sir Arthur Conan Doyle is widely thought to have based the events on the legend of local squire Richard Cabell of Buckfastleigh. Cabell had an evil reputation, and legend has it that when he died in the 1670s, fire-breathing black dogs raced across Dartmoor, howling. It is likely that Baskerville Hall itself is based on either Hayford Hall or Brook Manor, both of which are in Buckfastleigh. Agatha Christie also found inspiration in Devon. Spending her summers entertaining guests in a big house overlooking the River Dart in Greenway near Galmpton, she used the cliffs and coves of Torquay for scenes in her ‘whodunnits’ – a clifftop in St Marychurch is believed to have been the setting for Why Didn’t They Ask Evans ? A bust of Christie can now be seen on the Torquay harbourside. Dawlish itself is referenced in Charles Dickens’ Nicholas Nickleby, in which Nicholas inherits a small farm on the outskirts of the town. Dawlish also attracted Jane Austen who, in 1802, spent a long holiday there and went on to mention the town numerous times in her 1811 novel Sense and Sensibility. Today, Devon’s affair with all things literary continues through events such as the Budleigh Salterton Literary Festival, the Exeter Poetry Festival and the annual Ways With Words festival at Dartington Hall. There is also a wealth of writers groups throughout the county, a number of which meet in Dawlish, including one at the University of the Third Age.

A Fabled Landscape With its misty moorland and dense woodland, Devon is a land of myths, traditions and folklore, and its rugged coast holds stories of mermaids, smugglers and sunken cities. Wistman’s Wood, an ancient, gnarled oak copse on the banks of the West River Dart, is the traditional home of the spectral hounds, and the Black Dog of Dartmoor is said to haunt the road by the Warren Inn. Carpeted with bluebells in the spring and dressed with rowan berries in the autumn, the woods run deep with moss, ivy, holly and briars. From them comes tales of faeries, goblins, greenmen and walking willow trees, which are believed to follow travellers late at night, muttering behind them. Music is a key way in which these folktales and Devonshire myths remain part of modern life. The comic tale ‘Widecombe Fair’ is a well-known Devon folk song about a man called Tom Pearce, who loses his horse after someone borrows it to travel to the fair in Widecombe with his friends. Traditional songs such as this can be heard at numerous pubs in Devon and there is a wide selection of folk clubs in the area. While folk festivals take place in Teignmouth, Sidmouth and Dartmoor throughout the year, Devon’s music scene is not limited to the genre. Regular classical concerts and jazz shows are held in Exeter, and the Devon Opera is a professional opera company based in Chudleigh.

A Treasured Practice Like the novels and folksongs that have Devon’s landscape instilled within them, numerous artists and craftsmen have found inspiration in Dartmoor’s rocks, Bronze Age stone circles and Devon’s extensive coastline. Peter RandallPage, who created the 13-foot-high granite seed that is the centrepiece of the Core Building at Cornwall’s Eden project, has his home and studio on the outskirts of Drewsteignton, while Heather Jansch, who is known for her life-sized horse sculptures, uses driftwood and beached materials from Devon’s coastline for a number of her creations. The Devon Guild of Craftsmen was founded by furnituremaker Edward Baly in 1955 with the aim of promoting the best in local craftwork. The Guild now hosts exhibitions at the Riverside Mill in Bovey Tracey. Challenging the idea that craft is old-fashioned, they encourage new approaches and showcase the work of emerging designer-makers. The Shops at Dartington, the Cockington Court Craft Centre in Torquay and the Plymouth Arts Centre also exhibit the work of local artists and craftsmen.

Introducing Dawlish Known for its distinctive black swans, Dawlish is a bustling destination surrounded by rolling countryside. The town has a busy social calendar, including fetes, music festivals and an annual air show that brings the whole town together. When it comes to shopping, you’ll find a mix of traditional seaside stalls, independent shops and some well-known chains. The town has a broad selection of community groups, including a craft society, a tennis club and an art group, which meets once a week in St Mary’s Church Hall. For a bite to eat, head to the world famous Gay’s Creamery for a scoop of Devonshire ice cream or grab a coffee and a slice of cake at the No.1 Coffee Shop on Queen Street. The town also has a number of dining options, ranging from a choice of seafood restaurants to pubs like The Smugglers Inn, which serves a traditional Sunday carvery and is a five-minute walk from Shell Cove.

Travelling Further Afield Running along the coast beneath Dawlish’s iconic red cliffs, the Great Western Railway, designed by Isambard Kingdom Brunel, connects the town to London, Cornwall and the rest of Devon. Nearby Teignmouth, Newton Abbot and Torquay are a short journey away, and the city of Exeter can be reached in just half an hour by train.

The Lounge From a coffee in the morning through to an evening glass of wine from the honesty bar, the lounge is the hub of The Pavilion and brings people together throughout the day. Bookcases line the walls and comfortable furniture is dotted around the wood-burning stove.

The Stables

Main Structure

Electrics

A traditional masonry structure is built on concrete foundations.

Kitchens, halls, bathrooms and ensuites are fitted with energy-efficient lighting. Switch plates and sockets are fitted in accordance with IEE regulations. Bedrooms and living rooms include plug-in points for TV and radio, and telephone points for broadband internet access. Smoke and heat detectors are fitted as standard.

Floors Intermediate floors are timber-joisted.

Flooring Living areas feature engineered wood flooring. Bedrooms are fitted with carpets.

Roof The stables have slate pitched roofs.

Windows The aluminium and timber composite windows are double-glazed and thermally broken.

External Doors The light-coloured aluminium sliding doors are doubleglazed and thermally broken.

Management & Security Management is provided as part of the service charge. Alarms are included in the stables and the infrastructure is designed for 24-hour telecare.

Parking Each of the homes at the stables have an allocated parking space.
