Welcome to

PA R K H O U S E Situated in the heart of Harpenden, Rothamsted Park is a diverse stretch of greenery where rabbits bound across grassy meadows, lime trees line leafy avenues and woodpeckers call from age-old oaks. Looking out onto the park’s lofty conifers and shady sycamores, Park House is a new collection of 38 one and two bedroom apartments, many of which have studies that can be used as additional bedrooms. With three pavilions housing cosy lounges, a wellbeing area and a park-side café, the development offers a way of life that embraces the natural energy and activity of the park.

A Prestigious

NEIGHBOURHOOD Park House is the latest addition to Leyton Road, which is home to a selection of distinguished residences, including the Grade II listed building now owned by the Royal British Legion. The building has been inhabited by various owners of the Rothamsted estate over the years. Today, its large gables, ridged roof and slate tiles characterise the arts and crafts architectural style, instances of which can be seen throughout Harpenden.

The

T H R E E PAV I L I O N S

Drawing on the local arts and crafts townscape, RCKa Architects have designed Park House as a collection of three pavilions with pitched roofs, high gables and whitepainted brick. The pavilions surround a central courtyard and lead out onto sheltered terraces and gardens.

• 15 •

pa r k h ou s e

P O C K E T S of G R E E N E RY

The gardens at Park House have been designed to reflect both the Harpenden townscape and the sprawling landscape of Rothamsted Park. At the heart of the development, the central courtyard comprises evergreen hedges and a large seating terrace, referencing the formal gardens on Leyton Road.

In contrast to the courtyard, the woodland garden draws inspiration from the park’s wooded areas and shade-loving plants. Characterised by informal planting, it is accessed through a secure gate from the café’s terrace.

The

J OYS O F T H E PA R K

Park House is designed to welcome the energy of the public park, while also providing a range of relaxing spaces for you to put your feet up at the end of the day. If you’re after a barista-served coffee or a fresh lunch made with local produce, head to the park café on the ground floor. Open to all and child friendly, the café opens up onto an outdoor terrace, which looks out across the park. Make your way to one of the cosy lounges to catch up with neighbours or settle down with a glass of wine and a good book. The lounges lead out onto the central courtyard, so a walk among the greenery or an afternoon on the veranda is always convenient. If you prefer to relax with a massage or a manicure, then head to one of the treatment rooms in the wellness lounge, where teas and juices are available to enjoy with your treatment.

A B U S T L I N G TO W N

Surrounded by expanses of Hertfordshire countryside, Harpenden is an attractive town populated by a diverse mix of shops, cafés and restaurants, as well as a selection of iconic listed buildings and public parks. The town centre is known as ‘the village’. There you’ll find independent boutiques and delis on the High Street and around Church Green, a well-maintained patch of public greenery dressed with flowerbeds, sculptures and benches. Once a month, the High Street hosts the Farmers’ Market, where you’ll find a wide selection of cheeses, breads, preserves and flowers from local producers. Events like ‘Art on the Common’ and organisations such as the Harpenden Choral Society ensure culture and the arts are well represented across the town. An area known as Poets’ Corner comprises a collection of streets named after such eminent literary figures as Milton, Byron, Spenser and Shakespeare. For those who prefer classic cars to classic literature, the annual ‘Classics on the Common’ show takes place every July, attracting around 10,000 visitors and exhibiting over 1,200 cars. July also sees the Harpenden Lions Highland Gathering take place in Rothamsted Park. One of the largest UK Highland Gatherings outside of Scotland, it hosts seven pipe bands, attracts thousands of visitors and donates all proceeds to charity.

A Park

FO R T H E P U B L I C

Up until the turn of the 20th century, Rothamsted Park was part of the privately owned Rothamsted estate. Over the course of the 19th century, the owner of the estate, Sir John Bennet Lawes, founded the highly influential Rothamsted Experimental Station, established the Lawes Agricultural Trust and created the lime-tree-lined avenue that still attracts walkers and wildlife alike. After Sir John’s death in 1900, his son Charles opened the park each Sunday from mid-day until an hour after sunset. The Parish Magazine wrote that the “Harpenden people will appreciate Sir Charles’ consideration in thus opening his park to his park-less neighbours.” This arrangement appeared to end with Sir Charles’ death in 1911. The public would have to wait another 33 years before they could experience the joys of the park again. The early 1930s brought widespread financial difficulties and the government, despite wanting to, couldn’t afford to buy the estate, which was then for sale. Fortunately, a public appeal raised £35,000 and the purchase was completed in 1934. Throughout the 20th century and into the 21st century, the public park has witnessed a host of sports events and festivities, becoming a treasured place for the people of Harpenden.

Introducing PegasusLife

PegasusLife is a business on a mission to fundamentally rethink and reinvent the places and ways in which we live as we get older. The company is currently in the process of developing 30 sites across the UK.

Howard Phillips, Chief Executive Officer Our central idea is that everyone shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer and an efficient and ethical approach to property management. Working in collaboration with the country’s leading designers, academics, creative thinkers and producers, we ensure that the highest level of detail and quality is brought to all aspects of our developments.

Mark Shirburne Davies, Chief Operations Officer We strive to meet the needs and expectations of the people who live in our developments now and those who may choose to in the future. Working with partners who share our goal, we look to create places to which people can aspire. From purchasing land through to the planning and construction phase and beyond, we ensure each development is unique, valuable and of the utmost quality. Our role continues when our developments are up and running. We work in tandem with the next set of delivery partners − our hosts and concierges − to make sure the PegasusLife difference is there for everyone to see, every day.

John Nordon, Design Director In the design team, our work is about creating imaginative places that foster natural interactions between neighbours. Our approach doesn’t follow a ‘cookie cutter’ style. No two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it. We make use of the highest-quality materials and craftsmanship – not just to create beautiful places for people to live, but to protect the future of our customers’ homes and investments. We take the architectural legacy of cities and towns seriously, and we prioritise developing sustainable buildings that are sympathetic to their surroundings.

Lorena Brown, Sales & Marketing Director Our approach to selling is based very much on our core value of transparency. Many of our customers are moving from more traditional freehold family homes and won’t have lived in modern apartments set within communal developments before. There are significant advantages to this way of living; however, it is different. We see it as our responsibility to make sure not only that we’ve communicated what it’s about but also that our audience has understood it. One of the major hallmarks of our approach is the way we’ve considered property management – which we run on behalf of our residents on a not-for-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the development’s management company, guaranteeing them voting rights and a say in how their development is managed.

Clare Bacchus, Customer Experience Director Our starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience they’re looking for? This philosophy goes right down to the level of detail of considering which plants to include in the gardens and which furnishings to use in the development. It extends through to the type of attitude we look for in the team we recruit to deliver a personal, informal and efficient approach to service.

A unique approach to property management

When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will, of course, take care of that too). Park House comprises three pavilions with high gables and white-painted brick. These features give it specific requirements for maintenance, which we’ll make sure are met. This ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From maintaining the pitched roofs to mowing lawns and trimming climbing plants in the courtyard and woodland garden, the approach is tailor-made and detail-oriented. The management company for Park House is run on a strict notfor-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the offer and experience of living here for the residents. On purchasing a property at Park House, homeowners, together with PegasusLife, automatically become shareholders of the management company, giving you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents’ peace of mind and the management company’s integrity. For this reason, we’ve invested in creating our own digital tool for property management – an online members-only system, which is designed to provide you with a detailed understanding of how your money is spent on servicing Park House and to enable you to keep track of expenditure on, and investment in, the building over time.
