At Home in Hampstead

Sitting right by Hampstead Green, with the open spaces of the Heath to the north, and exceptional views of the city to the south, Hampstead Green Place is a new development in one of London’s most historic villages. Having attracted artists, writers and architects for the past two centuries, Hampstead is thriving with cultural events, independent shops and historic sights. Drawing on the village’s energy and activity, the development offers an excellent range of services amid a creative, sociable environment. 02

Welcome to Hampstead Green Place

07

Inspired by a Legacy Renowned for its impressive and varied architectural heritage, Hampstead is home to several grand buildings, including the Grade listed St Stephen’s, a Victorian brick church on Rosslyn Hill.

Duggan Morris Architects have designed the development’s attractive brick façades to complement the styles of neighbouring buildings. Thoughtfully placed to blend with their surroundings, maximise light and offer views across the city, the four blocks are home to 59 one and two bedroom apartments and rise between four and nine storeys.

08

09

The The medieval idea of a hortus conclusus, or enclosed garden, has been a central point of inspiration for the landscaping plans. Secluded courtyards are placed alongside flourishing gardens, creating contrast, variety and progression throughout the grounds. Each with a distinct character, the selection of themed courtyards and gardens are designed to encourage wildlife and optimise greenery, while seasonal planting makes these interlocking spaces varied and attractive areas all year round. 10

11

12

A Journey for the Senses An ornamental Japanese great white cherry tree sits at the heart of the Arrival Court, where there is outdoor seating and the entrance to the café. Nearby is Tree Well Court, a leafy area with sunken plants and flowerbeds. The café opens up onto a sheltered lawn that’s designed to catch the best of the sun. Further on, five birch trees form an attractive canopy above a paved seating area, while bird boxes draw wildlife to this shady enclosure.

13

Pear Terrace, with its private terrace and pear tree, is a quiet and secluded space, while the nearby kitchen garden has mixed fruit and nut planting, providing opportunities for foraging. With stepping-stones leading across a thyme lawn, an elevated herb garden sits on the perimeter of the gardens. At night, lighting illuminates the grounds, highlighting the trees and courtyards.

14

15

Part of the Skyline A roof terrace provides space for enjoying the impressive views out over the city. With its paved area and geometric garden, the viewing terrace is the ideal spot to watch a sunset and admire the iconic landmarks across the capital’s skyline. On the other accessible rooftop, the herbal garden provides a high-rise habitat for local flora and fauna. This rooftop also provides private patios for two apartments. 16

A Place to Discover and Create Whether you’re in the mood for a dip in the lap pool followed by a rejuvenating session in the sauna, or an invigorating workout in the gym and stretch studio, the spa has plenty of options to accommodate differing preferences and fitness levels. After your swim or workout, relax in the spa’s lounge with a fresh drink, or treat yourself to a manicure in the salon.

Make your way to the café, with its lively buzz and friendly environment, for a cup of coffee and a catch-up with neighbours, or head to the lounge and social kitchen, where you can get involved in a variety of events, from painting classes to wine tasting. Spend an afternoon reading in the library, or enjoy a game of cards and a chat at the activity table. In the evening, the roof terrace is the place to go for a glass of wine with friends while taking in the views over the city.

20

21

22

Expert Knowledge on your Doorstep Whether you’re enquiring about the various spa treatments or want to find out about the upcoming social events, the staff are on hand to help. With a thorough knowledge of everything available both on-site and in the local area, the General Manager will be able to tell you what’s on at the Everyman cinema or arrange your restaurant booking for after the show.

The Village CafĂŠ A social hub with a public entrance at street level, the cafĂŠ is a meeting place for those at Hampstead Green Place as well as for the wider local community. With banquette and outdoor terrace seating, this is a great spot where you can enjoy barista-served coffee and dishes freshly prepared with local produce in a light, spacious environment.

Here you will find plenty of room to sit and chat over breakfast or a late morning coffee while watching the comings and goings of Hampstead.

Rooted in Creativity Over the past two centuries, Hampstead has proven attractive to artists, writers, performers and others in the creative industries, many of whom have made their homes here. Former local residents include the romantic poet John Keats, who famously composed “Ode to a Nightingale” in the garden of his home on the street now known as Keats Grove, and novelists George Orwell, Margaret Drabble and Agatha Christie, among many others.

33

During the 1930s, the area was home to a great many artists, including sculptors Barbara Hepworth, Piet Mondrian and Henry Moore, and painter Ben Nicholson. Architects have also made their mark here. Bauhaus’ Walter Gropius lived in the area, and notable local attractions include the Isokon building on Lawn Road, designed by Wells Coates, and Ernö Goldfinger’s modernist home at 2 Willow Road. Numerous actors and artists currently have homes in the nearby area, including Helena Bonham Carter, Hugh Laurie and Sir Ridley Scott.

Artists of the Heath Of particular significance to many artists and writers over the centuries, Hampstead Heath has provided inspiration for the likes of C.S. Lewis, Coleridge and Constable. The photo session for The Kinks’ 1968 album The Kinks are the Village Green Preservation Society took place on the Heath, and Kenwood House, the former stately home on the park’s northern border, was the subject of one of Margaret Calkin James’ famous London Underground Posters of the 1930s. The gardens of the house also feature sculptures by Henry Moore, Barbara Hepworth and Eugène Dodeigne.

Offering far-reaching views of the city and abounding with wildlife, ponds and natural parkland, the Heath remains an inspiring place.

Village Life in the Capital Today, Hampstead is well-served by a variety of businesses. Here you’ll find artisan bakeries and independent cafés, historic pubs and fine restaurants, supermarkets and boutique shopping. Pick up fresh flowers and a bottle of wine, nip into Waterstones or a branch of Daunt Books, or stop off for some fresh meat from your local butcher. Cultural life is equally important here. Drop by the Keats Library, a community run resource next door to the poet’s former residence.

41

Enjoy jazz and classical concerts at the Belsize Music Festival in October, see an exhibition at Burgh House, or visit the Everyman cinema for the latest film releases or an opera or theatre streaming. The iconic Isokon building on Lawn Road, where Agatha Christie lived during the 1940s, now houses a museum, and the house at 2 Willow Road, built by architect Ernö Goldfinger, is a National Trust site open to the public.

42

Make the most of the great outdoors with a walk on the open green slopes of Hampstead Heath, savouring the views over London and maybe taking a dip in the swimming ponds.

43

44

Exploring the Neighbourhood One of the great benefits of being so close to Belsize Park, South End Green and Hampstead Village is the wide variety of services nearby. A Post Office, a vet, a pharmacy and health food shops are close at hand, and the excellent local transport links offer a choice of underground trains, overground trains and buses.

Introducing PegasusLife

PegasusLife is a business on a mission to fundamentally rethink and reinvent the places and ways in which we live as we get older. The company is currently in the process of developing 30 sites across the UK.

Howard Phillips, Chief Executive Officer Our central idea is that everyone shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer and an efficient and ethical approach to property management. Working in collaboration with the country’s leading designers, academics, creative thinkers and producers, we ensure that the highest level of detail and quality is brought to all aspects of our developments.

Mark Shirburne Davies, Chief Operations Officer We strive to meet the needs and expectations of the people who live in our developments now and those who may choose to in the future. Working with partners who share our goal, we look to create places to which people can aspire. From purchasing land through to the planning and construction phase and beyond, we ensure each development is unique, valuable and of the utmost quality. Our role continues when our developments are up and running. We work in tandem with the next set of delivery partners − our hosts and concierges − to make sure the PegasusLife difference is there for everyone to see, every day.

85

John Nordon, Design Director In the design team, our work is about creating imaginative places that foster natural interactions between neighbours. Our approach doesn’t follow a ‘cookie cutter’ style. No two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it. We make use of the highest-quality materials and craftsmanship – not just to create beautiful places for people to live, but to protect the future of our customers’ homes and investments. We take the architectural legacy of cities and towns seriously, and we prioritise developing sustainable buildings that are sympathetic to their surroundings.

Lorena Brown, Sales & Marketing Director Our approach to selling is based very much on our core value of transparency. Many of our customers are moving from more traditional freehold family homes and won’t have lived in modern apartments set within communal developments before. There are significant advantages to this way of living; however, it is different. We see it as our responsibility to make sure not only that we’ve communicated what it’s about but also that our audience has understood it. One of the major hallmarks of our approach is the way we’ve considered property management – which we run on behalf of our residents on a not-for-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the development’s management company, guaranteeing them voting rights and a say in how their development is managed.

Clare Bacchus, Customer Experience Director Our starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience they’re looking for? This philosophy goes right down to the level of detail of considering which plants to include in the gardens and which furnishings to use in the development. It extends through to the type of attitude we look for in the team we recruit to deliver a personal, informal and efficient approach to service.

86

A Unique Approach to Property Management

When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will, of course, take care of that too). Hampstead Green Place features brick façades, roof terraces and a range of diverse gardens. Each of these features has a set of individual requirements for maintenance, which we’ll make sure are met. This ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From sweeping and clearing the courtyards to preserving the brick façades, the approach is tailor-made and detail-oriented. The management company for Hampstead Green Place is run on a strict not-for-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the offer and experience of living here for the residents. On purchasing a property at Hampstead Green Place, residents, together with PegasusLife, automatically become shareholders of the management company, giving you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents’ peace of mind and the management company’s integrity. For this reason we have invested in creating our own digital tool for property management – an online members-only system, designed to provide you with a detailed understanding of how your money is spent on servicing Hampstead Green Place, and to enable you to keep track of expenditure on and investment in the building over time.
