Malt Yard is a development of 31 one and two bedroom apartments. Built on the site of an old Suffolk malt house, it takes inspiration from the history and character of its beautiful riverside location. Malt Yard draws on the architectural traditions of Woodbridge and its picturesque surroundings to create beautiful, spacious apartments in a development rich with detail. The design and materials used give the building a character in keeping with the town,

Situated on the banks of the River Deben, Woodbridge is a small market town close to the Suffolk coast. Further along the river you’ll find Sutton Hoo, one of the most important Anglo-Saxon sites in the United Kingdom, following the discovery of an undisturbed burial ship that held a wealth of artefacts. It’s part of 155 square miles of wetlands, ancient heaths and shingle beaches known as the Suffolk Coast and Heaths Area of Outstanding Natural Beauty. Easily accessible by road and rail, Woodbridge is 16 miles away from the charming town of Aldeburgh, and the seaside towns of Southwold and Felixstowe are within easy reach. The county town of Ipswich, with its busy shopping streets, restaurants and cafés, lies just inland.

Malt Yard is close to Woodbridge’s thriving Quayside, which is steeped in the history of the area. There are lovely walks beside the river, and the Quayside and Ferry Quay are well worth exploring. Nearby Elmhurst Park is home to the town’s bowls club, which boasts a delightful 19th century boundary wall. The train station and town centre, with its small independent shops, restaurants and cafés, are just a few minutes walk away.

With its busy shopping streets and winding lanes full of shops, cafĂŠs and restaurants, Woodbridge has all the hustle and bustle of a market town, with the charm of a village where people stop to say hello and shopkeepers know you by name.


Like many market towns, Woodbridge has its own rhythm during the week, including market day, when the town is full of people buying fresh fruit and vegetables, meat, fish and cheese. People flock to the fine art and antiques auctions that take place once a month on a Wednesday and to the regular farmers markets, which create an additional buzz in the town.

Home to many artists and writers, Woodbridge has a thriving arts scene and there’s always something going on, with classes and groups for everything from creative writing to painting, together with exhibitions, performances and shows. The town also has numerous sports clubs, including bowls, tennis, golf and sailing.

The shopkeepers and café owners are helpful and friendly, and many organise social events during the week. Jars of Clay invite you to bring along a craft project you’re working on for Craft, Coffee, Cake, & Chat every other Wednesday, and Browsers, the town’s independent bookshop and café, hosts a regular book club, poetry evenings and author events.

or attending the Woodbridge Film Society – it meets at the Riverside Theatre on the first Monday of every month.

Woodbridge offers a fabulous choice of restaurants, such as The Crown and the Table, and the very popular British Larder, a little further out of town. The Riverside restaurant is perfect for dinner before seeing a show next door

There are some great cafés and restaurants on Market Hill, including the family-run The Galley restaurant, which regularly holds its own lobster weeks and offers a special festival menu that’s worth looking out for.

As well as the independent shops and boutiques, Market Hill is home to the Woodbridge Museum, run by a team of volunteers and telling the story of the town from its beginnings as an Anglo Saxon settlement. The staff in Paul’s Fish Box in the nearby Turban Centre recommend dropping in on Wednesdays, Thursdays or Fridays, when there’s plenty of fresh fish to choose from. It’s also worth popping into the other small independent shops, including Les Chocolats Belges and the Cake Shop Bakery, to pick up something special to take home. The Cake Shop Bakery

The Tide Mill Living Museum

The banks of the River Deben are perfect for a stroll and there’s plenty to explore along the Quayside, a charming and historic part of the town, home of the popular Tide Mill Living Museum. Woodbridge is also perfect for exploring further afield in the beautiful Suffolk countryside and many walkers visit the Orford Ness National Reserve.

DESIGN PHILOSOPHY

Malt Yard’s design connects it to the town’s traditional malting and brewing, boat-building and sail-making industries. Employing timber, industrial steel and brick, the development is strongly influenced by the town’s rich vernacular architecture, translated into a residential setting by a specialist team of architects and designers. Industrial themes inform the design of the apartments, but the landscaping looks for inspiration both from the site’s heritage and the remarkable natural beauty of the area, including the Deben estuary and the burial site at Sutton Hoo.

Influences of a rich working history are found in the more formal design of the secluded gardens, with an impressive pergola evocative of the traditional frames used in malt production. Here, climbing hops and roses grow, while wildflower mixes and Prairie grasses suggestive of ancient arable lands surround the development. Time-honoured farming techniques such as clip hedging are also used to create soft boundaries and ensure privacy.


Shared areas Malt Yard offers opportunities both for peaceful seclusion and for socialising, with a variety of spaces where the focus is on spending time with friends and neighbours.

Property Management Malt Yard is run by a not-for-profit management company, set up by PegasusLife. This new approach to property management focuses on maintaining the building to a high standard and ensuring all accounting is delivered on a completely transparent basis. Residents also have a say in how the building is managed, including social activities.

The management company is a standalone entity and PegasusLife do not profit from of any services provided.
