SEAFORD
Seaford’s Best Kept Secret Step through the doorway on Sutton Park Road and discover a new development hidden in the heart of the town. From the walled garden, with its ornamental pool, to the spacious lawn with its attractive pergola, Hortsley is centred around enchanting greenery. The building houses 38 one and two bedroom apartments, and it has been designed to fit in seamlessly with Seaford's architecture and its coastline.

Bringing the Outside In Architects RCKa have designed this five-storey building to complement the local architecture. The development is largely composed of red brick and features a winter gallery. The winter gallery has floor-to-ceiling windows looking towards the gardens and is accessible from every apartment. The top-floor apartments are set back from the rest of the building and have sweeping views across the sea, while the light-coloured cladding blends in with the seafront buildings lining the coast. A spiral staircase, dressed with climbing wisteria, provides access to each floor. It leads to the top of the building, where you can take in the expansive views of the town and out to sea.

SEAFORD
Secluded Gardens The entrance to Hortsley on Sutton Park Road leads into the walled garden, a concealed area of greenery just off the street. Climbing plants decorate the walls, and an ornamental pool lies in a potager garden, where you can grow herbs, fruit and vegetables. Further on, a terrace and a sheltered pergola overlook the well-maintained lawn at the heart of the development. With potted plants in the winter gallery and shade-loving varieties at basement level, greenery is rarely out of sight.

A Rich & Varied History
25
SEAFORD
During the Middle Ages, Seaford was one of the main ports on the south coast. However, attacks by French pirates, who looted and burned down much of the town, meant that Seaford had to be rebuilt on numerous occasions between 1350 and 1550. But the pirates weren’t the only ones doing the looting. It's said that certain Seaford inhabitants, known as 'wily locals', placed harbour lights on the cliffs to tempt passing ships into the bay. The boats would then crash into the rocks and the locals would strip the wrecks of their cargo. This contentious habit earned them the nickname ‘Seaford Shags’. 26

HORTSLEY
More recently, Seaford’s fortunes have improved. The introduction of the railway in the late 19th century brought large crowds to the town, triggering the development of a great many houses, schools and shops. In 1987, as a response to the devastating floods of previous centuries, the beach was reconstructed. Sweeping along Seaford’s coastline, this shingle beach sits below the promenade, protecting the town from high tides and rough waters.

At number 13 is the Real Deli. Join the bustle as people drop in for a drink and a snack throughout the morning. “The staff are great,” says regular Cyril Ramsden. "They're the sweetest people you'll ever meet. Everybody looks out for one another here.”

THROUGH THE GARDEN GATE
Enter The Crouch gardens through the gate on East Street and on your right will be the Peace Garden. With a Mediterranean corner, a wildlife zone, a pond and a children’s play area, this is a varied and vibrant place.

Further on, you’ll probably find a group of volunteers from the Community Garden hard at work or taking a well-earned coffee break. Head back out of The Crouch gardens and make your way down High Street. Drop by the butcher's shop, where they sell delicious homemade pies. “The thing about being a small business is you can stop and chat to your customers,” says Andy Bates, who works in the butcher's. David Harding, who runs the greengrocer's next door, says he likes the town’s community spirit. “It’s the sort of place where people will stop and have a chat.”

Retirement living, but not as you know it
Introducing PegasusLife PegasusLife is a business on a mission to fundamentally re-think and re-invent the places and ways in which we live as we get older. The company already has over 30 developments in locations across the UK, with many more in the pipeline.
Howard Phillips, Chief Executive Officer
John Nordon, Design Director
Our central idea is that everyone shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer, and an efficient and ethical approach to property management.
Our work is about making imaginative places that foster natural interactions between neighbours.
Working in collaboration with the country’s leading designers, academics, creative thinkers and producers, we ensure that the highest level of detail and quality is brought to all aspects of our developments.
Our approach doesn't follow a ‘cookie cutter’ style; no two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it. We make use of the highest-quality materials and craftsmanship – not just to create beautiful places for people to live, but to protect the future of our customers’ homes and investments.
Lorena Brown, Sales & Marketing Director
Clare Bacchus, Customer Experience Director
Our core value is transparency. Many of our customers are moving from more traditional freehold family homes, and they won’t have lived in modern apartments set within communal developments before. There are significant advantages to this way of living; however, it is different. We see it as our responsibility to make sure that we’ve communicated what it’s about and that our audience has understood it too.
Our starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience they’re looking for? This philosophy goes right down to the level of detail of considering which brand of coffee to serve and what types of treatments to offer, and extends through to the type of attitude we look for in the team we recruit to deliver the personal, informal and efficient approach to service that we’re looking for.
One of the major hallmarks of our approach is the way we’ve considered property management – which we run on behalf of our residents on a not-for-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the development’s management company, guaranteeing them voting rights and a say in how their development is managed.
A unique approach to property management When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will, of course, take care of that too). Hortsley features red brick façades, floor-to-ceiling glass windows and various ornamental touches. These elements have a set of individual requirements for maintenance, which we’ll make sure are met. This ensures that your investment is secure and you can enjoy living in an environment that improves, rather than deteriorates, with age. From maintaining the central lawn to cleaning the windows of the winter gallery, our approach is tailor-made and detail-oriented. The management company for Hortsley is run on a strict not-for-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the experience of living here for the residents. On purchasing a property at Hortsley, homeowners, together with PegasusLife, automatically become shareholders of the management company. This gives you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents’ peace of mind and the management company’s integrity. For this reason we've invested in creating our own digital tool for property management – an online membersonly system that's designed to give you a detailed understanding of how your money is spent on servicing Hortsley and to enable you to keep track of expenditure on, and investment in, the building over time.
