The

ESTATE Wildernesse House is a collection of 19 twobedroom apartments on the upper floors of the original house, 4 one- and two-bedroom legacy apartments on the ground floor, and 8 two-bedroom mews houses in the newly built stable block. The leafy, southern part of the grounds will also host a collection of 39 apartments that will benefit from all the estate has to offer. The way of life here is in keeping with that of a traditional English country house, with several areas designed to benefit the health, relaxation and social lives of those who live on the estate. The spa has treatment rooms and a swimming pool, while the restaurant serves some of the best food in Kent. All this is set within the estate's extensive and varied grounds, with smart lawns, inspiring gardens and ancient trees.

Wildernesse House

THROUGH THE YEARS Since as far back as the 14th century, the Wildernesse estate has played a vital role in local and national history. It has witnessed important events and welcomed famous figures, the details of which can be found today in the main house and its grounds. It is this history that will inform the future of the house and see the estate flourish in the 21st century.

The row of Spanish chestnut trees along the drive at the eastern end of Woodland Rise is planted to commemorate Henry VIII’s marriage to Catherine of Aragon.

The first mention of the Wildernesse estate, then ‘Stidulfe’s Place’, is made in public records.

1939 — 45

1705 The estate is purchased by John Pratt, who goes on to become Lord Camden.

Wildernesse House is transformed into a convalescent hospital for soldiers returning from the front line in WWII.

1815 The lime trees along the boundary of the grounds are planted to celebrate a visit from the Duke of Wellington.

Wildernesse House enters its next chapter as a collection of apartments in the restored main house and a series of mews houses set in the grounds.

Lord Hillingdon buys the estate and significantly expands and improves the house. Lord Hillingdon's daughter-in-law, Alice, is believed to have coined the phrase ‘lie back and think of England’.

The estate is purchased by Sir Charles Bickerstaffe, Clerk of the Privy Seal. He establishes a deer park here and gives the estate the name “Wilderness”.

The

RESTORATION Wherever you look at Wildernesse House, you'll notice the authentic details of the original house. Restoration experts at Purcell have preserved as many of the original features as possible. As heritage experts, leading architects and conservation consultants who have worked on many high-profile projects, including Kew Palace and Tower Bridge, their work has brought the history of Wildernesse House safely into the present day. The hardwood doors have been repaired and revarnished and the parquet and mosaic-tiled floors have been restored to their gleaming best. The light fittings have been removed by hand, protected and refitted. Modern materials have been stripped from every ceiling, wall and column so that the original finishes can be seen wherever possible. The house is still heated by the cast-iron radiators in the main hall and the original grand fireplaces have been carefully refurbished.

MAIN HALL The striking and welcoming main hall brings people together over a drink.

The reception area leads through to the main hall, with its lounge area and central staircase. Credenzas section the lounge into cosy clusters of armchairs and sofas. Inside one of the credenzas, there's a secret bar, so those in the know can enjoy an after-dinner drink with good company. Beyond the lounge is the historic central staircase. The restored bookshelves line the walls in this part of the room, so you’ll always find a good book to settle down with in the lounge.

SPA A bespoke spa covers the lower ground floor of the main house and is designed to relax and invigorate. For those looking to work out, there's the lap pool, gym and stretch studio. Or, if you simply want to unwind, you'll find a sauna, treatment rooms, a salt and steam room, and a wellness lounge. The rooms are positioned around a green central courtyard, so the space is light, quiet and refreshing. The spa has its own welcoming reception, which sets the tone for a focus on health and wellbeing. The staff there can advise you about the treatments and classes on offer, and tell you about the benefits of the different areas of the spa.

Across the sloping lawns from the main house, the restaurant is a new structure that is reminiscent of the Victorian glasshouse that once stood beside the main building. With a faรงade that mirrors the graceful Romanesque arches found in the original house, this open-plan space is the social hub of Wildernesse House. Friends and neighbours come together at any time of the day to enjoy a bite to eat in the convivial atmosphere.

From the welcoming entrance lobby, you can see the informal café and kitchen. This is a casual dining area serving light meals and artisan products. The café serves delicious food for breakfast and lunch – you can also treat yourself to a classic afternoon tea of sandwiches, scones and jam. Or grab an espresso from the barista coffee bar, where drinks and snacks are served from morning till early afternoon. The main restaurant is fitted with large tables that have been carved out of oak trees felled in the grounds. This is the place to enjoy a sit-down meal with table service. The seasonal dishes on offer source ingredients from local suppliers, from the kitchen garden just below the terrace, and from the orchard and fruit hedges further afield. A private dining area also provides an excellent space for entertaining friends and family.

COUNTRYSIDE The Wildernesse estate’s historic grounds cover hundreds of acres of the Kentish countryside. The Arcadian idyll that has influenced the area can still be seen today in the estate's landscaping. From the rose garden to the orchard, the inspiring grounds give you plenty to explore. Further afield, you'll find wildflower meadows, woodlands blooming with wild garlic and foxgloves, grasslands dotted with crocuses, and ancient trees that bring to mind the deer park that once stood here.

The Lady Hillingdon Climbing Rose, named after the daughterin-law of Wildernesse House’s owner in the 19th century, Lord Hillingdon, is one of the highlights of this garden.

This sunny spot offers unrivalled views of the main house and the surrounding greenery. The traditional sundial is a charming addition to the gardens and is surrounded by comfortable seating.

Between the main house and the restaurant, a series of raised beds forms the kitchen garden. Homegrown herbs and vegetables are regularly used to make the fresh, seasonal meals on offer at the restaurant, and they are also available to take back to your own kitchen.

Bordered by wildflower meadows and fruit hedges, the orchard comes into its own from spring to autumn, offering many different fruits for jams, desserts and healthy snacks.

SEAL The village of Seal is a 10-minute walk from Wildernesse House. This charming village has a general store, an independent, family-run butcher and a delicatessen, as well as several pubs. A convenience store and a post office can also be found further along Seal Road, about a five-minute drive away. A doctor’s surgery, dental practice and hospital are all less than 1.5 miles away from the development. Our approach to selling is based very much on our core value of transparency. Many of our customers are moving from more traditional freehold family homes and won’t have lived in modern apartments set within communal developments before. When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will, of course, take care of that too). Wildernesse House is a large estate with a Grade II listed building and additional outbuildings. Its restoration gives it specific requirements for maintenance, which we'll make sure are met. This ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From looking after the centuries-old timber panelling in the main house to maintaining the tennis court, the approach is tailormade and detail-oriented. The management company for Wildernesse House is run on a strict not-for-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the offer and experience of living here for the residents.


On purchasing a property on the Wildernesse estate, residents automatically become shareholders of the management company, together with PegasusLife, giving you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents' peace of mind and the management company’s integrity. For this reason, we’ve invested in creating our own digital tool for property management – an online members-only system, which is designed to provide you with a detailed understanding of how your money is spent on servicing Wildernesse House and to enable you to keep track of expenditure on, and investment in, the building over time.
